House Rules

Please ensure all guests and visitors to the property adhere to the following house rules in accordance with booking agreement made through Airbnb.

If you have a question or a problem please contact Owner during reasonable hours for assistance. Calls outside of normal hours to be for emergencies only.

Quiet Enjoyment – Don’t disturb the neighbours, this is a residential area. Minimise noise when entering and leaving the premises and refrain from behaviours that is likely to cause injury or damage to the property.

Noise Curfew – Ensure music is down and no noise is audible outside the home from 10pm to 8am. No excessively loud music or other noise after 10pm.

Strictly No Parties – No functions, no commercial use, no hens nights, no bucks nights, no parties of any description. If there is evidence of a party being conducted at the property guests shall forfeit their entire bond and tariff and be evicted from the property.

No Smoking – This property is strictly a SMOKE FREE ZONE. Should guests or visitors smoke in the home the entire bond will be forfeited. Smoke away from windows and doors outside to prevent smoke entering the home and dispose of butts responsibly.

Secure the property – The owner is not responsible for the guests’ property and all guests should ensure their property is safe and secure at all times. All guests’ property should be insured by the guests including travel insurance. Be sure to maintain the premises securely at all times and lock all doors and windows when you leave the property.

Pool Safety – At all times ensure that children are not allowed un-supervised in the pool area. Never prop the gate open or allow the gate to be held open. No running or diving in the pool area. No glasses in the pool area – please use the plastic cups provided. Running on wet tiles or slippery surfaces is dangerous – please do not run or allow children to run around the pool area.

Rubbish – It is the guests’ responsibility to take out the rubbish on a daily basis and maintain the home in a tidy state and free from rubbish. Please dispose of waste in the appropriate bins and put the bins out for collection on Tuesday night for Wednesday morning collection.

Illegal Activities – Strictly no drug use or bringing drugs onto the premises. No prostitution or strippers allowed on the premises. No illegal card games or gambling. No other illegal activities to be conducted on the premises. If it is found that any illegal activity has taken place or is taking place on the premises including any of the above immediate eviction and loss of all tariff and bond will occur.

No Pets – This property does not allow pets or animals of any type to be kept or allowed on the premises.

Damage and Breakages – Report all breakages or damages to the owner as soon as they have occurred and when checking out of the property.

Water and Power Use – This is energy efficient home. Do not waste water. Switch off lights and air-conditioning when you leave the property. Do not run the air conditioning with the doors and windows open.

Condition Upon Departure – Ensure the home is left clean and in good order upon departure. All dishes, glasses and cookware should be cleaned and put away. Dishwasher unpacked. Rubbish taken out and food emptied from the cupboards, fridge and freezer. The BBQ should be left clean or a fee of $80 will apply. Additional cleaning fees will be applied from the bond if the above departure requirements are not adhered to upon departure.

On Time Departure 10am – Guests must depart at the time agreed. Normal departure time is strictly 10am to allow for the property to be cleaned and available for incoming guests

Residential Tenancies Act Not Applicable – The Guest and The Owner acknowledge and agree that the Rental Agreement wo which these conditions apply is bonafide entered into for the purposes of conferring on the Guest a right to occupy premises for a holiday within the meaning of Section21 of the Residential Tenancies Act 1994 (“the Act”) and the parties to the Agreement confirm that the provisions of the Act shall not apply to the Rental Agreement notwithstanding the fact that the term entered into is not in excess of 6 weeks.

Innkeepers Act Not Applicable – This agreement is made under special contract and the host does not provide accommodation to any and all comers and is accordingly not an innkeeper. It shall therefore be the guests’ responsibility to ensure that guests provide their own travel insurance, personal effects insurance and vehicle insurance for any goods brought onto the property as the guests property is not covered by the property owners’ insurance policy.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. No bucks, no hens, no weddings, no schoolies, no birthdays, no groups of singles - this house is for families or couples- This is a house to relax in!

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Smoking Policy - Smoking is strictly prohibited inside the home. Smoking must be conducted outside the home away from open windows and doors. Ashtray must be utilised and butts disposed of appropriately. Failure to comply will result in loss of bond.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00 by the latest, to allow time to prepare property for next guests. Failure to check out on time will result in late check out fee charged.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

Pets are not allowed. Evidence of pets at the property will result in loss of security bond.

Loss - the owners take no responsibility for the tenant's personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

Preferred Minimum 7 night bookings only subject to availability, shorter bookings may be available, please message to request.

Close Encounters is a unique find. It's perfectly located in a quiet area, with easy access to Coolangatta, Surfers, Kingscliff, and Byron. The views from the house are spectacular and the home is well appointed with space for a big family.

We had a lovely week at Close Encounters, the house is very well decorated and furnished just as the photos. The kitchen is stunning with all modern appliances, I needn't have taken my slow cooker as there was one there! The pool was a perfect size, we all had so much fun in it. The driveway is particularly steep and may cause a problem for people with reduced mobility. It was only a short drive to the beach and shops were also close by. The house is situated on the flight path to the Gold coast airport but we have to say that this was something which we got used to very quickly and it wasn't a problem. The views to the coast were super and sitting on the patio with our quiet morning cuppa before everyone else got up was something we really enjoyed. We would happily return and recommend the property. Thanks very much.

Isn't it great that you really don't need to bring anything except your clothes - we have everything you need from preparing gourmet meals, doing your laundry and even gorgeous turkish pool towels! The pool is definitely the best part of the house with the ocean and Gold Coast Views, the wide and long pool ledge for littlies to splash around on safely, the Bali gazebo to relax under on the sunloungers enjoying a cool beverage and the amazingly fun for all ages pool slide!! How great is it to see the planes evey now and then without really hearing them- kids love to watch and wave!! Thank you for staying and hope your next holidays are just as fun!
