Dining roomThe Kitchen is a shared use space, please feel free to make your morning coffee. I'll try to have everything there but I'm not a coffee drinker so if I'm missing anything, just let me know and I'll pick it up at the grocery. Since this photo was taken, I've replaced the washer and dryer and added a new toaster. Recently installed a purified water spigot on the counter. There is no need to buy bottled water, simply bring your reusable bottle and fill it as you wish.

About this listing

Our comfy 1930's updated home is a half mile walk up to SoCo to enjoy food and fun. It is only 2 miles to downtown for SXSW and F1 events. It is 1 block away from the bus line to downtown and 1 mile to the Hike and Bike Trail on Lady Bird Lake.

The space

The bedroom contains a comfy queen size bed, a large closet, a dresser, a TV and a desk/chair. The floors are new hardwood and the room gets plenty of natural sunlight. This cozy, comfy room is clean and comes with your basic necessities, like fresh towels, soap, shampoo and conditioner. The window a/c blows nice and cold for those hot summer nights.

You have access to a small but clean bathroom. This is a 1930's 2 bedroom/ 1 bath home so we will share the bathroom. It's been updated and is clean.

The kitchen, dining and living rooms are a shared use space, please help yourself to the fruit on the table. There are plenty of dishes in the cabinet. The appliances are new.

This house is not fancy but it is clutter free and clean. The best part, my home is in a great location. It is walking distance to downtown, SOCO, Zilker Park and ACL. I usually keep a good stock of the necessities but if you need something, just ask.

I have a fenced in yard with a "Beware of dog" sign on the gate because my dog will sometimes be allowed in the front yard when I'm there to watch her. She's a sweet heart and will love meeting you. She doesn't like other dogs though. She's a spoiled "only child". I also have a 16 year old cat that is almost completely blind. She remains on the front porch because she can't go anywhere anymore. The front gate stays closed because of her. I don't want her wandering out in the street.

Porch light. We usually leave the porch light on for our guests. When you arrive for the evening, please feel free to turn it off so it isn't shining into the bedroom while you try to sleep. The same goes for the hallway light. Feel free to turn it off.

Guest access

The kitchen, living, dining and bathroom are shared use spaces. I'll do my best to make you feel welcome.

Wifi is available just ask for the password.

There is a new Reverse Osmosis water spigot on the kitchen counter. Feel free to enjoy fresh filtered water.

I'm not a coffee drinker but please help yourself to the coffee pot and coffee in the morning.

Interaction with guests

I am usually home playing with my dog, Bailey, but when I'm not, my office is only 5 minutes away so I'm always accessible. My son, James, is usually there too, since he is attending the local college.

Other things to note

There is a dog and 2 cats on the premises.

The adopted orange cat is 16 years old and almost completely blind. We keep the gate closed because we don't want her leaving the yard. The grey stray cat usually roams the neighborhood but occasionally hangs out on the front porch.

The cats not allowed in the house.

The dog is a family pet and she loves people. She stays outside during the day and inside with me at night.

Our one night stay with Cynthia was perfect. The check in was easy and she was very nice. Meeting her wonderful dog was great too. The room was beautiful, extremely clean and the bed was as comfortable as any I have used before. I would recommend staying here for anyone visiting Austin and wanting a room in a quiet area but within walking distance to SoCo and South 1st street.

Cynthia was a wonderful host who was easy to communicate with and accommodated our early check in request. The location and space was just what we needed and the bed was one of the most comfortable beds we've ever slept in! Would highly recommend staying here if you need a space to stay that's clean and in a good location.

This place was in a great location. The bed was comfortable and the AC in the room allowed me to get the temperature just right. If you don't mind walking down the hall to the bathroom, this is a nice choice.

The room is exactly as described. It was comfortable and I felt very safe. The in-room air conditioning was greatly appreciated. I also appreciated the location and the ease of access to places to eat/drink, as well as convenient access to downtown. Thanks for the comfortable stay Cynthia!

Cynthia and her son were very helpful, friendly, and accommodating! The house is very conveniently located. And that bed is super comfy... Would certainly stay again.
