Self-contained, newly refurbished 3 room suite (Double Bedroom, Ensuite Shower & Kitchen-Diner) in peaceful family garden flat in Belsize Park. 1 min from Underground, shops & restaurants. Walking distance to Camden, Primrose Hill & Hampstead.
We want our guests to feel comfortable in the privacy of their own space in our home, so we offer a bedroom, bathroom and kitchen FOR YOUR PRIVATE USE. We provide fresh linens and towels, wi-fi access and domestic utilities.
Bedroom consists of 1 kingsize bed, hypoallergenic-orthopaedic mattress, (hypoallergenic bedding on request), bedside table & light, 3 x double power sockets, dimmable room lights, hairdryer, large mirror, small closet and desk. Storage for luggage available on request.
En-suite contains shower, basin, toilet and storage.
Kitchen contains Gas cooker/oven, refrigerator, sink and basic cooking/dining equipment, Table and chairs.
The Kitchen includes a utility cupboard with washing machine, ironing facility etc, which is shared with hosts.
We also have a beautiful garden which our guests are welcome to share. Please note: Access limited to when hosts are in residence - which is most of the time
Interaction with guests
Working mainly from home, we do value a reasonable amount of privacy, but we are always popping in and out, and are happy to spend time sharing local knowledge and advice should you need it.
We will endeavor to provide information on how to get around, local places of interest, wi-fi codes, emergency + neighbourhood contacts etc...
Other things to note
CLEANING FEES- While there is a standard charge included for cleaning on standard booking form, we will charge additional cleaning fees on a weekly basis for longer-term bookings so your room can be refreshed for your comfort and to maintain our high standards of room-maintainance. These payments will be charged separately at £25 per week and can be arranged when your initial booking has been made.
WASTE- While we are happy to deal with normal waste/ Rubbish disposed of in guest spaces i.e. Bins etc, and we provide clear guidance for recyclable items etc... We kindly ask that our guests be mindful of leaving unreasonable amounts of rubbish behind on departure and that you organize for the disposal of waste before leaving.
PETS - We welcome polite, house trained and reasonably sized dogs (one at a time!). We are happy to do some ad-hoc dog sitting at a reasonable charge if we are available- But please note that dogs are their owners' responsibility at all times and no refurbishments to our property or adjustments to the normal running of our property (no breach of normal property security) will be made with respect to a guests pet.
Guests must remain with their dog at all times.
If you do wish to bring your dog, please request in advance of booking.
PARKING. We do not provide car parking for guests. Public pay & display parking available on street.
Alternatively, please ask for details of a long-stay car park in a nearby neighbourhood.
Important - On occasion we will make an additional bedroom available for other ID verified and checked Airbnb guests whilst we are away. That may or may not be at the same time as your booking. Please enquire as to whether we will be in residence or another Airbnb guest if that is of concern. We reserve the right to make the additional bedroom available to any other Airbnb guest we believe suitable.

We do not allow smoking indoors, but guests are welcome to smoke in outdoor areas, clearing up ashtrays after use.
We ask guests getting back late at night when others are sleeping (after 11pm) to be considerate and to go quietly.
We expect guests to be considerate and responsible in respect of our home and to enjoy their stay!
