Looking for long term tenants (30 days or longer) to stay in my place while I teach out of town. I like to vacation here in January and part of summer but I can be flexible for the right long-term guest.

The kitchen has a double induction hotplate. Induction is much quicker and more precise than regular electric. Functions a lot like gas except it is magnetic. Note: it will only heat up when a pan is on the stovetop.
I also have a 5 cu. ft. undercounted refrigerator, toaster, microwave and a countertop convection oven. No freezer but can get ice just up the road.
I use a laundromat nearby where you can drop off and pick up if you have a car. I've also seen listings for services that pick up and drop off though I have yet to use them myself.
Note: a few items of furniture have changed since I last took photos. I have added pictures of the new blue coffee table and the new small Ikea dinning table at the very end of the photo slide show.
There is one shared wall between the main house kitchen/living area and the studio kitchen/bath area. I have added extra drywall for sound so you can't precise sounds but you can hear muffled sounds and cabinets opening/closing, etc.
You'll have the studio and garden patio to yourself. The driveway is shared with the house tenants. There is a park a half block away.
Interaction with guests
I will be available to answer questions via this website. You can also contact me by email, text or phone for more urgent concerns. In case of emergency you can contact the property managers. AirBnb has there number and I will send it to you once you have checked in.
The main house is rented to long-term tenants through a property manager (not Airbnb) so consider them neighbors. They are originally from Iran but now call California there home. They are super nice. Please be respectful of the common areas such as driveway and keep the noise down. If you are coming during the summer months you will hear neighbors out in their yards. My next door neighbors have kids who love to play. The house tenants like to have their friends over for dinner parties which are sometimes in the adjacent yard. My neighbor behind the studio is quiet as a mouse. So in other words there is life in the neighborhood. It is pretty quiet most of the time but I cannot predict when others might be having lively company. I haven't heard of any crazy student-type dance parties. 10pm is the general cut off time for above average noise such as amplified music during weekdays and midnight on weekends. You may hear people talking and laughing a little beyond that especially on if it is warm outside. Mostly it is a non-issue.
A gardener tends to the plants in the patio area every two weeks usually on a Saturday. They should ring the doorbell before entering the studio yard.
Other things to note
You may want few pairs of cheep socks to keep the tar from the beach off your feet. I have also left some baby oil and a scrubber brush inside the gate just in case you need to remove tar from your feet.
The fridge seems to collect a bit of condensation. The bottom shelf will collect a small amount of water that I usually wipe up with a paper towel.
The toilet is a gray water sink/toilet combo. It works like a regular toilet just with the water spout on the outside. Push any button (they do the same thing). The little sink faucet will automatically shut off once the tank is full.
The tub had a broken leg that we fixed. It will be totally fine for everything except gymnastics just in case you had your heart set on diving in with a triple flip.
If you are planning to cook I should also point out that the induction cooktop requires that a pot or pan be on the cook surface in order to heat up. With no pan it will beep and turn off. It only works with magnetic metals so if you bring your own cookware is will only work if a magnet can stick to it.
Most of my veggies are currently dormant. But It would still be great if you could give my raised bed vegetable garden some water. There is a hose in the patio area and the faucet to turn it on and off is out front. Please don't forget to turn it off at the front when done. Feel free to help yourself to any herbs or veggies.
I'd also appreciate it if you could water any of the non-succulent plants such as the purple flowering lavender in the back and the Star Jasmine flowering vines by your side door entrance. Anything that is more wispy than succulents or has wilting leaves then those guys need some water. Please feed them.
Trash is picked up up on Friday mornings. Your cans are the two smallish containers that are next to your gate. If you are saying on these days then please wheel the containers to the curb on Thursday evening and bring them back on Friday after pickup. Recycling is every other week -- I usually look to see if the neighbors have put out their blue cans.
The gardeners usually come every other Saturday and will ring the doorbell on the gate before entering.
BACARA BEACH & POOL
They have good fish tacos and margaritas you can order poolside with a credit card. If you are discrete you do not need to be a guest there to enjoy the pool, etc. There are separate family pools and adult only pools. There are also several restaurants but a bit pricey. Just park in the public beach parking lot and not the valet at the main entrance and walk over.
This beach has quite a lot of tar. I usually wear socks, Ha!
You can get the tar off your feet by using baby oil. I’ve even used olive oil. I've left you some by the entrance: Just apply oil with a paper towel or brush first, then use soap and water from the outdoor hose to rinse it all away. There is even a tar removal station at Bacara on the path between the pools and the beach.
FAUNA & FLORA PRECAUTIONS
Eight Leggers: In this part of California we have both black widow spiders and brown widow spiders. I always do a spider check and spray or eliminate webs/spiders that I find but suggest you keep an eye out especially if you find a thick sticky web. They like to hide under things in dark places, mostly outside but occasionally inside (though my regular cleaners should keep them out). I suggest you take a look at photos online to familiarize yourselves. These spiders are very shy, prefer to hide and are not aggressive unless they feel threatened. They have fairly big bodies (if you can call them that) so pretty easy to recognize. We also have lots of friendly spiders like daddy long legs who like to hang out in daylight on ceilings and are not a problem. I have spider spray under the sink (it is foamy).
Four Leggers: There are coyotes nearby and they are occasional spotted in the neighborhood. I enjoy hearing them sing at night. Raccoons and skunks will occasionally come into the yard as will some neighborhood cats.
Please leave the place in clean condition: wash any dirty dishes, throw trash and recycling into the outdoor containers and make sure any wet towels, etc. are hung up (not on the floor) . If any items have been lost or damaged please let me know. And don't forget to lock the doors on the way out.

Guests are expected to clean dishes, throw out trash and leave the place neat and orderly. If there are any missing or damaged items at checkout I ask that you report them to me right away and arrange for compensation through Airbnb.

NO one is allowed into home without prior consent of owner.
NO EXTRA GUESTS. If you will have a partner visiting you part time you must book for two people.
NO PARTIES: especially large and loud parties (small quiet dinner parties ending by 10pm are fine).
NO SMOKING (of any kind) indoors or on patio., nor any e-cigarettes, vaping, marijuana or illegal drugs anywhere on the property.
NO DOGS/PETS on property (indoors or out) AT ANY TIME NO LOUD NOISE: Please keep noise within reason and within courteous hours. Keep personal noise personal. By law: no loud noise after 10pm.
REPORT LOST or DAMAGED items: Send me a message describing the item(s) and/or damage so I can make arrangement to fix/replace them before the next guest arrives.
AirBnb Policy: Canceling long-term reservations If a guest cancels a long-term reservation before the check-in date, the first scheduled payment is paid to the host in full, and the guest is refunded the remaining amount. If the guest cancels during their stay, they'll only receive a refund for the nights of the reservation that start 30 days after the cancellation is made.
