Ground floor entry is past the garden facing single bedroom/office, family bathroom (with bath), double bedroom and through to the open plan kitchen, living and dining area with dramatic open void area above.
There is a modern kitchen with dishwasher, microwave and built in laundry with washing machine and dryer. Bi-fold doors open off the living room to the decked area, outdoor courtyard and off street parking space.
Upstairs there is a king bedroom with ensuite bathroom and ocean views, followed by a toilet and then a bedroom with two single beds. Crossing the bridged walkway takes you through to the family room. This room is beautifully furnished and includes two leather sofas and occasional chairs, flat screen TV with Foxtel and DVD player. Bifold doors open up the balcony area complete with water views.
All bedrooms have built in wardrobes and ceiling fans, 2 of them have reverse cycle air-conditioning.
Internet access is included free of charge (fair use policy applies).
Linen is provided as well as basic items including some cleaning products, soap and toilet paper... It is the guests' responsibility to purchase their own supplies once these have run out.
Please bring your own beach towels.
Strictly no pets.
Parking for one car is available and is off street - note: this will not fit 4WDs or minivans as you need to drive under the roller door. There is plenty of free, un-timed parking on the street for extra vehicles or larger 4WDs. House has interior and exterior stairs and does not have wheelchair access. This property is strictly non-smoking.
Bedding is K, D, S, S, S and this property is set up for a maximum of 7 persons (including children).

GOOD NEIGHBOURLY BEHAVIOUR
This terrace is in a residential area and it is vital that no residents are upset while you stay. Guests must comply with all House Rules & instructions from the Agent that apply to the property. You are required to engage in good neighbourly behaviour, preserve the residential amenity and not be a nuisance or annoyance to adjoining or neighbouring occupiers.
The maximum number of persons that may be accommodated at the property is seven.
NO PARTY POLICY
All properties have a strict no party and no functions policy. Any person(s) found to be creating excessive noise, having a party in their property or exceeding the number of permitted guests, will be evicted without refund and their security deposit charged accordingly. There will be no warning given.
Please close and lock all windows and doors and close the rear roller door when absent from the property.
One car can be parked in the rear courtyard. Please check the height of your vehicle before driving under the roller door.
NO SMOKING OR PETS
Smoking and pets are not permitted anywhere on the property – inside or out.
Rubbish must be put out for collection:
•Collection day is Wednesday.
•Yellow (all recycling) is collected on alternate weeks – please see the calendar on the fridge for dates.
All rubbish bins must be brought back in from the street following collection. If you are vacating on a Tuesday, please put bin(s) out for collection before you leave.

Breach of these House Rules is a breach of the Terms and Conditions of occupancy. The Owner and Agent reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
