The space


Included in the rate is our large private pool, 7 miles away, along a very quiet country lane with sensational views round every corner. The pool is at our Villa Marianna :

In fantastic location, next to the Bishop's palace and opposite the travellator, immediately off Piazza Mercato.

With free WiFi internet access, this fabulous apartment is in the historic centre of Spoleto, buzzing with shops, bars and restaurants as well as ancient monuments, churches and museums at every twist and turn of Spoleto’s arched and cobbled streets. A superb location !

A car is NOT necessary as there is easy access to the train station and the bus terminus - 20 mins walk or a short bus ride. From the train station, you can get to practically anywhere in Italy. And, from the bus station, there are myriad of really interesting journeys you can take from little local rides around the hills, visiting a diversity of hill-top villages, to places as far afield as Castelluccio and Norcia – spectacular rides !

While your immediate surroundings are modern, the context you are in dates back to the days when Spoleto was a Latin colony and Roman community.

Staying in this apartment, you have all the advantages of contemporary living while still experiencing what it’s like to live in the most ancient and beautiful part of Spoleto.

Bear in mind that this is a traditional family home and not a stereo-typical holiday rental. Owned by a vet, specialising in dolphins, his therapist wife and their 4 children, it has a "lived in", ancient and rustic feel, all its original features still intact. However, it is a very comfortable family home with lots of spaces to nestle in.

The large sitting/dining room with dishwasher in a fully fitted kitchen leads to the family room (either a 2nd sitting room or 3rd bedroom with 2 large sofabeds and a single bed) and the other 2 bedrooms, one of which is ensuite with a sunken bathtub, the other of which is next door to a shower room.

The sitting room area opens onto a large atrium, open to the sky in part, where, if you are a sun worshipper, you can sunbathe at times during the day. Otherwise, you can eat out here in the fresh air. It is in fact a communal area. But, with only one neighbour above you, it is used only by you, although the neighbour will pass you occasionally.

At the end of the atrium/courtyard, there are enormous wooden gates that open onto the pedestrian lane. Opposite you is the entrance to the travellator that takes you to anywhere you wish to go in Spoleto, including the public car park, 10 mins away, door to door. So, you could not be better placed.

Meander at ease through the ancient streets, past flower shops, wine and truffle shops, many boutiques and shoe shops, bars and cafes and, of course, a myriad of interesting restaurants – cheap and “expensive” (nothing here is expensive compared to other city prices)… up to the famous La Rocca (3 mins walk) and the Duomo (next door) or down to “il borgo”, (8 mins walk), the main shopping drag of Corso Garibaldi and Piazza Garibaldi with all its bars, a restaurant, a hairdresser, a chemist, a butcher, a baker, a cake shop and the most ancient church in town, San Gregorio !

So, if you are interested in being in the historic centre of Spoleto, surrounded by some of the world’s most famous monuments, churches and sites and, at the same time having easy access by local transport to places like Asissi, Perugia, Orvieto, Montefalco, Trevi, Todi and Rome, not to mention the gastronomic treats, famous (and cheap !) local wines…..and designer shops, then this is the place for you !

There are the full range of local shops, restaurants, supermarkets, banks and cash machines – everything you’d expect to find in a sophisticated city centre – just scaled down since Spoleto is more a large fairy-tale village and has the advantage of everything you could wish for within easy reach….especially, ice-cream, cappucino, great wines and truffles !!! The clothes shops ! Not to mention the galleries, museums, theatres and churches that are dotted all around you; and, you will find yourself entranced by the beauty and sprituality that pervades every cobble-stone in every one of its medieval street.

For the sporty, there is a flash Gym, UNIQUE and a tennis club, the latter within walking distance of almost anywhere you are staying, both of which offer temporary memberships.

And, there is pony trekking that takes place just outside of Spoleto. The stables are placed in a exquisite environment and, you can either go on long treks into the mountains or just do an hour or so in the nearby woods – all supervised, the level of supervision depending on your level of expertise. 14 is the minimum age to be unsupervised.

The private, shared pool at Villa Marianna, included in the rate, is 7 miles away, along a spectacularly beautiful and quiet road, occasionally used for the famous, once a year, Giro D’Italia cycling race.

State of the Art gym, UNIQUE, and smart tennis club permit temporary memberships to suit your needs. Mention you are staying at one of Norma's places ! Especially at Unique, where I am a founder member, the 1st, in fact ! Always good to name drop in Italy !

I arrived here 30 odd years ago, fell in love with the place, my 1st spiritual home. Couldn't wait to move here permanently. Did so. With 2nd husband. Ist husband declined.

Was persuaded to rent to someone, whose violinist daughter was performing in a Spoleto festival because she couldn't find anywhere to stay.....and, we happened to be holidaying in Sydney. That's how it started. 11 years ago.

Sydney lost its appeal as we started to introduce potential guests to the beautiful properties that our small partnership group offers, about 50 in, villas and pool properties. It is such a joyful experience to be able to offer people the holiday of a lifetime.

Never having been in business before, both of us retired academics, we wished we'd done this all our lives. However, our hard-nosed business friends describe our activity as merely a life-style.
