Welcome to One Palm Hill, newly remodeled in the summer of 2015. This sunny house is located on a hilltop just a mile from the town of Governors Harbor and a ten-minute walk (or one-minute drive) from spectacular Twin Coves Beach.
Built by the island’s top custom home builder and decorated by its premier interior designer, One Palm Hill is stylish and comfortable. The elegantly decorated great room with stunning 24-inch tile floors has lounge seating for 6 and features a flat-screen satellite TV. The dining area seats six at the table. Four more diners can be seated on stools at the kitchen counter. The fully equipped island kitchen features a gas range, stainless steel appliances, and decorative concrete counter tops. There is a laundry room off the great room with a washer and dryer.
One Palm Hill has three bedrooms, each with an en-suite bath. The master suite is spacious with a sitting area to relax and 42-inch flat screen cable TV. It’s furnished with a four-poster king bed. One guest suite is also furnished with a king. The other guest bedroom has twin beds that can convert to a king, as well as a day bed that can sleep a 7th guest. It also has a flat-screen cable TV. This guest bedroom’s en-suite bath can also be accessed from the hall. All bathrooms are elegantly finished in tile and tumbled marble. In addition to three bathrooms, there is an outdoor shower.
Outside the house has a wrap-around porch shaded by pergolas, a lovely spot for enjoying a drink, sunning, or grilling. Beside it is a beautiful new pool from which you can see the ocean at a distance.
One Palm Hill is loaded with amenities including an in-ground private pool, outdoor shower, AC throughout, high speed internet with WIFI, three TVs with cable (including two smart TV’s), landline phone and cell phone, Wii system with games, Xbox system with games, large movie library with over 100 movies, iPod dock, books, beach chairs and umbrellas, pool floats and beach toys, snorkel gear, high chair, pack n play, gas grill, and a back up generator.

The deposit of $ will be paid within two business days by check or wire (see instructions below), or by credit card with the credit card processing fee paid by Renter, or by (SENSITIVE CONTENTS HIDDEN)/(SENSITIVE CONTENTS HIDDEN) e-check (US bank accounts only) with no fee.
The second installment of $ will be paid 60 days before check in by check or wire, or by credit card with the credit card processing fee paid by Renter, or by (SENSITIVE CONTENTS HIDDEN)/(SENSITIVE CONTENTS HIDDEN) e-check (US bank accounts only) with no fee.
The security deposit of $750 will be paid 30 days before check in via (SENSITIVE CONTENTS HIDDEN) or credit card, with no charge for the processing fee.
Owner may cancel this agreement for failure to pay any payment when due.

Cancellations and Refunds – Cancellation of or changes to your reservation must be made in writing (e-mail or fax is acceptable; provided you receive confirmation from Owner or any other party designated in writing by Owner that such e-mail or fax was received). The following are the cancellation charges as a percent of the total Rental Fee:

No-shows, late arrivals, decrease in number of persons, or early departure for any reason, including but not limited to inclement weather or illness, are non-refundable. Owner recommends trip insurance to protect Renter against loss from such events. Owner’s obligation to rent the Property to you under this agreement becomes binding only if and when the first scheduled payment is paid in full. Failure to make any payment when due will subject your reservation to cancellation by Owner and will be deemed a cancellation by Renter.
Electricity – Owner will pay for electricity usage up to $200/week, including the day of checkout. Renter will be responsible for electricity charges in excess of $200/week. Owner’s representative shall read the electrical meter at check-in and upon completion of the checkout/cleanup process.
Damage Security Deposit – The Security Deposit is fully refundable within 21 days of your departure; provided however, that there is no excess electrical usage, breakage, damage, missing items, long distance calls charged to the house phone, other charges incurred in connection with your use of the Property or additional clean-up necessary due to your leaving the property excessively dirty.”. If the Security Deposit is not sufficient to cover any such excess electrical usage, breakage, damage, missing items, long distance calls, other charges or additional cleanup, you hereby agree to immediately pay upon demand the Owners for any and all overages, cleaning or replacement costs for any and all such excess electrical costs, breakage, damage, missing items, long distance calls, other charges or additional cleanup to the entire Property which is incurred as a result of you or your guest’s use and occupancy, excluding normal wear and tear, of the Property. The security deposit will be refunded in full in the event of a cancellation of this agreement for any reason either by renter or owner, but not for any breach of the terms and conditions of this agreement by renter or any family member, visitor, guest or other party of renter.
The Property is fully furnished, including a complete supply of bed linens and towels. Beach towels are available. Bath towels are not to be taken to the beach or pool. Patio furniture (including cushions or coverings) is not to be taken to the beach. Locked closets and pantries are not included in this rental and you may not and you will cause all of your family members, visitors and guests to not open any such locked closets and pantries. You as the Renter, agree to use your best efforts to ensure that all of your family members, visitors and other guests in your party follow the rules and regulations outlined in this document.
Renter acknowledges and agrees on Renter’s behalf an on the behalf of all of Renters family members, visitors, guest and other third parties occupying or using all or any part of the Property that Owner is in no way responsible for any personal injury or bodily harm that may occur for any reason whatsoever on the Property to any Renter, any family member of Renter, any visitor or guests or other third parties, nor for any damage or loss for any reason whatsoever of Renter’s, any family member’s of Renter, any visitor’s or guests’ or other third parties’ personal belongings. Renter hereby agrees to defend, indemnify and hold harmless Owner, and its employees and agents (collectively, the “Indemnified Parties”), from and against all claims, causes of action, lawsuits, damages, liabilities, and expenses (including reasonable attorneys’ fees) as may be incurred by Indemnified Parties because of renter’s failure to comply and/or cause the compliance of renter’s family members, visitors, guests and other third parties with the terms and conditions of this agreement.
Capacity of House – The total number of persons allowed in the houses at any one time is restricted to the number of persons scheduled and paid for in the reservation. Presence of additional guests will subject Renter to immediate eviction and forfeiture rent. Parties and events are not permitted without the written permission of Owner.
Drugs and Hazardous Materials – The Renter, Renter’s family members, visitors, guests and other members of such Renter’s group are strictly prohibited from using or bringing onto the Property any illegal substances, flammable fluids, explosives or other items deemed hazardous to life, limb or Property, as determined by Owner, any party designated by Owner or Owner’s representatives.
Complaints and Maintenance: The Owner will make all reasonable efforts to keep the Property and facilities located within the Property in good working order and inventories in a reasonably sufficient amount. In the event there is a maintenance problem with any of the facilities located within the Property; the Owner will take all reasonable steps to repair the problem as soon as possible after being notified in writing. No refund or rate adjustment will be made for unforeseen mechanical failures such as the supply of electricity, water, pool heater/filtration systems, air conditioning, telephone, television/cable service, appliances, etc. It is the Renter’s responsibility to report any problems or damage immediately to the local property manager.
No Smoking – Smoking is not permitted in house. Evidence of smoking will cause immediate eviction, and forfeiture of Renter’s entire Rental Fee and Security Deposit.
No Pets – No pets of any kind are allowed in, on or around the Property at any time without the prior written consent of the Owner being granted before arrival for each pet that you propose to bring in, on or around the Property. A pet or evidence of a pet found in, on or around the Property will cause immediate eviction, and forfeiture of Renter’s entire Rental Fee and Security Deposit.
No Assignment -- Renter may not assign your rights under this agreement, in whole or in part, without first obtaining the prior written consent of Owner.
Transfer of Ownership of the House – Owner and Renter will be bound by this agreement even in the event that ownership of the house is transferred by sale, bequest, or other means. Owner and Renter agree that this agreement shall survive any such transfer.
This document becomes a binding agreement only when your rental deposit is received. Please sign and return this document by email or fax.

Please arrange that at least 48 hours in advance. If a late check out has not been approved in writing by Owner, there will be a charge of $75 for each hour or part thereof guests remain on the Property past checkout time.
