This unique mountain style home home is situated at the base of Canyon Drive just a few minutes outside of Boulder and offers a true mountain experience without leaving town! Enjoy serene views of the Boulder Creek from the balcony, stroll the paved path or use the mountain bikes provided.
This home has 3 bedrooms all with their own queen sized bed, plus a fold out couch/bed in the family room. The fully equipped kitchen features a refrigerator/freezer, microwave, toaster, coffee pot, tea kettle, dishes & utensils. Wind down by playing games or watch TV. Just 1.2 miles to Boulder’s Pearl Street Mall with blocks and blocks of unique shops and restaurants to explore. Less than 2 miles to the CU Boulder Campus and Boulder city center. Alphafa's Market less than 2 miles away is a great natural / gourmet grocery store with a wine cellar and coffee shop. Gas grill is included as well as two mountain bikes. High chair and pack & play are available upon request.

House next door is also available - rent individually or book both them for larger groups!
You'll have full access to the entire house including the three decks and sauna.

This canyon home overlooks the Boulder Creek. Please note there is no wheel chair access to the home and there are numerous stairs to the entrance.
HOUSE RULES / LEASE
This document shall constitute an agreement, between the Property Owner, hereafter referred to as “Management" and the prospective renter/resident, hereafter referred to as the “Tenant". The property that this rental agreement shall apply to, hereafter referred to as “The Property".
This document represents the entire agreement between the parties and any exceptions to this agreement shall be presented in writing and agreed to in advance.
Rental rates are calculated on a per night basis and are stated in the property Posting.
The cleaning Fee ($75) shall be included
A 25% Deposit is due upon booking and is required to reserve the property.
Final payment in full is due 60 days prior to Check-In Date.
All payments shall be received through this site via credit card.
All rates and fees are subject to change at any time.
The person who is approving this rental agreement will be staying at the Property for the entire stay unless otherwise approved in writing. This person is also responsible for conveying these rules and regulations to all tenants.
Check in time is 3:00pm / Check out time is 10:00am. These times are strictly enforced.
DAMAGES caused to the unit by the tenant (and/or by tenant's guests, pets, etc.) that exceed normal wear and tear shall be billed to and paid by the occupant within 30 days of invoice receipt.
SMOKING is NOT allowed inside the property. Smoking is allowed outside the property only. Proper disposal in provided receptacles is mandatory. Extreme caution is required.
Maximum tenant occupancy for the property is stated in the (SENSITIVE CONTENTS HIDDEN) listing. Any request for additional tenant may be submitted to the Management for written approval.
The property requires a 3 night minimum stay.
The property, includes furnishings, general kitchen items, refrigerator, stove, microwave, dishwasher, towels, linens, miscellaneous supplies, 2 bicycles. Please exercise care when using the items provided. Please use appliances only for their intended use.
Management is not responsible for accidents, injuries or illness occurring from the use of the property or any provided amenities or furnishings. Management is not responsible for the loss of personal belongings or valuables. By accepting this Agreement, the Tenant and Tenant's Guests assume all risk arising from their use of the premises amenities or furnishings.
Designated parking is available. Please take care not to block in neighboring cars or to hinder roadway traffic.
Daily housekeeping is NOT provided. Do not remove towels/linens from the property.
Snow removal service is NOT provided. Please use care when negotiating decks, sidewalks and outdoor surfaces.
If the property has a sauna, use at your own risk. Turn off sauna after use.
Fireplaces; If property has a gas fireplace, do not burn ANYTHING in the fireplace. If property has a wood burning fireplace, burn firewood only, make sure the flue is open, use extreme caution.
Water & Septic. The property utilizes a well and septic system. The septic system is very effective, however it will clog if improper material is put down the drains or flushed. Feminine products may NOT be flushed at any time. Please conserve water.
Insurance. Management's insurance does not cover Tenant personal property or possessions. If Tenant desires to insure personal possessions or to insure against resident's personal liability, Tenants are encouraged to obtain their own renter's policy.
Falsified Information. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and or rental money and the party will not be permitted use of the property.
Management shall have access to the property to make repairs, provide services or to inspect the property at any time. Management shall provide a two hour notice for all non-emergency access that falls during the Tenant rental period. In the event of an emergency, Management or its agents may enter the property at anytime without notice.
50% of Rental Fees received may be refunded if intent to cancel is received by Management 60 days (or more) prior to the Check-In Date.
NO REFUNDS will be given for bad weather, poor road conditions, missed flights, etc.
All pets must be pre-approved before allowed to reside on or at the property.
Pet considerations must be submitted to Management along with the deposit payment. Request for pet consideration must include type of pet, breed, age, color, weight, sex and name.
All pets must comply with the following:
May not exceed 75 pounds
Must be at least 1 year old
Must be current on all vaccinations including rabies
Tenants are responsible for cleaning up after pets.
Pets must be leashed at all times.
Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur additional cleaning fees.
Pets are not allowed to produce excessive noise.
Pets shall not be left unattended for an undue length of time either indoors or outdoors. Pet will not be left unattended on balcony, porch or patio.
Management assumes NO responsibility for illness or injury incurred while pets are on the premises.
Tenant agrees to abide by all City / County / State ordinances and laws regarding pets.
Tenant shall be solely responsible for all pets while on the property.
**By approving this agreement and submitted rental payment via this site, the Tenant agrees to all terms and conditions of this agreement.
The parties agree to accept email transmissions as originals.
