Villa Busovina( officially categorized as 4 stars lodging ) is two hundred years old house,monument of culture,under protection of the Dubrovnik's Institute for protection cultural heritage,is located in residential part of Dubrovnik, 300 m far from the center of the Old City. Villa is surrounding with a nice Mediterranean garden and cover terrace with a see view and includes 5 spacious bedrooms( from 25-54 m2) . All rooms have bathroom with bathtub and hairdryer, and also comes with AC, SATV,WI-FI, safe, mini bar, smart card entrance.For the guests who wants to rent the entire villa we also offer one small house in the garden where is complete equipped kitchen - living room,with SATV,WI-FI, toilette. We would like to warn elderly and disabled visitors that Dubrovnik like most Mediterranean cities does not have avenues or boulevards but small streets and unfortunately lot of steps. If you want to avoid returning to the villa with long , but not steep steps , you can choose little bit longer way by the road around the Old City walls, or use a public transport which gets you 20 m far from the villas gate. Villa Busovina has recommended on Trip adviser and also became Trip adviser "TRAVELERS CHOICE - 2013 WINNER"

As ompletely house is not in our ownership(only second floor and attisc),and the house is 200years old with wooden floor and cielings,we as usually asked our guest to take care about noice.The complet arae is very quiet and mostly the guests think,they are far away of highe season crowd in on walking distance old city.

This was a wonderful place for our family group of 8. The rooms were clean, showers were hot, the air conditioning worked well in the August heat, the wifi had one small glitch that was promptly resolved. We loved the outdoor table with it's spectacular view and used the kitchen for several meals. Best of all was the very gracious hospitality of Rastko and his wife. They went above and beyond to answer questions, give advice, help with reservations, and share their homemade brandy. Walking down to the city or riding the bus to Pinky's, just a short walk above the home, were very easy ways to access the old city. Loved it!!

Rastko's place was lovely, very comfortable, only a short walk to old town and good views. The air conditioning is ok but failed a few times as it is under powered for the size of the rooms. But the main issue we had was a lack of privacy. There is strictly only 10 people allowed in the house. We were a group of 12 with 2 people staying at a different accommodation close by. Although we explained this we were constantly monitored and accused of having more than 10 people. Sometimes this happened several times a day and even to the extent that rooms were checked while we were away. The neighbours are also very noise sensitive and they complained to us about people walking too loudly in the middle of the day. Although Rastko is a very friendly host the lack of privacy and the constant suspicion and supervision about what we were doing really impacted our stay and we really didn't have any privacy.

It is not truth.In our house slept 12 people for sure we saw it,the kitchen after was like after bombing,Daily was 12 people in a house in the garden,very noice closing the door, although I told Diego about area and warned him that we live in very quiet area and also that we can accomodate only 10 people no one more and explained them the fines are extremely high,I told him the house is 200 years old with wooden construction between the (URL HIDDEN) the way we have found the leanen on the floor,chair towels from kitchen in the house.Also I told Diego the towels from the bathroom are only for the bathroom not for the beach,and if they need it we would borrow....They asked me upon arrival where is the nearest laundry, I have explained it is 150 meters far.Whats happened....they wash clothes in the bathroom....12 people after 7 or more days away from home.Everybody can immagine how many cloths they washed.The Lady who came to clean the house after was badly surpise after she saw how specially the kitchen looks like,refrigerator,dishwasher....

Lovely house and garden area. Extremely noise sensitive neighbours, complained about walking up the stairs. Not good got a group or people with kids.

We really enjoyed staying at this villa. The location is great, on a quiet street a ten minute walk from the old town. Rastko was a great host, villa was clean,spacious with good facilities

We had a great time at Rastkos place. Rastko was a wonderful host and took his time to explain everything to us and to give good sightseeing and restaurant tips. What we liked the most was the garden and the terrace where we had our breakfast in the morning enjoying the sun. Also the location was great as it is very central, but still suprisingly quite. We felt very welcomed there and would definitely go there again.

Rastko and his wife were absolutely brilliant. They arranged private transfers for us between the airport and the house for an affordable rate, they were welcoming and kind - asking us whenever they saw us if there was anything we needed and were very patient when we struggled to work out how to unlock the door the first two days. They have a lovely puppy too though keep him away from guests unless you say you're dog fans. Onto the house... WOW is all I can stay. We booked the whole place out for eight (originally meant to be nine) friends in their 20s and it was perfect for us. Rooms & bathrooms... Each bedroom has an en-suite bathroom with bath and shower (toiletries, towels & seat on corner of bath too in some rooms) and a big double bed and most can be separated into two singles if needed. Two of the rooms have an amazing sea view and I think the attic had a partial sea view too. Each room was large, light and airy with a fridge, a desk, wardrobe and, chairs and a tv and had good air conditioning. Each had character too! The five rooms are on the first and second floor of the house which is part of a bigger compound (rastko's house above ours & another family on the floor below but it felt very private), and there is a key card for each room. Rest of house... We also had access to a separate air conditioned kitchen building which had a table for 10, a big fridge, plates, pans etc. There was also a separate toilet here. The house is set into the hill overlooking Dubrovnik's coastline and is surrounded by a beautiful garden, full of trees (shade!) and flowers. There is a covered terrace with several tables (we sat out there everynight!) that overlooks the sea too and there were some sunloungers too. How close to old town... it was approximately a 15 minute walk down to the entrance of old town so super close. 20 mins walk to nearest beach. As you'll learn if you visit Dubrovnik, it is the city of steps - I think it was about 8 flights of steps down to the bottom, but there were multiple routes you could take, some with less steps, or two flights up to the main road where you could walk down the road to old down (20 mins). There's also a bus. At top of this road, also a bakery, bar/cafe and grocery store (tiny but has everything!). I would 100% recommend booking this place (unless you'd really struggle with steps)!
