This is a great little studio available for rent in Tulum ideally located within walking distance to downtown. Explore the city on Bike and the best beaches are about 15 minutes away. It has everything you need and it's affordable. Bike rental discounts available just for staying with us! Offering 60% discount on monthly rentals and 15% discount on weekly rentals. (Not available for winter rentals!)

Tulum is 1 hour and 30 minutes away by car from Cancun Airport

You access the house from the road. Private entrance.

I interact depending on the guest's needs. I am a phone call away. I do respect the guest's privacy.

Other things to note

This is a studio for 2 people only please. The place is not large enough to have more people. For rentals of 30 days or longer electricity is charged. This is to allow for responsible consumption. A picture of the meter is taken at beginning and end to calculate exact consumption.

great location in Tulum, exactly as advertised. I would stay here again no problem. Juan hosted as expected and was available if I needed him.

The studio is perfect for a couple or solo traveller, with lots of room and an air conditioner (thankfully!). The kitchen has enough to get by and the bathroom was good, although it only had lukewarm water (it was so hot it didn't matter!) We felt safe and secure the whole time and could walk around at night. It's about a 5 min walk to the main downtown area and a 15min bike ride to both the beach and Grand Cenote. The bike place Juan recommended charged us M$80 for the day or M$100 for 24 hours. Juan was kind enough to pick us up and drop us off at the bus station which was much appreciated.

This lil spot was great. Affordable, safe for this single female traveler, clean and perfect for one or two guests. There isn't any photos of the bathroom but it's clean, functional and hot water comes fast. Nothing luxurious but clean. Juan was a great host and he uses (SENSITIVE CONTENTS HIDDEN). He was a great communicator and already had a backup plan and a local partner to look after things when he was out of town. The bed was comfortable and the kitchen came with all basic things needed including a coffee pot. The AC is awesome. Wifi was okay. only one towel was offered for a six day stay which was fine but two or three would have been better. Not to say I encourage carelessness but when I lost my keys to the unit, Juan was reasonable, nice about it and was equipped to fix the issue I caused in minutes. As for the neighborhood it's nice and quiet. My transport had issues finding the address so I suggest Keeping that in mind; no poor reflection on Juan, it is what it is. Across the street there's the friendliest Mixed yellow Lab. Scratch his belly for me. I'd stay again. Best- Emily

Tulum is a paradise for those who enjoy relaxed and funky pleasures: many good restaurants, bars and cafes, and a magnificent beach nearby - and of course the famous ruins. Juan's place is central to the nightlife and many necessities (banks, gasoline, food and provisions) with a neighborhood feel. East access right off Route 307.

Had a wonderful stay. Juan was very helpful with acclimating us to what's in the area and what to do in Tulum. The space was great. 5 min walk to the main strip, where you can find great tacos and shops.

Great location close to nice bars and restaurants. Discounted bike rental comes with the apartment so it's a breeze getting to the beach or the cenotes. Juan is an excellent host and really went out of his way to make our stay wonderful

Great place! Simple, clean, and easy to walk to the main street in Tulum central. The discount on bike rentals was an added bonus. Would stay here again.

I am a Real Estate Agent and I love what I do. I speak several languages and have lived in several places. I choose Tulum because it's a hidden treasure. It's small and I hope it will stay that way for a while. And of course, because of the marvelous beaches.
