Our condo is in a small complex that works well for tourists or business travelers. We love the location's close proximity to shopping, beaches, dining and popular tourist sites. The gorgeous sunrises and ephemeral ocean waves offer continual joy.

The space

Just renovated, this condo offers unobstructed sunrise views over the ocean. Upgrades include air conditioning/heat units, washer/dryer, extra 1/2 bath, king size bed in master bedroom & double pull out sofa in the den with sliding doors for privacy. We were notified that an elevator will be installed between Labor Day and November, and were thrilled to learn that maintenance is also working on walkway and stairwell improvements. They try to schedule maintenance between 9am and 5pm when most guests are out exploring the island, so we hope this will not interfere with your enjoyment of the property.

We were fortunate to be among the first to commit to purchasing a unit, before they were completed, so were able to secure what we believe (and other owners have stated) to be the best view. This third floor unit offers cathedral ceilings, modern furniture, complete kitchen with granite countertops in the kitchen and both baths. One bath has shower, tub and washer/dryer.

The master bedroom is across the hall from the main bath. A den/bedroom with an ocean view can be open during the day and has a computer desk. At night, sliding doors create privacy for those sleeping in the surprisingly comfortable sofa/bed while having an opening to the cathedral ceiling above the doors for air circulation. Please note: the opaque glass in the sliding doors and the opening above the doors will transmit light and noise from adjacent rooms.

The 52" TV allows viewing from the den, living room and kitchen in this open concept design. A landline phone allows free phone calls to the U.S. and Canada.

The neighborhood provides quick access to the 6-mile walking/bike path, grocery stores and great restaurants. The charming Kapa'a downtown is about 1/2 mile, offering a variety of shops, bike and beach rentals, and even more restaurants. Kapaa was rated #9 in the nation by Forbes in 2013, the only town in Hawaii to make the top 15. Kapaa's central location provides easy access by car to both the north Napali shore and the west side's Waimea Canyon.

This condo has two bedroom spaces, a fully equipped kitchen, living room, computer station, and lanai with full view of ocean. You will have it to yourselves, with a private entry. A reserved parking space is provided for free.

The pool is visible from the lanai and is surrounded by a large lawn area which is great for tanning, playing frisbee or any yard sport.

A sparsely furnished recreation room with 2 TVs and a powder room is provided for group gatherings or relaxation close to the two covered gas barbecues with side burners, handy to cook fish.

We will not be at the condo when you are there, but our friends at Garden Island Properties are only a block away and available by phone. You will also have our cell number.

With only 38 condo units, the Kauai Kailani A building forms a small community of permanent residents and guests. The small pool is central to all, and the B building offers an additional pool alternative. Many guests like to gather on the lawn at dawn to enjoy the sunrise.

The only unit that allows direct contact with other guests from our condo is the adjacent corner unit's lanai, which is perpendicular to ours.

Location, location, location! Kauai Kailani is close to farmer's markets, grocery stores (Safeway and Foodland are across the street in a small shopping area with Starbucks, restaurants, nail/hair shops, a natural food store/cafeteria (Papaya's), ABC store, souvenir and Hawaiian wear. Close to the airport, the Kapa'a location makes it easy to get to the the Kilauea Lighthouse; north shore beaches, Princeville, Hanalei Bay, ; Nawiliwili harbor, Poipu beach, the Spouting Horn and Koloa town on the South side; Port Allen, Hanapepe town and the Waimea Canyon on the west side.

We are fortunate to be steps away from the Oasis Restaurant, which is on the upscale Waipouli Resort property. It is always rated well on Yelp for food quality, variety, service and atmosphere. We enjoy the Sunday brunch and Wednesday night happy hours which offer a special menu of drinks and food with live music, a ukulele virtuoso offering a variety of classic hits, Hawaiian songs, and slack key guitar. Our favorite fish/shrimp tacos are served at Tiki Taco, an easy walk. Bobby Vs (just a block away) has great calzone, pizza, and traditional Italian Food. Bonus: you can bring your own alcoholic beverage which keeps the cost down. Fast food restaurants that are just a few blocks away include McDonalds (with 24 hour window service), Pizza Hut/Taco Bell, L & L's Hawaiian Barbecue and the Shrimp Station.

The coral/rock reef that you see in front of the complex forms small salt water ponds during high tide with protection from the waves for wading or playing in the sand with children. While you can swim, enjoy tide pools or fish in the ocean in front of the complex, here the ocean floor is rocky and you may prefer to swim on the life-guarded sandy-bottom beaches at Lydgate Park (5 miles to the south), Kealia Beach Park, just north of Kapa'a along the beach/bike path, or Hanalei Bay further north for swimming. You can also swim at Kalapaki Beach (south at Nawiliwili Harbor) or the largest bay in Hawaii in Hanalei to the north. And, it's pretty hard to beat Poipu on the south side for snorkeling.

Paddle board lessons and rentals, kayaks and tours of the Wailua river are just a short distance, and the six-mile walking/bike path starts in Kapa'a town.

The small town atmosphere lends to a very safe environment. However, like anywhere else, please do not leave your valuables unguarded on the beach or any public areas.

There is a bus that goes around most of the island, but we recommend having a car to fully enjoy the sights at the convenience of your own schedule. There are also many tour activities that can help you reach your destination by bus, limo, helicopter or small plane.

Our listing includes the Hawaii state taxes of nearly 15%. Therefore, you will not be charged the tax upon arrival. This is an important consideration when comparing prices on Kauai. Many listings do not include the tax up front, but add it upon your arrival, so be careful to not compare apples to oranges.

On the third floor, our condo requires climbing 34 steps to the entry. There is currently no elevator, although the building plans designate one when the permits are approved. In the meantime, plan on climbing two flights of stairs.

Since the airport is only 6 miles away, you can easily access the property with a taxi. However, we would suggest renting a car to see all the sights of the island, or plan on a tour with one of the experienced tour agencies. The Napali coast does not have road access, so a helicopter ride or boat tour can give you great views. Adventuresome folks hike along the northern Napali coastline on the Kalalau Trail (rated difficult), but it sometimes closes with winter weather.

Interaction with guests

We stay in our Hawaiian home January-March each year, so probably won't be there when you arrive. However, we do have an arrangement with a local property manager who can help you with anything you need while on the island.

No smoking or pets are allowed. Strict quiet hours are from 9 pm to 9 am, but courtesy rules apply at all times, so please respect the neighbors with your noise levels and let the sound of the ocean waves be enjoyed at all times. We can be flexible with check in/out times as long as we have enough time for cleaning between bookings. Our condo's fire code allows no more than 4 people, so for safety purposes we need to restrict celebrations. Please let us know if you would like to have a larger event and we will try to help you accommodate your needs.

This condo appears just as pictured. There are comfortable furnishings, it's stylishly appointed, and is a well-maintained unit. The kitchen is well-stocked with all the necessary tools and spices if you decide to eat on the fabulous lanai one night. Unobstructed views of the sunrises from the lanai were fantastic. The building itself is currently being worked on (repairs to the stairs and flooring outside the unit), but that didn't detract from its functionality. The beach directly out front is eroding and unusable (due to the strong east coast waves), but there are so many other beaches from which you can choose that it doesn't matter. As others have mentioned, the condo is in a perfect central location on the east coast of Kauai, which allows you to take day trips to the very ends of both the north and south-west points of the island. Although Cami isn't on island and has a property manager, Cami was very involved and a wonderful host! We loved it there. Mahalo!

Thanks for your feedback, Adriane! When we are not on the island, we don't know exactly what/when maintenance is happening. We were told that the elevator installation was going to begin after Labor Day, but didn't know about the stair and walkway repairs. I'm glad they were able to make those improvements too, and appreciate that they try to get all the work done between 9 and 5 on weekdays, since most guests are exploring the island during those times. We loved staying in Kapaa at your beautiful condo. It made our 25th wedding anniversary extra special and our daughters 21st Birthday perfect. The view of the ocean was amazing. It's so close to most of the best activities on Kauai. Also the best food is right here & Safeway is across the street. We loved all the little extras you put in the condo just to make us feel special and welcome. We also loved being able to wake up to the beautiful ocean view & the sound of the crashing waves with a good cup of Hawaiian coffee. The book you put together was a great amenity for finding new places to hike, snorkel or to just hang out and see great views of Kauai with some great food and drinks. Cami and Bill are fantastic hosts with a charming condo in convenient Kapaa. We loved eating on the lanai which had a perfect view of the ocean. The home was well equipped with cooking and beach amenities and we had everything we needed to be comfortable on our family vacation. The AirBnB photos are very accurate. This was a very nice place. The location was central so it was about the same distance from Hanalei (north) and Waimea (east). This was nice because we spent a good amount of time in each section. The view of the ocean is excellent and the room is very clean and in a nice area

Cami's place is a perfect spot to enjoy Kauai. The location is good for trips to the north or south, and it has great proximity to shops and restaurants within walking distance. We cooked in several days during our stay, and even the kitchen has an ocean view. The view is better than the photos, you really need to sit at the table on the balcony to appreciate it. Cami's local suggestions for food and activities were great, it was really helpful to have an insider's perspective. We wouldn't change a thing!
