Delve into the soul of the caldera by staying in this beautiful and spacious villa, nestled in Armeni Bay, the hidden gem of Oia! Perfect for those with an adventurous mind and energy!

The space

This tastefully renovated villa is located in a truly unique spot of the caldera, at the foot of the cliff where stands Oia. It is located in the small, and picturesque Armeni bay, which only numbers a few houses. The villa is located only few steps away from the sparkling blue waters. Armeni Bay, and subsequently the Villa are distinguished for their, privacy, and tranquillity, as this beautiful, fisherman's small port is not accessible by car. Armeni is accessible by the path and steps, linking this small port with the centre of the village of Oia. It is a 15 to 20 minutes hike.
The villa consists of four levels. The first level features a spacious and cosy living room and dining room, overlooking the veranda and the dazzling caldera. Furthermore, a large, modern and fully equipped kitchen is situated on the ground floor (ceramic cooking plates, oven and large refrigerator).
The second level consists of two bathrooms and one bedroom with a king size bed facing the back yard, where there is a third bathroom, and a laundry room. On the third level, there are two bedrooms featuring king size beds and facing the upper terrace of the house, which shares magnificent views over the caldera. The fourth level of the house, is an open loft with a king size bed.
The private terrace right at the seafront is perfect for lying back with a good book; sunbathing and enjoying home cooked meals. The beach in front the house is a volcanic pebble beach perfect for swimming and kayak excursions to the nearby small bays.
In addition, you could always, walk up to the village of Oia, and enjoy the local sites there, or rent a car and explore the rest of Santorini.
This Villa and its location, are both very special, and are ideal for sea lovers and people who are looking to escape the pressures of fast paced living.

Thanks Christina, it's a perfect house. The place is amazing and very quiet and relaxing. With a direct access to the sea. Christina have à service for transport your luggages and cleaning service for the house. It's a perfect airbnb expérience !

This review is for "Armeni Seaside Villa - Caldera View" by Nicoletta, Christina & Alexandra. If you are contemplating to stay - please read this (from a very experienced traveler - 28 year traveler at 300,000 miles per year, 42 countries visited thus far and many family trips). 1. Cleanliness: from the first communication to the owner, we have communicated the uncleanliness of the home. We communicated the stains on sheets and comforters and mattress pads. The owner did take some action but not sufficiently and timely (e.g., taking away the mattress pad that was soiled, stained and with black hair on it - where no one in our family has black hair and not replacing the mattress pad until two days later and putting the soiled sheet back on). The owner had the audacity to say I was looking for things wrong when we only looked under the sheets when we saw that the fitted top sheet had such a large stain on it. The owner said in email that sheets that come in contact with her customer's skin are not stained or soiled. That was not our experience and we told her. The outside porch had many days of dust and dirt on it and we needed to clean the first day. The owner said the porch was cleaned before we moved in - this was not true and not our experience. Furthermore, the whole home is dirty and continues to be dirty (inside kitchen cabinets, in closets, under seat cushions) even after we have complained to the owner and the housekeeper did a "deep clean" 2. Misreprsetaion of Posting: 2a. Dishwasher listed in posting and was told by housekeeper it worked. Dishwasher doesn't work (email exchange with owner showed she said the dishwasher was not listed in posting on Airbnb, but it was and my email reply to her showed her it was listed and she finally said it was broken and they didn't remove from listing but they removed from their 'checklist'). There had been no attempt by owner to repair the dishwasher. 2b. Washing machine leaks excessively from front of washer due to seal damage. Unable to wash clothes due to water leaking from said seal. The owner told us at check-in a dog damaged the "rubber band" during checkin - but the owner said the washer still worked and to have housekeeper show us. The housekeeper (who speaks no English) showed us the washer does indeed turn-on but still leaks excessively from the front seal (front-loading machine) and we are unable to wash clothes still, due to front-seal leaking excessively (most of the water leaks out during cycles which results in minimum water in the washer to actually wash the clothes). There has been no attempt by the owner to fix the washer. 2c. Privacy & Tranquility - the listing documents "the Villa are distinguished for their privacy and (URL HIDDEN) accessible by path and steps". This is not true. Armeni Bay (where the home...

We would be able to respond to every point of this very long review, but we honestly do not think it would make a difference, since John is completely out of line and the review is inaccurate. The situation was clear, John chose a house that was not a good fit for him and his family, and wanted to put the blame on us and our work in order to get a refund from Airbnb. Our house has has very reflective reviews from our previous guests, we are super hosts, we highly value our guests' feedback but when they are accurate, on point and communicated correctly. Being Airbnb hosts is an amazing and valuable experience for us, our guests are our number one priority, but that was the first time we felt being treated so disrespectfully and in an arrogant and pompous manner.

Nicoletta's house was absolutely perfect for our stay in Santorini! Her daughters helped organize transportation to and from the house, as well as activities for us around the island. The stairs are no joke, but it was definitely part of the experience and we would recommend donkey rides too! The house was kept very clean during our time there and we had everything we needed. It was also great having some time away from the crowds. I would recommend this home in a heartbeat and we can't wait to visit again.

We loved every minute of our 5-day stay. Christina went out of her way to make various reservations for us and answered our many questions. The cleanings service was an added, unexpected treat for us. The chilled bottle of wine greeted us on our arrival and the view from our porch spectacular. We swam and snorkeled right in front of the house. The stairs up to Oia can be daunting, but they lead you away from the chaos of Oia tourists, a very good thing minute of our 5-day stay. Christina went out of her way to make various reservations for us and answered our many questions. The cleaning service was an added, unexpected treat for us. The chilled bottle of wine greeted us on our arrival and the view from our porch was spectacular. We swam and snorkeled right in front of the house! What to say about our stay Armeni bay. Perfection would be the best descriptor! We are an Australian family of 6, kids aged 14, 12, 10 and 8. We had a fantastic week and loved staying in this place. The house is very comfortable, set up for everything. We especially loved using the kayaks each day and also swimming from the wharf and watching all the boats come and go. The walk up to oia is steep, but we could all comfortably manage this well in around ten to fifteen minutes each way, and generally did the walk once each day for supplies. The climb added to the adventure, and was also lovely to be able to leave the crowds of Oia behind and head back to waterside with our supplies in hand! If you are a family looking for a lovely waterside holiday in santorini, and you don't mind a bit of adventure then this is the perfect place for you. Nicoletta, Christina and Alexandra also delightful and helpful hosts. We will definitely be back!

The place is in a secluded area on the sea front, it is like having your own private beach, and holds 8 people comfortably. We thoroughly enjoyed our stay. The only downside is the wifi is very unstable, we had to cancel many skpe meetings because of it.

We absolutely loved this home. It was such a cool experience staying right on the water, we kayaked many times and thought this was a great way to see different parts of the island. It was also great being close to Oia while having the option to escape the crowds. We loved the privacy and tranquility of their spacious home. The steps are a challenge but were a great form of exercise! It was really nice being able to cook breakfast and eat on the two terraces as the day started. The upper terrace provided great views and was a very relaxing spot to read and drink coffee. Alexandra and Christina were extremely helpful and communicative throughout our stay. They helped us make reservations and book excursions with such a personal touch. Thanks for making our time in Santorini so special!

I am from Athens, however I have very close ties with two beautiful Greek islands Santorini and Patmos.

As my father’s family is from Santorini I spent all my summers there. Since I am a licensed tour guide, in 2004 I decided to move to Santorini in order to work there. This was a great chance to start renovating my family’s properties in order to be able to share them with people from all over the world.

In addition, many years ago, my mother visited the island of Patmos, fell in love with it and decided to buy two beautiful pieces of land, including very old farmhouses in ruinous condition, that she slowly renovated. In this way, our family and numerous friends enjoyed many unforgettable Patmos Easters and summers. Nowadays, I am responsible for the good condition of the houses that I rent out and share the beauty and special ambiance of this island with our guests.

I am very lucky since my twin daughters, Alexandra and Christina, having completed their studies abroad in hospitality management and tourism, returned to their roots in order to continue and develop what I started. Genuine hospitality, love and respect for the island, as well as the embracement of the local culture define our core values. Nowadays we all share our time between Santorini, Patmos and Athens, and have the honor and pleasure to share our family’s story and our love for these islands, with visitors from all over the world.
