The lovely house provides you with the perfectly located base to explore one of the greatest neighborhood in London. The neighbours are the Museum quarter, designer shops, Michelin Star restaurants, Hyde Park and the Albert Hall. Welcome to it all!

The space

This is family home is a full size house, which gives the feeling of belonging as you're buzzed in through the front gate and enter the pretty front door. The whole place has been fully refurbished and has a mix of modern and classic throughout.

It's a perfect space and location for a family holiday.

There are 3 double bedrooms and 2.5 bathrooms. Two of the bedrooms are full sized double with plenty of storage space. The second bedroom has the advantage of a terrace, which is the perfect breakfast spot on a summers morning. The third bedroom has a comfy sofa bed which also has plenty of storage space.

The two bathrooms have the latest in rainfall shower heads and up-to-date fixtures and fittings throughout.

The lounge is large and bright with light wooden flooring throughout. It has a comfy sofa which doubles as a bed. For convenience there's a toilet in the utility room which leads directly from the lounge. It has a Bang & Olufsen TV with automatic

The heart of the house is the open plan kitchen and large dining table. A place where you can easily entertain 8 people. The kitchen is fully equipped with all the utensils you could need to cook up a storm.

A nice touch for this house is that the wifi works in every room of the house, even upstairs.

No Partying and no excessive after 12am and before 8am. Failure to comply with this rule (including receiving any complaint from our neighbours) will risk full damage deposit retained in compensation and possible eviction in extreme cases.

I have an honesty policy when it comes to damages. I accept up to £50 in damages as long as they are reported at the time.
However, if you fail to inform me of a breakage the £50 excess will be waived. Plus you will be liable for any emergency repairs required or refunds payable to the next guests.

Please dispose of rubbish in the bins out front. Look carefully at the markings. One is recycling and the rest is for general rubbish.

Please don't leave soiled cookery (cups, plates, etc.) in the sink, use the dishwasher or hand-wash them.

No smoking and no pets in the house. Smoking is allowed on the terrace, but please dispose of cigarette butts tidily.

Please leave the power adaptor/UK usb plug on the kitchen top before check out

There are two sets of keys for you. Please leave them on the dining table on your departure

Check in from 3pm – check out by 11am.

Check-ins from 7pm to 11pm will incur an extra £25 fee.
Check in from 11pm onwards will incur an extra £40.

If you would like to reschedule your arrival time, this needs to be agreed no later than the day before your due check in date.

Please leave the flat as clean and tidy as you found it. The price paid for the check-out cleaning is intended for standard cleaning.


You are solely responsible for your valuables. Please don’t leave any valuable unattended at the property but keep them with you at all times.

By booking this property you gain a temporary licence to stay at the property for the period from the booking start date to the end date. This is not a tenancy agreement.

I think this place is the best place if you are visit in London with 2-3 people cause it is spacious. Also, It is about 3-5 minutes to subway station on foot, and there are many retail stores and great restaurants nearby, too.

This house is in a superb location right in the heart of South Kensington, and Michael personally welcomed our family there and provided us with some basic amenities (milk, etc.). However, the location itself does not justify the considerable expense, and the house has some serious weaknesses. The first issue is the tube, which runs directly behind the house and runs every 5-10 minutes until 11 or 12 every night. We have young children who were disturbed by the train noise - as a result we would say that this is not the ideal spot for families. Related to this is that they are doing a large construction project on the house right next door, and they are working (loudly) on the shared walls starting at 8 in the morning every morning. Also, while the neighborhood itself is extraordinary and well located Pelham Street itself has a transient feeling - it seemed odd and vaguely threatening to us that the downstairs owner would pull a metal grate down every night to secure his entrance (we had no such grate). The house was clearly designed for AirBNB guests and showed signs of sloppy construction - for example, the dishwasher opens up right in front of the sink and blocks it, which is kind of ridiculous. So, if you are a group of young people and location is your main concern, this house might be worth the money, but for a family with young kids where there are other issues besides location we would steer clear.

Location, location, location; that about sums up the best of this property. Near South Kensington station, Museums and Hyde Park made accessing London and many of the notable sites easy and relatively quick. There are many restaurants in the area of all stripes and price level. Access to groceries was good, with a number of small outlets that were within easy walking distance (carrying distance). The flat has recently been upgraded; new kitchen, baths, floors and finishes. It is as pleasing as the photo's suggest. Why you may ask if all the above apply, the low rating. Well the furnishings are not comfortable. The living room; seating was a futon like couch that our two grandkids would not sit on for very long and two Ikea bent wood chairs, this for up to six people. The tele was a dinosaur from the tube age that did not marry up very well with modern day technology (read HD); three controllers, we had to buy batteries for one. Dining room, nice table and chairs plenty of room for six. Unfortunately if you count more than four and wish to eat together, bring your own place settings. There is mishmash of plates, bowls and glasses gotten up from a jumble sale. Now if you are just having wine, for some reason, enough wine glasses for a wedding reception. The bedrooms; futons in two and a spring mattress in the ensuite. Uncomfortable would be an understatement. Our four days on these mattresses will be felt for a fortnight. General area feedback; the street, Pelham, is busy and noisy. The tube trains run at the back of the property are not as noticeable. There is construction in the area, a nearby flat is being renovated. From quite early in the morning until after five in the evening the construction noise and vibrations were very intrusive and disquieting. It would behoove any future rentor to ascertain the progress of the construction. I believe a property of this cost should be fully furnished, with comfortable seating, kitchen stocked for the number of guests allowed and last but not least, beds that help make your weary traveling body whole again. We have stayed in many B&B's and quite a few (SENSITIVE CONTENTS HIDDEN)/AirBnB and the majority of them measure up, this one does not.

Great apartment in a great central location. Close to many attractions. Less than 5 minute walk to subway (line that goes directly to airport). Highly recommend. Place was clean and stocked with everything we needed. Great host

Absolutely love this place. The house is located right next to the station which makes it perfect flying in from Heathrow. Plus a 7 minute walk to Harrods is superb. House is newly decorated with everything we need to fit the 10 of us. Mike is really attentive and offer help at all time. The little pad he have got you contains all the info you need to get to know the area well.
