Guest access

- Guests have access to the entire villa including the garden and beach

- The villa manager will interact with the guests. She is able to assist you with any queries and will be accessible during your entire stay.

1. ARRIVAL & DEPARTURE TIMES
Unless agreed otherwise by the Lessor, check-in time is 13:00 and check-out time is 12:00pm. Early arrival or late departure will depend upon availability of the villa.After 18:00, the full daily rate is applicable.

2. REGISTERED GUESTS
Only the number of persons stipulated in the Rental Agreement may reside at the property as guests. Registered guests cannot exceed the number of guests provided at the time of booking by the lessee.

3. WEDDING & EVENTS
There are no weddings or events allowed at the Villa. If you take it upon yourself to host additional visitors, you will be held responsible for any additional costs associated with cleaning, if necessary.

4. PETS
Pets are not permitted in the villa or on the villa property.

5. MINIMUM STAY
For high season bookings (Christmas and New Year), there is a minimum stay of 7 days;

For Easter and Chinese New Year, there is a 3 day minimum booking;
For the rest of the year there is a 3 day minimum.

6. LESSEE’S INSURANCE
Each guest must have comprehensive travel insurance that may provide coverage including but not limited to, cancellation, flight delays, loss and damage to baggage and other property and health insurance that may provide coverage, including but not limited to evacuation and repatriation coverage. Liability insurance is also required.

7. FORCE MAJEURE
Lessor shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of Lessor's control such as civil disturbances, fires, floods, severe weather or Acts of God.

8. COMPLAINTS
The Lessor cannot be held liable for interruptions to the supply of water, electricity, internet connection, or jacuzzi/swimming pool filtration systems, though the Lessor will arrange to the best endeavors to arrange for any such problems to be solved quickly.If there are any problems during the rental period that could not be solved by dealing directly with the local villa staff, contact the Villa Manager, immediately and they will rectify the situation to the best of their professional ability. It is understood that infrastructure, local standards and conditions are often of a less developed nature in a remote resort location than in more urban environments. The Lessor or its representative will do as much as can be reasonably expected to avoid and rectify any complaints should be made in writing to the Lessor within 24 hours of the occurrence.

9. CONDUCT & BEHAVIOUR
The Lessor is responsible for the correct and appropriate behaviour of the guests staying at the villa. Should any member of the party behave in a manner considered inappropriate, either the Lessor or the Lessor’s local representative may at their absolute discretion ask the offending guest or guests to vacate the villa forthwith and no refund can be claimed from the Lessor in such case.The owner or his or her representative reserves the right to enter the villa at any time.

10. SOCIAL CORPORATE RESPONSIBILITY
It is prohibited to act unlawfully in any way whatsoever and to bring in and/or use/consume any illegal substances. Police authorities will be immediately informed of any offenders.In addition, in line with its moral duty and respect for the local employees, as well as for the safety of our valued guests and the protection of the property, guests are not permitted to bring male or female outside guests back to the villa.

11. STAFF AT THE VILLA
The service of staff is included at the villa. Additional services such as those of babysitters and/or drivers can be sourced at the Lessees’ own discretion. Under no circumstances can staff at the villa be asked to look after any minors during their stay. The Lessee shall allow staff, pool maintenance and gardeners reasonable access to the Villa on the grounds for the purpose of maintaining the villa and the grounds, pool and property to the best of their professional ability.

Should there be a request for change of staff, there will be an extra charge of US$ 75 for each staff per night.

12. FOOD & BEVERAGE
All food and beverage items purchased on behalf of guests will be charged to guests at the cost plus 20%. The 20% surcharge covers cooking utilities, transportation, time to purchase the groceries and all costs incurred from cooking and kitchen-related expenses.

13. LINEN & TOWELS
Linen and towels are provided at the Villa and due to our eco-friendly Save the Planet policy, linens are changed every three (3) days, or as deemed necessary. Towels will be replaced when they are placed in the towel basket. If more frequent changes are required, there may be extra charges.

14. UTILITIES
Standard utility costs are included in the rent. Windows must be closed while air-conditioning is in use as the Villa abides with an eco-friendly policy. Therefore, we request that all air-conditioning must be switched off when you need to go out or stay long outside of the villa; villa staff must comply with this policy. However, if usage exceeds the included electricity amount of USD 35/per night, the Lessor will incur an additional charge to cover any excess usage.

15. FURNITURE
All interior furnishings and furniture must remain inside the villa, and only exterior furnishings and designated outdoor furniture may be used for external purposes.

16. TRANSFERS
All rates exclude airport pick up and return. Taxis and airport transfers can be arranged through the Villa Manager.

17. LESSOR’S INSURANCE
The Lessee agrees not to do, or permit to be done, anything whereby any insurance of the villa against loss or damage by fire may become void or avoidable or whereby the rate of premium for any such insurance may be increased.

18. DUE CARE AND SUPERVISION/INDEMNITY
The Lessee accepts and acknowledges that he/she is responsible and liable for the safety and well being of all guests and third parties staying at the Villa during the time of the rental. The Lessee and guests are required to take due care when residing at the villa and be especially watchful of children playing in the gardens, near the entrance from the main road, or near or in the pool. Children must be under direct supervision of an adult at all times when staying at the villa. Further, guests are not permitted to enter the villa when wet from swimming, as the floors can be slippery. Damage or injury resulting from the above mentioned shall not be the responsibility of Lessor.Lessee accepts and acknowledges and indemnifies and holds the Lessor harmless from and against, any liability resulting from any claims whatsoever as a consequence of accidents leading to injury or loss of life of any guests or visitors of the Villa for the duration of the rental.

19. NOISE
Noise must be kept at a reasonable level, especially from 11pm to 8am while guests are sleeping.

20. SMOKING
Smoking is not permitted inside the villa. Smoking is only permitted outside on the grounds, where an ashtray can be provided by the Villa Manager.

21. JURISDICTION
Any contract that is made will be with the acceptance by both parties of these terms and conditions, which are governed by Thai law, and both parties will submit to the exclusive jurisdiction of the Thai courts.

The villa is astonishing beautiful. It resides on the east side of the island so there is no strong wind during a rainy typhoon season. The villa is directly facing east with all the room windows facing the ocean. Sunrise is right at our sight from the balcony in the morning. All services are excellent. The staff are nice and helpful with smiles always. The food is very local and well made; we all enjoyed our trips and had a great time. To Valery, thank you very much for sharing your wonderful villa, for sure we will visit again.

We spent a week at Valérie's Villa and everything was perfect. You feel like the beach is just for you!! Poonim, the villa manager, was really responsive and helped us to organize every single moment of our holidays. I recommend this Villa for people who want to have an incredible and delightful moment.

We had a great time in the villa. All of the staffs were excellent. Villa manager, Poonim was helpful, punctual and responsible, giving right instructions to other staffs. I asked her to give a morning call at 6:30. She called me exact 6:30. She sent me a text as well just a minute before as a previous notice if her morning call. Once we put our kids in the kids club in Como hotel and were 10 minutes late for our picking up time because of the traffic. Poonim went to the kids club to pick up the kids and bring them back to the villa safely before our request. Chef's cooking was wonderful. We love his Pad Thai and different selections of Thai soups. He grilled beef steak just as great as 5 star steak house. We didn't need to go to any restaurants. The villa itself was luxe, all brand new, just renovated in this January. Very spacious for 2 families with 4 kids. We used 3 bed rooms without a master bedroom upstairs still under renovation. 2 separate villas between the swimming pool were the bedrooms for us and our friends family. Idealistic location to keep eyes on our active kids playing in the pool. The master bedroom downstairs has a bath tub and steam sauna room next to it. In fact we planned to stay in the Valerie 's villa, not this villa. However her villa got a water problem 2 weeks before our arrival and couldn't be ready for our stay. We were so upset when we heard it. If she just canceled our reservation, we would be in such a trouble to find alternative villa to stay just 2 weeks before our departure. Actually Valerie was so responsible and caring. Instead of canceling which should be much easier for her, Valerie made a lot of effort to arrange another villa and make sure everything alright for us. She even had to pay the balance to the owner of the alternative villa. Thanks to her attentive arrangement, we had a fantastic holiday in Phuket. We do appreciate all the trouble she made for us. We truly assure you that you could perfectly trust Valerie about your booking. Whatever happens, she would take care of you fully. We'd love to stay her own villa next time. A harmony of beauty, serenity and luxury make this sea-front villa exquisite. Infinity pool, jacuzzi, multiple spacious bedrooms each with bathroom facilities and excellent entertaining living areas both inside and outside. We'd recommend bringing a camera for the amazing view! Thank you Valerie for being a wonderful host :)

The villa is a-m-a-z-i-n-g. Everything looks just as nice as in the pictures and altogether we had a perfect time (apart from the weather that is). Poonim and their team were always ready to help and do everything in their power to ensure we had a pleasant stay. Valorie herself is a great person and dealing with her was a smooth experience. I would definitely recommend this villa for anyone planning to stay in Phuket; I myself intend to go back as soon as possible.

We had a wonderful relaxing vacation in this Cape Yamu Villa. The villa is beautiful with a great layout for families with separate living spaces in the four bedrooms (all with sea views). The infinity pool is amazing, overlooking the sea. Access to the beach is a nice extra for morning walks especially at sunrise. The staff is lovely and accommodating of every need. Delicious and fresh menus each day and all requests welcome - even afternoon variety of fruit smoothies by the pool (Thank you Ning and team!!). Cape Yamu is well situated on the East side of Phuket making it an easy trip to Patong beach, Phuket Town and Ao Por Pier (where the 2 Sea Tour departs for the best Sea Kayaking in Phang Nga Bay and surrounding islands). Be sure to take advantage of the day trip to the Como Beach Club on a nearby island arranged and departing from Point Yamu hotel (5 min walk). As a resident on Cape Yamu we had our own cabana for the day, salt water pool, great bar and food, plus water sports. Well worth the cost. Poonim the house manager happily makes all of the arrangements. We also rented a car which we thought was a mistake at first. But, the staff included a driver any day we needed it for a reasonable fee (thanks Banana). We went to the beach, 3 night markets, the waterfalls, the floating market, old Phuket town). Great experience.
