As your wine vacation destination, we offer a spacious, historic, & Sonoma-style home that can accommodate up to 6 adults comfortably. With unmatched charm, personality and modern renovated uniqueness, our home will embrace you with comfort and convenience during your stay. All rooms are clean, bright & colorful--each boasting its own Sonoma contemporary style.
You will have the whole house! We have a convenient wireless entry system for front door entry -- we provide your code prior to your stay, which is activated at check in time.
Interaction with guests
We are owner-operated, and love to respond to our guests personally. We allow our guests to arrive at their leisure, with access to keyless code to enter the house. We provide local, Sonoma Valley wine as well as complimentary wine tasting passes for up to 6 guests. We eagerly await your arrival to truly ensure your visit captures the warmth and inviting hospitality of the Sonoma Valley! We are exceptionally responsive to all guest inquiries and needs.
Other things to note
*We charge an additional 12% in transient occupancy tax, as required by the City of Sonoma. We are a permitted vacation rental. (This charge is generated as a separate request, as it is NOT INCLUDED in the fee that Airbnb quotes to our guests. We do ask that this fee be paid upon booking with us.)*
We absolutely cannot allow more than SIX guests at our property. Please note that your security deposit of $500 will be charged if those registered differ from those who stay at the property.

*We require that our guests read, agree to and sign our rental agreement (page 4) when they book with us. (If page 4 is not completed and sent, we cannot allow guest access to the house and your reservation will be cancelled, with no refund provided).
*Our minimum stay can vary, from 2-5 days, depending on the time of year and seasonal demands.
I/We, the undersigned, hereinafter referred to as “Tenant” are renting XXXXXX (Sonoma Vintage Cottage), Sonoma CA, for vacation or recreation purposes, and I/We agree to the following:
I. Reservations & Payment
Tenant agrees that they are included in the party renting the property. Tenant is responsible for full payment for the entire rental period.
Tenant agrees to carefully check the rental, and per AirBnB guidelines, contact us within 24 hours if anything appears unsatisfactory.
Tenant abides and follows the terms of this Rental Agreement. In addition to submitting payment for rental fees, Tenant agrees to pay 12% City of Sonoma Transient Occupancy Tax (TOT) through a separate request sent through Airbnb's Resolution Center within 48 hours. Tenant also agrees to provide us their email address upon booking so we can send a copy of our full Rental Agreement. Tenant agrees to read said agreement, complete page 4, and return to us via email within 48 hours after receipt of the agreement.
II. Cancellation Policy
Our cancellation policy is Strict: 50% refund up until 1 week prior to arrival, except fees:
• Cleaning fees are always refunded if the guest did not check in.
• The AirBnB service fee is non-refundable.
• Accommodation fees (the total nightly rate you're charged) are refundable in certain circumstances as outlined below.
• If there is a complaint from either party, notice must be given to AirBnB within 24 hours of check-in.
• AirBnB will mediate when necessary, and has the final say in all disputes.
• A reservation is officially canceled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
• Cancellation policies may be superseded by the Guest Refund Policy, extenuating circumstances, or cancellations by AirBnB for any other reason permitted under the Terms of Service. (Please review these exceptions on the AirBnB website.)
• Applicable taxes will be retained and remitted.
III. Arrival & Departure Times
Check-in starts at 3 pm on the arrival date and departure must occur by 11AM on the departure date. Early check-in and late check-out times are possible by prior arrangement, but can only be confirmed two days before the arrival date, since they depend on the schedules of other guests, and our cleaning crew. We cannot accommodate last-minute early check in requests, and will charge your deposit if you are late in checking out for the cost in leaving our cleaning crews waiting for you to depart.
IV. Owner’s Agreements
We shall bear the cost of all reasonable utilities, reasonable trash removal, the use of all personal property made available to renters, including kitchen equipment, dishes, linens, outdoor furniture, hot tub and outdoor grill. We will take normal measures to ensure that our house and outdoor equipment is in reasonable working order. Cleaning service will be provided after your departure. Laundry service is provided to guests staying 5 days or longer. We will make every effort to return items left but will not be held liable or responsible for personal items left behind, lost or stolen. You shall be responsible for any costs involved in returning items back to you.
V. Renter’s Agreements
a. You agree that you shall leave the premises in the same order as you found them, and to follow the house instructions provided to you and your guests prior to check-in. You shall not exceed the number of guests identified in this Agreement. If more than the agreed number of persons are found to occupy our property then you will be asked to leave the premises immediately, and your AirBnB account will be charged $500.00.
a. If abnormal utility costs are incurred, or if excessive cleanup or garbage removal is required, additional charges for such utilities, garbage removal and cleaning service will be charged via the AirBnB system.
b. You shall be fully responsible for any damage to the premises, plus reasonable costs of collection, including reasonable attorney’s fees, if necessary. Damage caused by your guests or invitees (including but not limited to excessive cleaning or arrange to property, fixtures, appliances, linens, or furnishings) shall be your financial responsibility.
c. Any theft of our household items caused by you, your guests or invites shall be your financial responsibility.
d. You agree that children under the age of eighteen are not permitted to stay as guests unattended at the house, that there are no pets allowed, and that there can be no smoking in the house, or on the property grounds. Any smoking inside the house on our property will result in a $500 charge.
e. You agree that we, or our designees may enter and inspect and/or perform repairs to the premises for any reason at any reasonable time during your stay.
f. Without our prior written permission, you shall not host special events, parties or gatherings at Sonoma Vintage Cottage involving more than your immediate party (as listed in your reservation), and shall not conduct any events or activities that might interfere with the peace and enjoyment of the property’s neighbors, including any significant noise after 9 pm at night. If you are found to be entertaining more guests than approved by us in your reservation without our prior permission, or are creating significant noise after 9 pm, you will be asked to vacate the property immediately, and will be charged $500.00.
h. You agree to follow the House Instructions provided to you prior to your
arrival. Upon departure, you agree to: place dishes in the dishwasher, put trash in the trash cans provided, place any wet towels in the bathtub or shower stall, turn off all heat/air conditioning and lock all windows/doors. You agree to not move any furniture or household items.
i. You acknowledge that children are the direct responsibility of you as well as their parents or caretakers. Children are NEVER TO BE LEFT UNATTENDED at Sonoma Vintage Cottage, whether in the house or outdoors, or other grounds.
j. YOU ACKNOWLEDGE THAT THERE IS LANDSCAPING AND OTHER AMENITIES AND OUTDOOR ELEMENTS THAT COULD BE DANGEROUS TO CHILDREN AND OTHERS. You acknowledge and accept that there will be no supervision on the premises during your stay and that we will not be responsible for supervising the use of any of the facilities by either adults or children. You and all of your guests and invitees undertake all use of the property at your own risk.
k. YOU AGREE TO INDEMNIFY AND HOLD HARMLESS THE OWNERS OF SONOMA VINTAGE COTTAGE FROM AND AGAINST ANY AND ALL LOSS, CLAIM, LIABILITY OR DAMAGE ARISING FROM ANY NUISANCE OR HARM MADE OR SUFFERED ON THE PROPERTY BY YOU OR YOUR GUESTS OR INVITEES, INCLUDING WITHOUT LIMITATION, INJURY OR DEATH, OR FROM ANY CARELESSNESS, NEGLECT OR IMPROPER CONDUCT OF ANY PERSONS.
