The attractions, cafes and pubs in Hastings will entertain all ages. This beautiful historic town dates back to at least the 8th century, but flint arrowheads & Bronze Age artefacts have also been found from prehistoric settlements. Hastings is one of Britain's oldest fishing ports. Boats have worked from the beach in front of the ancient town for over a thousand years. You can buy freshly caught fish direct from the fishermen's shop. The Old Town is where all the fun happens, located around the fishing port with lots of amusements, tourist attractions, history to explore and the quirky boutique and antique shops in George Street. Otherwise head over to the large Priory Meadow Shopping Centre. Very unique to the area, you can go search the local shoreline cliffs for dinosaur bones and fossils, especially good at Covehurst Bay. A visit to the ancient village of Rye and Camber Sands in a must.
  • Just had a lovely stay in the Badgers Den. Would definitely return & recommend to others. The hosts had excellent communication, were friendly & thoughtful but not intrusive. Lots of lovely touches, such as putting the temp of the pool up as we had a baby, fruit & flowers on arrival, etc. The house was lovely, not large but plenty big enough for 4. The whole house inc. kitchen was well equipped. The single beds were upstairs & double downstairs, fine for 2 couples or slightly older children, we were also fine as husband went upstairs with 4yo & I stayed downstairs with baby. Both bedrooms easily big enough for the travel cot. Have to also mention the water pressure was fab, so I had a lovely hot power shower which was great. The pool was great, it was the reason we booked this house and we weren’t disappointed. Good size, temp & depth so we used it every day. Also a nice touch that there were inflatables & toys. Sadly we didn’t get to use the hot tub, it was a little distance from our holiday home so we didn’t feel comfortable leaving the kids for that distance. Would have been ideal if we didn’t have the kids with us though. Location was great, lots to do around Hastings so could easily stayed for longer than the weekend that we had.   • Erick was amazing. We stayed as part of a 30th birthday celebration and we could not have asked for more. We sent over some room decorations and they were kindly put up for us. Which was amazing for our birthday girl who was happily surprised. Everypart of our experience exceeded our expectations. The facilities were incredible as well as the rooms, bathroom, kitchen. Every corner had a personal touch we wouldn'thave even thought we needed. One of the best places I've ever stayed. And our host Erick was charming, kind and helpful in every way. Safe to say we will be coming back in the future!

    This elegant self-contained Edwardian wing of the main house is particularly suitable for families. It features a large fireplace with wood-burning stove, large comfortable sofas and a private garden. The accommodation includes a double bedroom featuring 2 beds together which can be pulled apart, a double let-down bed in a corner of the large living room and 2 single divans to one side of the dining area. Perfectly situated for events at Charleston, Glyndebourne, Firle, Lewes & Eastbourne, as well as the Seven Sisters, the Downs & the sea. All linen, towels and cleaning are included.
    Pekes Wing is part of our 'Distinctly Different' Pekes private estate, centred on its ancient Tudor Manor House, and including other picturesque buildings like the old double-Oast House. Guests in the Wing can enjoy facilities such as the heated indoor Swimming Pool and Tennis Court, and stroll around and enjoy the extensive gardens and parkland. The Pekes estate, well away from any road, is set deeply into the very quiet and peaceful Sussex Weald farm lands (organic - no sprays), and has beautiful views across ancient unspoiled countryside. Beyond that there is the stunning coastline, the seaside towns, historic places like Battle and great houses and gardens. For children there are two nearby exciting adventure venues, as well as farms to visit, etc. East Sussex has great charm, and Pekes is very much part of that. The Wing adjoins but is separate from the Manor house; if both houses are taken the connecting door can be opened. It is very peaceful and snug, and has a charming 'column garden' to sit out in.
    The immediate neighborhood of Pekes is the Sussex Weald with its numerous footpaths and lanes running through ancient farmland and many little woods. Just a few miles away is the South Downs National Park, incorporating the stunning Seven Sisters chalk cliffs, wonderful sheep-grazed downland, lovely natural beaches, charming villages and some lovely houses - all of which has inspired artists and writers for nearly 200 years. The seaside towns of Eastbourne and Brighton are not far off, and it's a short drive to historic Battle, and the fateful events of 1066.

  • Having just returned from a weekend with a couple of girls friends in The Wing we are in awe of what a fabulous place Pekes is. The perfect place to unwind and get away from it all, leaving the stresses of family life and work behind. We loved the fabulous architecture, period furniture and artefacts that filled our home-from-home. As we sat in the hot-tub and then swam in the pool surrounded by lush foliage and mosaics we had to keep pinching ourselves to check it was real. Next time we'll be sure to make use of the sauna too. The Wing contained everything we needed for the weekend - milk was in the fridge on arrival and there were enough logs in basket to enable us to have a roaring fire on the first night. Kildare checked in on us the next morning to see if everything was alright and brought us more logs for a reasonable cost. Pekes really is a hidden gem of a place. We promise to return as soon as the opportunity arises.

  • Our family really enjoyed the week we spent in the Wing at Pekes. It was very spacious for the five of us. It was a bit cold, but we turned the heating up and the beds and duves were very warm and comfy so we weren’t cold at night at all. The kids loved the heated pool. The location was perfect for us, quick drive away from the seaside. Also we went for walks in the local area and had very nice Sunday lunch in the local pub, The Gun . We had a great holiday all together.

  • The Pekes is a gem of a place in the Sussex countryside, and the grounds are absolutely beautiful, especially the swimming pool nestled inside a magical greenhouse. We had some confusion with guests staying in the main house next door to the Wing, which wasn't great, but Kildare and his team were very responsive, and his staff even gave us a lift to the station the following morning rather than letting us book a taxi. The team was keen to know that we were comfortable and happy, and that makes us want to return.

    The area is officially the sunniest part of the UK, and one that is historically very British.You can walk between us (Covehurst Bay) and Hastings either along the cliff top or via the beach. It will take about 45 minutes! Navigate the amazing footpaths and trails dotted around the East Sussex countryside. There's nothing better than going on long walks enjoying spectacular views of the coastline, green countryside, wooded glens, castles, caves and wildlife. All this mixed with the fresh air from the sea, will provide many great days out.

Thoroughly enjoyed our stay and Erik was very accommodating giving us great advice for the fire hills walk which was slightly easier for me being pregnant. The use of the hot tub and indoor heated pool was a welcome delight after our days out to Hastings and Bodiam Castle. Would definitely recommend!

  • Chris's place is at a fantastic Kent location with plenty of scenic walks. The flat had everything you could possibly think of. There was milk in the fridge, cakes and other snacks and fresh flowers and fruit were a nice touch. Chris and Erik were great hosts, gave us lots of advice on local walks and restaurants, nothing was too much trouble. We had a great stay and would recommend.

    Blackthorn is a luxurious retreat for two. Attached to the owner's home, and situated on the edge of Icklesham village, the property lies halfway between the ancient towns of Rye and Hastings. There is a distant view of the sea, and the garden is surrounded by beautiful AONB countryside. The cottage has a private, south facing verandah, and guests are welcome to use the heated, indoor swimming pool and outdoor hot tub throughout their stay but exclusively between the hours of 8.00am and 8.00pm.
    Blackthorn is well-appointed, with all breaks inclusive of linen and towels, electricity and heating, open wifi, free-range eggs from our hens and ducks, a Smart TV with Netflix, logs and kindling for the little wood burner in the winter months, maps and leaflets on the area, and of course exclusive access to the heated indoor pool and outdoor hot tub daily between 8AM – 8PM. There are 2 x award-winning pubs in the village, and a good range of places to eat in both Rye and Hastings, as well as nearby villages. This part of East Sussex is very special with many picturesque towns and villages, historic castles, National Trust and English Heritage properties, several steam railways, impressive country house and gardens, and stunning beaches close by.
    We are situated in a rural, edge of village location in AONB countryside, with a distant view of the sea. 3 x different coastlines are close by (5 miles on average). It is a peaceful and relaxing location with no light pollution, very little road noise, and just the occasional sound of garden or farm machinery. There is no village shop but Winchelsea Farm Foods is a high class deli, butchers and general store selling newspapers, bread and milk etc a short drive away. A Co-op can be found at Winchelsea Beach a couple of miles further on.
  • We found Blackthorn to be the perfect holiday haven for couple-friendly relaxation and sighsteeing along the Sussex coast. indeed i'd return happily to write away, or bring family and friends too. It's a beautifully-kept cottage with scenic balcony, jacuzzi and pool access, set in a tranquil landscaped garden surrounded by nature and the great outdoors. Listening to the timeless birdsong in the morning and taking in the stars from the jacuzzi were magical moments, as was simply relaxing with a roaring fire with good wine and scrabble. Local places well worth exploring are charming Winchelsea, picturesque Rye (Lamb house, the Mermaid Inn for Sunday lunch and Webbes Fish bar for an evening supper) and the more vibrant Hastings. We'd love to come back soon and leave where we left off, with more walks and possibly a local wine tasting/tour (we spotted many tempting local wineries whilst out and about!). It was great even on a windy February weekend due to the lovely wood-burning stove, hot-tub and indoor pool. Rye was beautiful and lots of places to visit and eat and drink!   • This truly was everything I had hoped for. My partner and I came hoping to star gaze one evening and was able to do so from the warmth of the hot tub. It really was everything we had dreamed about. The sights were breathtaking and it was as peaceful as it looks. Peter and his wife were so thoughtful in leaving my partner a birthday card and special drink which we enjoyed during our stay. The complimentary eggs also went down a treat in the morning before we ventured out into Rye. This was definitely one of our favourite trips and will be one we will remember for all the right, magical reasons. Highly recommend.

    NHS workers only. It's free (ignore mention of prices). We want to assist NHS teams to split away from shared accommodation and reduce likelihood of self-isolation. A 15 minute walk to hospital may also resolve transport issues. We can feed you. A cosy space in a great location: you have a fabulous view of Brighton and the ocean. You have a sunny, stylish double room; a separate sitting rm w/sofa bed, en-suite shower/separate toilet.
    The maisonette is perfect for parents with one child (two are possible) but also for couples (either travelling alone or with 1 x extra guest), solo adventurers and business travellers/conference-goers. There is a £15 additional charge for a third adult but kids (12 to 16) are free (no children under 12 I'm afraid). Nicknamed 'the lighthouse', the accommodation is situated on the top floor of our family house separated by its own door. It comprises of a large loft double bedroom (with shower), a landing and a toilet and a small living room with TV and a comfortable pull-out sofa bed for a third person (or child). The double bedroom has a superb view, and the folding window opens out and overlooks a flat roof area. From this hilltop vista, rooftops descend downward to Brighton Palace Pier and the sea. You are asked not to smoke inside, but you can smoke on the flat roof area which has safety rails (its easy but be careful climbing out!) The room has a south-facing sloping roof which affects the bed only, but is something tall people need to take note of. The sitting room (on a lower level), has a large TV and sofa bed and its own picture window offering a lovely view over the rooftops and down to the sea. The accommodation is completed by your own walk-in shower room and separate toilet.
    You’ll love the immediate locality: our house sits at the top of a famous rectangle of terraced streets comprising of pastel coloured 'dolls-house' style buildings that climb the hill from fashionable Kemp Town and nearby Edward Street. The streets on this rectangle frequently appear in TV, movies and commercials! A few doors away from our house you'll note a distinctive old church (now a Greek Orthodox Church) and nestled close to that a lovely early 19th century farmhouse sitting alongside the gleaming glass of the brand new American Express building. A minutes walk up the hill behind us and you'll come to a pub called The Setting Sun which boasts the best beer garden in Brighton (an afternoon suntrap with views which stretch outward to Worthing; on a very clear day, its possible to see the Isle of Wight). For children, a brilliant playground is just 2 minutes away in the form of Tarner Park which also contains a circular flint-building constructed in the mid 19th Century as an observation tower so that a wealthy merchant (Edward Tarner) could see his cargo ships in arrive the English Channel on route to London. From our house, ten minutes walk eastward brings you to the very splendid (and expansive) Queens Park, perfect for kids, for picnics by the lake (its little cafe-hut cooks really good homemade cake and scones). Ten minutes walk southward takes you across Kemp Town's busy St James Street (full of shops, cafes and bars) and onward to the beech and the Palace Pier. Ten minutes walk westward takes you past the Art College, Brighton Pavilion and into the city centre where you can choose to divert to the youthful, arty North Laines or to the traditional 'Brighton Lanes' with its windy ally ways of antique, jewelry and curiosity shops (not forgetting the sweet shops and the notorious 'Choccywoccydoodah').

It was such a wonderful experience to have a warm and rich home-made breakfast every morning, let along his lovely cat, the sea-view platform and the claasic Italian sparkling wine in the fridge.   • An amazing place to stay! The view from the balcony will make you want to live there. A perfect place for 2-3 people. Such accommodating hosts providing cake, wine, breakfast straight to the door (warm croissants and fresh coffee was a perfect hangover cure!) and of course the gorgeous kitty. So close to the town centre where you can access anything and everything you need. Incredibly comfortable beds and a good shower. This very spacious loft conversion reminded me of everything I love about Brighton and I will definitely be staying again.

  • I stayed here for 3 days in January 2020. This is a wonderful little place to visit, located at the end of a one mile track in a very attractive part of East Sussex. The nearest village is Mayfield, which is charming and well equipped with a good butcher, a deli, pubs, cafes and a nice wine merchant. The treehouse itself is a beautifully engineered building, and the interior reflects the very high standards of the owners. On arrival, Lucinda ensured that the wood burning stove was lit and kitchen was well stocked with all of the basics. Inside everything is immaculate, with lots of attention to detail; the bed, the towels, the dinnerware, the bathrobes. This is a very comfortable, well equipped and perfectly clean treehouse! I happened to visit on an extremely wet and stormy few days, and even with the winds raging outside I never felt anything other than warm and secure in this very solid structure. When the rain did let up there are some very nice walks available through the surrounding forests that literally start at the front door. Overall, this is a really remarkable place to stay with friendly and welcoming hosts, and I honestly can’t recommend it enough. I don’t think there is a bad time of year to come here. It’s somewhere to come to enjoy nature and the English countryside, no matter what it happens to be doing. But you can do it whilst staying warm and comfortable!

  • Lucinda’s treehouse is a cosy, romantic and exciting place to stay. We felt instantly at home and slept like logs on the comfy bed. Staying at Hoots really is a unique and genuinely relaxing experience. It is easy be at one with nature and unwind in the beautiful woodland surroundings. The deck with its bbq and countryside views is lovely, as is the fire-pit which we particularly enjoyed at night - making S’mores was great fun and thank you Lucinda for the supplies! There are very many lovely walks through the surrounding woodland and also at Wadhurst Deer Park - wildlife is literally on your doorstep! The village of Mayfield is only a short drive away and has plenty to offer, especially friendly locals, good food and excellent wine.

The brownie Lucinda left us was delicious and the smores also went down a little too well. The place was so cosy and the open fire was superb.     You’ll love my place because of the wonderful views across open countryside, the spiral staircase and the tree growing through the balcony. It's as close as you can get to a treehouse with all the comforts of home. My place is good for couples, solo adventurers, and business travelers.
    Gorgeously romantic detached annex with stunning views across an area of outstanding natural beauty. Generously proportioned studio room with French doors to large private balcony with large tree growing through it. Spiral staircase to downstairs kitchenette and shower room. Access to beautiful shared garden which backs onto open fields. Sleeps 2 very comfortably. Self catering. It's on a tiny little lane with trees meeting over the road in places. There are lots of public footpaths including one that goes through next door's land and down through fields to the woods. Treetops is an ideal retreat or lovenest - it's wonderful space for getting away from it all and right into the countryside; to relax and enjoy the beauty of nature; to heal, create music or art or to study. It's very much a cosy country property rather than a stylish hotel setting but it's nicely and very comfortably furnished in rustic style. Horses clop along the lane outside and birdsong fills the air. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at weekends. There's a deck with a shared hot tub and a patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Treetops has undergone major renovations recently, including a new balcony made of local Sussex oak by local craftsmen in the traditional Sussex style. The bathroom now has a new white suite with much bigger shower and a heated towel rail. Upstairs it has new carpet, curtains, rug, cushions, TV, mattress, pillows, linen, blinds, a power socket with USB points, a little dressing table with a mirror and hairdryer and a more romantic light above the bed. The kitchen has new quarry tiles on the floor, new worktops, sink, an integrated oven and glass hob and the washing machine, which has only been used 3 times in as many years, has been replaced with a dishwasher, which will hopefully get more use and make guests feel properly off-duty and relaxed! Speaking of additions to the garden to help people relax, the new hot tub spa is a wonderful place to wind down and de-stress. It's on a deck in the middle of the garden overlooking the fields and hills beyond for miles and it really is blissful. However, having read the instructions it's not suitable for children under 8 (for safety and hygiene reasons) and two new Shepherd Huts (Meadowsweet and Heartsease) have been built at the bottom of the garden for couples. To avoid disappointing people, especially children, and to ensure the shared facilities are not over-populated, the maximum number of guests allowed in Treetops is now 2 and they need to be adults. If you would like to book for a larger group of adults it is now possible to book Treetops, Heartsease and Meadowsweet at the same time. The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child.     Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, pottery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

    Inside our Little Cabin you will find a beautifully rustic style living area, light, airy and comfortable. The handmade log bed adds a lovely feature to the room. The breakfast bar and fitted kitchen gives all you foodies everything you need to make any stay just perfect. The lovely large walk in shower, WC and sink all add to the comfort of your stay (we provide the towels). In the winter you can snuggle by the log burner, whilst in the summer you can sit outside on the lovely large deck that over looks the lake. The lovely view of the lake through the windows and double doors allows you to see the wildlife that is forever bustling about. There are plenty of local walks directly from the Cabin including the Weald Way and many others if you fancy a drive in the area. There are many local pubs within a short drive that will satisfy any foodie. We can recommend a few on your visit. The seaside is also close by: Brighton is a 25 min drive, Eastbourne is a 30 mins drive and Seaford 25mins, the Seven Sisters Country Park. The historic county town of Lewes with its many shops, cafes, pubs and antiques is only 15mins drive. Alfriston village is like stepping back in time with its chocolate box cottages and shops and Glyndebourne Opera House is only a 16 min drive.   • Place doesnt have sockets so make sure to carry enough powerbanks to charge your phones, there is one powerbank provided by the host but for us as we stayed for two nights, had to use our own too which thankfully lasted until end of trip. Laptops only lasted a day. Place doesnt have a fridge but has a cooler outside. It is very quiet place but we loved it.

There was a real 'wow' factor to the view, and it was just lovely to sit out on the deck and watch the sun set with the firepit on the go.     The space is a very large living room with a chesterfield sofabed. There is a dining table and chairs for 4 people, a well equipped kitchen, 11 foot high ceilings, a Smart TV with cable channels, Netflix and Prime access. The balcony has a sea view and has a small bistro table and chairs for two people to sit outside and take in the sea air. In addition to the living area, there is a double bedroom with a double bed, a desk and also with ample storage in the wardrobe for you to store your items. The bathroom is modern and has both a bath tub and a power shower. The kitchen has everything you need to cook, clean and wash, along with some complimentary tea, coffee and a Nespresso maker with some capsules left for you to use. There is an iron, ironing board, hairdryer, clothes dryer and washing machine should you need to use these facilities.     Garden Cottage annexe forms part of a charming 16th century cottage situated on the edge of the Ashdown Forest in beautiful East Sussex. There are country walks from the door of the annexe, and a bus stop at the end of the drive taking you to Brighton or to Tunbridge Wells. Nearby is a post office and store, pub, farm shop and cafe serving local and organic produce. Uckfield is 1.5 miles away and provides a larger range of shops restaurants and services.
    The annex comprises a comfortable bedroom with double bed, a wardrobe and chest of drawers. We can also provide a single bed if required. There is a cosy sitting room with a TV and a wood burning stove. The beamed ceiling is quite low and any guest over 6 feet tall may have to duck! The kitchenette is in the conservatory and comprises a basin and taps, cupboards, microwave, fridge, kettle and toaster. There is a modern shower room. We provide a welcome pack of breakfast items in the fridge, plus tea, coffee, sugar etc, and some logs for the wood burner. Outside there is a small patio area with a table and chairs. This has views over the fields and fairy lights in the pergola (light switch in the side passage).
    Five Ash Down is a quiet hamlet one mile north of Uckfield. It is close to the Ashdown Forest, Brighton, Severn Sisters Country Park, Drusilla’s zoo, Bluebell Railway Line, South Downs, Lewes, a lama park, the Winnie The Pooh Bridge, mountain biking at Bedgbury pinetum, and numerous National Trust properties.

Alongside cleanliness the place was also perfect for its amenities and breakfast package. Check-in and arrival was easy, and Karen was welcoming & kind as well as quick & efficient with communication. The bed is the most comfortable I have ever slept on, we were truly able to relax here. Karen has left us some breakfast and lots of little thoughtful touches - things for the dog and the breakfast treats and Prosecco were very much appreciated!! There were some lovely walks for the surrounding area that Karen had provided instructions on that we wish we could have done if only the weather had been kinder.     Check in time is 2.30pm and check out 11am...we can usually be flexible with this depending on circumstances. Our space is a modern self contained studio. The bed a is brand new pocket spring divan . There is TV with free view and internet. You have a small fridge and cooking facilities .
    We live easy walking distance from the lovely historic town centre of Lewes with its Norman Castle and lots more...as well as super markets and transport. We are well placed for loads of lovely countryside walks, including the South Downs Way, and river Ouse. There are beaches too! not far away at Seaford and Brighton, Birling gap etc.

The apartment has absolutely everything that you need (and more), the heating is fantastic, everything is new and it's spotlessly clean. There's no single thing I can complain about. The dining area includes a large dining table, small fridge, cabinet with wine, champagne and water glasses, crockery and cutlery, kettle and toaster. Tea, coffee, milk provided. Local pub does takeaway and delivery. There is a film server with over 6000 films to choose from to watch on the cinema screen. Accessed from your private living/dining room, on the ground floor, is a bedroom with stunning en suite bathroom with 2 basins, walk in shower and a sunken 'Japanese style' soaking bath for one person, deep and square (1mx1m). TV and King size bed made with Egyptian cotton linen. A feature of the property is the original Victorian stable doors which can be left open or can be closed to provide black out for the bedroom or for watching a film on the screen. The inner courtyard can be used for access to the property only. The front of the stables has a table tennis table and an outdoor draughts board, both available for your use. This area can also be used to sit and enjoy the sunshine, or the lawn adjacent to the property.
    The Stables is set within a 50 acre estate surrounded by stunning countryside. There are 3 other properties on the estate, along with woodland, fields and lakes. Mayfield (1.5 miles) is a pretty and bustling ancient village with tea rooms, butchers, delicatessen, bakery, grocery shop (open until 10 pm), wine shop, clothes shops, gift shops and a magnificent medieval pub. It was awarded 'Best Village in Britain' by The Times (13/3/17) We are 18 minutes from Tunbridge wells, 30 minutes to Glyndebourne and 20 minutes from Buxted Park.

This suite is absolutely beautiful and enjoyed every minute staying there. The area that the property sits in is remote, quiet and very calming and enjoyable. Theresa even sorted balloons, chocolates and petals making it extra special. Just take note there is no microwave- a fridge, kettle and toaster are all there but not a “kitchen” as such.     The Shepherd's hut sits just on the edge of Firle, one of the South Downs most iconic villages. It is a very private space, in it's own little meadow, two minutes walk to the shop and three minutes to the famous Ram Inn with Lewes and Brighton nearby
    the hut is in it's own paddock overlooking the south downs, close to the pub and the little village shop. From March to the end of September i will only take two night bookings during the week end, in the week one night bookings are fine. Over the Christmas and new year period i will only take two night bookings and over Easter and the for the Love Supreme Festival a three night booking as a couple.

  • The hut is nestled in a lovely spot on the edge of the village, and was perfect for me as someone wanting to get away from it for a few days. As Larkin says, "only the young can be alone freely" and whether you agree with this or not, as someone who is not young, and has a fair number of responsibilities, to have a soulful bolt hole to skedaddle to is a great boon. When I took leave of the place and thanked Peter as I left, he said that the hut was becoming a sanctuary for some. For me, it was more of a haven - for me there is something very boat-like in its compact, unfussy, recycled elegance . I look forward to clambering on board again.

Throughout the summer the city is buzzing and there are many famous events such as the Brighton comedy, fringe, music and food festivals and the Pride event in August. Brighton also has some of the best street art in the country and you'll find a few original Banky's dotted about. We are also just a 55 minutes train ride from London so it perfect if you are planning on visiting London for the day. The city has many exciting attractions such as the Pavilion, Galleries, Museums, Theaters, Comedy Clubs, Nightlife, Restaurants and so much more. If you like shopping Brighton is also famous for the Lanes which has many boutiques style shops, cafes and restaurants where you will see many of the diverse mix of Brighton people hanging out and soaking up the unique atmosphere. Every year the city is growing and becoming more popular with so many things to do. There are also the beautiful Downs and country parks which are within sight of the apartment and are great for a hike or long walks to a pub lunch or cream tea. The local community has a Salisbury's or Aldi supermarket 5 mins walk away, great fish and chip shop at the end of the street and a choice of local shops for take away, breakfast, coffee and a barbers and beauty salon too!

  • Wow, where to start with this place. Hands down my favorite place I have ever stayed in. Ever. Was well worth it as I am visiting from Chicago, Illinois. Would love to live here, haha! Everything has so much thought put into it, so many tiny details that bring this space together and LOVE the theme of the Queen 👑 this space went above and beyond my boyfriend and I’s expectations. We were in Brighton for a one night stay and wanted to just cancel our plans and enjoy all that Number 34 had to offer! Plus we are huge cat lovers, so hanging out on the patio with the cats was a lovely touch. Comfy bed, clean, cozy. Was a quiet space even with guests in other rooms. Plus we had dinner at one of Peter and Seb’s recommendations, Riddle and Finn’s and it was the best meal of our lives! What an experience. We will absolutely be back, with no intentions of going out. 10/10.

    Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.
    The Old Smock Mill is a gorgeous four storey building it has carefully been restored to a very high level. We now have opened the ground floor so if couples wish to come with another couple you have the option. The ground floor area can only be booked with the upper holiday let as they are in close proximity of each other. The ground floor website is Old Smock Mill Garden Hideaway. The Mill has eighteen inch brick walls and a white weather boarded tower which stands out on the landscape. The oak exterior staircase leads up onto the beautiful staging where you enter into the Mill. Massive beams span each floor carrying the original upright shaft giant spur wheel and sack hoist. It is a very unusual romantic and memorable place to stay. Each room has been carefully designed to be in keeping but comfort and modern facilities are well catered for. A welcome basket including the owners chickens organic eggs will be given on arrival. Bedroom: Beautiful French king size bed with crisp white cotton sheets. There is a beautiful old copper basin sink and taps and a unique pulley system for hanging clothes. Large beams hold the iron giant spur wheel a stunning spiral staircase leads to the bathroom. Bathroom: Double ended bath, pedestal basin and toilet. Walk in wet room shower with under floor heating. White fluffy towels and locally made hand wash are supplied as standard. Kitchen: The kitchen is well laid out with washing machine/dryer oven hob fridge/freezer dishwasher toaster kettle and a good range of saucepans frying pans cutlery glass and china. Living Room: Dining area with round table and four chairs. Sitting area comfortable leather sofa and two chairs TV DVD player and WiFi. A gas wood-burning stove is great to sit by in the evenings. Other: The 9' wide staging where a round teak table and four chairs are supplied. A bench on the morning side of the staging and two teak steamer chairs for sunbathing. There is an area under a large old apple tree which can be used in the garden for barbecuing. Cleaning/Towels/Linen: All towels and linen is included. Each week the linen and towels are changed and the mill is cleaned. Amenities/Facilities: Barbecue, Parking, Views onto the owners garden. Dishwasher, Fridge/Freezer, Hob/Stove, Oven, Tumble Dryer, Washing Machine. Central Heating, Internet Access, TV. About the area Accessibility The Windmill is not suitable for wheelchair use. Outside The area around the mill at first floor has a oak staging balcony 2.5 metres wide which encircles the mill. There are quality tables and chairs provided with teak steamers and cushions for relaxing in. A barbecue can be supplied to be used in an area in the garden not on the staging. The owners garden is private. Coast/Beach The local beach is Camber sands with its fantastic sand dunes and wide open sandy beaches. It lies close to the lovely Cinque Port town of Rye. Well worth a day trip! There is also the seaside town of Hastings approximately 30 min. away with its famous fishing huts and Jerwood Gallery. The old town is very charming and full of unusual shops but the beach is mainly pebbles. Golf The local area is rich in golf courses with a varying degree of difficulty. In forest Cranbrook there is a full 18 hole course which is less then five minutes away. In Biddenden there is a par 3 18 hole course called Chart Hills and Dale Hill at Flimwell. How to get there Gatwick is 36 miles away. Heathrow is 54 miles away. Ports of Dover 40 miles and Folkstone 36 miles (for euro tunnel) respectively. A car is essential for getting around as the bus services are intermittent. Taxis can be used but need to be booked. Staplehurst station with a direct line to London in under an hour is 15 mins away. Distances Benenden is around 10 min. walk and is the closest village. Tenterden and Cranbrook are around 10 min. by car, both are interesting places to visit. Cranbrook with it's working Windmill and Tenterden with the steam railway. Bewl water (also is the place of lapland UK) which is great for renting bikes and catching a ferry round the reservoir is about 15mins by car. The famous gardens of Sissinghurst Castle and Great Dixter are 10 min. by car. Further Details Benenden has a village shop and traditional butchers. For bigger shops Tenterden contains a Tesco & Waitrose. In Cranbrook there is a co-op supermarket and Hartley Dyke farm shop which also has a great fish shop at good prices.   • We booked Clare’s place as a very last minute escape following the cancellation of our trip to Berlin because of the ongoing Coronavirus situation. We wanted somewhere rural and private as a kind of ‘escape’ from the current situation... and what an escape it was... The location was amazing.... lovely views of the countryside and wildlife... to wake up to chickens and ducks playing in the pond opposite the mill was very cute......you can stay in the mill and see no one if you like, or drive 5 minutes into a lovely quaint town...perfect. The mill is simply stunning....no other words; beautifully finished and furnished... an absolute testament to Clare who project managed the mill’s restoration.. It was spotlessly & professionally cleaned before our arrival, the bath was amazing and the bed ridiculously comfortable. Clare was very generous & kind. The ‘perfect host’. Communication was excellent and all the extra touches on arrival ( I won’t ruin the surprise) made us feel special & welcome. If you don’t stay here, you really are missing out!!     The Hive is an open plan contemporary building set in the heart of Kent within easy reach of London and The Coast. Pool is heated June to September only.Historic castles and well known gardens of Kent and Sussex are nearby. The house is in a rural setting with great walks and some excellent pubs along the way. Royal Tunbridge Wells is a short drive. Doggy charge £20 per stay.
    The Hive is an open plan space designed with surrounding nature and organic bee keeping in mind. Please note the bedroom is mezzanine reached by spiral staircase. It is very romantic but perhaps not everyones choice of sleeping arrangements. Kitchen is fully equipped with everything and guests are welcome to use the Bar, just replace what you consumed.
    Best of both worlds, country and town, all yours. Plenty of castles to explore too. Hever and Penshurst Place are our favourites. Royal Tunbridge Wells is a short drive away and offers plenty of eating out and shopping options. Some excellent pubs are walking distance away and you can bring your dog too. London is an hour train journey, Brighton and the cost about the same by car.
  • We had a great stay at Stella’s Airbnb the location is beautiful with lots of walks close by. The interior is very stylish and lovely for a few days away. Stella and Kevin were wonderful hosts and even bought a bottle of Prosecco for my girlfriend with a little card left on the doormat the day of her Birthday. So thoughtful of them! There’s a pub (The Hare) which is a 15 min walk away and the foods really good. We’d defiantly recommend it if you want to get away from the hustle and bustle of town life and relax in a beautiful setting.

    In a rural setting, self contained contemporary barn with stunning views. Close to many famous houses and gardens including Sissinghurst Castle, Great Dixter, Chartwell, Batemans and Charleston also the South Downs. The Spa town of Royal Tunbridge Wells, 7 miles to the north and the West end of London an hour away by train. The local village of Wadhurst is 4 mins by car.There are cafes and pubs and a great butcher. Only 35 mins to Hastings,Rye and Eastbourne and close to Camber Sands.
    The barn is an open plan space all on one level, only the shower room is a separate room for privacy. Its furnished with quirky pieces bought on our travels. We provide a welcome basket with eggs, homemade granola, butter, bread ,jam,yoghurt, tea and coffee, milk and sugar. The barn has everything you need for a self catering holiday, a really well equipped cooks kitchen, good knives, food processor, nutri bullet, hand blender, le crueset pans etc. The bed linen is top quality 500 thread count, or sumptuous French linen, cool in summer. The comfy king size bed sleeps 2. Their are two large sofas to relax on and watch TV or read . The large wood burning stove makes this barn a year round cosy space with the benefit of electric heating also.
    Wadhurst is in an area of Outstanding Natural Beauty and voted winner of The Sunday Times Best Village in the South East 2017. Mayfield, has been voted best village in the UK by The Times 2 We have some amazing pubs with great food close by. Great walking through deer parks and the South Downs and cycling in and around Bedgebury and the local villages. Bewl Water has some fabulous walks around it and there is a Bistro only a stones throw from the waters edge. Bedgebury Pinetum is very popular for walking with its restaurant as a pit stop. We are 35 minutes away from the coast, Rye Harbour and Hastings make great days out. There are two Indian restaurants in Wadhurst and plenty of places for coffee. Lovely interiors/gift shop @ONE in Wadhurst selling my handmade lampshades, rugs and many things you have seen in the barn.

  • Had the most glorious few days staying in Alli‘s barn to recharge my batteries. It was so peaceful and beautiful. Such a gorgeous space, with a big log burner and lots of cozy cushions and sheepskins and sofas. Comfy bed, well stocked kitchen (Amazing freshly baked loaf of bread, eggs from Alli’s chickens, and homemade granola were highlights) and just breathtaking views across miles of rolling hills. Couldn’t have asked for a more idyllic stay, so thank you very much to Alli and Andy, I will be back soon for sure!

Instructions on how to get there were clear (it’s very rural!), and place itself was spacious, spotless and bright! Hailey was a lovely host who was happy to let us settle in once we knew the basics, but was on the end of the phone should we have needed her and checked in on us by text throughout our stay - she also provided us with a great tip for going to the Wakehurst Glow Wild event which we loved! The kitchen was very well equipped, which was important to us as we wanted to cook a mini Christmas dinner and we were able to with ease - plus the fresh eggs from the farm she gifted us were incredible and really the cherry on top of this amazing stay!

  • Martyn was a great host to us. His B&B and entire property was very well kept and everything works. We love his dog, peacocks, canaries & diamond dove (not to mention, all the other wild birds that came to his farm), rams, sheep, geese, chickens and the wonderful garden of fruits and vegetables. My daughter was especially impressed by his compost area as she is into recycling and sustainability. Ask for a guided tour so that you can understand more about his farm. In addition, his breakfast hamper with home-made bread and butter, jams and honey were delicious! And the fresh eggs from your chickens......best to eat it soft boiled.

    A stunning guest suite over two floors of a large country house. A large open plan bedroom/lounge with a 50 inch TV/DVD player. Tea and coffee making facilities/toaster/small fridge. Plates/bowls// mugs/cutlery/glasses provided. There is no kitchen access with this listing. Mayfield (1.5.miles) has two pubs (Middle House and Rose and Crown) and also coffee shop called The Pink Cabbage’ serving breakfast. Please note this is a rural property- the nearest public road is half a mile away- the perfect location if you are looking for a relaxing, peaceful get-away. The bathroom/dressing room is magical, creating a luxurious vibe for total relaxation.
    Merrieweathers House is set within a 50 acre estate surrounded by stunning countryside and reached by a half mile drive from the main street. There are three other properties on the estate along with woodland, fields and lakes. The medieval village of Mayfield 1.5 miles away. Mayfield is a pretty and bustling ancient village with tea rooms, butchers, delicatessen, wine shop, clothes shops, gift shops, convenience store (open until 10pm) and a magnificent medieval pub. Crowborough 15 minutes away has a Waitrose and Tesco. We are 18 minutes from Tunbridge wells, 30 minutes to Glyndebourne and 20 minutes from Buxted Park. A day out in London or Brighton is easy. Guests have also visited local wineries (inc. Chapel Down), gardens (inc. Batemans, Sissinghurst and Sarah Raven's garden and courses) and castles (Bodiam, Leeds). I provide an extensive list of local attractions including gardens and national trust properties, farms and zoos, beaches, historic buildings and castles, golf, adventure parks, boating and cycling.

Hastings is one of Britain's oldest fishing ports. Boats have worked from the beach in front of the ancient town for over a thousand years. You can buy freshly caught fish direct from the fishermen's shop. The Old Town is where all the fun happens, located around the fishing port with lots of amusements, tourist attractions, history to explore and the quirky boutique and antique shops in George Street. Otherwise head over to the large Priory Meadow Shopping Centre. Very unique to the area, you can go search the local shoreline cliffs for dinosaur bones and fossils, especially good at Covehurst Bay. A visit to the ancient village of Rye and Camber Sands in a must.

It seemed like Chris and Erick had thought of everything possible to make their guests' stay wonderful. The pool and hot-tub were delightful. We met Erick, who was wonderfully friendly and helpful. I'm not sure you'll want to leave the property if you do book here...but if you do drag yourself away from the spa facilities/beautiful garden/comfy living areas, then there are some lovely coast/woodland walks locally.

  • The Escape is aptly named. This little holiday cottage is a wonderful place to escape to and is ideally placed for exploring the beautiful South Downs and Sussex coast. The place is tastefully decorated, well-equipped and spotlessly clean. Our little dog loved the garden, though the weather didn't allow us to sit outside and enjoy it much. The owners are on hand next door if you need them but are unobstrusive and the attached garden is sufficiently separated from theirs to ensure your privacy. All in all we loved the Escape, one of the best holiday cottages we have visited recently and hope to visit again sometime soon.

    Private cosy traditional log cabin on the lake, surrounded by beautiful countryside. Lovely peaceful get away from it all in an area of natural outstanding beauty, yet just ten minutes drive from Royal Tunbridge Wells, with all the culture, bars, restaurants and shops. The pretty village of Lamberhurst has lots of pubs to offer, with top quality food and local ales. Trains to London are 1 hour from Frant station. Nearby attractions include Scotney Castle, Bewl Water and Bedgebury Pinetum.
    Situated on our working livestock farm, the log cabin has its own entrance on the farm with plenty of parking. There are no shared amenities and you are welcome to come and go as you please. The log cabin is a very quiet peaceful area with just us for nearby neighbours. There is a lovely private screened decking area overlooking the lake for your sole use. The decking is south facing and a real sun trap, sit back, relax and enjoy the views of the lake and watch the hustle and bustle of the wildlife outside. The beautiful woodland surrounding the cabin means that every season is special here and offers an ever changing view, from the vibrant autumnal colours right through to the start of spring, bringing an abundance of bluebells through the woods and summer here definitely has the wow factor. Expect to see lots of wildlife here, including a variety of deer roaming around and we even have a resident kingfisher on the lake. The entrance to the log cabin has a covered canopy so you can still enjoy the outdoors even in poorer weather. There is plenty of seating outside and a BBQ is available to use during the warmer months. There is also plenty of outside lighting, including a motion sensored flood light where you will park. If and when you have had enough of taking in our views outside, enter the warm and cosy interior of our lovely log cabin. The lodge has a fully equipped kitchen, with integrated fridge and small freezer compartment within the fridge. There is an electric hob, microwave, kettle, toaster and Nespresso machine. I will supply tea, coffee etc and milk for your stay. There is a kingsize bed with a firm mattress and a range of drawers and ottoman for storage of your clothes and belongings. A fixed open style hanging rail, complete with hangers is for your use. A large comfortable two seater sofa and two seater dining table and chairs complete the open plan feel to the main part of the lodge. There is a TV with built in DVD player mounted on a full motion TV bracket for your viewing convenience. There is a separate shower room, with large shower tray and heated towel rail. Towels are supplied. There is a separate washroom, comprising a WC and shaver point. The lodge has hot water and heating, including an electric style wood burning stove. Smoking in not permitted in the lodge. The lake is not open to the public and is for our enjoyment and the enjoyment of our guests, fishing for our guests is permitted, please enquire before booking, so I can give you all the information you need about the lake. Very well behaved pets may be considered, please message me with the details.
    Lamberhurst village is a very pretty undulating rural area with a wealth of country pubs, catering for all your needs. There is a convenience shop with post office services and also tea rooms located in the village centre. A mobile fish and chip van visits the village on a Thursday evening. There are plenty of attractions and places to visit in and around the surrounding area including: Scotney Castle, Leeds Castle, The Pantiles, Bewl Water, Bedgebury Pinetum, Lamberhurst Vineyard, Penshurst Place, The Hop Farm, Spa Valley Railway, Assembly Hall Theatre. The nearest costal towns are Rye and Hastings, approx 40 minute drive away. We have all the big name supermarkets, mostly within a ten minute drive.

  • The cabin was really amazing, it is so serene and wonderful. You can step out in the morning to a beautiful view and hear nothing but the sound of nature. I planned to ask my girlfriend to marry me on the balcony overlooking the lake but the cabin provided such a lovely setting I ended up just doing it inside. Fern is a lovely host and sets you up nicely on arrival. We went for a lovely walk around the woods on the Saturday that wasn't too taxing and again provided a lovely peaceful setting. I 100 % recommend this to anyone looking for a nice location to escape to, and whilst we didn't travel the local area, it is very well situated for doing so.
