Sit back, relax and enjoy the ambiance of our beautiful holiday cabin and fishing lake. Set in the heart of the glorious East Sussex country side, situated in semi ancient woodland, yet only a minute or two drive from the pretty village of East Hoathly. Our rustic cabin is fully equipped to make your stay as comfortable and enjoyable as possible. Whether you're escaping for a relaxing stay, a romantic weekend, taking a ramble through the country side and Weald Ways or a spot of fishing.
Inside our Little Cabin you will find a beautifully rustic style living area, light, airy and comfortable. The handmade log bed adds a lovely feature to the room. The breakfast bar and fitted kitchen gives all you foodies everything you need to make any stay just perfect. The lovely large walk in shower, WC and sink all add to the comfort of your stay (we provide the towels). In the winter you can snuggle by the log burner, whilst in the summer you can sit outside on the lovely large deck that over looks the lake. The lovely view of the lake through the windows and double doors allows you to see the wildlife that is forever bustling about. Our lovely Canadian Geese return every year to have their babies are always a pleasure to watch. The bluebells appear in Spring and bursts into life! What ever the time of year the cabins always a pleasure to be in.
If it’s at all possible to get fed up sitting by the waters edge, sipping your favourite drink in the most stunning setting or watching your favourite films by a cosy crackling log burning fire, then there are literally hundreds of other pursuits and activities, after all you’re in the beautiful south. There are plenty of local walks directly from the Cabin including the Weald Way and many others if you fancy a drive in the area. There are many local pubs within a short drive that will satisfy any foodie. We can recommend a few on your visit. The seaside is also close by: Brighton is a 25 min drive, Eastbourne is a 30 mins drive and Seaford 25mins, the Seven Sisters Country Park. The historic county town of Lewes with its many shops, cafes, pubs and antiques is only 15mins drive. Alfriston village is like stepping back in time with its chocolate box cottages and shops and Glyndebourne Opera House is only a 16 min drive.   • An absolute haven, so peaceful and just what we needed. The cabin is spotless and so comfortable...felt at home the minute we walked in. A weekend of pure relaxation, and much needed rest. We wandered up to the village pub for an evening drink, which had a welcoming atmosphere. But other than that we didn’t leave the cabin, we didn’t want to! The bed is one of the comfiest we’ve ever slept in, and the cosy wood burner and sofa etc were perfect. Juliette was a brilliant host, and helped immediately with any queries. Although it is right by the road, once you’re there you totally forget about it. In fact, it’s a bonus as it’s makes it easy to find! Definitely recommend and most definitely we shall return. Bliss!

  • 2nd year in a row here, absolutely love it! Cute little basement flat that makes you feel really safe. Would just mention a few things so people are aware: 1. You can feel the vibrations and hear the road more as you are in a basement flat, you do get used to it though 2. You can hear the person walking above, do not be alarmed 😂 3. If you are 6ft4 or taller you will have to duck in the bathroom as the ceiling is low 😂 Thanks again, we'll be back next year 👏👏👏

    Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.
    The Old Smock Mill is a gorgeous four storey building it has carefully been restored to a very high level. We now have opened the ground floor so if couples wish to come with another couple you have the option. The ground floor area can only be booked with the upper holiday let as they are in close proximity of each other. The ground floor website is Old Smock Mill Garden Hideaway. The Mill has eighteen inch brick walls and a white weather boarded tower which stands out on the landscape. The oak exterior staircase leads up onto the beautiful staging where you enter into the Mill. Massive beams span each floor carrying the original upright shaft giant spur wheel and sack hoist. It is a very unusual romantic and memorable place to stay. Each room has been carefully designed to be in keeping but comfort and modern facilities are well catered for. A welcome basket including the owners chickens organic eggs will be given on arrival. Bedroom: Beautiful French king size bed with crisp white cotton sheets. There is a beautiful old copper basin sink and taps and a unique pulley system for hanging clothes. Large beams hold the iron giant spur wheel a stunning spiral staircase leads to the bathroom. Bathroom: Double ended bath, pedestal basin and toilet. Walk in wet room shower with under floor heating. White fluffy towels and locally made hand wash are supplied as standard. Kitchen: The kitchen is well laid out with washing machine/dryer oven hob fridge/freezer dishwasher toaster kettle and a good range of saucepans frying pans cutlery glass and china. Living Room: Dining area with round table and four chairs. Sitting area comfortable leather sofa and two chairs TV DVD player and WiFi. A gas wood-burning stove is great to sit by in the evenings. Other: The 9' wide staging where a round teak table and four chairs are supplied. A bench on the morning side of the staging and two teak steamer chairs for sunbathing. There is an area under a large old apple tree which can be used in the garden for barbecuing. Cleaning/Towels/Linen: All towels and linen is included. Each week the linen and towels are changed and the mill is cleaned. Amenities/Facilities: Barbecue, Parking, Views onto the owners garden. Dishwasher, Fridge/Freezer, Hob/Stove, Oven, Tumble Dryer, Washing Machine. Central Heating, Internet Access, TV. About the area Accessibility The Windmill is not suitable for wheelchair use. Outside The area around the mill at first floor has a oak staging balcony 2.5 metres wide which encircles the mill. There are quality tables and chairs provided with teak steamers and cushions for relaxing in. A barbecue can be supplied to be used in an area in the garden not on the staging. The owners garden is private. Coast/Beach The local beach is Camber sands with its fantastic sand dunes and wide open sandy beaches. It lies close to the lovely Cinque Port town of Rye. Well worth a day trip! There is also the seaside town of Hastings approximately 30 min. away with its famous fishing huts and Jerwood Gallery. The old town is very charming and full of unusual shops but the beach is mainly pebbles. Golf The local area is rich in golf courses with a varying degree of difficulty. In forest Cranbrook there is a full 18 hole course which is less then five minutes away. In Biddenden there is a par 3 18 hole course called Chart Hills and Dale Hill at Flimwell. How to get there Gatwick is 36 miles away. Heathrow is 54 miles away. Ports of Dover 40 miles and Folkstone 36 miles (for euro tunnel) respectively. A car is essential for getting around as the bus services are intermittent. Taxis can be used but need to be booked. Staplehurst station with a direct line to London in under an hour is 15 mins away. Distances Benenden is around 10 min. walk and is the closest village. Tenterden and Cranbrook are around 10 min. by car, both are interesting places to visit. Cranbrook with it's working Windmill and Tenterden with the steam railway. Bewl water (also is the place of lapland UK) which is great for renting bikes and catching a ferry round the reservoir is about 15mins by car. The famous gardens of Sissinghurst Castle and Great Dixter are 10 min. by car. Further Details Benenden has a village shop and traditional butchers. For bigger shops Tenterden contains a Tesco & Waitrose. In Cranbrook there is a co-op supermarket and Hartley Dyke farm shop which also has a great fish shop at good prices. There are ATM machine and Banks in both Cranbrook & Tenterden. Both Tenterden and Cranbrook have sports halls indoor swimming pools and public tennis courts. Apicius is a Michelin starred restaurant in Cranbrook booking essential. West House at Biddenden is another Michelin starred restaurant. The Bull at Benenden has good pub food and the Woodcock at Iden Green both reasonably priced. Fabios' in Cranbrook is a deli/cafe and has delicous Italian fare and serves the best coffee around.     This historic property is set amidst beautiful countryside with far-reaching views. Sunrises and sunsets are simply stunning, while the night sky is very dramatic, thanks to minimal light pollution. The local beach is the famous Camber Sands.
  • We had a really amazing stay at the windmill. It’s such a unique building and really nicely done inside. We really enjoyed sitting out on the staging to watch the sunrise, despite the single figure temperatures. Claire is an excellent host! She was really helpful - lending us some bits to clean up our walking boots after encountering a huge bog on our afternoon walk. Highly recommend a visit and we’d definitely be keen to stay again.

    The area is officially the sunniest part of the UK, and one that is historically very British.You can walk between us (Covehurst Bay) and Hastings either along the cliff top or via the beach. It will take about 45 minutes! Navigate the amazing footpaths and trails dotted around the East Sussex countryside. There's nothing better than going on long walks enjoying spectacular views of the coastline, green countryside, wooded glens, castles, caves and wildlife. All this mixed with the fresh air from the sea, will provide many great days out.

  • Chris's place is at a fantastic Kent location with plenty of scenic walks. The flat had everything you could possibly think of. There was milk in the fridge, cakes and other snacks and fresh flowers and fruit were a nice touch. Chris and Erik were great hosts, gave us lots of advice on local walks and restaurants, nothing was too much trouble. We had a great stay and would recommend.

  • This is my second stay here and loved it once again! I took my mum and dogs this time and the hosts were so accommodating! They provided us with covers for the sofas and beds so the dogs could stay comfortably! We loved the trips to the pool and hot tub! So relaxing! The local walks were amazing and the dogs were overjoyed with the huge fields and muddy puddles! A handy hose is just outside the flat so great to wash the dogs after a walk! All in all an amazing stay with thoughtful touches and handy information from the hosts!

    The suite includes a stunning 50 ft living room with a dining table, grand piano, underfloor heating and a 10 ft cinema screen with film server offering over 6000 films. The stylish bedroom has a luxurious ensuite: perfect for relaxation with a deep jacuzzi bath for one. Tea/coffee(+ toaster and fridge). There are no cooking facilities (no kitchen). Your own car is needed. Takeaway available at local pub. Early arr/late dep: £10 per hr, please ask if available.
    The wing is on the ground floor and includes an open planned 50ft living/dining room and a separate bedroom with ensuite. There is no kitchen access with this suite. The living /dining room is set up with a grand piano, cinema screen and large writing desk one end and a dining area the other end. In the centre of the room is the TV with sofas and comfortable arm chairs. The dining area includes a large dining table, small fridge, cabinet with wine, champagne and water glasses, crockery and cutlery, kettle and toaster. Tea, coffee, milk provided. Local pub does takeaway and delivery. There is a film server with over 6000 films to choose from to watch on the cinema screen. Accessed from your private living/dining room, on the ground floor, is a bedroom with stunning en suite bathroom with 2 basins, walk in shower and a sunken 'Japanese style' soaking bath for one person, deep and square (1mx1m). TV and King size bed made with Egyptian cotton linen. A feature of the property is the original Victorian stable doors which can be left open or can be closed to provide black out for the bedroom or for watching a film on the screen. The inner courtyard can be used for access to the property only. The front of the stables has a table tennis table and an outdoor draughts board, both available for your use. This area can also be used to sit and enjoy the sunshine, or the lawn adjacent to the property.
    The Stables is set within a 50 acre estate surrounded by stunning countryside. There are 3 other properties on the estate, along with woodland, fields and lakes. Mayfield (1.5 miles) is a pretty and bustling ancient village with tea rooms, butchers, delicatessen, bakery, grocery shop (open until 10 pm), wine shop, clothes shops, gift shops and a magnificent medieval pub. It was awarded 'Best Village in Britain' by The Times (13/3/17) We are 18 minutes from Tunbridge wells, 30 minutes to Glyndebourne and 20 minutes from Buxted Park.
  • Such a lovely space - the cinema screen and hot tub bath make it really special. Incredibly clean and has a luxury feel. Theresa even sorted balloons, chocolates and petals making it extra special. Just take note there is no microwave- a fridge, kettle and toaster are all there but not a “kitchen” as such. Would definitely stay again and have already recommended it to some friends!

This beautiful historic town dates back to at least the 8th century, but flint arrowheads & Bronze Age artefacts have also been found from prehistoric settlements. Hastings is one of Britain's oldest fishing ports. Boats have worked from the beach in front of the ancient town for over a thousand years. You can buy freshly caught fish direct from the fishermen's shop. The Old Town is where all the fun happens, located around the fishing port with lots of amusements, tourist attractions, history to explore and the quirky boutique and antique shops in George Street. Otherwise head over to the large Priory Meadow Shopping Centre. Very unique to the area, you can go search the local shoreline cliffs for dinosaur bones and fossils, especially good at Covehurst Bay. A visit to the ancient village of Rye and Camber Sands in a must.

Which was amazing for our birthday girl who was happily surprised. Everypart of our experience exceeded our expectations. The facilities were incredible as well as the rooms, bathroom, kitchen. Every corner had a personal touch we wouldn'thave even thought we needed. One of the best places I've ever stayed. And our host Erick was charming, kind and helpful in every way.     Blackthorn is a luxurious retreat for two. Attached to the owner's home, and situated on the edge of Icklesham village, the property lies halfway between the ancient towns of Rye and Hastings. There is a distant view of the sea, and the garden is surrounded by beautiful AONB countryside. The cottage has a private, south facing verandah, and guests are welcome to use the heated, indoor swimming pool and outdoor hot tub throughout their stay but exclusively between the hours of 8.00am and 8.00pm.
    Blackthorn is well-appointed, with all breaks inclusive of linen and towels, electricity and heating, open wifi, free-range eggs from our hens and ducks, a Smart TV with Netflix, logs and kindling for the little wood burner in the winter months, maps and leaflets on the area, and of course exclusive access to the heated indoor pool and outdoor hot tub daily between 8AM – 8PM. There are 2 x award-winning pubs in the village, and a good range of places to eat in both Rye and Hastings, as well as nearby villages. This part of East Sussex is very special with many picturesque towns and villages, historic castles, National Trust and English Heritage properties, several steam railways, impressive country house and gardens, and stunning beaches close by.
    We are situated in a rural, edge of village location in AONB countryside, with a distant view of the sea. 3 x different coastlines are close by (5 miles on average). It is a peaceful and relaxing location with no light pollution, very little road noise, and just the occasional sound of garden or farm machinery. There is no village shop but Winchelsea Farm Foods is a high class deli, butchers and general store selling newspapers, bread and milk etc a short drive away. A Co-op can be found at Winchelsea Beach a couple of miles further on.

  • This truly was everything I had hoped for. My partner and I came hoping to star gaze one evening and was able to do so from the warmth of the hot tub. It really was everything we had dreamed about. The sights were breathtaking and it was as peaceful as it looks. Peter and his wife were so thoughtful in leaving my partner a birthday card and special drink which we enjoyed during our stay. The complimentary eggs also went down a treat in the morning before we ventured out into Rye.     You’ll love my place because of the wonderful views across open countryside, the spiral staircase and the tree growing through the balcony. It's as close as you can get to a treehouse with all the comforts of home. My place is good for couples, solo adventurers, and business travelers.
    Gorgeously romantic detached annex with stunning views across an area of outstanding natural beauty. Generously proportioned studio room with French doors to large private balcony with large tree growing through it. Spiral staircase to downstairs kitchenette and shower room. Access to beautiful shared garden which backs onto open fields. Sleeps 2 very comfortably. Self catering. It's on a tiny little lane with trees meeting over the road in places. There are lots of public footpaths including one that goes through next door's land and down through fields to the woods. Treetops is an ideal retreat or lovenest - it's wonderful space for getting away from it all and right into the countryside; to relax and enjoy the beauty of nature; to heal, create music or art or to study. It's very much a cosy country property rather than a stylish hotel setting but it's nicely and very comfortably furnished in rustic style. Horses clop along the lane outside and birdsong fills the air. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at weekends. There's a deck with a shared hot tub and a patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Treetops has undergone major renovations recently, including a new balcony made of local Sussex oak by local craftsmen in the traditional Sussex style. The bathroom now has a new white suite with much bigger shower and a heated towel rail. Upstairs it has new carpet, curtains, rug, cushions, TV, mattress, pillows, linen, blinds, a power socket with USB points, a little dressing table with a mirror and hairdryer and a more romantic light above the bed. The kitchen has new quarry tiles on the floor, new worktops, sink, an integrated oven and glass hob and the washing machine, which has only been used 3 times in as many years, has been replaced with a dishwasher, which will hopefully get more use and make guests feel properly off-duty and relaxed! Speaking of additions to the garden to help people relax, the new hot tub spa is a wonderful place to wind down and de-stress. It's on a deck in the middle of the garden overlooking the fields and hills beyond for miles and it really is blissful. However, having read the instructions it's not suitable for children under 8 (for safety and hygiene reasons) and two new Shepherd Huts (Meadowsweet and Heartsease) have been built at the bottom of the garden for couples. To avoid disappointing people, especially children, and to ensure the shared facilities are not over-populated, the maximum number of guests allowed in Treetops is now 2 and they need to be adults. If you would like to book for a larger group of adults it is now possible to book Treetops, Heartsease and Meadowsweet at the same time. The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child.     Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, pottery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

  • I stayed here for 3 days in January 2020. This is a wonderful little place to visit, located at the end of a one mile track in a very attractive part of East Sussex. The nearest village is Mayfield, which is charming and well equipped with a good butcher, a deli, pubs, cafes and a nice wine merchant. The treehouse itself is a beautifully engineered building, and the interior reflects the very high standards of the owners. On arrival, Lucinda ensured that the wood burning stove was lit and kitchen was well stocked with all of the basics. Inside everything is immaculate, with lots of attention to detail; the bed, the towels, the dinnerware, the bathrobes. This is a very comfortable, well equipped and perfectly clean treehouse! I happened to visit on an extremely wet and stormy few days, and even with the winds raging outside I never felt anything other than warm and secure in this very solid structure. When the rain did let up there are some very nice walks available through the surrounding forests that literally start at the front door. Overall, this is a really remarkable place to stay with friendly and welcoming hosts, and I honestly can’t recommend it enough. I don’t think there is a bad time of year to come here. It’s somewhere to come to enjoy nature and the English countryside, no matter what it happens to be doing. But you can do it whilst staying warm and comfortable!

Staying at Hoots really is a unique and genuinely relaxing experience. It is easy be at one with nature and unwind in the beautiful woodland surroundings. The deck with its bbq and countryside views is lovely, as is the fire-pit which we particularly enjoyed at night - making S’mores was great fun and thank you Lucinda for the supplies! There are very many lovely walks through the surrounding woodland and also at Wadhurst Deer Park - wildlife is literally on your doorstep! The village of Mayfield is only a short drive away and has plenty to offer, especially friendly locals, good food and excellent wine.

    Boutique Studio Apartment just 2 mins from Brighton Station. Double mattress in mezzanine sleeping area, double sofabed, separate hotel style bathroom and separate fully equipped kitchen. The huge French windows open out to a small patio area.
    Step into the most boutique studio apartment in the whole of Brighton! A stunning main space features a dining area for four people under a crystal chandelier, huge french windows that make the space light and airy, a cosier comfy area with a sofa that opens out to a double bed and a ladder that leads to the mezzanine sleeping area featuring a double mattress. Off the main space there is a kitchen - tiny but perfectly equipped with hob, oven, microwave, kettle, toaster, cafetiere. Off the entrance hallway there is hotel-style bathroom with bath, loo, basin and hand-held shower. There are waxed wooden floors throughout. A new cleaning company has recently been employed to ensure the studio will be immaculate for your stay. The sofabed was put in the apartment for those who didn't want to climb the ladder to bed, but the apartment does sleep 4 comfortably. Please note there is NO TV! The studio is one room with a separate kitchen and bathroom, it is ideal for a couple, but suitable as a crash pad for up to four people. XMAS DAY minimum 2 nights stay, no minimum at other times :)
    The apartment is VERY central! Albert Road is quiet residential street situated just a couple of minutes walk from Brighton Station, a few minutes walk from the North Laines/South Lanes, the seafront, and a couple of minutes walk from Seven Dials (featuring some great bars, restaurants and pubs).

It's only a 5-min walk away from a 24hr food store and the village pub and only a short drive from Brighton and Hove with all their award-winning bars, clubs, restaurants and shops.
  • What an amazing stay! Keith was brilliant and picked us up from the train station to take us to the lodge. We checked in early and left our bags and went on a lovely walk waiting for the lodge to be ready. We used the hottub in the rain (highly recommend!!) and enjoyed some Prosecco. Keith also recommended us a local pub and even dropped us off. The breakfast in the morning was sublime with about 10 different elements. Couldn’t recommend this place more for a couple who want an evening away to relax in the country side.

    The Shepherd's hut sits just on the edge of Firle, one of the South Downs most iconic villages. It is a very private space, in it's own little meadow, two minutes walk to the shop and three minutes to the famous Ram Inn with Lewes and Brighton nearby
    the hut is in it's own paddock overlooking the south downs, close to the pub and the little village shop. From March to the end of September i will only take two night bookings during the week end, in the week one night bookings are fine. Over the Christmas and new year period i will only take two night bookings and over Easter and the for the Love Supreme Festival a three night booking as a couple.

  • The hut is nestled in a lovely spot on the edge of the village, and was perfect for me as someone wanting to get away from it for a few days. As Larkin says, "only the young can be alone freely" and whether you agree with this or not, as someone who is not young, and has a fair number of responsibilities, to have a soulful bolt hole to skedaddle to is a great boon. When I took leave of the place and thanked Peter as I left, he said that the hut was becoming a sanctuary for some. For me, it was more of a haven - for me there is something very boat-like in its compact, unfussy, recycled elegance . I look forward to clambering on board again.

    This elegant self-contained Edwardian wing of the main house is particularly suitable for families. It features a large fireplace with wood-burning stove, large comfortable sofas and a private garden.     Pekes Wing is part of our 'Distinctly Different' Pekes private estate, centred on its ancient Tudor Manor House, and including other picturesque buildings like the old double-Oast House. Guests in the Wing can enjoy facilities such as the heated indoor Swimming Pool and Tennis Court, and stroll around and enjoy the extensive gardens and parkland. The Pekes estate, well away from any road, is set deeply into the very quiet and peaceful Sussex Weald farm lands (organic - no sprays), and has beautiful views across ancient unspoiled countryside. Beyond that there is the stunning coastline, the seaside towns, historic places like Battle and great houses and gardens. For children there are two nearby exciting adventure venues, as well as farms to visit, etc. East Sussex has great charm, and Pekes is very much part of that. The Wing adjoins but is separate from the Manor house; if both houses are taken the connecting door can be opened. It is very peaceful and snug, and has a charming 'column garden' to sit out in.
    The immediate neighborhood of Pekes is the Sussex Weald with its numerous footpaths and lanes running through ancient farmland and many little woods. Just a few miles away is the South Downs National Park, incorporating the stunning Seven Sisters chalk cliffs, wonderful sheep-grazed downland, lovely natural beaches, charming villages and some lovely houses - all of which has inspired artists and writers for nearly 200 years. The seaside towns of Eastbourne and Brighton are not far off, and it's a short drive to historic Battle, and the fateful events of 1066.

  • Having just returned from a weekend with a couple of girls friends in The Wing we are in awe of what a fabulous place Pekes is. The perfect place to unwind and get away from it all, leaving the stresses of family life and work behind. We loved the fabulous architecture, period furniture and artefacts that filled our home-from-home. As we sat in the hot-tub and then swam in the pool surrounded by lush foliage and mosaics we had to keep pinching ourselves to check it was real. Next time we'll be sure to make use of the sauna too. The Wing contained everything we needed for the weekend - milk was in the fridge on arrival and there were enough logs in basket to enable us to have a roaring fire on the first night. Kildare checked in on us the next morning to see if everything was alright and brought us more logs for a reasonable cost. Pekes really is a hidden gem of a place. We promise to return as soon as the opportunity arises.

  • Our family really enjoyed the week we spent in the Wing at Pekes. It was very spacious for the five of us. It was a bit cold, but we turned the heating up and the beds and duves were very warm and comfy so we weren’t cold at night at all. The kids loved the heated pool. The location was perfect for us, quick drive away from the seaside. Also we went for walks in the local area and had very nice Sunday lunch in the local pub, The Gun . We had a great holiday all together.

  • The Pekes is a gem of a place in the Sussex countryside, and the grounds are absolutely beautiful, especially the swimming pool nestled inside a magical greenhouse. We had some confusion with guests staying in the main house next door to the Wing, which wasn't great, but Kildare and his team were very responsive, and his staff even gave us a lift to the station the following morning rather than letting us book a taxi. The team was keen to know that we were comfortable and happy, and that makes us want to return.

There were also cats, homely touches and many many nick nacks!! You think you’ve seen it all and then something else catches your eye! The perfect place for a nice relaxing birthday evening!     Our chalet-inspired studio barn, with vaulted ceilings and oak beams, is light and airy in the summer and beautifully warm and cosy in the winter, with underfloor heating throughout. It is completely self-contained, with a separate entrance from the adjacent family house. With a sumptuous superking bed (or two twins), sofa bed, unlimited fast WiFi and HDTV, you are assured of a relaxing and welcoming stay in a family-friendly setting in the East Sussex countryside (with no cleaning fee!).
    Situated in a peaceful rural setting, The Studio (large room & en suite shower) is incredibly flexible with one sofa bed (with mattress topper) and two extra mattresses that can go on the floor, if necessary. The Super Kingsize bed has a 1500 independent-spring, pocket-sprung mattress with hypoallergenic fillings. It can be divided into two. There are blackout blinds throughout the studio. The shower-room has underfloor heating and a rain-head shower with soap, shampoo & conditioner supplied. There is a heated towel rail and large butler sink. There is a large desk and ergonomic office chair in one area of the studio, perfect for laptop work, with views onto the sunny garden. Unlimited Fibre-WiFi delivers fast internet speeds and The Studio has 24 plug sockets so you'll not struggle to find one! We can also offer business facilities like printing and photocopying, if required. Guests can also enjoy our brand new 43" Smart Panasonic HDTV. A kettle, tea and fresh coffee are also provided with fresh milk in the fridge. While there is no kitchen, there is a toaster and microwave should you feel peckish with bowls, side-plates and cutlery provided. For the kids there is lego and a train track to have fun with! We also have a travel cot if required.
    We live in a very peaceful part of the countryside, yet you could walk to the local station and Buxted Inn in less than 20 minutes. There are wonderful walks in the vicinity being on the doorstep of Winnie the Pooh's Ashdown Forest. The house is on the Vanguard Way, a long distance walk of around 66 miles from East Croydon in outer London to Newhaven on the south coast of England.

    Check in time is 2.30pm and check out 11am...we can usually be flexible with this depending on circumstances. Our space is a modern self contained studio. The bed a is brand new pocket spring divan . There is TV with free view and internet. You have a small fridge and cooking facilities .
    We live easy walking distance from the lovely historic town centre of Lewes with its Norman Castle and lots more...as well as super markets and transport. We are well placed for loads of lovely countryside walks, including the South Downs Way, and river Ouse. There are beaches too! not far away at Seaford and Brighton, Birling gap etc.

The apartment has absolutely everything that you need (and more), the heating is fantastic, everything is new and it's spotlessly clean. There's no single thing I can complain about.     The space is a very large living room with a chesterfield sofabed. There is a dining table and chairs for 4 people, a well equipped kitchen, 11 foot high ceilings, a Smart TV with cable channels, Netflix and Prime access. The balcony has a sea view and has a small bistro table and chairs for two people to sit outside and take in the sea air. In addition to the living area, there is a double bedroom with a double bed, a desk and also with ample storage in the wardrobe for you to store your items. The bathroom is modern and has both a bath tub and a power shower. The kitchen has everything you need to cook, clean and wash, along with some complimentary tea, coffee and a Nespresso maker with some capsules left for you to use. There is an iron, ironing board, hairdryer, clothes dryer and washing machine should you need to use these facilities. (please note, if you are 2 people and using the sofabed and the bedroom, there will be an extra charge of £15 to cover the additional bedding, which I pay to have laundered, please let me know and I can ask my cleaner to set this up for you).

The Hide Out comprises a comfortable living space, fully equipped kitchenette with sink and gas hob, a wet room come loo, and one upstairs bedroom to sleep 2. The Hide Out is surrounded by a level decking with outdoor furniture, as well as a BBQ and fire pit. Designed to be an extraordinary hut. The hide out does not have mains power as it runs off 12v battery’s.

    The Plough pub in udimore is the closest watering hole at only a 10 minute walk. Rye is also a stones throw away with so much to see and do from climbing the church tower or exploring the many shops and places to eat. A bit further a Feild you have camber sands for all your beach needs.
  • Place doesnt have sockets so make sure to carry enough powerbanks to charge your phones, there is one powerbank provided by the host but for us as we stayed for two nights, had to use our own too which thankfully lasted until end of trip. Laptops only lasted a day. Place doesnt have a fridge but has a cooler outside. It is very quiet place but we loved it.

  • What a beautiful spot, and what a small and perfectly formed gem the cabin was. There was a real 'wow' factor to the view, and it was just lovely to sit out on the deck and watch the sun set with the firepit on the go. It was a perfect de-stress for us as busy city dwellers with kids. Also handy to have a friendly pub just five minutes away.

    Brighton is considered very bohemian and boasts a very diverse community with large student population and vibrant gay scene. Throughout the summer the city is buzzing and there are many famous events such as the Brighton comedy, fringe, music and food festivals and the Pride event in August. Brighton also has some of the best street art in the counrty and you'll find a few original Banky's dotted about. We are also just a 55 minutes train ride from London so it perfect if you are planning on visting London for the day. The city has many exciting attractions such as the Pavilion, Galleries, Museums, Theatres, Comedy Clubs, Nightlife, Restaurants and so much more. If you like shopping Brighton is also famous for the Lanes which has many boutiques style shops, cafes and restaurants where you will see many of the diverse mix of Brighton people hanging out and soaking up the unique atmosphere. Every year the city is growing and becoming more popular with so many things to do. There are also the beautiful Downs and country parks which are within sight of the apartment and are great for a hike or long walks to a pub lunch or cream tea. The local community has a Sainbury's supermarket 5 mins walk away, great fish and chip shop at the end of the street and a choice of local shops for take away, breakfast, coffee and a barbers and beauty salon too!

  • We had a lovely stay at Number 34! We stayed in the copper room downstairs which was super cosy and private. The interiors in the whole house are beautiful though, and you notice more and more little touches as you walk around! We spent time with the cats who were super friendly and playful, especially Cilla. Oh, and the home made crumpets and jams/peanut butter in the morning were delicious! Would definitely recommend if you want somwhere quiet and homely to stay for the weekend!

  • We stayed in Eleanor’s place for one night and it was wonderful. It’s situated in a quiet part of town, about a 15 minute walk to the seafront or to the Lanes and 3 minutes to Seven Dials, so perfect if you want a base to explore different parts of town. The house was clean and comfortable, and had all the amenities you would need for a short or long stay. The shower isn’t great but this is made very clear in the description and also in the signs in the house so wasn’t a problem for us. Eleanor was super helpful and responded to messages straight away, kept us up to date at all times and made our stay so easy. Excellent host, beautiful house and ideal location!

The kitchen had everything we needed and the welcome bits were a nice touch. It was very clean and tidy and quiet as on the edge by the field which is the best place!     The Hive is an open plan contemporary building set in the heart of Kent within easy reach of London and The Coast. Pool is heated June to September only.Historic castles and well known gardens of Kent and Sussex are nearby. The house is in a rural setting with great walks and some excellent pubs along the way. Royal Tunbridge Wells is a short drive. Doggy charge £20 per stay.
    The Hive is an open plan space designed with surrounding nature and organic bee keeping in mind. Please note the bedroom is mezzanine reached by spiral staircase. It is very romantic but perhaps not everyones choice of sleeping arrangements. Kitchen is fully equipped with everything and guests are welcome to use the Bar, just replace what you consumed.
    Best of both worlds, country and town, all yours. Plenty of castles to explore too. Hever and Penshurst Place are our favourites. Royal Tunbridge Wells is a short drive away and offers plenty of eating out and shopping options. Some excellent pubs are walking distance away and you can bring your dog too. London is an hour train journey, Brighton and the cost about the same by car.

    This bright and contemporary double room (including continental breakfast) with digital TV and free WIFI, is located on a quiet street in the popular Kemptown area of Brighton. Just 2 minutes walk to the beach, close to shops, bars and restaurants.
    .....To get you in the seaside mood I offer a quiet beach themed double room, on the ground floor of an Edwardian building very close to Brighton seafront. My aim is to provide all my guests with a clean, comfortable and reasonably priced place to stay in a fantastic location, to use as a base to explore wonderful and exciting Brighton. A continental breakfast of croissants, yoghurt, cereals, orange juice and tea and coffee is included in the price of your room. There are tea and coffee making facilities and a toaster within your room. Please let me know if you are vegan or gluten free as alternatives can always be provided. In the room there is a flat screen digital TV, free fast broadband Wifi connection, a fridge and there is a hairdryer in the bedside cabinet. This room is a good size so it can accommodate up to 2 people comfortably, also there is a wardrobe so there is more than enough storage space. As you can see from the photos there is a dining table where you will be able to sit and enjoy your continental breakfast. Next to the room there is a clean and contemporary bathroom with a shower. All towels and bed linen are provided, should you require them there are laundry facilities and use of an iron and ironing board. The apartment is located on a very quiet, friendly street just 15 minutes bus ride from Brighton station. Take the number 27 bus (approx £2.40) towards Saltdean from Brighton Station, bus stop B. Get off the bus at the Burlington street bus stop on the seafront at the bottom of my street (Burlington street) The beach is only 2 minutes walk away. If you are coming by car please see the 'getting around' section, this will explain how the parking near to my place works. The city centre and the popular Lanes area are only 15 minutes walk. Here you can find the cosmopolitan cafe culture or browse the quirky and colourful independent shops and boutiques that make Brighton famous. This area is also where you can find Brighton's best known landmark, 'The Royal Pavilion', here you can also find many theatres, bars, restaurants and other places of interest to visit. Brighton's world famous Pier is 10 minutes walk along the seafront, here you can enjoy roller coaster rides and all the fun of the fair. If you go in the other direction along the seafront, about 20 minutes walk or 5 a minute bus ride you can find Brighton Marina. This is a great place to visit as here there is a lot to do and see. Why not take a drink in one of the bars and restaurants on the board walk overlooking the harbour and yachts? There is also a Casino, a Cinema and a Ten Pin Bowling and Kiddies Games Complex. Every Sunday morning there is a car boot sale, so there is definitely something for everybody. I look forward to welcoming you to Brighton, Gary
    ....I love living in the Kemptown area of Brighton as it has a village feeling. There are many coffee shops, traditional English Pubs (where you can enjoy a lovely Sunday Roast Dinner), restaurants, antique and other independent shops. It is only a 2 minute walk to the beach and the city centre is just 15 minutes walk away.

  • We had a lovely time staying at Gary's place in Brighton! The room was clean and cute, with a small breakfast table and all the breakfast amenities (toaster, milk, juice, coffee, sugar, plus some continental breakfast items to prepare in room). There's a TV with cable, an adjustable heater, an iron (and board) and a small fridge. The bed was comfy, and big enough for two! Gary is a great host and was very welcoming. He took the time to walk us through everything we could need, plus gave us some tips for exploring the town. Gary is a seasoned host and has taken everything into consideration. We'd be happy to stay with Gary again :)

The room and bathroom were clean, and the added breakfast was much appreciated. I would recommend this place to anyone visiting Brighton.

    A stunning guest suite over two floors of a large country house. A large open plan bedroom/lounge with a 50 inch TV/DVD player. The luxurious en suite bathroom is on the 2nd floor with jacuzzi bath for 2. From the dressing area is a balcony with views over the garden. Tea/coffee/fridge/toaster. 2 great local pubs for dinner. Early arrival/late departure is £10 per hour. The suite is joined onto our house but has its own private entrance and staircase, and there's no 'shared space'.
    The bedroom is large with There are oak panels, beams and wonderful views of the manor house grounds.The bed is made with egyptian cotton bedding. Tea and coffee making facilities/toaster/small fridge. Plates/bowls// mugs/cutlery/glasses provided. There is no kitchen access with this listing. Mayfield (1.5.miles) has two pubs (Middle House and Rose and Crown) and also coffee shop called The Pink Cabbage’ serving breakfast. Please note this is a rural property- the nearest public road is half a mile away- the perfect location if you are looking for a relaxing, peaceful get-away. The bathroom/dressing room is magical, creating a luxurious vibe for total relaxation.
    Merrieweathers House is set within a 50 acre estate surrounded by stunning countryside and reached by a half mile drive from the main street. There are three other properties on the estate along with woodland, fields and lakes. The medieval village of Mayfield 1.5 miles away. Mayfield is a pretty and bustling ancient village with tea rooms, butchers, delicatessen, wine shop, clothes shops, gift shops, convenience store (open until 10pm) and a magnificent medieval pub. Crowborough 15 minutes away has a Waitrose and Tesco. We are 18 minutes from Tunbridge wells, 30 minutes to Glyndebourne and 20 minutes from Buxted Park. A day out in London or Brighton is easy. Guests have also visited local wineries (inc. Chapel Down), gardens (inc. Batemans, Sissinghurst and Sarah Raven's garden and courses) and castles (Bodiam, Leeds). I provide an extensive list of local attractions including gardens and national trust properties, farms and zoos, beaches, historic buildings and castles, golf, adventure parks, boating and cycling.

    In a rural setting, self contained contemporary barn with stunning views. Close to many famous houses and gardens including Sissinghurst Castle, Great Dixter, Chartwell, Batemans and Charleston also the South Downs. The Spa town of Royal Tunbridge Wells, 7 miles to the north and the West end of London an hour away by train. The local village of Wadhurst is 4 mins by car.There are cafes and pubs and a great butcher. Only 35 mins to Hastings,Rye and Eastbourne and close to Camber Sands.
    The barn is an open plan space all on one level, only the shower room is a separate room for privacy. Its furnished with quirky pieces bought on our travels. We provide a welcome basket with eggs, homemade granola, butter, bread ,jam,yoghurt, tea and coffee, milk and sugar. The barn has everything you need for a self catering holiday, a really well equipped cooks kitchen, good knives, food processor, nutri bullet, hand blender, le crueset pans etc. The bed linen is top quality 500 thread count, or sumptuous French linen, cool in summer. The comfy king size bed sleeps 2. Their are two large sofas to relax on and watch TV or read . The large wood burning stove makes this barn a year round cosy space with the benefit of electric heating also.
    Wadhurst is in an area of Outstanding Natural Beauty and voted winner of The Sunday Times Best Village in the South East 2017. Mayfield, has been voted best village in the UK by The Times 2 We have some amazing pubs with great food close by. Great walking through deer parks and the South Downs and cycling in and around Bedgebury and the local villages. Bewl Water has some fabulous walks around it and there is a Bistro only a stones throw from the waters edge. Bedgebury Pinetum is very popular for walking with its restaurant as a pit stop. We are 35 minutes away from the coast, Rye Harbour and Hastings make great days out. There are two Indian restaurants in Wadhurst and plenty of places for coffee. Lovely interiors/gift shop @ONE in Wadhurst selling my handmade lampshades, rugs and many things you have seen in the barn.

We spent our honeymoon here and we honestly couldn't have imagined a better location to chill and just enjoy being with each other.

  • Had the most glorious few days staying in Alli‘s barn to recharge my batteries. It was so peaceful and beautiful. Such a gorgeous space, with a big log burner and lots of cozy cushions and sheepskins and sofas. Comfy bed, well stocked kitchen (Amazing freshly baked loaf of bread, eggs from Alli’s chickens, and homemade granola were highlights) and just breathtaking views across miles of rolling hills. Couldn’t have asked for a more idyllic stay, so thank you very much to Alli and Andy, I will be back soon for sure!
