A newly renovated, self contained cottage in the beautiful village of Ketton. This quaint cottage with modern features is 3 miles from the historic town of Stamford and a 10 minute drive from Rutland Water. The cottage provides accommodation for up to four people with Netflix and WIFI included.
A newly furnished kitchen with a breakfast bar for seating, dishwasher, built in oven & microwave along with coffee machine should provide all you need for your stay. The wet room with shower and toilet is located on the ground floor of the cottage. The living area showcases exposed beams and a solid oak fireplace, ideal for relaxing and either snuggling down to read a book or watch something on the smart TV with access to Netflix. Upstairs there are two generous sized bedrooms with the main bedroom featuring a king size bed and copious amounts of wardrobe and storage space. Ketton is a gorgeous town in England’s smallest county, Rutland. The village of Ketton has a local shop, less than a three minute walk from the cottage and two pubs both within a five minute walk of the cottage. We are both big foodies so are happy to provide guests with restaurant & pub recommendations. There is plenty to do in Rutland, whether you are a keen walker, cycler, bird watcher or simply want a restorative weekend in the countryside. Rutland features some gorgeous market towns within a 10 minute drive of Ketton. The historic market town of Stamford boasts the glorious Burghley House where you can while away the day wandering around the grounds or relaxing in the Orangery. This picture postcard town also offers some gorgeous boutique shopping and a host of coffee shops and restaurants. The towns of Oakham and Uppingham are a short 10 minute drive from Ketton, which again offer a great variety of shops, eateries and coffee shops, with Oakham even having a castle you can walk around. Not forgetting Rutland water, what can’t you do here! Sailing, paddle boarding, cycling and in the summer months the aqua water park! If you fancy something a little less adrenaline fuelled there is a fabulous bird watching centre or simply allow yourself to stop and soak up the beautiful scenery.

  • What a lovely place! The cottage was spotless, beautifully decorated and had everything we could have needed for a weekend away. Anthony was friendly and super quick at responding. Would highly recommend.

    Will2020-02-09T00:00:00Z
  • This is a little gem of a property. I stayed here whilst working in Peterborough which is just a 15 minutes drive away and was so nice to have a piece of village charm and my own space opposed to a hotel on a business park. Plus this was more affordable! The cottage has everything you need and was super clean with lots of nice touches. It's a stone's throw from the local pub and some great walks which Ant & Libby kindly pointed out to me. I'll definitely be staying here again. Thanks for having me x

A newly renovated space in a family home, this room benefits from its own access giving you privacy to come and go as you please and can be made as either a twin or double room. Across the hall you have your own private shower room. Please note that there is a small step up into the shower. Only 30 minutes walk into the main town your guest room is only a couple of doors away from the main bus route and very easily accessed off the A1.
We've converted this space into a quiet, comfortable and enjoyable place for visitors to enjoy. It's the little things that make the biggest difference so we are always looking for new ways to make this space even more special for our guests.
Arran Road is in a lovely estate just a 5 minute drive from the Stamford Town Centre. Just a short walk away there is a quaint garden centre that does the most delicious breakfast and cake.

  • Rebecca is a wonderful host, extremely quick response time and provides great accommodation. The house is located in a very pretty village 12 miles outside of Peterborough, with easy links to A47 and A1M. The house was spotlessly clean, with everything you need including fresh food items placed in the fridge on arrival (milk, eggs, bread) which was really thoughtful and greatly appreciated if you forget to bring your own. Great modern bathroom (again spotlessly clean), super comfy bed, loads of TV channels, modern kitchen well equipped and small outside courtyard space - GREAT wifi! The house felt extremely private even though you are based next door to Rebecca. Highly recommend and would definitely book again.

    Tracey2020-01-13T00:00:00Z

  • We enjoyed two nights here over New Year and it was exactly what we wanted - a cosy cottage in a tiny village (we can recommend the pub for a quiet drink) surrounded by beautiful fields and woods (Fineshade Woods was lovely on New Years Day). Rebecca is the perfect host - the cottage was neat and tidy, the bed was really comfortable and she even left us breakfast items as well as a bottle of fizz. Thank you so much for having us - we’d definitely recommend your cottage.

Come and stay to enjoy the gorgeous town that is Stamford in a house that is mere minutes from all of the beauty and charm that this town has to offer!
My house is full of sunshine whenever the sun is out, and full of metaphorical sunshine when the weather doesn’t wish to provide sun. It is a comfortable space that feels like an art gallery you can relax and read a book in. But, be warned: my very friendly little dog, Ajax, will likely want to get up on the couch where you’re reading a book to snuggle up against your feet! Self check in and out is available, and may occasionally be necessary if I’m not in town at the time of your arrival or departure.
This house is a very reasonable 5 minute walk into the very centre of Stamford where you will find a bustling high street with historic cobblestones, views of six church spires and towers, and that classic Georgian architecture using a Clipsham stone—a special material also used on Parliament, Windsor Castle, and York Minster!

The Chapel is in Wing, a modest traditional village within the glorious Rutland countryside. The local pub - The King's Arms - is just a few minutes walk and excellent for food and drink. Wing situated between the county town of Oakham and the near by town of Uppingham, both being historic market towns. Each town and the villages which surround them are of much interest from an historical and architectural point of view as well as the many independent specialist shops, museums, art galleries, hostelries, garden nurseries, restaurants, cafes and tea rooms. In Wing you will find The Kings Arms Inn and Restaurant, less than a 3 minute walk from the door, which provides locally sourced food and ale alongside roaring open fires and a short walk to the edge of the village you’ll find yourself at Wing Hall where you can sample the delights of the Farm and Village Shop. On Sundays you can enjoy afternoon tea at the village hall and various attractions throughout the year. The South Shore of Rutland Water is well within a 10 minute car journey with easy access to its various attractions such as sailing and water sports facilities, cycle tracks, bird-watching, fishing lodge, walking, climbing wall, reptile and bug zoo, crazy golf etc, etc. The Rutland countryside’s highways and byways are ideal for cycling and walking alike and there is a multitude of footpaths and bridleways which crisscross the agricultural land between the towns, villages and hamlets. For fishing, walking and cycling, the Eye Brook reservoir is a 13 minute drive and Wakerley Woods is 15 minutes away. A 20 minute drive hop across the border into Lincolnshire will see you in Stamford with its nearby Burghley House famed for the Burghley Horse Trials, being the back drop to many period dramas, its gardens and its historical architectural interest. Northamptonshire with it's stately homes and gardens including Rockingham Castle only 20 mins away is also easily accessible from The Chapel. There are various golf courses throughout the county from the historic Luffenham Heath Golf Club (15 mins away) to the newer Rutland Water (10 mins away) and Greetham Vally Golf Courses (25-30 mins).
  • A beautiful place in a peaceful location. The biggest surprise was value for money! It’s a great luxury place for little getaways in the country. There’s plenty to do outside of the location, like walking around Rutland water and visiting local towns. Wonderfully clean and with really helpful touches like emergency toiletries and other essentials. Make sure to wrap up in the colder months as it does get a bit chilly!

  • We spent lovely couple of days at The Chapel, it had everything we needed. The place is beautiful and Samantha & Colin are great hosts. We were only a short drive from all the places we wanted to see and the weather didn't spoil our trip! Can I also recommend the pub in the village - the Kings Arms. Great food and friendly service :)

  • If you’re needing a creative, thoughtful and functional space to unwind, find inspiration or a base to explore. Then this home is perfect. Tucked away in a beautiful village, the silence at night was a big bonus for wonderful sleep. You won’t be in for any problems as the hosts are proactive and easy to communicate with. They have thought of absolutely everything that will ensure you have a stay to remember. For the price, it’s hard to beat! Thanks again:)) Cheynne

Grade ll listed, en-suite annex in beautiful quintessentially english, conservation village. The Annex at Merton Cottage has been renovated to a high standard and your hosts, Phil and Charlotte, have interjected so much love and passion into this beautiful space. Personal touches, luxurious comforts and a whole lot of love. We look forward to meeting you ❤️ Instagram: merton_cottage_annex
Beautiful annex in the garden of a grade II listed house with en-suite, kitchenette and washing machine. The annex is a single story building and can be accessed through the garden of a grade ll listed house in a quintessentially English village. Simply park your car on the drive, enter the back garden using the wooden gate and the annex is on your right hand side. The annex includes a wardrobe with wooden hangers, luxury toiletries, toaster, kettle, iron and ironing board, washing machine, dryer, hair dryer, kitchenette, mini fridge, glasses/cups/plates/cutlery, tea/coffee/milk, en-suite shower room, TV, remote controlled velux window, double bed, starch ironed 100% cotton bedding, goose feather duvet and The White Company 100% cotton towels. If you enjoy personal touches, character and luxury comforts, the annex at Merton Cottage is the right choice you 😊
Ketton is a conservation village situated approximately three miles from the Georgian market town of Stamford and 7 miles from Rutland Water. The village is served well with a range of local amenities and facilities including a general store with Post Office, two public houses (one wet pub and one cosy pub which also provides gorgeous food), a beautiful park and library. Additional amenities can be found in nearby neighbouring villages of Easton on the Hill, Collyweston and Duddington. A bit about the local town of Stamford (3 miles from Ketton) – Romantic, historic and incredibly desirable. The town offers so much in the way of heritage with its own museum. The past feels tangible here, its presence felt in every building and along every path by the River Welland that’s been meandering through this town for centuries. With over 400 Grade I and II listed buildings, character and charm lies round every corner. Its annual fair even appeared in Shakespeare’s history play ‘Henry IV’. There is lots to do in Stamford and plenty of places to eat and enjoy a refreshing drink, or two ;-) To eat and drink we can personally recommend The George hotel, Burghley House, The Crown Hotel, The Mad Turk, The Cosy Club and Hoppi Dorri. To drink, 12 Allsaints and The Wine bar. Burghley house is located in Stamford and hosts many events all year round including the Burghley Horse Trails, Open Cinema and Battle of the Proms. A bit about Rutland Waters (7 miles from Ketton) - Rutland Waters is filled by pumping water from the River Nene and River Welland and provides water to the East Midlands region of the United Kingdom. It is one of the largest artificial lakes in Europe. By surface area it is the largest reservoir in England, but by capacity it is exceeded by Kielder Water. The reservoir is used not just for water storage, but is a popular sports centre for sports such as sailing, fishing, walking and cycling along a 25 mile (40 km) perimeter track. A pleasure cruiser, the Rutland Belle, carries people around the lake. Birdwatching brings visitors from far afield, especially during the annual Bird Watching Fair. The former butterfly centre at Sykes Lane has been turned into Bugtopia – The Zoo and if you are feeling peckish there are a couple of lovely eateries to chose from.
  • Wonderful stay in Ketton. It’s a quintessentially English village, with a great pub that we had a lovely dinner and drink in. Charlotte’s place is small but perfectly formed, comes with great little toiletries and some extra special little touches. The dedicated access is a bonus so you can come and go without disturbing the family! Thank you for a lovely stay Charlotte!

    Nicola2020-03-06T00:00:00Z
  • Wow!! Wonderful stay, can’t thank them enough. Loved the privacy and also loved the garden access. Loved the bedding, so comfy! And those blackout blinds made it very difficult to get up!! Ha ha. Very stylish place and affordable. The little touches were so cute at Christmas time, such as the mince pie on arrival. It felt so homely. In the most beautiful part of the country; picture postcard Britain. Would highly recommend to locals and tourists who want to capture chocolate box villages and experience cosy country pubs.

  • I stumbled across this spot while looking for accomodation as I was visiting friends. It was lovely to have a base close to Stamford, other little villages and Rutland water. On booking, communication was clear and any queries were answered promptly. On arrival, it was clear that the quirky Annex has been created with love and style in equal measure. Charlotte has paid attention to detail, personal touches made us feel genuinely thought of. I loved seeing the extra trinkets left out for our comfort, from luxury products to doggie treats! Very thoughtful and made for a delightful stay! The standard of breakfast was in keeping, lovely preserves and pastries! A lovely stay, we'll definitely book again!

    Tamara2019-12-23T00:00:00Z
  • We had a lovely stay in the annex at Merton Cottage. Phil and Charlotte made us feel most welcome, nothing was too much trouble! The annex itself is beautifully presented with lots of little luxuries too like White Company towels, Neil’s Yard handwash and a super comfy bed with 100% cotton duvet set. The village itself is in a beautiful, quintessentially English location and is only 3 miles from the historic town of Stamford. There is everything you need, from a toaster and kettle to an iron and ironing board to a washing machine, even a continental breakfast upon request at a small additional cost. I will certainly be recommending Merton Cottage to my friends and will be booking again in the new year! Thank you Phil and Charlotte x

  • I could spend quite a lot of time here describing exactly how lovely this cottage is, but instead I’ll just say that our stay there was absolutely superb. Olivia is a thoughtful host who has created a beautiful, relaxed space with exquisite attention to detail, thus delivering a perfect holiday environment. Thoroughly recommended - we will certainly look forward to booking here again.

  • When I found out I had to attend a training course in Peterborough, I thought I would have to get up at 4am to drive there, as my Dad has just gone into a care home for people with dementia and I'm currently sole carer for my Mum, who's not coping too well. But at the last minute, I decided to arrange cover and come up the day before, to stay in this lovely cottage. Seeing as it was my birthday. And I'm so glad I did. The cottage is just beautiful, homely, cosy and lovely. Olivia was a great host. I only met her briefly but it was just lovely to meet someone who wasn't a carer! It was amazing just to be able to spend one evening on my own, with a bottle of wine, a roaring fire (such a great log-burner. Sorry I used all your logs), before returning to the madness. If you ever need to get away, for whatever the reason, I would recommend this place. It's just idyllic. A beautiful area, a great stone cottage, a log burner that just roars and crackles, a kitchen with everything you need, and a great comfortable bed. My little dog loved the garden too, and it's nice that it was secure for him. Thank you. You gave me a beautiful night's respite from it all, at a time when it was needed the most.

  • Beautiful house, high quality finish with everything we needed. We stayed with a 1 year old, it was fine for her. Lovely big bedrooms, plenty of space for travel cot (provided). Definitely could have stayed for longer, would love to return one day

    Nicola2020-02-19T00:00:00Z
  • Olivia’s place is beautiful, finished to a very high standard. Everything is immaculately clean and the barn is very well equipped for self catering. A log burner makes the living room cosy in winter and there’s a great supply of dvds. We loved how quiet the village was but it does mean most things are a drive away. We ate at the local pub and the food was very good. All communication with Olivia was speedy and easy as was check in and out. A fantastic weekend away. An absolutely brilliant airband and we would not hesitate to come back - in fact we’ve already booked!

  • We had a great stay in Marks flat. There were 6 adults and plenty of space for all of us to sit together in the lounge or kitchen. The location is great. We were worried about parking at first but there is a car park very close that we used . We would definitely stay again. Thank you!

  • Mark is a great host and his property is fabulous! Great location - in the middle of Stamford and within walking distance to all the shops and restaurants. Parking wasn’t a problem - we were able to unload right outside the door and managed to park on a nearby street. The house was very clean, modern with all the amenities you could need. 3 fabulous bedrooms in the basement (with plenty of natural light and a feeling of space) as well as the main bathroom. A lovely large kitchen and also a WC on the ground flood next to the utility room. A lovely living room with a huge TV and comfy sofas. We would highly recommend and would love to return soon. Stamford is a lovely town - well worth a visit!

A self-contained annex of 350 year old grade II listed country cottage in the beautiful Rutland village of North Luffenham, close to Rutland Water and historic towns of Stamford, Oakham and Uppingham.
The bathroom, like much of the property, has been recently renovated and looks wonderful. Please note that it only has a generously sized luxury shower, not a bath.
The village has a great pub, called The Fox. Food is good and reasonably priced and they have a wide range of beer, including excellent local ales. Staff and locals are very friendly. There are various other villages pub in the areas and we can provide recommendations for something a little more up-market if you fancy some fine-dining. Stamford is a beautiful small town just 7 miles away. The George Hotel has hosted people in style since the crusades and is just one gem in a town rich in history. Oakham and Uppingham and smaller, but just as beautiful. A bit further afield is the wonderful Rockingham Castle (still occupied by the family that built it 400 years ago), Burghley House (the finest Elizabethan house in the country, famous for the horse trials), Belvoir Castle and Belton House. Rutland Water is just a mile away, where you can watch birds, including the famous Ospreys, fish, sail, walk, hire bicycles, climb and swim. Or visit the annual British Birdwatching Fair.
  • Lovely little snug, very friendly hosts, there’s no downside!

    Tom2020-02-02T00:00:00Z
  • Ths was my ssecond visit to The Snug and it was just as remembered. Warm, cosy, convenient to where I was working and a home from home feel. The pub iin the village was great and meeting up with the hosts for a drink is definately worth while.

  • A lovely place to stay for the weekend, spacious with a cosy log fire, comfy bed and everything you would need. Wonderful hosts and a beautiful place to visit - would recommend.

  • 2nd visit to this clean and spacious property. Hand for sailing club and excellent pub in the village

    Fiona2019-11-03T00:00:00Z
  • A charming old cottage (annex/portion of) in a lovely area. The village of North Luffenham reminded me of the Cotswolds, very pretty! I would definitely recommend a visit to the local The Fox pub for high quality food and service. John and Lindsay were kind hosts who went out of their way to help us accommodate my parents for a day too. The kitchen and bathroom are lovely and modern, the only surprise was that the heating was controlled in the main house, though our hosts were happy to adjust it for us (and also provided all we'd need for an open fire.) Overall very good value and lovely to find a nice clean place that allows dogs :)

    Clare2019-10-04T00:00:00Z
  • Lovely little property in a beautiful spot. Lyndsay couldn't have been more helpful, bringing wood for the fire when the weather turned cold. Thank you.

In the grounds of Northamptonshire's oldest house and one of the longest inhabited houses in the UK. If history is your thing we have it in abundance. We love people and look forward to welcoming you to somewhere a bit different. The price doesn't include breakfast but guests are welcome to tea, coffee, toast and jam.
The lodgings is a 500 year old building originally used for guests to the Prebendal Manor up stairs and for animals downstairs. These days it is a family home with many interesting features. We have proper walls, beams galore and a spiral staircase. We are in the grounds of the Prebendal Manor and guests are welcome to use the gardens, which are particularly beautiful in June when the roses are in full bloom.
Nassington is a beautiful village that has a village shop, butcher and a couple of pubs that serve food. There are numerous pubs in surrounding villages that also serve food and we are happy to help if you need suggestions on where to eat.

The property is early Victorian, situated on a really quiet street. The room is light and airy, south-facing with a king size bed and black-out curtains. The private bathroom is adjacent. Tea and coffee-making facilities plus TV, hairdryer and free WiFi are available. There is also a large family room which sleeps four, available on request.
A spacious, sunny, welcoming period family home where you can enjoy a self-service continental breakfast eaten in your own private dining room. A 5-minute stroll will take you into the beautiful Georgian town of Stamford, known for its wonderful shops and restaurants, and featured in the BBC adaptation of Pride and Prejudice and the film Middlemarch.
The house is located on a quiet street with no through-traffic, within a few minutes walk of the attractive Georgian town centre with its many shops and restaurants. Burghley House, best known for the world famous Horse Trials which take place there every year at the end of August, is also within easy walking distance. In addition to the beautiful house, the extensive grounds also boast a the Sculpture Garden and Garden of Surprises.
  • Frances's house is spacious, quiet, and beautifully decorated with art work. I really appreciated having an individual bathroom for myself, and the wonderful healthy breakfast. Frances and her husband couldn't have been more helpful. The location of the house is close to center of Stamford, with its amazing Georgian and Victorian buildings, and within good walking distance to the station. I had a really great stay!

    Celia2020-02-28T00:00:00Z
  • I would thoroughly recommend staying with Frances in her beautiful house in the picturesque Stamford. It's within easy walking distance of the centre and you are made to feel very welcome. The room is comfortable, with a kettle and a big double bed, and you enjoy a separate bathroom (always a bonus!). I wish I could have stayed longer to explore.

    Christophe2020-02-02T00:00:00Z
  • I booked Frances place for a friend who was visiting from the US. He loved his stay - Frances’ house is in a gorgeous part of Stamford, the bed was exceptionally comfortable, the breakfast was delicious, and the bathroom facilities were clean and with great products. Frances and Toshi are very friendly and welcoming. I wouldn’t hesitate to book Frances’ place again.

  • A highly recommended place to stay. The room was comfortable and well equipped, the house was beautiful with interesting art on the walls, breakfast was lovely, with fruit and yoghurt, cereals and pastries. And Frances was a very thoughtful host, to the extent of offering to collect me from the station on arrival to save me from walking in the heavy rain.

A much loved B and B very close to the centre of Stamford. All rooms are en-suite shower rooms with wi-fi and tea and coffee making facilities in your room. We have a fridge in the breakfast room available for you to help yourselves to a glass of wine, lager, milk and cake.
In previous lives Stamford Lodge was a a bakery, a chemist and a bookshop now it’s home to Alex, Gemma and Elodie. We have two very friendly dogs Alfie and Otto.
We are literally in the heart of Stamford, a few minutes walk from the High Street with it’s local local bars and restaurants as well as the Meadows for lovely walking. Burghley House is walking distance which is well worth a visit
  • The venue is in a great location, a 5 minute walk into town. A car park across the road which is free from 6pm till 8am, but the price is still reasonable during the day. Lovely en-suite room, with the best bed I've slept in in ages. Gemma your host is really lovely, welcoming from start to finish and nothing was too much trouble. In all its a very homely atmosphere where I felt very comfortable, it was the perfect stay for what I needed. I just wish I had a little longer.

    Andrew2020-02-27T00:00:00Z
  • Stamford Lodge is simply lovely. Close to the centre of town, easy (relatively cheap) parking just across the road and a fab base for exploring the surrounding area. Gemma is the most amazing host with nothing being too much trouble.

    Karen2020-02-23T00:00:00Z
  • I can recommend staying at Stamford Lodge without hesitation. Gemma is the perfect host, very welcoming and engaging and she has created a very cosy and homely environment to stay in. The location is as good as it gets in Stamford, you are right in the centre with everything within walking distance and a car park across the road, which is very convenient, since parking is difficult in Stamford. And Stamford is the most charming town to visit, one of the great Georgian towns in England, used by the BBC for filming its adaptation of George Eliot's Middlemarch, and the magnificent Burghley House and park just across the river from Stamford Lodge. Gemma is full of local knowledge and so has great recommendations for places to eat and drink, to visit and things to do. 10/10.

    Nick2020-02-06T00:00:00Z
  • I felt really welcomed by Gemma and loved staying here. The house is really nicely decorated and very central. Gemma is a great host and I look forward to staying here again.

  • Wonderful place to stay and perfectly situated in town. I’m so glad I found it! I was up for a wedding but I’d be tempted to return to explore the area further of the basis that I now know such a lovely and fairly priced place to stay. Thanks, Gemma!

Self-contained annexe with own bathroom, dining area and kitchenette in the heart of a historic East Northants village. We are close to the beautiful market towns of Oundle and Stamford, Burghley House stately home and the cities of Leicester and Peterborough are also easily accessible.
This annexe is a bolt hole with all you should need for a few nights away. As well as a kitchenette and wardrobe space, there is a TV, DVD player and very fast wifi! The TV is also enabled for Netflix. The cooking facilities comprise a small fridge, hot plate, slow cooker, microwave, toaster and kettle. If more than 2 guests are staying, the sofa can be made up as a second bed. The only shared space is the driveway and the annexe should provide all you need. We can provide laundry facilities in an emergency if we are in and in the summer months will share the back garden.
King's Cliffe is a beautiful, rural village with an historic centre of stone houses, many of which date back several centuries. The main house to which this suite is annexed is in the heart of the historic centre and is considered likely the oldest house in the village, dating back to the 16th century. The rural nature of the village is enhanced by its location, which is a significant distance from built-up areas and main roads. It is surrounded by farmland and ancient woodland, plus further pretty villages to meander around. Within the village itself, there are various green spaces, including a pocket park, the hills and holes, the Millennium Wood and a sports facility including tennis courts and playground for children. Village amenities include a pub and social club, a greengrocers and a small shop with a wider variety of goods. There is a bakery open for fresh bread from 7am Monday - Saturday that also doubles as a cafe/deli. There is a church that has services every Sunday at 10:30am.

Characterful, light and airy family home with beautiful mature garden minutes from central Stamford, Burghley House and the Meadows. The house is semi-detached, has a large kitchen and open dining room, with wood burner and downstairs toilet. The living room is super comfortable, has a pull out sofa bed and a second wood burner for extra warmth. Our upstairs space provides a roll top bath and a separate, powerful hot shower. • A well thought out and delightful apartment in the heart of Stamford, which is a wonderful market town well worth a visit. If you are a light sleeper though you may wish to consider somewhere a little away from the hustle and bustle.

The Nest is a newly-converted barn with super king bed (or twin beds), large shower room, fabulous kitchen and living area (with double sofa bed). We are two mins from everything Rutland Water has to offer and only 4 or 6 miles respectively from market towns of Oakham and Stamford. Perfectly suited for an activity break on the Water or just to escape and have a quiet few days. We are happy to provide a select seasonal menu for dinner to save you cooking after an exhausting day exploring.
  • Perfect base for exploring the area. Easy access to the property. Hosts very helpful and friendly.

  • We loved the Nest for our couple of nights in Rutland.its perfectly situated for biking around the lake. We only made the 17 mile route due to limited daylight hours so will be back to cycle round the peninsular too next time. The nest had everything we need, very comfortable bed, and it was very cosy. Alex was very friendly and helpful. Looking forwards to our next cycling trip to Rutland

COVID 19 UPDATE: the cottage is still taking bookings and is completely private and deep cleaned between guests. It’s a great place to escape. Gamekeeper Lodge is a characterful, modern and luxurious self catering cottage; and forms a totally private annexe to our Grade 2 listed thatched cottage in the heart of Rutland. The property was designed in 1795 by John Nash, who also designed Buckingham Palace and overlooks the original thatched game larder. Situated only 2 miles from Rutland Water.
Game Keepers Lodge is steeped in history, with quirky features and heaps of character. The main sitting room has a vaulted ceiling, a comfy sofa, chair, TV with Freesat, DVD player and lots of DVDs for adults and kids to enjoy. The log burner is great for cold days and we always leave guests a well stocked wood basket with the option to purchase more. The duck egg blue kitchen has been hand built to a high specification with granite work sufaces and is equipped with: Built in Oven and Induction hob, slimline dishwasher, kettle, toaster, microwave and Dualit Nespresso coffee machine. The cupboards are stocked with plenty of utensils and kitchen items and we also provide tea, coffee, sugar and coffee pods. We can provide access to a washing machine and tumble dryer should you need them. The kitchen leads to the orangery which overlooks the garden and is the perfect place to enjoy meals or just relax in the comfy chairs. The dresser contains plenty of books, local information, games and a selection of toys for younger guests to enjoy. On the ground floor you'll also find the second bedroom with two vintage brass single beds, with 2 lockable windows. The bathroom is also on the ground floor and features a large walk in shower, WC and wash basin. The master bedroom is located upstairs - please note the stairs are old and as such are steep. The master has a kingsize bed, bedside tables, dressing table, wardrobe and hairdryer. There is a door which leads to an outside terrace where you'll find a table and chairs to enjoy the sunshine on nice days. Outside there is plenty of parking and we have enough room for larger vehicles or trailers - just let us know when you book.
Rutland is often described as a hidden gem, and the UK's smallest county has so much to offer. With two bustling market towns - Oakham and Uppingham, as well as being only 8 miles from Stamford there is plenty to do or just relax in the stunning countryside. With its water sports facilities, nature reserves and miles of cycleways and footpaths, Rutland Water is the perfect place to walk, hire a bike or learn to sail. The nature reserve and annual bird fair are extremely popular and Rutland Water is home to the first Ospreys to be bred in England for 150 years. With 600 listed limestone buildings including five medieval churches, Stamford is a Georgian market town that truly deserves its description as "the finest stone town in England" by Sir Walter Scott. Make sure you take a visit to the 12th century St Leonard's Priory, and explore the 'Town Trail', which will take you on a historic tour through the old passageways, lanes and market squares. Pride and Prejudice was also filmed here. The lodge is conveniently located as a base for local events including: British Birdwatching Fair, Burghley Horse Trials, Rockingham Motor Speedway, CiCLE Classic, Rutland County Show, Rockingham Horse Trials, Dambuster Triathlon, Oakham School, Uppingham School, The Vitruvian triathlon, Rutland Sailing Club, Swim Rutland, Rutland Marathon

Grade 2 Listed Cottage situated in a quaint Rutland Village (with a good pub!). Just over 1 Mile from Rutland Water and 7 Miles from the Historic Georgian town of Stamford.
You have the whole cottage. It is in a very quiet location within easy reach of Oakham, Stamford, Uppingham and is very close to Rutland Water.
  • What a lovely place, very clean, everything you need & more, very well equipped, great for dogs, a local large park 5 minute walk away...just before the Fox pub - great food, real ale & dog friendly! Thoroughly recommend.

  • One of the nicest places I have stayed in. Simply gorgeous. Can't wait to return, the location is ace. So peaceful and minutes from the water. Great! Michelle has been a fab host, returned messages quickly and the house has everything you'd need.

  • Lovely property and great host. Couldn’t have asked for more.

  • Michelle has a beautiful home, perfect for a restful weekend. Michelle's home is not far from shops and Rutland lake (which is beautiful, ideal place for a picnic, bike ride or a leisurely walk). We really enjoyed our time in North Luffenham, we are already planning our return.

    Priti2019-08-04T00:00:00Z
  • The cottage is cosy but spacious. It has alot of character and it is clear that it has been meticulously looked after! Staying there we found everything we could need from a home away from home. All utilities, pots pans and cutlery etc. were plentiful and clear instructions were left on how to use / where to find things. Although the village is small and there are few amenities on the doorstep, this is just what we were after, a bit of peace and quiet. The local pub served good food and it was a lovely place to have a stroll. The local shop was just a couple minute drive up the road so no problems getting what we needed. I would definitely recommend staying in Michelle's cottage and will definitely look to book again when we are next in the area! Thanks.
