Places to stay in McMinnville
This is totally private, you'll have as much, or as little, interaction with me as you want. Your own private driveway, carport, and entrance, with a code. Your own fully equipped bathroom, and a kitchenette. WalMart is within walking distance. So much to do and see here. Mountains all around, with falls, hiking, kayaking, and I have the boats you can use to kayak with. It's only a hour to Nashville or Chantanooga. Fishing and hunting is also big around here...
I am brand new at this. I believe I have the perfect space for just about anything. Close to town, close to the Civic Center, Churches, and so much more.
Our neighborhood is mostly older people, and mostly quite. Beautiful in the spring.
  • Hilda’s space is absolutely charming. Clean, tidy, super well-stocked and so comfortable. The mattress was so comfy. Hilda herself is wonderfully kind, welcoming, and such a sweet host. Would recommend this space to anyone!

    Jaime2019-11-10T00:00:00Z
  • If you are coming into town to see a show at the Cumberland Caverns stay here. Location and easy of access is great. Mickey was a great host. Gave us some great local tips and even gave a shuttle to and from the Cumberland cavern venue. (Not gonna find a Lyft or Uber in town.) The restaurant next to the campground has delicious craft beers on tap and mouthwatering fried green tomatoes. Try the river monster sandwich, also very tasty. The camper was clean and Mickey even had a heater on for us when we arrived so it was never once cold in the camper. The bed was surprisingly super comfortable for a camper bed. Absolutely would recommend to anyone!

    Brett2019-11-01T00:00:00Z

  • We stayed at Rachel's place while in town for a friend's wedding at Beersheba springs. The house was lovely clean and bright, close to downtown which was quaint and charming. We enjoyed or stay.

    Leah2020-03-01T00:00:00Z
  • Rachel has her place dialed in. If you have to reach out to ger for something. She is on the spot to respond with the utmost detail. I'll always seek her location's availability 1st for future lodging in McMinnville

    Brian2020-02-22T00:00:00Z
  • I really enjoyed my time at Rachel’s house. It was a gem of a bargain! I was in McMinnville for a conference and actually sadly didn’t get to spend much time at the house except to sleep. It is a perfect place to just chill! The pictures do not do justice to it’s charm! Rachel was quick to respond to questions or etc. I would highly recommend this for a quiet getaway!

  • Great place right in Downtown McMinnville!! Well designed... have everything you need. Walking distance to old theater, great breakfast place, Collins River BBQ, Topz - which has the best frozen yogurt, Metro Deli which has amazing sandwiches and single size brick oven pizzas... Cute little shops... Great place to stay.

  • This is an absolutely darling, updated older home in a downtown neighborhood convenient to a grocery store and local venues. It was super clean, had everything we needed including a complete kitchen, living room with comfortable furniture and satellite TV, central heat/air, king bed, comfortable bedding and full bath with shower. This was way more bang for the buck I can tell you. Thank you Rachel for a great getaway.

    Katherine2019-10-27T00:00:00Z
  • I’d stay there again!

    Andrew2020-03-08T00:00:00Z
  • We own a camper but we wanted a quick getaway for a night with the family. Everything about this was perfect. The camper was very clean and roomy and the campground was spacious and easily accessible. It was awesome to not have to set up a single thing aside from our food and drinks. To that point there is an amazing restaurant nearby that had amazing food and service. We visited in the winter but we look forward to coming back and enjoying the river kayaking when the season rolls around. If you're hesitating to book here because it is a camper please don't. It had just as many amenities as a hotel room (from the super comfy pillows to the wifi) at a fraction of the cost- plus more cozy!

    Penni2019-12-29T00:00:00Z
  • Very nice place by the water. Looked just like the pictures. Awesome place for food and drinks next door!

    Lauren2019-12-01T00:00:00Z
  • RV was clean and it had everything I needed for my trip. The place is right on the river with a great view and is easy to find. The restaurant has great food and atmosphere, they hosted a game night while I was there and it was really fun.

    Jessica2019-11-29T00:00:00Z
  • I took my 3 daughters to the Caverns and we stayed at the campground. Great time and my kids appreciated the Netflix in camper 2! Make sure to check out downtown for the deli and frozen yogurt

    Nathan2019-11-26T00:00:00Z
  • Mickey’s camper was an amazing experience! The smooth rapids diner is where you check in for your stay and they’re so helpful, and the restaurant is pretty cool! The location (right outside of town) is perfect. You can go kayaking or you can run up town for something to eat, either thing is possible within minutes which is awesome! The beds were great, my teenagers complained a little about their hard beds but when they got up they said it was some of the best sleep they’ve had in a while, whether it was the camping experience or the firm beds who knows, but you get it both! I slept in the queen bed which was very comfortable. No complaints! I definitely recommend Mickey’s camper!

Great spot to spend the night for easy access to Rock Island, Fall Creek Falls, Stone Door and other State Parks; 1 hour to Chattanooga, Cookeville and Murfreesboro. Comfortable and private space with a view of the woods. Small fridge, microwave, toaster oven, single burner and coffee maker.
    Country setting, in-town convenience 😁
We are only a couple miles off of main highways, markets and gas 1-3 minutes away, 10 minutes to McMinnville that has grocery stores, Walmart, chain and great local restaurants etc, lovely parks and playgrounds. Access to the river for kayaking and fishing very close by. We can possibly arrange transportation to the river if needed, Smooth Rapids and other points. Free concert series on Friday nights during the summer in town. We are about a 27 minute drive from ISHA and 30-60 minutes from several State Parks with waterfalls.
  • Vintage and cozy. Perfect for a quick crash. Beautiful country area if have time to explore.

  • Great value would definitely recommend to others. Only issue was limited WiFi. Patricia was very friendly and helpful.

    Jeremy2019-11-18T00:00:00Z
  • Such a comfy and charming little spot to spend a couple nights. Really enjoyed waking up and walking out into the rolling hills of rural Tennessee. Dana is very friendly, helpful and responsive.

    Doug2019-11-02T00:00:00Z
  • Dana’s camper is great for a quick visit! It’s cute, simple, and cozy but has all of the necessities; kitchenette, coffee, running water, electricity, an adorable friendly black cat named Boo. What else could you ask for? We stayed for two nights while visiting the ISHA yoga center and were pleasantly surprised. The camper stays nice and warm with the space heater, it was cold when we were in town. We didn’t use the solar shower, didn’t have any sun. But there is a hot plate you could use to heat water and Dana offers to heat if for you if she’s home. For the value, you can’t beat it. As a host, Dana is warm, communicative, and quick to respond. If you’re passing through the area and don’t want to spend a ridiculous amount of money for a terribly bland hotel room, retro camper is the way to go!!

    Garrison2019-10-31T00:00:00Z
  • Great stay, great host! Everything was as stated and a nice and hospitable host.

    Derek2019-10-25T00:00:00Z
  • Our stay at Dana’s was beyond what we expected. The RV has warm and had inviting details like the little welcome mat and the string light with hearts on the outside. My husband and I stopped to rest overnight during our road trip and it was exactly what we needed for the price. Dana is very communicative and helpful. Everything was fully stocked and sparkling clean. Thank you!! God Bless

  • Great downstairs space on Penny’s farm. Just outside of McMinnville it is an easy drive to food, groceries etc. Also in a good location to explore southern Tennessee. The apartment is very comfortable with a full kitchen should you wish to be more adventurous with food preparation. It was nice to stroll down to the river and talk to the chickens and cat. An excellent value location with southern hospitality.

  • 2nd time to stay there and so many upgrades in the last year. You can tell they are really investing to make this place great.

    Isaac2019-12-06T00:00:00Z
  • This place is just so cool. They have everything you need for cooking, campfires, and even grilling out. Such a cozy place to spend a weekend!

    Victoria2019-12-01T00:00:00Z
  • Every single thing about the stay was top notch! They were excellent with communication, they stayed up and made sure to greet us and even explained everything in detail upon arrival. The amenities in the community center were unbelievably accommodating. They seriously have thought of EVERYTHING! It was cleaner than any hotel I've stayed at, and they consider themselves "camping"!! Not only that, the beds were so comfortable that I will be inquiring as to what comforter and sheet sets they use, because I actually miss sleeping there haha. The bathrooms were nicer and cleaner than I could have possibly imagined and when Desirae suggested taking a bath, I thought I would freeze. She reassured me that it was unlimited hot water and that by the time that I got out, I wouldnt feel the cold air at all. She was right!!! It was pure paradise. Aside from the technicalities, the decor was something out of a magazine. Everything complemented eachother and you can tell that they have put a lot of time and energy into Sassy Springs. There is seriously not a single thing I would change!

    Jackie2019-11-29T00:00:00Z
  • Words fall short of our experience camping in this magical forested paradise. Corey and Desirae were super welcoming, open and generous. We felt right at home and not like we were staying in a stranger’s campsite. Very thoughtful touches like the big community space that feels welcoming. Super clean showers, wonderful ambience and gorgeous green and peaceful landscapes as well. Everyone on the property made us feel welcome and we are so happy to have stayed here. This is not your run of the mill campsite , it’s a haven where you will feel welcome and have a chance to truly connect with nature and people from all walks of life. This is certainly not our last time staying here. We loved everything about this space and it’s energy. Thank you Corey and Desirae for everything. 💚🙏🏾

    Cynthia2019-10-30T00:00:00Z
  • Great hosts. Very helpful. They join in the fun as well.

    Joy2019-10-29T00:00:00Z
  • If you’re looking for a nice place to camp in the heart of Tennessee, but don’t want to get too deep in the woods, Sassy Springs Retreat is a perfect location. Cory and Desirae go to great lengths to make sure your camping experience is as enjoyable as possible, and take pride in doing just that. The location is a perfect basecamp for many daily hiking destinations, cave shows, or Bonaroo!  If you just feel like hanging at your campsite - it’s a great place for that as well. It’s kid-friendly with amenities like the Community Center (kitchen and Wifi), and bathrooms with hot showers and towels(!).  If you're looking for a place to meet lots of friends: book multiple sites and let loose. It’s nice to have the option of staying in a cush semi-permanent tent/teepee with heating and AC, or roughing it a little more and getting a campsite to pitch a tent. Cory and Desirae are usually around the Community Center in the evenings to relax and help anyone with anything they need, while getting in a few games of cornhole to wind down the day (I think they let the guests win - not sure). All in all I highly recommend booking a stay here. I spent 3 relaxing days in scenic Tennessee and will definitely return.

    James2019-10-29T00:00:00Z
  • Great place to camp out, I was really glad they had a full bathroom with hot showers.

Welcome to The Double Bell. This is a beautifully decorated yurt that will give you the feel of camping outdoors all the while providing the comfort of an air-conditioned/heated queen size suite. Take a bath in our oversized rustic bathrooms, walk the trails our property offers, or fish a while at the pond. We are close to Chattanooga, Gatlinburg, and Nashville. We are located near 7 of the top ten waterfalls in the state of Tennessee. Beauty and adventure are in abundance all around you here
This heated and Air- conditioned Double Bell tent offers 2 queen size beds and a twin size bed. It has an Air-conditioner in the summer and a heater in the winter. Two lamps provide enough lighting inside the tent. You have 3 outlets to charge devices or whatever you need. You have a deck and 2 chairs provided. A fire ring is also provided. You can purchase wood from us for 10 dollars or find your own in the woods. Whatever works for you is cool with us. The 2 shared bathrooms include a bathtub shower combo with flushing a toilet, and a sink. We provide soaps, shampoos, towels, and washcloths. There is also a community kitchen with a full-size stove and fridge located in the community center. We provide all utensils for cooking and dishes. There is a parking lot that is just a few feet from the site. You have to walk to the site. The community center is a fun place to hang out. This is where you will find a store to buy some things you may have forgotten. The is a kid area with toys and all sorts of fun stuff to keep them entertained. There is a bar area for the adults to utilize and also the kitchen is in this space. We also offer a movie projector and popcorn for a small fee in the community center. Fresh eggs for breakfast? Just head on over to the coop and collect eggs from our friendly chickens. You can also go in and pet them. They love visitors and attention. Do you want fresh herbs and veggies for dinner? Pick your own in our community garden area when it's in season. There are 2 trails on the property. One is well lit at night. The area around the Tents is lit with 27 strings of cafe lights. We dim them at 11 pm to make sure our guests sleep well but if you need to to get out and walk around you can still see things well. The rest of the trail is lit with solar-powered pathway lights. The second trail that leads to the pond is only a day trail, as it has no lighting Beautiful to walk down and well maintained. Fishing is allowed on a catch and release basis. It is a lot of fun. There is a playground for all the kiddos to play around on also. There is also a trampoline, volleyball net, soccer goals, and a hammock grove.
We have just a few neighbors on our street and all of them are great. Some of them may even come over and hang out from time to time. Other than that you can expect to just hear frogs and crickets at night and birds, wind, and trees during the day!
  • This is an awesome place to stay! Corey and Desirae were so kind and helpful and the location is perfect for getting to all kinds of parks and waterfalls. I highly recommend a stay here!

  • Wow! What an amazing place!! This is such a beautiful property and is so close to so many incredible hikes! A perfect place to unwind, unplug, and connect with nature and loved ones. The yurt was super cozy at night, and we enjoyed walking around the property and seeing the pond and chickens. I would absolutely come back in the future!

    Alexa2020-02-09T00:00:00Z
  • This place was well above what we expected we were getting. The tent was outstanding with the most comfortable beds I’ve ever slept in (even better then a hotel), was spacious enough for our group, and cozy as could possibly be with the decorative touch and “fireplace” style heater. We stayed warm enough with extra blankets even in 19 degree weather and light flurries. The clubhouse was a lifesaver for us given it was much too cold outside for most activities. We were able to cook, had plenty of games and activities to keep us occupied well past quiet hours (we were the only guests that weekend), and heat! The property is beautiful, the chickens are friendly, and the hosts are accommodating and fun! We will absolutely be rebooking.

    Becca2020-01-20T00:00:00Z
  • Amazing. One of the best air bnb experiences weve ever had! Te ge hosts are top notch and the place exceeds all expectations.

  • Stayed in one of the bell yurts and it was great! Beds are comfy and the yurts are spacious. It was cold and windy, but the yurt stayed warm the whole night! Highly recommend staying here!

  • It was a great place for the caverns

    Madalyn2019-12-15T00:00:00Z
  • This place went above and beyond our expectations. It was the perfect place to stay for a concert at the Caverns! Corey and Desirae were very hospitable, even offered to give us rides. Had awesome local recommendations, super comfy beds, the yurt was spotless and the amenities in the community center were super clutch! Definitely recommend this place to anyone looking for a unique experience off the beaten path :)

  • This is exactly as advertised - a small, beautiful one bedroom farmhouse on 23 acres in central Tennessee. It is an excellent spot to just visit, unwind, unplug and enjoy the smaller things in life that mean so much. It will feel like you are very rural with the property and solitude but you are only 10 minutes away from all of the local amenities in McMinnville, and convenient to many other locations in the county. The hosts are very communicative, the historic thoughtful touches on the property are great and it is super clean. Highly recommend.

  • Loved this country getaway! Rebecca really putting a lot of thought into all the decorations and details. Communication and location were great. We popped into town for breakfast every morning and then headed to explore waterfalls all around McMinnville. I would be happy to stay here again!

    Meredith2019-05-25T00:00:00Z
  • Great farmhouse! Has old homey antique feel of an old farmhouse but has all modern amenities such as appliances, beautiful modern shower, old timey stand alone cast iron tub and flat screen TV. Very quiet surroundings so feel like its just you in the area but very comfy bed and furniture. Slept really well here. Only 10 min drive into town but feel a world away. Loved the firepit outside and Rebecca even had plenty of wood already stacked up ready to light. Loved walking around the hills on the huge property. Really feel like you are living on a farm with cows roaming field right next to property. Sat by fire at night looking up at stars and watching the fireflies flying about. Extremely relaxing place. Will be back!

    India2020-03-01T00:00:00Z
  • The bunkhouse was nicely decorated, clean, and peaceful. If you enjoy horses, you'll love staying here, as you share a pasture with some. Susan provided eggs, sourdough bread and some goodies - so thoughtful! The mountains provide a beautiful view for the sunrise/sunset. Wish I could've stayed longer! Electronics: I have t-mobile and had no service. The place has wifi, it can be spotty so working on a computer might not be best, but it worked fine for my phone. But once you see the mountains and horses you'll forget about your electronics anyways!

    Renee2020-02-22T00:00:00Z
  • Farm-tastic family fun! I'm a new widow and came to spend Valentine's weekend with my 3 kids (13, 11 and 4) making some happy memories. We had so many fun adventures exploring the farm, riding the horses, splashing in the creek with the cows... You couldn't ask for a more kind hearted and gracious host family. We will definitely be going back!

  • I honestly can't think of enough kind words to express how much we enjoyed our stay at the Phelps Farm!!!! My 6 year old daughter was in tears that we had to leave, and she hasn't stopped talking about it! The bunk house is so comfortable and has so many beautiful details! It was such a treat when we arrived to see how special it was, and to be greeted with fresh eggs and a home made loaf of bread! The house is so well organized, and we just fell completely in love with it!!! It's so fun to pull up to the house and immediately be surrounded by so many sweet animals. We especially LOVED all the sweet dogs and meeting the beautiful horses and donkey. Susan was the most amazing host we've ever had the pleasure of meeting! She helped us paint horse shoes to bring home, collected eggs from the chicken house with my daughter, and shared so much helpful information and fun farm stories. Her granddaughter, Ashley, was so incredible introducing us all to the horses and giving my daughter a ride! We loved eating pizza at the Viola Pizza Company, and just seeing the beautiful farmland in the area. We can't wait for our next visit to the Phelps Farm!!!

  • Very clean and decorated nicely, has everything you need. Quiet and our host left homemade bread, eggs, and a very thoughtful goody bag with some handy items. Would highly recommend.

  • Susan communicates quickly. She let us check in several hours early. And what makes her stand out then the rest, I wasn’t feeling very well on thanksgiving and she was kind and offered to bring me soup. Very compassionate person. The farm is a fantastic area as well.

Gorgeous, off-the-grid cabin on 17 private, riverfront acres just minutes from Rock Island State Park. Contemporary and comfortable with hot, high-pressure showers, full-service bathrooms (one inside the cabin, two in a detached bathhouse), and kitchen. Enjoy coffee on the dock overlooking the Collins River. Kayak, fish, swim or visit the Great Falls, antique stores, and restaurants nearby. Grill out on the deck or sit by the firepit in the evenings, soaking in the towering trees and seclusion.
Set within 17 densely wooded acres, our cabin sits above the meandering Collins River, just minutes from the 880-acre Rock Island State Park. Our compact cabin is completely off-the-grid and eco-friendly, but still incredibly comfortable with 100% cotton and linen bedding, hot and cold potable water, propane grill, an indoor half-bath with flushing toilet, plus a detached bathhouse with two high-pressured hot showers. It's the perfect blend of rustic and contemporary, seclusion and proximity. Please note THERE IS NO ELECTRICITY, central air, or heat. Several battery-powered fixtures throughout the cabin cast a moody amber glow. The shade of the trees and natural limestone tile ensure the cabin remains cool and comfortable throughout the day and night -- no matter the season -- and the wood-burning fireplace warms the whole place in the colder months. Unplug and enjoy the outdoors with private river access from a spacious dock, an outdoor deck nestled in the trees off the front of the cabin, and a large firepit. The cabin features an open floorplan with a King bed on the main level off of the living area, and two Queen beds in the open loft above. (THE LADDER TO THE LOFT IS VERY STEEP. We do NOT recommend the loft for children, those with mobility issues, or those needing frequent trips to the restroom in the night. IT IS STEEP.) AMENITIES The cabin has full plumbing, with hot and cold potable water and a flushing toilet. There is a half-bath INSIDE the cabin with a fully functioning sink and toilet. There is no shower or bath inside. An EXTERIOR, semi-open-air bathhouse has full plumbing, with two hot showers, two flushing toilets, and a shared sink with hot and cold potable water. Both bathrooms are fully stocked with toilet paper, towels, and handmade natural soap (www.ironsidestudio.com). There is no stove inside, but there is a propane grill and a propane cooktop on the deck. We provide a jet boil for instantly boiling water, and a french press for coffee. The kitchen is stocked with dishtowels, paper towels, soap, dishes, utensils, cast iron pans, and basic cookware. All beds feature 100% cotton sheets and pillowcases with linen duvets. A FEW THINGS TO BE AWARE OF: While beautiful and comfortable, this is still an off-the-grid cabin in 17 acres of woods. We keep the place spotless, but you may still see insects. You will certainly see and hear wildlife -- which we consider a major perk! We designed this place for people who love the outdoors, but want a more comfortable place to rest than a tent. THERE IS NO PAVED ROAD IN OR OUT OF THE PROPERTY, it is a gravel road with brush, and we recommend a truck or SUV. Parking is available directly behind the cabin. THE PATH DOWN TO THE RIVER IS QUITE STEEP, as the cabin sits on the upper ridge of the property. It is not far, but on a significant incline. SWIM AT YOUR OWN RISK. CELL PHONE SERVICE IS VERY LIMITED WITHIN THE PROPERTY -- we consider this to be another major perk! Service is typically available up at the main road, and all throughout town. A reminder that there is NO ELECTRICITY, NO WIFI, NO A/C, NO HEAT, and NO LIGHTS. We do have battery-operated string light fixtures throughout the cabin (batteries included), but recommend bringing headlamps or flashlights for walking around the property. THERE ARE NO CURTAINS -- but no one can see you in the middle of the woods! And it lets the sun stream in beautifully in the morning. While the cabin is incredibly secluded and you cannot see any other properties or homes, we do still have neighbors. You may occasionally hear other vehicles or boats (the Collins River is a FANTASTIC fishing spot!). Please be respectful of our neighbors as -- despite distance -- noise tends to carry in such quiet, secluded areas near water. We recommend bringing bug spray and wearing long pants when walking through the woods.
We are minutes from the quaint town of Rock Island and a great jumping off point to explore the numerous state parks and small towns nearby. Rock Island proper features a few lovely antique shops, restaurants, a stocked corner store, and dollar general. The cabin is also about 20 minutes from McMinnville, with all major amenities, including a Walmart, Lowe's, Kroger, and various restaurants. The entrance to Rock Island State Park is three miles from the cabin, with waterfalls, hiking trails, and swimming holes to explore. Take a day trip to neighboring Sparta for bluegrass festivals and Calfkiller Brewery, hike at one of the many nearby parks (Rock Island State Park, Fall Creek Falls, Old Stone Fort, and Burgess Falls, to name a few), or see an underground concert at the Caverns. Or, simply enjoy all the property has to offer!

  • Phelps Pharm is half way between Manchester and McMinnville Tennessee, about 20 minutes from Morrison. It is a working farm with chickens, dogs, horses, and cattle. The main residence is an updated old farmhouse. There are three sleeping venues--a "Tree House" on stilts, a Ranch House, and a Loft in the Main House. We stayed in the Loft for a week. The setting is very peaceful on a quiet country road near wooded hills and fields. The Loft is quaint, with steep stairs to ascend, but has lots of room and several beds, a private bathroom downstairs, and is quiet. The main house is decorated with antiques and country charm. Susan, the Host, was very helpful and kind. She made a big breakfast for us each day including french toast, biscuits and gravy, orange juice, eggs, and sausage. We went on an enjoyable horseback ride ($25 ea) on their 70 acres. Susan gave us suggestions for things to see and do in Nashville and local places to eat, and responded immediately whenever we had questions. We had an enjoyable time and hope to stay there again next time we are in Tennessee.

  • Trip was amazing!!! Trust me when I say we were all delighted! Breakfast was amazing. The place was cooler in person. The beds were very comfy! Make sure to book horse back rides, and eat pizza in downtown viola! There were no complaints from anyone in the group!! Lovely Trip, we cannot wait to go back and book the whole farm!

    Amy2019-11-10T00:00:00Z
  • Exactly as stated in the listing! Susan was so kind and thoughtful! Love that she share a blessing and sat and ate with us! She sets the bar high as a super host!

    Keane2019-10-27T00:00:00Z
  • Susan was always quick to respond and very accommodating. Be aware that several very friendly dogs will greet you when you pull up. It was a nice and clean Bed and Breakfast with welcoming hosts. It was conveniently located for us this trip about 30 minutes from Cumberland Caverns and 30 minutes from Old Stone Fort Archaeological State park and several other nice nature hike areas. We had a wonderful time!

    Melissa2019-10-20T00:00:00Z
  • Perfect. That's the best way to describe this stay. Sue will treat you like royalty, or at least like a treasured family member. She fixed a yummy ranch-hand breakfast every morning and we had wonderful conversation. Enjoyed walking the property and interacting with the critters. The surroundings are beautiful, and our attic hideaway was cozy and private. We hope to return someday!

  • Loved this Airbnb in Mcminnville. The kitchen had plenty of utensils and dishes so I was able to cook for my family. Everything was super clean. The apartment has its own entrance outside of the building with a swing on the porch. Also able to take a little walk to the river. There was plenty of privacy. Nice little retreat in this little town. Great value.

  • This places is the only one my family loves to stay whenever we visit McMinnville. First good thing about the place is that it’s close to Isha center, a wonderful inner exploration / yoga / retreat center. The next best thing is the ambience both inside and outside of the house. Feels very homey and comfy to stay at this place. Last time we were in the Boat house I.e left side of the same building and this time we stayed in the right side of it. We liked both spaces equally, they were clean, tidy and stylish with TV setup, kitchen and furniture. Would definite like to stay in future too.

The treehouse you always wanted as child but can enjoy as an adult. I started out next to three trees that had to be removed but you still may feel a treehouse sway if the wind blows the right way. We are a working farm raising beef cattle and offer horseback riding lessons, arena rides and trail rides along with kayaking down our local river in McMinnville. Our guests have the opportunity to experience farm life and assist us in gathering eggs, feeding the cows or helping with the horses.
The treehouse has a studio style main floor with a kitchenette that includes a refrigerator, microwave, toaster oven, small electric skillet and Keurig coffee pot; Full Bathroom and queen size bed, there is also a loft with a queen size bed. Guests have the option of a family style country breakfast typically served at 8am or can be provided with country eggs and homemade sourdough bread to cook their own breakfast included with your stay. Your choice will be requested at the time of your reservation.
We are located 15 minutes between Manchester and McMinnville TN.
  • What a wonderful getaway! Such a neat “almost treehouse” and beautiful view outside the window. Cozy space for the two of us and the kitchen has what you need to cook some meals if you’d like. We would certainly come again!

    Luis2020-03-08T00:00:00Z
  • Phelps Pharm outdid itself when it built the Tree-house. It is so cozy and rustically decorated, yet amenity-loaded. I love that it's well-windowed for taking advantage of the a magnificent view. I finally ticked this must-do off my bucket list and was it ever an awesome experience! Admittedly, I NEVER sleep when I'm on the Pharm because I can't stop looking out at the Cumberland Plateau and up at the night sky. There's no light pollution so star-gazing and sky watching is perfect from the Tree-house and all around the Pharm. This is by far my favorite AirBnB on the planet and thankfully it's just down the road. I'm in love with the Pharm...

    Holly2020-03-07T00:00:00Z

  • We really enjoyed our stay at The treehouse! It was clean, comfortable and very stylish space. Susan was very friendly and a great host. We really loved being able to watch the sunrise over the farm from bed! We will Definitely be back and recommend anyone.

    Zachary2019-08-04T00:00:00Z
  • We loved the tree house! It was a girlfriend weekend and so this was a perfect space for us. You awake with the sounds of country life stirring. You can participate in the farm family functions or you can sip your coffee and watch. In the evening, watch the stars from the cozy firepit. Such a peaceful place nestled in the foothills of Tennessee. Very family friendly, cozy, and just breathtaking country. Susan is an outstanding host and will do anything to accommodate each guest. Love this place and can not wait to visit again soon! You will NOT be disappointed!!

Very quiet, isolated, 3 BR, 2 BA cottage in the middle of a 60-acre farm surrounded by mountains and the Collins Scenic River. Very close to Cumberland Caverns Cave! Property has lots of parking and places to park boats, etc. Great place to hike, bike, fish, kayak, canoe, swim, etc.
This is a 60 acre tree farm with a cottage in the middle of the farm. It is on the Collins Scenic River with approximately 1750 feet of river frontage to enjoy. The property has a shed with an eating room and bathroom, and also open bays to park a boat or ATV's in the dry! Since it is in the middle of the farm, it is very private and quite, and no neighbors are nearby.
  • This a fantastic piece of property and place to stay. I highly recommend it if you are in the McMinnville area. Very private with great views. I’ll be back.

  • I highly recommend this place! We stayed at this cozy farm house the last week of 2019. It is such a cool place with warm and responsive hosts (George & Judy)! The house had everything that we needed, the beds were comfortable and clean and the kitchen was fully furnished. The farm itself is rather large with a mountain view and in close proximity to Falls Creek Falls National park the Cumberland Caverns, Rock Island, etc. George was very kind and allowed us to check out past the standard check-out time. Thank you George and Judy for the wonderful place!

  • What a wonderful place to take the kiddos for a breath of fresh air, nature and a simpler existence! Our 4 kiddos (and one 4-legged kiddo) LOVED roaming the grounds gathering sticks to make a fire for smores, throwing rocks into the river and playing all sorts of games you can't in the city or suburbs. The grounds were so lovely, kept clean and mowed , it was sheer pleasure to walk among the trees. The location is not two minutes from Cumberland Caverns, which is an experience in itself. The home was very clean, stocked with all we needed for a simple Thanksgiving family meal. The rooms were very comfortable, and the entire home was easy to navigate, and my favorite was the kitchen and its glorious morning sunrise view. If you have kids having fun on the grounds, they can be easily seen from the back porch. The fire pit made for a great evening of smores-- and they even stocked it with wood. At the end, the kids didn't want to leave, because they felt happily free to roam and roll down hills and get dirty (having the washing machine and stocked detergent helps with that!). Our cell phone reception was spotty in the whole area, but connecting to the home wifi gave us the ability to make web calls and videos-- but that was about it for devices-- we spent most time outside! Oh, and having use of the golf cart was a treat for parents and kids alike! We look forward to visiting again!

    Lorraine2019-11-29T00:00:00Z
  • We visited McMinnville in the fall and the scenery at The Getaway was spectacular. Strolling the fields was so peaceful. I can only imagine how pretty it is during the other seasons of the year. The house itself was welcoming, comfy and cozy. Everything we needed was provided. We’ll certainly be sharing our wonderful experience with friends and family and recommending The Getaway at Collins River to all! Thanks George and Judy...you have a very special place.

    Lisa2019-11-08T00:00:00Z
  • This is our second time staying at the tree farm because we love it so much. It's a warm, cozy, large space that is perfect for families with young kids. We love running around on the property and getting into nature. It's a great getaway!

  • If you are looking for peace and quiet in a beautiful setting, this is the place! Away from it all, but in a very comfortable house with strong internet and good tv channels. Perfect! Our beagle also loved her walks in the fields and riding on the golf cart.

Built by the host's grandparents in the 1940s, The Farm House is nestled in a rural valley along the Cumberland Plateau. Guests looking for a quiet vacation in a country setting can also enjoy features like Wifi and cell reception. Despite its remote location, The Farm House is just 10 minutes from the town of McMinnville and just 5 miles from Cumberland Caverns, 10 miles from Rock Island State Park, 15 miles from Isha USA, and 25 miles from Fall Creek Falls State Park.
Relax and enjoy a slice of country living at The Farm House. The property is literally surrounded by farmland and mountains with the closest neighbors being cows. Guests will be in awe of the starry nights, quiet setting, and beautiful countryside that is Pleasant Cove. Inside the house, we have three bedrooms: two downstairs with queen-sized beds and a loft with two queen beds. Guests will have access to a washer and dryer, WiFi, flatscreen TV with a Roku (be sure and remember your passwords for Netflix, Hulu, Sling, etc as there is NO CABLE OR SATELLITE TV), a fully furnished kitchen with dishwasher, oven, refrigerator, microwave, coffee maker (and filters), and toaster. In the yard, there's a fire pit (bring your own firewood), picnic table, and tire swing. Under a large carport, guests will find a porch swing, plenty of seating, grill/smoker, and a beautiful view.
It’s a farm house so it’s a house on a farm. Maybe two houses visible in the distance; the rest is pasture and mountains. Neighbors are angus cattle.
  • kid's loved it!!! they where able to pet some cows, have a fire, and the tire swing was a huge hit.. More space than was expected and the kids had a blast sharing the giant loft upstairs... last but not least we where in the middle now where but Walmart was a simple 15 minute drive if you need anything. only thing I would change is to make sure you add that there is a smoker/grill on site.. saw and went straight into town a great way to cook.

  • Will and Becky's farmhouse was just like going to Grandmas house in the country. We have a family of 7, and this space was very comfortable for us all. We like to buy groceries and cook a lot of our own meals on vacations, so it was nice to find the kitchen was stocked with everything we needed. We were in town for a concert at Cumberland Caverns and we were only about 10 minutes away, which worked out great. If you are coming to do anything around the McMinnville area, and you stay at a hotel instead of the farmhouse, you are missing out. However, if you like city noises, lines at hotel breakfast buffets and lots of people around, you might not want to stay here. Will and Becky were great to work with and very accommodating all along the way.

    Mike2019-11-10T00:00:00Z
  • Super peaceful Airbnb! Quiet with no disturbances. I have trouble sleeping away from home but I slept great our entire stay. Lovely scenery as well and the roads surrounding are definitely worth taking a little drive down.

  • This house is perfect fit for family wanting to visit many places. It is pivot center to many things. Close to town but silent environment for relaxing to enjoy both sunset and sunrise. Will and Becky responded quickly for every question and were so nice in responses. Thank you so much, we wholeheartedly recommend this house to stay in.

  • A basic, clean, comfortable home for being together, sharing a morning hike, breakfast on the covered porch and exploring the many local state parks and hiking trails. We had all we needed to prepare meals, have a restful sleep, and be ready to discover something new each day. We stayed six days/5 nights and would have been happy to stay twice as long. Will and Becky were easy to communicate with and responded quickly to questions. Thank you!

Welcome to The Blue Bell. This is a beautifully decorated Bell Tent that will give you the feel of camping outdoors all the while providing the comfort of an air conditioned/heated queen size suite. Take a bath in our over sized rustic bathrooms, walk the trails our property offers, or fish a while at the pond. We are close to Chattanooga, Gatlinburg, and Nashville. We are located near 7 of the top ten waterfalls in the state of Tennessee. Beauty and adventure is in abundance all around you here
This heated Bell tent offers a queen size bed, it is fully furnished with a table, two chairs, and dresser. Please note that if you book with three people you may need to bring a mat or cot for them to sleep on. We list this for a maximum occupancy of three people for people with small children or infants. If parents want to share a bed we think that is cool and okay with us! The 2 shared bathrooms includes a bathtub shower combo with flushing a toilet, and a sink. We provide soaps, shampoos, towels, and washcloths. There is also a community kitchen with a full size stove and fridge located in the community center. We provide all untensils for cooking and dishes. There is a parking lot that is just a few feet from the site. You have to walk to the site. The community center is a fun place to hang out. This is where you will find a store to buy some things you may have forgot. Pick your own in or community garden area when it's in season. There are 2 trails on the property. One is well lit at night. The area around the Tents are lit with 27 strings of cafe lights. We dim them at 11pm to make sure our guests sleep well but if you need to to get out and walk around you can still see things well. The rest of the trail is lit with solar powered pathway lights.
  • You will not be disappointed in this quaint and lovely space! It’s a warm and inviting environment. One feels at home while there!

  • Corey and Desirae have something special on their hands. This was one of the coolest Airbnbs I have stayed at to date, and they were nothing short of fantastic hosts. The grounds are fantastically kept, the tents clean, and the community center had almost everything you could want out of a place like this. Thanks again!

  • This was the perfect place for us after a show at the caverns. The hosts were the friendliest I've ever had through Airbnb. Beautiful drive into the area too. The blue bell was perfect, air conditioned and plenty of room. We will come back again for sure!

This property Is an apartment. It is located on the bluff and has three complete units. We only Airbnb the largest unit. A cohost lives in the attached upstairs apartment and there is a studio apartment below the upstairs one. We have a full service kitchen and large common area for relaxing with friends and family. Close to Cumberland Caverns, Savage Gulf State Park, Fall Creek Falls State Park, an hour east of Nashville and short drive to Murfreesboro. And Chattanooga. We are also a venue.
This property is located on the bluff of the Cumberland Plateau. It offers beautiful sunsets and whimsical mornings over looking McMinnville Tennessee. Frogs sing from the pond and the forests and wild critters run around pretty regularly.
Many state parks and golf courses. Cumberland caverns and hiking trails are very near the house

  • This is the perfect spot to stay if you're coming to McMinville for the concerts at Cumberland Caverns. Very quiet place, highly recommend.

  • This AirBnB is close to Cumberland Cavern's and anything else you'd want to do in McMinnville. It's also only about an hour outside of Nashville, for those who want to visit, but also get some great outdoors in. Ruby is a great host, and responded very quickly to all of my questions.

  • Corey and Desirae’s retreat is amazing! They are wonderful hosts and they went above and beyond. We were lucky enough to join them for a New Years get together in their community center. We all had so much fun! The tents are spacious and adorable. The string lights all around the tents make it seem magical. The beds were comfortable and the bathrooms were really close. They have so many amenities and we hope to come back during warner weather so we could enjoy them all. I would recommend this place to anyone!!

  • Nice little camping place! I think it would be ideal for a family reunion. We stayed in the camper. It's been redone inside and now has beds, a futon, and a space heater. It got cold in the night, but it was a very cold night in Feb. There were extra blankets, so we still slept comfortably! I definitely recommend this place.

  • Great place! We definitely will be back!

  • Well deserved Super Host status! Was the perfect location for a music festival we attended in Manchester TN (Exit 111). It was obvious throughout that Corey and Desirae take pride in their property, lodging and amenities! No complaints and would highly recommend The Sassy Springs resort to families, couples or “Festival Attendees” !

  • Just got back from the most amazing time at Sassy Springs and we can’t say enough wonderful things about this gem. We stayed for the weekend while we attended a concert at the Caverns. From start to finish, Corey and Desirae were the most gracious hosts, we came in strangers and left as friends. We stayed in the Skyview camper and loved it. The campsite it truly one of a kind. Do yourself a favor and stay here. You will not be disappointed. Now time to plan our next visit with the entire gang!!!! ⭐️ ⭐️ ⭐️ ⭐️ ⭐️

  • If you down to earth and love farm style living this is a place for you. We stayed here with our 3 year old and we all had a blast. A lot if space to run for little ones plus a playground with lots of toys, community center is a fun place to hang out for kids and adults, and then take a nice hot bath in one of the huge farm tubs. Awesomeness!

    Ksenia2019-09-25T00:00:00Z
  • Come for a fun, family-friendly, creative get-away. Stay for the fresh eggs and coffee. Leave with new friends.

    Harriett2019-09-02T00:00:00Z
  • Super friendly hosts, excellent communication, beautiful setting, thoughtful touches, sparkling clean camper, best cup of coffee ever, I could go on and on. We will be back!

    Allison2019-08-11T00:00:00Z
  • We are continually blown away with the level of detail and awesomeness of Corey and Desirae’s little hidden treasure named Sassy Springs Farm and Retreat. This is our second trip here and our first time staying in the converted RV. The AC is wonderfully cold and the beds are divine. We literally began planning our next trip here before we even made it down the driveway to leave. Ditch the Holiday Inns and cozy up with your family here. I wish i could give more than 5 stars. Great job and look forward to seeing you again!!!
