The Dining Area has a table and chairs to seat four very comfortably. There is ample crockery, cutlery and glassware. A full inventory is emailed prior to your arrival so you are aware of what to expect from the kitchen contents. The Master Bedroom area has a king size bed and side boards with shelving below and reading lamps above. This area is provided with a DAB radio alarm clock. We keep the kitchen stocked with some basic essentials such as dishwasher tabs, soap, hand cream, washing up liquid, salt, pepper, laundry detergent, fabric conditioner, a first aid kit, bin bags, tea and hand towels and dish cloths. To welcome you upon arrival the kitchen is stocked with a limited supply of Clipper tea bags and coffee and hot chocolate sachets with brown and white sugar sachets and a pack of local hand made biscuits (usually shortbread). A pint of fresh milk will be available in the fridge. All of these complimentary items are provided as standard. !!CHILDREN!! : Due to the nature of the property, especially at the Mezzanine level, while we encourage "Babes~in~arms", but we do not feel it suitable for "mobile" children between 9 months and 7 years old. Sorry. Young babies and children aged 8 and over are welcome. For reasons of safety due to the fact that there is a Mezzanine floor above ground level separated only by a handrail and glass panel to (adult) waist height young children may be at risk of falling if they climb onto the rail. These stipulations are for general guidance only. Obviously it is your responsibility to ensure your children's safety. PLEASE ASK if you have any questions about this aspect. We are always happy to help with advice/further photos etc. Please also see the full range of photos in the listing. Because we have highlighted the potential dangers we accept no responsibility for injury or other consequence of a fall accidental or otherwise. Clearly the property is unsuitable for those of any age who sleepwalk. Although it is open plan it is not possible to see the bed in the other room when you are in bed yourself nor is it possible to see the beds properly from downstairs. Your child's safety is your own responsibility at all times. BABES~IN~ARMS: We have a good range of equipment for babies staying at The Chapel including a travel cot / change table / bassinet combo with bedding, a secure high chair, Jogger City Mini push chair (suitable from birth), age appropriate cutlery and crockery, play mat, change mat with replacement washable covers and a baby bath with bath toys. Hopefully this will help reduce the space taken up in your car for the journey here! We have some suitable cot linen, blankets, a sleep bag and towels, but you'll probably want to bring your own in addition. All of the baby equipment is of a good quality and is checked and steam cleaned before and after each use. Please let us know when you book if you would like to use these facilities so that we may prepare them ahead of your arrival. DOGS & PETS: Sorry, but due to the nature of the property and lack of enclosed garden, we do not feel it suitable for animals to stay. CHANGE OVER DAY: Generally the change over day is Friday, however for those long weekenders or mid-week breaks Monday can be arranged. Please feel free to contact us if another day would be preferable and we'll see what we can do. Arrive: anytime after 3.00 PM on a Friday or 4.00 PM on other days. The Chapel may be ready earlier on occasion and we are happy to text you if you let us know in advance that you'd like to know if this is the case. Vacate: before 10:15am. The Chapel is immaculately presented and professionally cleaned and checked between each visit. In addition to this there is no need to remember to put the bins out for collection as this will also be done for you. WI-FI / INTERNET ACCESS: Wi-fi / Internet access is available. Details for connection are found in the information welcome pack. This also means you can use the smart tv to access catch up tv using BBC iplayer, itv player, All4 etc. HEATING: Each of the main areas of The Chapel has its own individually controllable energy efficient electric heater (the night stores in some of the photos have been replaced) which is pre-programmed, but allows you to easily override the settings should you need to. For those of you who wish to, the wood burning stove is available for use. We ask that you only use the complimentary well seasoned wood and kindling provided. Additional wood can be purchased for a (small economical) fee during your stay.
The Chapel is in Wing, a modest traditional village within the glorious Rutland countryside. The local pub - The King's Arms - is just a few minutes walk and excellent for food and drink. Wing situated between the county town of Oakham and the near by town of Uppingham, both being historic market towns. Each town and the villages which surround them are of much interest from an historical and architectural point of view as well as the many independent specialist shops, museums, art galleries, hostelries, garden nurseries, restaurants, cafes and tea rooms. In Wing you will find The Kings Arms Inn and Restaurant, less than a 3 minute walk from the door, which provides locally sourced food and ale alongside roaring open fires and a short walk to the edge of the village you’ll find yourself at Wing Hall where you can sample the delights of the Farm and Village Shop. On Sundays you can enjoy afternoon tea at the village hall and various attractions throughout the year. The South Shore of Rutland Water is well within a 10 minute car journey with easy access to its various attractions such as sailing and water sports facilities, cycle tracks, bird-watching, fishing lodge, walking, climbing wall, reptile and bug zoo, crazy golf etc, etc. The Rutland countryside’s highways and byways are ideal for cycling and walking alike and there is a multitude of footpaths and bridleways which crisscross the agricultural land between the towns, villages and hamlets. For fishing, walking and cycling, the Eye Brook reservoir is a 13 minute drive and Wakerley Woods is 15 minutes away. A 20 minute drive hop across the border into Lincolnshire will see you in Stamford with its nearby Burghley House famed for the Burghley Horse Trials, being the back drop to many period dramas, its gardens and its historical architectural interest. Northamptonshire with it's stately homes and gardens including Rockingham Castle only 20 mins away is also easily accessible from The Chapel. There are various golf courses throughout the county from the historic Luffenham Heath Golf Club (15 mins away) to the newer Rutland Water (10 mins away) and Greetham Vally Golf Courses (25-30 mins).
  • We thoroughly enjoyed our break at The Chapel, a perfect long weekend escape to the country! It is in a lovely peaceful position in a beautiful village, yet equally near enough to for local walks and to visit nearby villages and Rutland Water in the car. Samantha & Colin were quick to reply and had useful local knowledge too. The local pub (Kings Arms) is very close by and we enjoyed a great Sunday lunch there.

  • A beautiful place in a peaceful location. The biggest surprise was value for money! It’s a great luxury place for little getaways in the country. There’s plenty to do outside of the location, like walking around Rutland water and visiting local towns. Wonderfully clean and with really helpful touches like emergency toiletries and other essentials. Make sure to wrap up in the colder months as it does get a bit chilly!

    Jessica2020-03-05T00:00:00Z
  • We spent lovely couple of days at The Chapel, it had everything we needed. The place is beautiful and Samantha & Colin are great hosts. We were only a short drive from all the places we wanted to see and the weather didn't spoil our trip! Can I also recommend the pub in the village - the Kings Arms. Great food and friendly service :)

  • The Chapel was beautiful, the photos do not do it justice. The attention to detail was just amazing, little added extras. Full information on the area and things to do. All very thoughtful, a lot of care has been put into making sure everything is perfect.

    Tina2020-02-13T00:00:00Z
  • Beautiful, tranquil location, nestling the historic and quaint. The Chapel is refined, pristine and wonderfully engineered, with thoughtful and homely touches - it’s comfy, warm and simply lovely. The hosts are amazingly kind and accommodating too. Perfect!

  • If you’re needing a creative, thoughtful and functional space to unwind, find inspiration or a base to explore. Then this home is perfect. Tucked away in a beautiful village, the silence at night was a big bonus for wonderful sleep. You won’t be in for any problems as the hosts are proactive and easy to communicate with. They have thought of absolutely everything that will ensure you have a stay to remember. For the price, it’s hard to beat! Thanks again:)) Cheynne

COVID 19 UPDATE: the cottage is still taking bookings and is completely private and deep cleaned between guests. It’s a great place to escape. Gamekeeper Lodge is a characterful, modern and luxurious self catering cottage; and forms a totally private annexe to our Grade 2 listed thatched cottage in the heart of Rutland. The property was designed in 1795 by John Nash, who also designed Buckingham Palace and overlooks the original thatched game larder. Situated only 2 miles from Rutland Water.
Game Keepers Lodge is steeped in history, with quirky features and heaps of character. The main sitting room has a vaulted ceiling, a comfy sofa, chair, TV with Freesat, DVD player and lots of DVDs for adults and kids to enjoy. The log burner is great for cold days and we always leave guests a well stocked wood basket with the option to purchase more. The duck egg blue kitchen has been hand built to a high specification with granite work sufaces and is equipped with: Built in Oven and Induction hob, slimline dishwasher, kettle, toaster, microwave and Dualit Nespresso coffee machine. The cupboards are stocked with plenty of utensils and kitchen items and we also provide tea, coffee, sugar and coffee pods. We can provide access to a washing machine and tumble dryer should you need them. The kitchen leads to the orangery which overlooks the garden and is the perfect place to enjoy meals or just relax in the comfy chairs. The dresser contains plenty of books, local information, games and a selection of toys for younger guests to enjoy. On the ground floor you'll also find the second bedroom with two vintage brass single beds, with 2 lockable windows. The bathroom is also on the ground floor and features a large walk in shower, WC and wash basin. The master bedroom is located upstairs - please note the stairs are old and as such are steep. The master has a kingsize bed, bedside tables, dressing table, wardrobe and hairdryer. There is a door which leads to an outside terrace where you'll find a table and chairs to enjoy the sunshine on nice days. Outside there is plenty of parking and we have enough room for larger vehicles or trailers - just let us know when you book.
Rutland is often described as a hidden gem, and the UK's smallest county has so much to offer. With two bustling market towns - Oakham and Uppingham, as well as being only 8 miles from Stamford there is plenty to do or just relax in the stunning countryside. With its water sports facilities, nature reserves and miles of cycleways and footpaths, Rutland Water is the perfect place to walk, hire a bike or learn to sail. The nature reserve and annual bird fair are extremely popular and Rutland Water is home to the first Ospreys to be bred in England for 150 years. With 600 listed limestone buildings including five medieval churches, Stamford is a Georgian market town that truly deserves its description as "the finest stone town in England" by Sir Walter Scott. Make sure you take a visit to the 12th century St Leonard's Priory, and explore the 'Town Trail', which will take you on a historic tour through the old passageways, lanes and market squares. Pride and Prejudice was also filmed here. The lodge is conveniently located as a base for local events including: British Birdwatching Fair, Burghley Horse Trials, Rockingham Motor Speedway, CiCLE Classic, Rutland County Show, Rockingham Horse Trials, Dambuster Triathlon, Oakham School, Uppingham School, The Vitruvian triathlon, Rutland Sailing Club, Swim Rutland, Rutland Marathon

The famous Burghley House is only 6 miles away in the historic town of Stamford, host to many events including the spectacular Burghley Horse Trials in September and well worth a visit. We can provide you with plenty of recommendations for places to eat, drink & shop in the local area!
  • I could spend quite a lot of time here describing exactly how lovely this cottage is, but instead I’ll just say that our stay there was absolutely superb. Olivia is a thoughtful host who has created a beautiful, relaxed space with exquisite attention to detail, thus delivering a perfect holiday environment. Thoroughly recommended - we will certainly look forward to booking here again.

  • When I found out I had to attend a training course in Peterborough, I thought I would have to get up at 4am to drive there, as my Dad has just gone into a care home for people with dementia and I'm currently sole carer for my Mum, who's not coping too well. But at the last minute, I decided to arrange cover and come up the day before, to stay in this lovely cottage. Seeing as it was my birthday. And I'm so glad I did. The cottage is just beautiful, homely, cosy and lovely. Olivia was a great host. I only met her briefly but it was just lovely to meet someone who wasn't a carer! It was amazing just to be able to spend one evening on my own, with a bottle of wine, a roaring fire (such a great log-burner. Sorry I used all your logs), before returning to the madness. If you ever need to get away, for whatever the reason, I would recommend this place. It's just idyllic. A beautiful area, a great stone cottage, a log burner that just roars and crackles, a kitchen with everything you need, and a great comfortable bed. My little dog loved the garden too, and it's nice that it was secure for him. Thank you. You gave me a beautiful night's respite from it all, at a time when it was needed the most.

  • Beautiful barn in a stunning location. Place was spotless and Olivia was the perfect host. I would highly recommend to anyone.

  • Our second time staying at Olivia’s beautiful barn- such an easy place to stay. Very cosy, and very comfortable!

  • Beautiful house, high quality finish with everything we needed. We stayed with a 1 year old, it was fine for her. Lovely big bedrooms, plenty of space for travel cot (provided). Definitely could have stayed for longer, would love to return one day

    Nicola2020-02-19T00:00:00Z
  • Olivia’s place is beautiful, finished to a very high standard. Everything is immaculately clean and the barn is very well equipped for self catering. A log burner makes the living room cosy in winter and there’s a great supply of dvds. We loved how quiet the village was but it does mean most things are a drive away. We ate at the local pub and the food was very good. All communication with Olivia was speedy and easy as was check in and out. A fantastic weekend away. An absolutely brilliant airband and we would not hesitate to come back - in fact we’ve already booked!

Newly built beautiful self contained stone built annexe, attached to our Victorian farmhouse. Modern well equipped kitchen, spacious living room with additional double sofa bed if required. Free WiFi. Bedroom with king size bed, walk in wardrobe and en-suite shower room. Close to A1 junction with B668 in pretty Rutland village. There is a fantastic pub just down the road serving excellent food. Convenient for Rutland Water, Burghley House, Oakham and Stamford. Plenty of off road parking.
The property is in the beautiful Rutland village of Stretton, where the majority of homes are built of local Clipsham stone, and is 2 minutes from the A1. Nearby are Burghley House and Stamford (9 mi), Oakham (8 mi), Rutland Water (7 mi). We are walking distance from George Henry Wood which is ideal for dog walks and the Stretton Lakes, good for fishing. Rutland water offers many amenities including cycling ( hire available), fishing, sailing, walking and great for picnics. Excellent local eating establishments include Hambleton Hall (Michelin Star since 1982), Gastro pub The Olive Branch at nearby Clipsham and our very own village pub The Jackson Stops. We have just over 10 acres of land at the property and have recently acquired Alpacas after having horses for many years.
Country village which has a working dairy farm and a riding school. We have alpacas and chickens so plenty of fresh farm eggs available.
  • What a beautiful, sparkling clean, homely and professional place to stay. Amazing price, amenities and special touches in such a lovely quaint part of the UK. We also loved seeing the alpacas in the morning! Would definitely stay again! Thank you.

  • What a super stay! We had a brilliant time. Helen was fab before we arrived, very responsive and answered any Qs/ recommendations. On arrival, Helen was kindly there to greet us. The place is super easy to find and there is secure parking right outside your door, which is great. A lovely, cosy space and many small touches making it a very easy stay - bread, cereals, eggs, milk for breakfast were provided; as well as a fab coffee machine. A selection of books and a great tv in the cosy living room for a relaxing night in - TV is Netflix and amazon prime enabled, so you can just log in with your account. Everything is high quality and the pictures on the listing are 100% accurate, if anything it’s even better in person. A bright, roomy and light space with high quality mod cons & furniture throughout. I would definitely recommend and waking up to the alpacas in the paddock across the drive was a cute bonus. Thanks so much Helen, you made out special weekend perfect!

  • Such a fantastic place to stay with our dog before I ran Burghley 7. Huge secure field for her to run around in, great local recommendations and very welcoming check in with Helen. The annexe itself was spotless and very comfortable to stay in and the alpacas were so cute to see in the morning out the window. In addition the local pub was incredible; dog-friendly, outstanding service and delicious food. Helen was very flexible with check out as I wanted to shower after my race in Stamford and was great at communicating throughout the whole process. Cannot recommend enough!

My place is close to restaurants and dining, family-friendly activities, and public transport, The train station is within walking distance as is the bus station. You’ll love my place because of the comfy beds and the cosiness, the third bedroom has bunkbeds. My place is good for couples, solo adventurers, business travellers, families (with kids), and small groups. Rutland Water with canoeing, cycling, bird watching and walking to name a few will keep you very busy.
We are a stones throw form Rutland Water with all its activities. The market town of Uppingham is 3 miles away and Stamford is 10 miles both beautiful places to visit.
Rutland Water with all its activities is a beautiful place to visit. Oakham town centre has market days every Wednesday and Saturday and Oakham Castle is right in the centre.
  • The house was lovely, comfortable and clean. The beds were so comfy with lots of pillows, and the living room was just right for relaxing in after busy days exploring the area. Tracey even left us a bottle of wine, pint of milk and plenty of tea and coffee supplies, which was a lovely touch. We had a fab stay here.

    Bella2020-02-21T00:00:00Z

  • This is a wonderful stay. We have visited many Airbnb’s and this is the best. If I could pick this house up and move it around the country I wouldn’t stay anywhere else. Warm, cosy and with wonderful touches like an Xmas tree. We always bring essentials even when the place says it has essentials but there was no need this time - it had it all. Tracey is a wonderful host who takes the time to welcome her guests. The house is great with super comfy beds and lovely towels and sheets. We were 2 adult couples with 2 children (3 and 5 years old) and the property was perfect.

    Rob2020-01-02T00:00:00Z

  • This is a really well equipped house which makes it a home from home. All you need there. The lounge is comfortable and spacious, with sky tv. Good comfortable beds, large shower and plenty of towels. Very big gravel drive easy to turn in. Plenty of information leaflets and ideas of things to do. Tracey was a superb host always at the end of the phone. If I go down that way again I shall not hesitate to book Honeysuckle House. We had a thoroughly enjoyable weekend there.

Our home is a 18th century farmhouse situated in a beautiful garden, surrounded by stunning countryside, fabulous walks + comfortable country pubs. We are located in Teigh, a small hamlet in Rutland, approx 10 minutes drive from Oakham, 20 minutes to Uppingham and 25 minutes to Stamford. We are perfectly located for parents visiting children at Oakham + Uppingham Schools, and ideal as a base for cycling + walking.
Lovely old stone farmhouse with a large, informal garden. We have a cocker spaniel, Carter, + a cat, Ziggy. We are happy for you to bring a friendly dog (£5/night extra). We include a continental breakfast in the price but, if requested, can source local bacon and eggs for a heartier start to the day (additional cost). If we are at home you may also join us for an evening meal if you fancy a night in(additional cost). We have one ground floor room with own private entrance, living area + ensuite. We have another room on the first floor which has an ensuite with a power shower + freestanding bath. We also have a large bedroom (king sized bed plus a single if needed) which may be available but will have some of our belongings in it.
Teigh is a 'thankful village' meaning that all the men who went to WWI returned alive. The Old Rectory next to the church was also used for the 1995 BBC filming of Pride and Prejudice (Mr Collins' rectory) and is, itself, a B+B. There are two good pubs within 2 miles + for that very special meal, Hambleton Hall is 7 miles away.

  • The Old Farmhouse is a beautiful home in the secluded, picturesque village of Teigh (pronounced “Tea”), but only minutes away from Oakham and Uppingham. Karen and Tim are wonderful hosts, very attentive, but very relaxed, and happy to share their local knowledge if you want to explore the area. We were made to feel really welcome and at home from the moment we arrived. We stayed in the upstairs room, which has an extremely comfortable, and very large bed. And - most important for me - a choice of two baths! (I live on a narrowboat - baths are a luxury.) The hospitality tray in the room included a cafetière for making proper coffee, and a choice of teas. Breakfast is a buffet in the kitchen, and I thoroughly recommend the sourdough bread from the local Hambleton bakery. Perhaps by the time you stay, Tim will have homemade marmalade to offer you - it was his next project when we stayed - we would look to do a return trip to see (and taste!) the outcome. I’m sure you’ll enjoy your stay as much as we did.

A self-contained annex of 350 year old grade II listed country cottage in the beautiful Rutland village of North Luffenham, close to Rutland Water and historic towns of Stamford, Oakham and Uppingham.
The bathroom, like much of the property, has been recently renovated and looks wonderful. Please note that it only has a generously sized luxury shower, not a bath.
The village has a great pub, called The Fox. Food is good and reasonably priced and they have a wide range of beer, including excellent local ales. Staff and locals are very friendly. There are various other villages pub in the areas and we can provide recommendations for something a little more up-market if you fancy some fine-dining. Stamford is a beautiful small town just 7 miles away. The George Hotel has hosted people in style since the crusades and is just one gem in a town rich in history. Oakham and Uppingham and smaller, but just as beautiful. A bit further afield is the wonderful Rockingham Castle (still occupied by the family that built it 400 years ago), Burghley House (the finest Elizabethan house in the country, famous for the horse trials), Belvoir Castle and Belton House. Rutland Water is just a mile away, where you can watch birds, including the famous Ospreys, fish, sail, walk, hire bicycles, climb and swim. Or visit the annual British Birdwatching Fair.
  • Lovely little snug, very friendly hosts, there’s no downside!

  • Ths was my ssecond visit to The Snug and it was just as remembered. Warm, cosy, convenient to where I was working and a home from home feel. The pub iin the village was great and meeting up with the hosts for a drink is definately worth while.

  • A lovely place to stay for the weekend, spacious with a cosy log fire, comfy bed and everything you would need. Wonderful hosts and a beautiful place to visit - would recommend.

  • 2nd visit to this clean and spacious property. Hand for sailing club and excellent pub in the village

    Fiona2019-11-03T00:00:00Z
  • A charming old cottage (annex/portion of) in a lovely area. The village of North Luffenham reminded me of the Cotswolds, very pretty! I would definitely recommend a visit to the local The Fox pub for high quality food and service. John and Lindsay were kind hosts who went out of their way to help us accommodate my parents for a day too. The kitchen and bathroom are lovely and modern, the only surprise was that the heating was controlled in the main house, though our hosts were happy to adjust it for us (and also provided all we'd need for an open fire.) Overall very good value and lovely to find a nice clean place that allows dogs :)

    Clare2019-10-04T00:00:00Z
  • Lovely little property in a beautiful spot. Lyndsay couldn't have been more helpful, bringing wood for the fire when the weather turned cold. Thank you.

  • I stayed for 5 nights for a work trip in Grantham. Gorgeous cottage in a lovely area with everything I needed. I was extremely comfortable and would highly recommend.

  • We stayed in Nicholas’s for 2 nights just before a friends wedding in Oakham. We aren’t at all familiar with the area but Nicholas was hugely helpful before we even booked, with information on how to get to both the chapel and reception. The flat itself was perfect - clean, spacious and a very comfy bed! Check in was also really easy - and Andrew was able to help further with information on the area. Definitely recommend! Thanks guys.

No.4 is close to the centre of Uppingham. You’ll love No.4 because of the views over open countryside at the back whilst being within a 5 minute walk of the towns restaurants and pubs. No.4 is good for couples and business travellers. Parking is unrestricted on the road outside. Pleasant Terrace is a Cul-De-Sac so no passing traffic and it is very quiet and peaceful at night.
Number 4 Pleasant Terrace is part of a Victorian Terrace built in 1896 with many original features, wood panelled walls, tiled floors, cast iron fires etc. The honey coloured stone on the outside had been taken from an earlier building which stood on the spot as there is a sundial dated 1666 set into it. (The oldest in Rutland apparently) Curtains and Austrian blinds are all hand made from Chinese silk. With its own entrance accessed from the street by a short flight of steps down, regrettably it is not really suitable for wheelchair users. Internally the stairs to access upstairs are narrow and the garden has steep steps down. Central heating throughout as well as a fully functioning wood burner which will make any winter visit very cosy and comfortable. It has a fully fitted kitchen with sink, Electric cooker with 4 hobs, grill and oven and tiled splash back, electric rice cooker, microwave and fridge freezer. An Austrian blind gives you privacy as you enjoy your cooked breakfast. The ground floor sitting room has a Futon company sofa bed which sleeps 1 adult comfortably or 2 children. The TV has Freeview and a built in DVD player with a large collection of DVD's available to watch. The first floor has a fully-tiled bathroom with spacious shower and a comfortable double bedroom with double bed and Wardrobe. Outside the garden has 4 terraces, one with a pond,(so children must be supervised at all times) with fish and extensive country views of open fields across the valley. Planting has been done to maximise each season. Apple trees form the hedge on the west side and you are welcome to try any when in season (usually in September). We live next door and grow vegetables in a small plot at the bottom of the garden and again you are welcome to use any which are in season for your cooking.
No.4 is situated on a very quiet cul-de-sac in the centre of the quintessentially English Market Town of Uppingham. There are award winning restaurants, pubs, butchers and bakers a 5 minute walk from us. Friday is market day when wet fish stalls and other specialist food retailers come to the Town. The Annual Fatstock Show is held in the Market Place on the last Wednesday of November when Cattle , Sheep and Pigs are exhibited with the winning animals being sold at the end of the morning. It is the last in England still to be held in the Market Place. Uppingham was awarded a Gold Medal in the prestigious RHS National In Bloom Competition 2017 being joint winners of the Small Town category with Randalstown in Ulster. The Rutland Morris Men dance in the dawn, to welcome the Summer, every year in the Market Place ,starting at 5.17am on the morning of the 1st of May ( you have to be up very early to watch the spectacle). They then troop off to the Crown for a hearty breakfast. They also perform their renowned Mummers Play in the Market Place on Boxing Day starting at 12.00pm. New Years Eve the whole Town assembles in the Market Place to sing Auld Lang Syne as the Church Clock rings in the New Year. We are 6 miles from the largest manmade reservoir in the UK, Rutland Water, 11 miles from the beautiful Georgian Town of Stamford and within an hour and a half drive to Cambridge, Stratford, Warwick, North Norfolk and the Peak District.
  • Period terraced home, with a nice open outlook. Good sized bathroom, warm and cosy, and a quiet location. Parking may be sparse, given the historical narrow lanes, multitude of dwellings, and timed parking restrictions on the main road. Small walk to the shops for any provisions.

My bungalow is in the pretty market town of Oakham, Rutland. Parking is available on my drive and there is usually space on the road too. I live about 5 minutes walk from the railway station which has trains west to Birmingham and east Stansted airport (and many points in between). There is a small Co-op down the road with larger supermarkets nearby. The town centre with a Norman castle and the twice weekly market is under 10 minutes walk. There are many individual privately owned shops here.
The room available is part of a newly built and furnished extension with its own shower room next door. It has an outside entrance from the garden so you can be entirely private during your stay. I offer a DIY type breakfast; in addition to tea and coffee I will have available cereals, rolls, cheese and fruit for my guests. I would ask that all guests should be aware of potential allergens in any food and let me know if any particular item must be avoided. The garden is still under construction but you are welcome to sit outside on the patio when the weather is fine.
Oakham is a small market town. We have a selection of good restaurants and independent shops. There is a local Norman Castle that is definitely worth visiting and an interesting museum with an emphasis an local history. A small market is held twice a week and once a month there is an excellent farmers market.
  • Great location with an easy walk to town, pubs and restaurants. Judith was lovely and very welcoming, very clean and a nice selection of fruit and breakfast things.

  • We had an absolutely wonderful few days at Topiary Barn - Wendy is a delightful and attentive host, without being intrusive, and communication was excellent from day one. You really do feel like you're staying in a cottage in the countryside given its delightful location in Wendy’s beautifully tended topiary garden; quiet and peaceful yet only a very short distance from shops, cafes and local hostelries. Being able to park in our own dedicated, secure parking space just next to the building was an added bonus and much appreciated. The accommodation was warm, welcoming and very comfortable. The kitchen area was exceptionally well equipped with everything you could possibly need if you were planning to cook and prepare a meal at home.... or even do some washing and ironing! Tea, coffee and milk were all provided and after a busy day out and about, enjoying a cuppa or glass of something on your own sunny patio was a perfect end to the day. If you're planning to visit Rutland Water, Burghley House or to explore a little further afield, then Topiary Barn is the ideal place to stay; I will definitely be back...... if the many friends I've already recommended it to don't get there first! Thank you Wendy for a lovely stay.

An annex to a beautiful cottage in a quiet but convenient location in the centre of Uppingham. Accommodation consists of two bedrooms (one twin, one single), private bathroom and private kitchen-diner, with other benefits including off-road parking and a peaceful garden.
Uppingham is a beautiful small market town set in rolling countryside in Rutland. Stamford, Oakham and Rutland Water are all within striking distance.
  • Great location with a short walk into Uppingham and ideal for us. Very clean and spacious and comfortable beds. Toasty warm and a decent kitchen with everything we needed for 1 night but it would be ideal for longer stays too.

  • This is a wonderful cosy place to stay. Great value, comfortable and so convenient for Uppingham town and school. I would not hesitate to recommend and we will return.

  • A lovely place to stay. We were made to feel very welcome by Anna and her husband. The place is very clean, peaceful and the beds very comfortable. There is no lounge as such but the kitchen has a lovely big table and chairs. There was tea, coffee, milk, bread etc. left for us which meant we didn't need anything much at all as we were only staying one night. Great for our needs and would certainly recommend.

Beautiful little annex situated in the heart of Rutland in the stunning Uppingham! Endless activities to do in and around uppingham and you’ll never be short of ideas rain or shine!
Situated in the heart of Rutland in beautiful Uppingham with some of the most beautiful things to do in and around local areas you’ll never be bored of things to do, rutland water is just a 15 minute drive (it even has its own “beach” now.) you can hire pushbikes if you fancy the 26 miles around rutland water! Burley house and grounds are simply stunning. Plenty of food places in and around uppingham and pubs also! Cinema & shopping is as close as 7 miles down the road to corby town. There is endless things to do trust me you won’t have enough time to do it all! Please note the house is a small cosy little annex situated next to a family ran pub so there will be some noise generally at the weekends but hey come and join in the fun! With a jukebox, pool table & the cheapest in town at least you won’t have that dreaded long walk home! Please note anything above two persons we provide z beds in the living room area for further guests.
  • We had a nightmare journey from South Wales in Friday afternoon rush hour traffic, so to arrive at Mim’s place and see tea, coffee, sugar and milk already there was fabulous. It was a little difficult getting into the town as the road going in was closed for an event. Easy access to the property round the back of the pub. Walked in to find the kitchen with a breakfast table, all the usual accessories and a super powered electric heater (the weather was pretty cold so it was needed). Up the stairs to the living room which also had a bed set up (Mim messages in advance to see how I wanted the beds set out which was good of her). Through into the bedroom which can comfortably sleep 2 and from the bedroom into the bathroom which has a decent shower and Mim left ample clean towels for all of us. I did get tempted into the attached pub for a quick pint, and left about 4 hours and too many pints later. Nice place and friendly locals. We were here for the Scoot GB UK finals and it was nice to get away from the hustle and bustle of Corby each evening. Hopefully it will be an annual event and I’ll definitely return here if it’s available.

  • Fantastic little annexe - perfectly located for exploring Rutland. Lovely space and plenty of room for our family of 2 adults, 2 kids and a dog. Recommended. Well worth a few drinks in the attached pub - bargain on prices and really friendly bar staff and locals.

  • It’s a beautiful little Annex and we had a comfortable stay, thank you for the warm welcome to my husband and best friends. I arrived late with my daughters (m25 had massive delays). Communication and direction was great and had no issues finding you or getting into Annex. The little personal touches was great and considerate. The Annex is clean and very comfortable, my daughters had a good time and was suitable for children!!! Again thanks for our stay!!!

  • We were looking forward to our retreat away, and upon arrival we couldn’t wish for more. It’s a stylish, comfortable, clean little gem of a place. We were made very welcome and loved our stay. Situated perfectly surrounded by lovely cars, cafes and local amenities and a park. We enjoyed exploring the villages and towns. Thank you Mim!

  • The space is great. 4 beds and a sofa with lots of space to relax. Locally a lot going on. Helen was great!

  • Everything you'd need for a short trip, so easy to check in and check out. Plenty of room. One thing to be aware of is there isn't a door to the bedroom, so if you're putting kids to bed in there and hoping to chill in the adjoining lounge you'll have to come up with a plan. But it didn't detract from our stay. Thanks!

  • Excellent location for visiting the local lakes and rivers and much more besides. The annexe is tastefully decorated and very comfortable. The lovely outside space and free parking is a bonus too. Helen was an exceptional host!
