    A beautiful, recently extended & renovated property with ample shared space, hot-tub (which runs in winter months) and secure out-building which can be used for bikes and walking gear. Located within 4 miles of South Downs Way and Eastbourne sea front. I've set bookings to enquiry first as I work from home and like to be here to greet you when you arrive. I tend to reply immediately if I'm at my desk or within an hour or two if not. I am very quiet but equally happy to chat and be sociable.
    The room includes a king-sized bed with a memory foam topper mattress, Smart TV, chest of drawers, hanging space, lamps and black-out curtains and blinds. The bathroom is immediately next door, and will be shared with our very clean and tidy housemate but it will be spotlessly clean for your visit. There are tea making facilities in the room, but you are welcome to come downstairs to the kitchen instead if you prefer. You're welcome to eat downstairs in the dining room too. If you're booking for longer stays, I'm happy to share cooking and food etc... we're very flexible here! ;-) Depending on your requirements, we can add breakfast / dinner for an additional fee as well as local pick-ups. Please ask me in your enquiry.
    There are plenty of shops locally, or we're 4 miles from the seafront of Eastbourne and there are loads of walking and cycling routes everywhere, including the 'locally famous' Cuckoo Trail. I'm happy to recommend other things to do during your visit if you're here socially.

    Located in rural area on small farm, with neighbouring farms, fishing lakes and riding school close by, possibility to bring your own horse, short drive to South Downs, Abbots Wood and Arlington reservoir.
  • A lovely warm cosy annex on a working farm. The horses were our neighbours! Great weekend getaway for my husband and I. Sue was very helpful and a lovely host. The kitchenette has the essentials but no cafetière if you prefer ground coffee to instant. There is also no sharp knife or scissors. There are glasses but no wine glasses. There is also a velux window with no blind so the light comes in early which can be a lovely way to wake up but if you are sensitive to light and hoping for a lie in good to be aware of that. Overall a great escape to the country and excellent value!

Set within the landscaped grounds of Glyndley Manor House we offer a delightful and cosy cottage with access to a communal seasonal swimming pool. Within the 17 acres of grounds there is a sunken garden, woodland walks and fishing lake. Easy access to many Sussex attractions making your holiday as relaxing or energetic as you wish.
    Cuckoo Cottage is situated in the grounds of a elegant Manor House in East Sussex. Tastefully decorated all on one level. Open plan living/dining room with access to fully equipped kitchen. There is a family bathroom with bath, shower and toilet. Two twin bedrooms, one with french doors leading onto the garden.
    Just up the road from this cottage is the Cuckoo trail (after which the cottage takes its name). The picturesque trail follows the former 'Cuckoo Line' railway track and stretches from Heathfield to Eastbourne Park. It passes through Horam, Hailsham and Polegate. This famous trail is 13mile (21km) surfaced path through the Sussex countryside, mostly traffic free and is a safe route for walkers and cyclists of all ages. We are 4 miles from Eastbourne which has a beautiful seafront, award winning beaches (Blue Flag) and many attractions for all the family to enjoy. The area was voted 'The Most Sunniest Place in Great Britain' and includes the largest seafront airshow - Airbourne and international tennis championships. Nearby is Brighton, Hastings and the medieval town of Rye with its charming blend of antiques shops and art galleries and attracts visitors from all over the world. Or you can visit Camber's stunning stretch of sandy beach and is the perfect get-away with miles of unspoilt coast and the only sand dune system in East Sussex.   • This is a magical location, extremely well equipped cottage. It is very quiet and tranquil. We have all slept very well here as a young family. The green in front of the house has also been wonderful for my children to play on. There are many squirrels, birds and wildlife around the grounds , along with lovely trees and wild life. Sandy and Gordon have been a delightful hosts. I would highly recommend staying!

    Located within Glyndley Manor, the cottage is in an extremely quiet and tranquil location. There are 17 acres of beautiful grounds which you can enjoy walking through and a lovely lake and sunken gardens for you to enjoy. Between April and September there is a beUtiful outside swimming pool for you to enjoy and with a license you can fish in the lake" there are llamas wandering through the grounds as well.
    Please inquire before booking if you have a dog. We allow 1 well behaved dog but I am sorry, we do not allow cats.
    The cottage is set in the grounds of Glyndley Manor House which is a retreat.

    Situated on a beautiful farm estate, there is ample walking and exploring to be done as soon as you step outside the door. Whether you're looking for a quiet week of R&R or an active holiday exploring the gems of Sussex, this is the perfect escape.
    A charming Coach House situated on a large working farm in Sussex, whose history dates back to the 16th century. Tastefully renovated, it has an open plan kitchen, living room and dining room, with a door leading out to a walled private garden. There is a family bathroom downstairs with a bath, shower and loo. Upstairs there is a twin room and a double bedroom with an en-suite loo and shower. The semi detached cottage boasts character with exposed beams and features from when the property was used as a working building on the farm. The resort’s must-sees include the rolling South Downs which gently slope down from the national beauty spot Beachy Head to the almost 2 mile long Promenade. Eastbourne hosts the AEGON International Tennis Championship, a tournament which attracts many of the world's top tennis players; Airbourne, Eastbourne's annual free airshow and the biggest seafront airshow in the world as well as West End shows and ballets. The kitchen was fully equipped with everything we needed. Jo was very responsive. I would recommend a stay at the coach house!

    Our house is a large 1930's semi family home in Hampden Park (a quiet residential area), 2 miles to Eastbourne centre. It's a 3 minute walk to Hampden Park station, then 4 mins by train to Eastbourne if you prefer a car free day. This listing is for a double room with double bed, wardrobe, a chest of draws, hairdryer, coffee & tea making facilities and wireless internet access plus a desk area for working with views into our large garden with a private bathroom and walk in rainfall shower.
    There are numerous cafes restaurants, pubs, theartre and walks in and around Eastbourne to enjoy. Our house is suitable for couples, business travellers, family visits or those walking on the Southdowns with off street parking. We offer continental breakfast of tea, coffee and juice. toast with jam and marmalade and a selection of cereals which is available between 7.30am and 9.30am included in the price. Guests may arrive after 3pm and must depart by 10am.
    Hampden Park is a quiet residential area, with some local shops, amenities, a large Park with plenty of walks and activities, close to the Hospital.

  • This is a nice, comfortable room close to Polegate. Plenty of tea and coffee, decent shower, comfy, firm bed and nice to have access to a table and chairs in the garden. We had a lovely welcome from Oscar the dog as well as Andrea! One plug socket also has a USB socket in, so if you forget your phone charger plug you're not stuck! We left the key in the safe on the wall each time we went out so we didn't have to worry about not losing it. Pub, Tesco Express and Chinese Takeaway within walking distance.

You can enjoy a walking, cycling or a relaxing holiday. The cottage is located only a 10 minute drive into Eastbourne Town Centre and Seafront.
    We have updated this beautiful cottage to a high specification with new shower room and kitchen. The cottage has been redecorated throughout. There is a log burner for cosy nights in. We have outside space both at the front and rear of the property for you to enjoy (rear garden has shared access with neighbor). There is a secure locked outhouse to the rear of the property for bikes.

Decorated to a high standard throughout, well designed kitchen & bathroom with well thought out touches, like sensor lighting in the bathroom, toiletries, & underfloor heating throughout. Denise supplied a really useful info pack, and sorted out a problem we had with the safe straightaway when we called her.     The bungalow is situated in a quiet cul-de-sac approximately 15 minutes drive from Eastbourne and adjacent to The Stone Cross Windmill, which is open to the public on Sundays and Bank holidays from April to September.
  • Carole was such a lovely host during our stay in her residence. The rooms are located just along a short but private corridor so you don't even feel like your staying in someone house and they were immaculate, comfortable and cosy. The en-suite was clean and finished to a very high standard and there a supply of shower gel, hand wash, shampoo and loo rolls. The rooms a tv, spare duvets, tea, coffee, kettle and toaster which was useful and the breakfast was really lovely and substantial. The view from the cottage was lovely, overlooking a windmill and there was also free and secure parking right outside the room. A Tesco extra is just a 2 mins drive or 7 min walk to pick up small items and Eastborne town centre is just a 15 mins drive. I couldn't recommend this room enough and hope to come back :)

  • A lovely place to stay, with lots of room. They have a folder of local walks, and I really enjoyed taking a walk around Herstmonceux castle. The cottage is really clean and the bed was soooo comfy. I didn't meet the hosts but my husband did and they were so helpful. We also loved the flowers & choccies when we arrived. Such a nice touch. We visited the nearby observatory for a stargazing evening, which was lovely.

  • I can't advertise John's farm and cottage enough. The place actually is better in reality than in the photos. It is very warm and cosy, perfect for our group's getaway. We had a couple of wonderful strolls in the countryside, and we enjoyed the bonus of coming across horses and roaming chickens, and a herd of ducks in a picturesque pond by the cottage. We wish we would have had more time to explore the various longer hikes suggested in the welcome pack. The place comfortably hosts 6 people (ideal for 2 couples and 2 single people), and has a very cosy kitchen and living room with fireplace. It is extremely quiet and feels secluded. John was extremely responsive and helpful, and supplied us with a big pot and salt and pepper for making soup. He was also very flexible with us checking in earlier/ checking out later. We also had an amazing morning coffee on the picnic tables by the pond next to the cottage, while chickens and little horses were roaming around. I have nothing to criticise here. This place is really good value for money! Thank you John!

  • We had a lovely weekend away in the cabin. The cabin was excellent and met all of our expectations if not exceed them. Matt and Petra are lovely hosts and were so generous with a little food parcel which included scones, milk, jam and eggs. Firewood was also provided for the log burner which was great for warm cozy evenings. The cottage is well situated for some nice walks in the countryside but but not so remote that you can't access other amenities - tea rooms, pubs and takeaways.

  • Matt and Petra's place is the perfect getaway in the South Downs. Pubs are a close walk away and the fire in the evening just makes it all feel like your own private castle in the country! There was a freak storm and brief power outage when we were there and Petra was round straightaway with candles and extra logs for the fire - couldn't have asked for better hosts.     Arlington village boasts 2 pubs, a bird reservoir and Abbotts Wood. It is very well placed for walkers, cyclists, opera goers, and much much more. The house is set within an attractive garden (and tennis court and pond), surrounded by fields. The guest bedroom is luxurious and spacious, with an en-suite bathroom.
    The bedroom has a very comfortable king size bed, TV, sofa, dressing table, walk in wardrobe with hanging space and shelves. Towels, shampoo, soap are provided. Some toiletries are available if you forget your own. The bedroom windows look out over the pond and across fields at the back of the house. The bedroom is up one flight of stairs and at the back of the house so it is private (though there is a second guest room- see separate listing) and at the other end of the house to where the family sleep. Breakfast can be eaten on the terrace or in the conservatory or kitchen. Continental breakfast (cereal, toast, yoghurts, coffee/tea, orange juice) is included in the cost of the room. I do offer a cooked breakfast (£10/person)- this needs to be pre-booked.
    Walks/ Bike rides: Arlington reservoir (walk from the house or drive to Berwick, Long Man of Wilmington, Cuckmere Haven, South Downs National Park, Seven Sisters cliff walk. There are lots of walks from the house. Activities: tour of Rathfinney wine estate, Sussex falconry session (at Herstmonceux castle), Drusillas Zoo Park. Grade II listed and dating back to the 1750s, it is bursting with character and makes an ideal hideaway for those wanting to explore the glorious South Downs or seaside delights of Eastbourne. Cosy and comfortable, the cottage sleeps up to four in two double bedrooms. Relax in front of the smart TV (don't forget your Netflix log in) or grab a book off the shelf. A path from the garden leads to the South Downs Way.
    Inside, the cottage is cosy and traditionally styled, but with modern touches like free WiFi and a smart TV (don't forget your Netflix log in!). The lounge has a two-seater sofa and two armchairs so you can kick back in front of the atmospheric living flame gas stove. The dining kitchen has a fridge-freezer, oven, hob, microwave, coffee machine and a good array of cooking utensils. Upstairs in the cottage are two bedrooms, both with double beds. The master bedroom includes a dressing table, chest of drawers and built-in wardrobe. The second bedroom is cosier, with bedside tables only. This floor also has a small shower room. Outside, an outhouse has a washing machine and garden furniture which you can set up in the shared rear garden when the sun is shining. A gate from your garden takes you to a footpath leading directly on to the South Downs Way, and with lockable, space in the outhouse for bikes, this is the perfect pitstop for cyclists as well as walkers. WiFi is included plus towels and linen. A dog would be considered if over three, neutered, house trained and you do not leave it unattended. Please discuss your pet in advance (supplement applies). Bookings run from Saturday to Saturday in peak season, although flexible arrival days are possible out of season, and short stays may be considered if last minute.

You'll find the beautiful South Downs National Park and a wonderful village pub right on your doorstep!
    As well as two pubs and an award winning Thai restaurant within walking distance in Willingdon Village the town of Eastbourne is less than ten minutes away. Here you'll find the wonderful Victorian seafront and pier as well as a large shopping centre. Mainline train stations from Eastbourne and Polegate offer direct trains to the centre of London, Brighton, Lewes and Hastings.
    Willingdon Village is a hidden gem! With two great pubs and an award winning restaurant you'll be spoilt for choice! It's widely believed that Chalk Farm in the village is the farm that George Orwell based his book 'Animal Farm' on. Visit the Chalk Farm Hotel and see their memorabilia whilst enjoying a drink or meal there. There's also a post office, a petrol station and a Marks and Spencer's convenience store. The South Downs Way can also be found by following the numerous public footpaths from the village (one even runs outside the back gate!).

A small hallway accesses 2 double bedrooms, simply decorated with interesting touches, one features a large built in wardrobe / storage area, a bookcase with a selection of books to buy / swap, the other was originally the artist's studio and has a painted floor, a 1950's cupboard and displays dozens of interesting works of art. The newly refurbished bathroom has a bath with overhead shower (hot water provided by a timer controlled immersion heater), mosaic details and tongue and groove painted ceiling and panelling contrasting with the light, white tiles. In the spacious kitchen there is a large oak dining table, beautiful painted dresser, a large, vintage belfast sink and small solid fuel range (we will light this before your arrival in winter months and guests are welcome to keep it going), tiled beech work surface, gas hob, electric fan oven, microwave, toaster, kettle, dishwasher, fridge freezer, tongue and groove ceiling with down lights, black and white chequered tile floor.
    On the National Cycle Network and with dozens of local footpaths, visitors can walk or cycle to 3 local pubs and the local tea rooms and farm shop. A ten minute walk away is the Forestry Commission's Abbots Wood, with miles of safe walking and cycling, horse riding (by permit), a lake, picnic area and a wonderful play/adventure area for children. Night skies are dark and free from a town's light pollution so ideal for star gazing on clear nights. Glyndebourne, the world famous opera venue, is just a 20 minute drive away. Charleston, the home of the Bloomsbury group, and the annual Literary Festival is a 10 minute drive away as is Drusilla's Zoo Park at Alfriston. Other local attractions include The annual Arlington Bluebell Walk; Arlington Reservoir; 5 local historic churches including St Pancras Church in Arlington with its Saxon wall paintings and Berwick church with its Bloomsbury murals; the iconic chalk hill figure of the Long Man of Wilmington; Middle Farm at Firle; the historic and picturesque village of Alfriston with its National Trust property, The Clergy House; Michelham Priory, a Sussex Past property and grounds with working watermill; The South Downs Way and the Wealdway; the beautiful Cuckmere valley leading to Birling Gap and Cuckmere haven. Local towns include Hailsham with its weekly market, 3 large supermarkets and other well serviced shops and takeaways, and the railway town of Polegate, both on the Cuckoo Trail walk and cycle path. Magpie Cottage is half way between the seaside town of Eastbourne with its pebble beaches and amenities and the historic and beautiful town of Lewes, East Sussex County Town and home to the annual Lewes Bonfire celebrations on 5th November.

Communication was prompt and easy prior to arrival and for the duration of stay. The cottage was beautiful and quirky with lots of little touches that made the stay feel special. I particularly liked the fresh bread and homemade jam. There’s lots of interesting art work which is available to buy as well as a vast collection of books, dvds and games to keep you occupied on rainy days. Would definitely choose to stop here again!

  • We are a group of 8 friends who go away together each New Year and I can honestly say this the best rental we have found yet. Incredibly spacious bedrooms, a big plus point being they are all have either kingsize beds or twins which is very rare. Nobody felt they had the "worst" room as there wasn't one! Three huge, spotlessly clean bathrooms so there were no queues in the mornings and a great games room with pool table that was well used on our visit. We were all in envy of the fantastic range cooker in the kitchen and there was an abundance of good quality crockery, cooking equipment & glasses. The additional fridge / freezer space in the utility room and boot room was really useful for all our food bags. But really it was the peace, quiet and amazing space at Drockmills that made our break so special. The open views from every window and the sunsets are just stunning. Jo was so helpful and patient with our questions both before and during our stay and we really hope to be able to stay at this special house again.

During warmer months we have a large deck to make use of with garden sofas and makes the perfect spot to take breakfast on sunny mornings. Alternatively, breakfast is served in our open plan livin-kitchen each morning.
    We have two local inns in the village, the first being a two minute walk serving local ales. The second a further two minutes along has an excellent extensive food menu. The heart of the village also has an award winning Thai restaurant, booking strongly recommended. For those wanting to get some fresh air our home is situated at the foot of Butts Brow and is the gate way to the national South Downs. At its summit you are rewarded with outstanding panoramic views of Eastbourne and the extending coastline. It is also the start of downs walks to neighbouring Beachy Head, East Dean and onwards to Seven Sisters. Upon booking with us we will be on hand ahead of your stay to offer advice and recommendations. Such as dinner reservations as well as great places to explore during your stay.
  • Rob was super welcoming when we showed up, he was ready to help us with our evening plans and directed us to the (tastiest) Thai restaurant, or offered a lovely lounge for us to use if we wanted to chill out. The bedroom was beautiful! Pictures don’t do it justice, we had a complimentary bottle of sherry and jar of chocolates, along with tea coffee hair dryer, clean dressing gowns etc. We also had a breakfast menu and picked the time we would like it, which didn’t disappoint! Orange juice, tea coffee, restaurant standard breakfast was amazing. But the best part has to be the dogs! 100% recommend over any hotel.

    Arlington village boasts 2 pubs, a bird reservoir and Abbotts Wood. It is very well placed for walkers, cyclists, opera goers, and much much more. The house is set within an attractive garden (and tennis court and pond, surrounded by fields. The guest bedroom is beautifully decorated with an en-suite bathroom.
    The bedroom has 2 very comfortable twin beds. The en-suite bathroom has a very good shower (there is no bath). Towels, shampoo, soap are provided. Some toiletries are available if you forget your own. The bedroom is up one flight of stairs and at the back of the house so it is private (though there is a second guest room- see separate listing). The guest bedrooms are at the other end of the house to where the family sleep. Breakfast can be eaten on the terrace or in the conservatory or kitchen. Continental breakfast (cereal, toast, yoghurts, coffee/tea, orange juice) is included in the price of the room. I do offer a cooked breakfast (£10/person)- this needs to be pre-booked.

In addition to the bedroom, we have a cosy lounge for guests to relax in should you wish. It has a wonderful open fire place and is perfect for relaxing and unwinding. We have a selection of reading material as well as lifestyle magazines and board games. During warmer months we have a large deck in main gardens, to make use of with sofas and seating. Breakfast is served in our open plan livin-kitchen each morning.
    We have two local inns in the village, the first being a two minute walk serving local ales. The second a further two minutes along has an excellent extensive food menu. The heart of the village also has an award winning Thai restaurant, booking strongly recommended. For those wanting to get some fresh air our home is situated at the foot of Butts Brow and is the gate way to the national South Downs. At its summit you are rewarded with outstanding panoramic views of Eastbourne and the extending coastline. It is also the start of downs walks to neighbouring Beachy Head, East Dean and onwards to Seven Sisters. Upon booking with us we will be on hand ahead of your stay to offer advice and recommendations. Such as dinner reservations as well as great places to explore during your stay.

    Tucked under the swelling curve of the South Downs along a quiet lane in a picturesque hamlet sits Folkinton Barn. This beautiful flint building has its own cottage garden full of flowers and bird song.Its interior has the luxury of separate utilities and bedroom to its spacious bohemian vaulted living area. The position is unique offering direct access to the South Downs National Park from the Weald Way. Please note that a 3 night stay in peak season will be charged at a weekly rate. Peak season is from last two weeks of June to the first week of September.
    It's a magical setting and the barn is spacious, light and peaceful.
    Folkington is a small hamlet with a medieval church with direct access onto Weald Way leading to the South Downs Country Park. An area of outstanding natural beauty, breathtaking vistas.
  • Quintessentially English and a perfect peaceful getaway. This property was everything we had hoped for. The gardens are gorgeous. The barn is very well maintained and balances old world charm with modern conveniences. Appliances, and heating were good quality. The host, her family and her amazing dogs made us feel very much at home. We would definitely book this property again.

  • Suzanne‘s barn is an amazing place in the South Downs National Park. The barn is more than 400 years old and has been beautifully renovated with a magnificent English garden with loads of flowers and roses. The interior decoration is very pretty and colourful. The location is quiet and remote and you can start your walks in the South Downs right there. Suzanne welcomed us with fresh cherries and strawberries and gave us a lot of information about the area. Our stay was really a unique quintessentially English experience.

  • The Barn was wonderful, in the perfect location to switch off and detach. I stayed at the barn to catch up on some work and have some solitude. The barn is well equipped, the garden is beautiful and it is located minutes away from the South Downs where I had a bracing walk for a few hours only bumping into two other people!
