  • Great location in Norfolk, short drive from the likes of Holkham, Wells, Burnham Market. Kate gave us lots of local tips and advice and communication was very good. The cottage itself is very cosy, well kitted out and there’s even a well stocked games cupboard. We also found the beds very comfortable! 10/10

  • A great cosy cottage in an excellent location Clean and comfortable Friendly host and well equipped accommodation Recommend for short break or longer stay

  • Kate's cottage is really lovely - so cosy, clean and welcoming (it was great to walk in and find a tea tray set out on the table, complete with chocolate biscuits!) It's very well located with off road parking, but so quiet and has pleasant green views (and quite dark skies for stargazing). There are free range chickens outside the front door and a good sized enclosed rear garden. We enjoyed relaxing with the log burner in the evenings and slept really well under the feather duvets! Another stand out point is how well equipped the cottage is. Plenty of plates, cutlery, cooking utensils etc in the kitchen, extra toilet rolls - small points which really make a break easier. There's also a very well stocked games cupboard, and lots of books and DVDs. We loved our stay and would love to return for longer!

The adjoining annexe was totally renovated in Spring 2018 and now stands proud in its own right as a very comfortable and stylish holiday cottage with two en-suite bedrooms (double and twin), and an airy open-plan living space, with exposed original brick and flint wall, overlooking the garden and fields beyond. With an en suite bedroom on each floor, Gallery Cottage will appeal to couples, singles and friends who enjoy their privacy and independence. • Jen and Nat have such a beautiful home. My son and I had the best nights sleep, the bed is super comfy, the room was so cosy and the upstairs space was great too. Loved the little touches; leaving breakfast plates/bowls out for me and for my son (so thoughtful). Also having breakfast available for us and being around to help with bags etc was so kind! Everywhere was so clean and they had everything we needed. They helped with bags and directions and responded quickly to messages. I would definitely recommend staying here. It was definitely the relaxing stay I’d hoped for!

The room and facilities were extremely comfortable and clean and I was made to feel welcome. Breakfast was provided (although I did not have time to take up the offer). Meeting J&N in the morning they were very friendly. Would thoroughly recommend!

Old Beans Cottage was converted into an exceptionally high quality studio cottage by internationally renowned wildlife cameraman Martin Hayward Smith. The area is renowned for its bird watching opportunities with Titchwell and Cley easily accessible. The nearest pub, The Barsham Arms with cosy log fires, is a 4-minute walk. Nearest shop 2-3 miles. Old Beans Cottage is located right at the heart of North Norfolk Coast. From the National Trust reserve at Titchwell to Cley, famous as a wetland bird sanctuary. The county’s famed ‘big skies’ will entice you with its immense sweeping beaches, unspoilt villages, traditional seaside resorts and tidal creeks just waiting to be explored. The Barsham Arms is a good gastro-pub, only a three minute walk away, with cosy log fires and good food. If cooking in the cottage you can find locally sourced foods at the excellent Walsingham Farm Shop. Follow the 47 mile North Norfolk Coastal path – part of the National Trail – as it winds its way from Hunstanton to Cromer. You don’t have to walk the whole way, of course; why not use the excellent Coasthopper bus service to walk the bits you want and bus the bits you don’t? This can be caught at the bottom of the lane. Along the way you’ll find sandy cliffs, shingle beaches, salt marshes and a Nature Reserve at Holkham – all designated as areas of Outstanding Natural Beauty. Wildlife enthusiasts can take a boat trip to Blakeney Point to visit the seal colony there. Check for schedules and prices at Beans Boat Trips and Bishop’s Boats. Not got your sea-legs? Then visit the Hawk & Owl Trust Reserve at Sculthorpe Moor just outside Fakenham. Pensthorpe Natural Park is also worth a visit, and has a good cafe and shop. Often called the bird-watching capital of Britain, the coastal areas especially offer a large range of locations for bird sightings. Visit RSPB nature reserves at Titchwell and Snettisham or just wander the coastal paths or quiet back-roads armed with binoculars and see what flies by.

Gamekeeper’s Lodge is a romantic fairytale luxury cottage for four in South Raynham, just a 20 minute drive to the coast. In their tender and sympathetic restoration, the owners have picked beautiful artwork and fabrics to offset the Farrow and Ball walls, which give this gorgeous English country cottage a sprinkle of magic. Situated in the village of Raynham, a mile south of East Raynham, the ancient family seat of Turnip Townsend, this beautiful Grade II listed property retains much of its original character, including wooden shutters, Norfolk pamment stone floors and stripped floor boards. Plucked straight from the pages of a story book, with its pretty wrap-around garden and gorgeous interiors, you will be planning your return before you’ve even left! The property boasts some very indulgent features and mod cons (including an Alexa), yet maintains an 18th century feel. Decorated in muted greys, lavenders and greens throughout it offers a relaxed and stylish place to stay. A long soak in one of the two roll-top baths and then a good night's sleep in one of the sumptuous beds with their 2000 sprung mattresses and 800 thread count linens, will make for a divine end to the day. Suitable for walkers, bird watchers, or lovebirds, this gorgeous retreat is sure to cast its spell over you. • We had a wonderful week at Fleece House. The house was immaculate and so homely. The wood burner was well used during our stay as the weather was not great. The kitchen was extremely well stocked with everything you needed to cook at home. The bedrooms were beautiful and the beds were really comfortable. A really great space and the location was perfect as so many places were within an easy drive.

Open your door to the east morning sun and breakfast on the verandah overlooking a 6 acre set aside meadow full of wild flowers. Watch the buzzard family flying on the thermals and the nesting Marsh Harriers on the lake at the bottom. Each autumn and winter evening the rooks and geese will give you a personal flyover and barn owls search the field for prey daily. Explore the myriad of footpaths encompassing the open parkland of Raynham Hall, woods, river and lime avenues. Enjoy this dream escape with walks and bike rides from the wagon door and the sea a 20 min drive to the beautiful expanse of the North Norfolk Coast.
  • We had a truly magical stay - the wagon is stunning! A true antique, beautiful and spacious. Everything you need for a few days away from it all. The bed is so comfortable and the fire heats the space perfectly. The decorative touches are perfect, we felt like we were going back in time. Cannot recommend highly enough! Would love to revisit, thank you Rozzi!

  • Rozzi's caravan is so perfectly set up for a sweet weekend away, you literally couldn't find a more beautiful setting. This year, the second time we've been, we were able to avail ourselves of the fire whilst playing the scrabble that's provided and I felt my heart couldn't be more full. Absolutely perfect. Thank you.

  • Lovely location, lovely wagon and a lovely welcome. My daughter and I stayed the weekend in the wagon. It’s a cozy and beautiful place that has you relaxed within minutes. Although it rained a lot we were popped the log burner on and enjoyed the stay. Lots of lovely finishing touches made the stay extra special.

  • Amazing traditional caravan, be prepared for Victorian small-space living. We loved the fire and raised bed. All in all a great 'glamping' experience.

  • This was our second stay with Rozzi and Bert and it was every bit as enchanting as the last. Rozzi thinks of everything you might need, is a kind and gracious host and quick to answer messages. And Bert? Well...there are no words to describe the magic that awaits you through that deep red door. Wonderful. We can’t wait to return. Thank you x

  • A truly unique and absolutely amazing experience! I will return and enjoy it as much! On the morning of my departure I had trouble tearing myself away. Wanted to stay and play with it a little more! Amazing!
