In a quiet location, a very spacious cottage in a quiet courtyard with 3 large, upstairs double bedrooms, all with ensuite bathrooms & an open plan kitchen, living room and dining area with fireplace, opening out to a private gravelled courtyard. Dogs welcome. Isolated at the end of a long, bumpy driveway, this very quiet cottage comes with three large bedrooms, all three with en-suite bath or shower rooms. It has a spacious open plan kitchen, dining and living room. Wood burning stove in inglenook fireplace. Private outside space in gravelled courtyard, perfect for outside dining in the summer. Very peaceful quiet setting. Ideal for families, or small parties looking to get up to 8 people together for a (long!) weekend away. There are 2 further single camp beds or a sofa bed available which will allow the cottage to sleep 8. There is 4 hours per day of private access to the indoor heated pool. Times can be arranged in advance of the stay. Please note: if you are booking a bank holiday weekend we require a 3 night minimum booking. Please ensure that you add the correct number of guests to your booking to ensure that the correct price is quoted.
The property is located right on the edge of the Blackdown Hills Area of Outstanding National Beauty (AONB).

  • Really nice cottage in a nice area. As we expected the cottage has a lot of character,everything inside is a bit old, didn’t mind that but unfortunately it wasn’t very clean. Usually when is an old place it needs a bit of extra care when comet about cleaning.Otherwise we had a lovely time.

    The Barn has been carefully and tastefully converted to provide a very comfortable, self-contained and open-plan accommodation . Now available as a cosy holiday home with a huge log burning stove, central heating and a pool, May-Sep. The Barn is Self Catering. The Pool is only available for use between May 1st and the end of Sept and is for the exclusive use of Barn guests. Well behaved dogs are welcome (up to two) charged at £5.00 per night/dog. There are miles of wonderful walks in the area.
    Tiphayes Farm is set on the edge of the Blackdown Hills near to the Devon / Somerset border in an area of outstanding natural beauty. The village of Upottery is about a mile and a half away and has a lovely country Pub serving excellent food. Honiton, the nearest town, is about 7 miles away to the South West, where you will find interesting independent shops as well as the usual supermarkets. The house which is an original Thatched Devon Longhouse dating from the 15th century, is set in traditional farmland of small enclosures with the ancient hedges still intact, we are also adjacent to a large woodland and the whole area is a haven for a wonderfully wide variety of wildlife. The position of the property, well away from other farms and overlooking the beautiful Otter Valley, makes this a most tranquil and relaxing setting for your holiday. The house has a Barn attached at the Eastern end which would have originally been the main animal enclosure on the Farm and is suspected to be even older than the house, perhaps the original early dwelling on the site. This Barn has been carefully and tastefully converted to provide a very comfortable, self-contained and open-plan accommodation which is now available as a cosy holiday home. There is a huge log burning stove as well as central heating which creates a lovely warm atmosphere. If cuddling up on a comfy sofa in front of an open fire is your thing, this is the place. There is an enclosed heated swimming pool just across the garden, the pool is heated and in use only between May and September. Well behaved dogs are welcome (up to two) charged at £5.00 per night/dog and there are miles of wonderful walks in the area full details provided with a "Pooch Pack" on arrival. WI-FI Broadband is also available free of charge. Weekly bookings from Friday or Saturday are preferred but we remain as flexible as possible out of season. The Barn is Self Catering.
    I love this area and have lived here for over thirty years. The position of Tiphayes allows very easy access to the beautiful Jurassic coastline, Beer and Branscombe are particular favourite coastal villages with great walks and superb Pubs. Both Exmoor and Dartmoor are an easy drive away and can be explored offering some stunning countryside walks. There are lots of great restaurants and local Pub/Restaurants within a short drive and most welcome dogs.

  • We had the loveliest short break at this property. The building was beautiful and cosy, which was perfect for relaxing in and hiding away from the rubbish weather. We wanted for nothing whilst we were there and Roger was quick to respond to any queries and was very accommodating. We are definitely going to return in the future to explore more of the surrounding area and the swimming pool attached to the property.

  • Tiphayes is a countryside Idyll , the cottage is stunning as are the rolling fields it is set in......peaceful tranquility only broken by occaisional birdsong....Bliss! Roger is a lovely Host and the little extra touches...fresh bread, milk and eggs when we arrived.....were really thoughtful. The cottage itself is stunning,even more so than in the photos!! It has a large woodburner,perfect for cozy nights in, cwtched up on the sofa...big enough for two! The bed is comfortable and has a good quality duvet, we slept really well. The hot water is incredibly hot, allowing for lovely long evening baths. This place really is a piece of Heaven in Devon.

Every night a lovely owl was in the area which we city birds of course seldom hear. Overall a great place to write and we both got an article written and several visits to the Devoj coast. Thanks!

  • Roger’s place was a welcome refuge from busy everyday life. It was so peaceful and relaxing there. The layout of the barn is fabulous. The kitchen and bathroom have everything you need. The sitting room is comfortable, spacious and cosy. The real fire adds something special. The dining area is great and the bed is very comfortable. The place is off the beaten track but it’s about 10 minutes drive from the main Honiton road to Exeter. The scenery is stunning. It’s within easy reach of Sidmouth and the coast for long seaside walks too. Very much recommended.

    Architect designed and newly built, The Woodhouse is a one bedroom luxury retreat with a bespoke Scandinavian fresh water spa hot tub set in the private grounds of the owner's house in Chardstock, a beautiful East Devon village with a picturesque pub and thriving village shop and Post Office, only nine miles from the stunning World Heritage Site Jurassic Coast.
    The Property: The Woodhouse has been designed as a luxurious romantic escape for two. The layout comprises a sitting room with gas 'wood burner' and a fully fitted kitchen all under a vaulted ceiling. The bedroom has a sumptuous antique French kingsize bed dressed with Belgian linen and a goose down duvet. There is an ensuite wetroom with railhead shower. The outside private decked area with a wooden fresh water hydro spa hot tub is for the sole use of the guests of The Wood House. The terrace has stunning views of St. Andrews Church which dates from the 14th century. Facing south-west, it is sunny in the day, with sunsets to watch as you sip your drinks in the evening. Guests have their own parking space in front of The Woodhouse.
    The Area: Chardstock is situated in An Area Of Outstanding Natural Beauty, and as such affords some stunning walks and scenery. Don’t forget your walking boots. We have The George Inn, a quintessential English country pub, stumbling distance from The Wood House, serving delicious homemade food. Less than a mile away is The Tytherleigh Arms; run by Mark and Rose, it is considered locally as one of the best restaurants in the area. Chardstock boasts a wonderful Village Stores and Post Office run by Tina and Mike. Along with all the essentials, they stock a brilliant selection of locally sourced produce: sausages, bacon, chicken, vegetables, eggs, milk and fresh bread every day. The Woodhouse is the perfect retreat to arrive and then forget about your car for the entire stay if you should wish. As you enter Chardstock there are views down to the sea which lies nine miles to the south. There is much to explore along our Jurassic coastline: Lyme Regis with it’s famous Cobb and harbour, charming shops and pubs, fresh wet fish shop and the renowned Hix Oyster House. East of Lyme is Beer where you can hire a boat and do a spot of fishing. and buy fresh crab caught that day. Then onto Sidmouth, an elegant Regency seaside town with a beautfully restored Art Deco cinema. West of Lyme, explore the different beaches and hunt for fossils. Charmouth with it’s golden sands and Seatown under the Golden Cap home to the Anchor Inn which has possibly the best pub beer garden ever! On to Bridport and wander around the antique quarter, then down to West Bay for wood fired pizza on the beach at The Watchouse Cafe. This part of the Devon, Dorset, Somerset triangle is a very foodie area with a huge selection of restaurants and gastro pubs in every direction, and several fabulous farm shops. We are only four miles from Axminster and Hugh Fearnley -Whittingstall’s River Cottage Canteen, and another two miles from River Cottage HQ from where he runs his courses. Guy Mallinson’s Green Woodcraft Workshops are only a couple of miles away.

    A beautifully restored Shepherds Hut in the most stunning Devon Countryside with complete privacy. Fully Insulated and with a wood stove for heating and double glazing it provides a wonderful comfortable, cosy escape from the modern world. Just 25 mins from coast Fully Equipped with : Cool-box; Plates; Cutlery; Pots, Pans, Kettle, Lighting inside and out; Outside Solar Shower; Composting Toilet (not scary!) Candles; Comfy Bed; Sheet, Pillows, Duvet etc. Stove and gas ring. Tre's Romantica.
    The Shepherds Hut offers a warm and cosy location right away from it all. Set in its own grassy paddock with a beautiful wildlife pond and in the middle of Devon's glorious dairy farming countryside. Adjacent to extensive woodlands the area is a haven for all kinds of wildlife. Dogs - up to 2 middle sized dogs are welcome and there is a charge of £5.00/dog/night payable on arrival Warm, comfortable and cosy the Hut is equipped with a double pocket sprung bed and bedding is also provided. There is also a barbecue and picnic table as well as reclining garden chairs, plates, pots, pans kettle, cutlery etc. The Pond is very close to the Hut which makes it unsuitable / dangerous for non swimmers/toddlers. There is a fire pit to sit around and watch the stars. Only half an hours drive from the coast Tiphayes is perfectly located for seeing Devon's delights. Exmoor and Dartmoor are both easily reachable. Beer, Branscombe, Lyme Regis and Seatown are highly recommended.
    The area around Tiphayes Farm is a magnet for a diverse range of wildlife, being adjacent to extensive woodland you can expect to see very many diverse species. The valley is mostly of ancient enclosures with original stone Devon hedges and given over to dairy farming with a few sheep about. Tiphayes is a great place to explore Devon from, both Exmoor and Dartmoor are within easy reach by car and the lovely, unspoilt fishing villages and beaches of Beer and Branscombe are only 25 mins by car.
  • An idyllic place to stay with lovely homely touches and a beautiful view. We loved having the luxury of the wood burner to keep us toasty and cook on, and the privacy of a quiet corner of the field. Kaya thoroughly settled in, snoozing next to the burner both evenings! A wonderful little escape with the option of many beaches not far away. Roger greeted us very warmly, efficiently, provided us with breakfast bits and plenty of logs to burn. Would love to stay again- perhaps in warmer weather :) Thank you!

The two bedrooms sit at either end of The Lodge to ensure complete privacy. Lush green fields can be enjoyed from the south facing decking and as the night draws in enjoy watching the stars whilst soaking up the bubbles in the hot tub. Quite a unique experience. The Garden Lodge really does have everything you’ll need for a romantic retreat or a get away with friends. Dogs : Dogs are welcome at The Lodge.   • This is a gorgeous little Airbnb; well presented, very clean and all the small touches needed for a perfect stay! We were quite last minute in deciding to bring dogs with us, we let unique holiday stays know but they were slow to respond, which left us worried that Pam, the owner would be unhappy. To the contrary, she was delightful and happily welcomed us and our four legged friends. Pam had made delicious brownies, helped us work the hot tub and gave us tips about the local area. An excellent host!! (Curfew on the hot tub not an issue at all, in fact, fully understandable due to the tranquil surroundings and out of respect to neighbours) We will definitely be coming back!!

It was very clean, well equipped, extremely dog friendly and in the perfect location for exploring Devon. The only problem was Unique Holiday Stays (booking agent) were unresponsive when we had questions about our booking before we arrived.     The cottage is comfortable, homely and well equipped, and has secure off road parking. It offers a convenient base for visiting the Jurassic coast and other attractions in Devon, Dorset and Somerset.
    The barn conversion has recently been completed. The original building dates back to the 1700s. 'Mwendafye' loosely translated means 'come and go as you please'. The cottage can sleep 4 but is ideally suited for a couple or a couple with a baby and/or 2 children. The bedroom is comfortable with built in wardrobe, and overlooks the garden. Fresh linen and towels, a hairdryer and alarm clock/radio and TV/dvd are included. There is one step from the bedroom to the lounge and one step from the lounge going through to the bathroom and kitchen. The lounge has retained some character features with its stone walls, wooden beams and unusual doorway and provides TV, wifi, and couch/daybed with hidden trundle with 4th bed. There is a table and seating for 4 people in the dining area. The glass door opens onto the garden at the front with wooden bench and table, and there is a sheltered back patio area with wooden garden furniture providing seating for 4. The bathroom has a bath, hand shower, heater and heated towel rail. The kitchen is fully equipped with a 4 ring gas hob and electric oven, microwave, fridge, kettle, toaster, iron, washing machine and radio. There is also an enclosed area outside with windy drier. Upstairs – is a Children’s den in the loft, with a TV and dvd player with a selection of dvds, puzzles and Games and children’s books. There are lockable stair gates should you not want your children to go upstairs. Please note that no one is allowed to sleep upstairs as there is no fire exit up there . Access to the property is via an independent gravelled driveway. It is attached but completely independent from the main property. There is parking for 2 vehicles - one under cover.
    The property is situated between Honiton and Axminster, and close to the villages of Dalwood, Stockland, Kilmington and Wilmington - within easy reach from the A30. It thus offers a convenient base for exploring a range of activities and places of interest in the south west. East Devon is famous for its Jurassic coast. Seaton, which is situated at the mouth of the River Axe(and is only 30 minutes away) also has a scenic golf course and a yacht club. (there are also other golf courses in the area at Monkton and Honiton) It is also famous for its tramway which runs through the Axe valley nature reserve to Colyton. There are other animal centers like Cricket St. Thomas Wildlife Park, Ferne Animal sanctuary and Otter Estuary Nature Reserve (which has a range of birdlife and free fishing)– not to mention places like E xmoor and Dartmoor, the Donkey Sanctuary, the marine nature reserve on Lundy Island and Paignton zoo. Lyme Regis is the ‘riviera’ of the south west, has many seaside shops and eating places and a sandy beach and offers historic walks along the coast and is only a 20 minute drive away. The village of Beer - an ancient fishing village (renowned for smuggling in ancient times) also offers some beautiful coastal walks. The surrounding countryside is particularly scenic and tranquil and there are many lovely local country walks. There is a public footpath from the farm which goes down to the historic pub in Dalwood – ‘The Tucker’s Arms’ which was built in 13th century. (It is a lovely 40min walk during the day but not advisable at night) A map of different walks is provided. Chard reservoir (said to be the birth place of powered flight) also offers a number of walks which are wheelchair friendly. Both Honiton and Axminster have weekly markets with a variety of stalls. Honiton boasts many antique shops and is famous for it’s ice cream shop which is open in the spring and summer, and lace and pottery making. It also celebrates many traditional activities. Axminster is famous for its carpet making and is the home of the River Cottage Canteen. There are many pubs and other eating places such as the well known carvery outside Honiton or one of the many places for Devon cream teas. The area also provides many garden centres, (such as Otter in Ottery St. Mary – the home of Thackeray and Coleridge) and 3 good farm shops(one offering ’Pick your own’), and 2 cider breweries. Places of interest – Durdle Door in the Dorset section of the Jurassic coast; the famous Eden project( only 2 hours away) Taunton,(the town was first settled in Saxon times – approx. 700AD) Dunster and Tiverton castles, Exeter cathedral. For something more energetic, there are a number of activities - like the ‘Landrover experience” and quad biking near Cullompton, Zorbing in Dorchester and water sports in Exmouth(and a sandy beach and model railway!) and centres offering child activities eg. Crealy adventure Park (said to be “a cross between Disneyland and MacDonald’s farm”, and Abbotsbury which provides a farm, gardens(which are lit up at Halloween and Christmas) and a Swanery, and Paintballing near Exeter. (near Newton Abbot) There are several notable National Trust properties in this area. Eg. Killerton, Buckland Abbey, Branscombe Bakery, Mill and Forge (Branscombe is also the longest village in the UK), and Shute House. There are lovely gardens like Bicton Park Botanical Gardens, Burrow Farm Gardens and Hestercombe Gardens and other historic houses like Montacute near Yeovil, Dillington House and Forde Abbey.(also famous for it’s Red Ruby Devon cattle)
  • Di and Dave's place deserves all the amazing reviews it has received. They really do go the extra mile to make you feel welcome and truly spoilt during your stay. We arrived for our first mini-holiday with our 4 month old to find delicious homemade vegan flapjacks, fresh flowers and lots of lovely little touches all around the cottage including vegan chocolate bars next to our bed and some breakfast items despite me saying we would bring our own! They had left a baby bath and change mat out as well as baby shampoo and lotion which was a really nice touch. The cottage itself has lots of character and had everything we could possibly want. It was lovely and warm and plenty of hot water, the shower is amazing. It was also sparkling clean. Check in was easy and Di was available throughout our stay and very responsive. We left a few items in the cottage after checking out and she has offered to post them on which is really kind! We had a truly wonderful stay, thanks so much for having us!

A 20 minute drive from the stunning Jurassic Coast and easy driving distance from the National Parks of Exmoor and Dartmoor. There are lots of lovely local walks or cycling routes nearby.
    Coffee, tea, milk & fresh eggs from our hens are provided for your arrival. Breakfast can be supplied by prior arrangement for an extra charge. This is a generous continental breakfast to eat at your leisure in Nuthatch. A selection of maps, books, board games and DVDs are supplied for those rainy days or quiet evenings in. Home made cakes and cream teas available to order. The 13th century Tuckers Arms pub, which serves excellent food and beer is 2 miles away in the neighbouring village of Dalwood.
    Nuthatch is in a very rural location & is accessible by way of some quite narrow lanes. Honiton, Axminster and Chard are the nearest towns. We are in an Area of Outstanding Natural Beauty with the Jurassic Coast only a short drive away.

  • Anna’s cottage is a beautiful retreat tucked away with great views. Anna greeted us on arrival with delicious cake and coffee. We found the kitchen better equipped than our own at home and the bed really comfy. In the evenings we would put our young daughter to bed and take the baby monitor outside with us for a drink in the hot tub, it was blissful! We drove to a couple of beaches on both days and looked forward to getting back into the warmth and cosiness of the cottage. Thanks Anna!

  • The Nuthatch is extremely homey yet modern with a cosy feel. Unfortunately I ended up staying during Storm Dennis. Anna was amazing and allowed us to check in early to avoid being caught driving in the storm. She was very helpful and gave very quick communication via the app. Although I didn’t get to explore the area as much as I’d hoped due to the storm I had such an enjoyable stay. There were games, puzzles, books and dvds left in the property which kept us occupied! Finally, when the rain and wind settled we got to have a dip in the hot tub, which was lovely with amazing views. Anna provides tea, coffee, milk and eggs and her homemade lemon drizzle cake was a lovely extra touch. I definitely will be back to explore the area, hopefully the weather will be on my side!

  • We had a perfect week away from a busy lifestyle... got settled in with handmade scones! Delicious. Anna was wonderful, she checked in on us and made sure we were okay. She wasn’t intrusive and we didn’t feel pressured. It was perfect. Relaxing in the hot tub with the view of the countryside was lovely, the stars are so bright. The facilities were luxurious; lovely kitchen with all the utensils we could ask for, nice dining area complete with a pot of tea for two, comfy sofa, big choice of games, books, and a few dvds. The bed was lovely and comfortable and the bathroom nice and roomy. We felt tranquil and happy, a perfect week away. Thankyou Anna, we would 100% return :)

We couldn’t have selected better accommodation. The cottage is cosy, and really well equipped. It has everything you could need and exudes charm and character! It is perfectly located to reach the coast and sits perfectly between the slightly larger towns of Honiton and Axminster for extra amenities. Frank and his wife are incredibly welcoming and thoughtful with their personal touches and generosity. And being right next door is perfect if you need any assistance!   • Cute cottage in the middle of gorgeous countryside. You will think you have gone to hobbit heaven. Amazing view from upper story. Everything is homey and well thought out. They left provisions - free range eggs, bread, butter, tea, coffee, milk, biscuits and amazingly delicious homemade marmalade - as there is no store in the village and the pub is under construction. Breakfast at the cottage was the favorite part of the day. We also picked apples in their back garden. A perfect country retreat. There were also dvds to watch and books to read. Frank suggested great walks and gardens to see. He even drove my husband to a “trail head” and walked with him, pointing out landmarks and showing him how to make whistles out of hazelnuts. Within driving distance are many other attractions such as Lyme Regis and the Jurassic coast, Burrow Farm Gardens, the Seaton Tramway, lace villages etc. Wonderful farm to table dining at the Pig Hotel at Combe, next to Gittisham and Devon cream teas everywhere. You will need a car but it was well worth the drive. I can not say how much we enjoyed our stay.

Ferndale Cottage is a real rural retreat yet only a short drive away from the stunning Devon and Dorset Jurassic Coast.     The cottage has recently been fully refurbished and has all the amenities to ensure a comfortable and enjoyable stay. Fully equipped with TV, DVD, DAB radio and free Wifi. The TV also allows streaming services so don't forget your Netflix and Amazon Prime logons. Located on the ground floor is a good sized beamed lounge/dining room; this leads down to a galley kitchen containing all the appliances for modern living including electric cooker, microwave, fridge, freezer and dishwasher. Off the kitchen is a downstairs cloakroom where there is also a handy washing machine. In the winter the eco air source central heating complemented by an inviting woodburner, makes for cosy nights in. The warmer summer months can be enjoyed outside where there is a decked area with steps leading down to a patio courtyard. Over a little bridge spanning the stream (don't forget a game of pooh sticks!) is a lovely long south facing lawned area.

It's in a quite little place called Stockland and we tried two different pubs whilst in the area that were only 2miles down the road in either direction. Cottage has a lovely bit of garden to it with a little bridge over a small stream to get to. You can hear the owls and birds, just gorgeous. Would stay again!

Outside space is great with a decking area just outside the kitchen which catches the sun all day, and a very pretty garden reached by a wooden bridge over a tiny stream. Inside it was very light with nice furnishings, and very clean. The pub opposite the cottage has been bought by the community and is due to reopen by the end of the year, should be a great asset!

  • Alison's cottage in Stockland is a fantastic place to stop. Just get there and stop. Relax in the beautiful garden. Take a leisurely stroll along the lanes. But also a great hub to explore. All I would say is that if you are taller than 5'11", make sure you keep in mind that this is a cottage. I came home with a couple lumps on my head that weren't there before. But they were worth it!

  • We really enjoyed our stay at Alison's place. The cottage is so pretty and has so much character. Everything was just perfect, the cottage itself, the garden, all the extra little touches and the location. Alison was more than helpful beforehand and was understanding towards the fact that we were travelling with our baby for the first time. The cake and wine waiting for us upon arrival was great too, especially since it was my birthday! We loved the fact it was in a quaint little village but close to Lyme Regis too so we had the best of both worlds. We felt so relaxed there and wish we could have stayed longer! :) Oh and we loved having the log burner on whilst hiding from the miserable weather outside (although not something we expected to do in June!). The well-equipped, self contained cottage has spacious living accommodation, with a kitchen/diner leading through to a large sitting room with a tv, DVD player and a wall mounted fire. The kitchen has just been updated and is fully equipped with everything you'll need during your stay including a fridge/freezer, electric double oven and grill, a microwave, a coffee machine and a dishwasher. The light and airy bedroom boasts a sumptuous king sized bed and a large wardrobe with ample hanging space and drawers. The modern bathroom has a large walk-in shower, sink, toilet and heated towel rail. Immediately outside there is a small private patio on which you can enjoy a drink while the sun sets. Royal Oak Farm is a small farm of 15 acres, guests are welcome to explore at their leisure and to take in the views, spectacular sunsets and breathtaking night sky.   • Karen’s cottage was beautiful, the location is superb, the views are just beautiful & so peaceful. It’s ten minutes from the local town, so get any groceries before arrival. Communication with Karen & her husband was great & they dealt with our enquires really quickly. The only down point was the wifi, we were unable to connect at any point during the week. The router is in the recreation room, the cottage does not have a router of its own or a booster which would have helped. The outside light we were told was shorting out & we were unable to use it, my partner walks with a cane & this made it dangerous at night to find the step into the cottage & made it difficult to find the lock & get into the cottage.

    Recently completed grade II barn conversion - forming a spacious annexe to the original farmhouse. It is on a farm in E. Devon near the Jurassic coast and close to both Dorset and Somerset borders, so a convenient base for touring all 3 counties.
    This barn conversion (situated on a small farm in East Devon) has recently been completed and is now a self contained annexe to the original farmhouse which is believed to have been built in the 1700s. It is called 'Talala' which means 'peaceful'. The upstairs bedroom has a comfortable king size bed, a built in cupboard with hanging space and shelves,and a dressing table and is carpeted throughout. A unique feature of the bedroom are the original exposed beams. The bedroom window looks out over the surrounding fields where deer are often seen in the early morning. Please note that the stairs leading to the bedroom are gated st the bottom but not the top but bedroom door can be closed .We can provide a chairbed in the bedroom for younger children and older children can use the sofabed downstairs. Fresh linen, a hair-dryer and alarm clock/radio are included. The upstairs bathroom also has exposed beams and is simply decorated with mahogany and white cupboards, a large corner bath, with newly fitted shower and a heated towel rail . Toiletries and 2 large and 2 hand towels and a bathmat are provided.( changed weekly for longer stays) The sitting room has seating for 6, slate flooring, a log fire burner and big flat screen TV with dvd player. There is a double sofa bed which can sleep 2 people.   • Our stay at Dalwood was perfect! We couldn't of had a better new years eve + day. The pictures do not give the property justice as it was beautiful inside and all the amenities you would need. New years day was extra special getting to meet all of the farm animals. The walk to the local pub was also lovely with delicious food! We visited without a car from London and the commute was easy with a local tesco superstar close to the station and only a short, reasonable taxi ride away to the property.     The accommodation is in a thatched 17 th century farmhouse which is conveniently situated for visiting local attractions in South Somerset, West Dorset and East Devon.
    There are 2 large bedrooms with one bathroom between them but if you only require one bedroom, the other one will not be let out while you are here, so in effect bathroom is private as both rooms are only booked together if family or friends and you need beds for more than 2 people. Bedroom 1 has a king size bed, triple wardrobe and chest of drawers. Bedroom 2 has 2 single beds, a single wardrobe, and a chest of drawers. Both rooms have kettles and tea/ coffee, and a TV, plus bookcases of books. There is an iron and small ironing board, hairdryer and radio clock. An extra fold up single bed, chair bed or mattress can be provided for each room so the accommodation can sleep up to 6 people. We can also provide a cot. There is an extra charge per person for more than 2 people per room. Cleaning of rooms is not included. All rooms are cleaned prior to arrival. Should you required additional cleaning this can be arranged for an additional fee. One hand towel and bath towel are provided per person and for longer term stays towels and bedding linen are changed weekly.

    Welcome to our bright, light and airy self-contained barn conversion – a perfect rural retreat for two, set in the Blackdown Hills Area of Outstanding Natural Beauty, in beautiful East Devon. With 'reverse living' accommodation, there is a full kitchen and lovely living space upstairs, with a double bedroom and bathroom downstairs. If you like it rural, with stunning views, dark skies for stargazing and traditional Devon lanes for exploring, then this is the place for you!
    Situated in the small, rural hamlet of Heathstock and surrounded by farmland and beautiful views, we are a 25-minute drive from the Jurassic Coast, with Lyme Regis, Beer, Branscombe, Seaton and Sidmouth all within easy reach. The Barn is totally separate and self-contained, next door to the owners’ property. It is tastefully decorated and has reverse-living accommodation, with kitchen and living space upstairs, and a double bedroom and bathroom downstairs. The bedroom has a comfortable double bed with memory foam mattress, hanging space and storage. The bathroom has a bath with mains shower over. Upstairs, there is a fully equipped kitchen, comfy sofa, DAB Bluetooth radio, TV and Wi-Fi throughout.
    The Barn is in a perfect location for getting out and about and enjoying the great outdoors, or simply enjoying some peace and quiet, away from the hustle and bustle. We are 20 mins drive from the coast and the South West Coast Path, plus there are many beautiful walks from the front door. We are also ideally situated for visiting River Cottage HQ and Trill Farm, and the fantastic Millers Farm Shop is nearby and worth a visit. We are in a very rural location and is accessed via narrow lanes. We live next to a working dairy farm and so you may occasionally find cows walking past the front door!

    The Log Cabin at Blue Ball Lodge is a traditional Russian Dacha, set in very private gardens, nestled in the rolling Blackdown Hills, an Area of Outstanding Natural Beauty (AONB).
    The Log Cabin has two well appointed and comfortable bedrooms, sleeping up to 4 guests. The master bedroom with a king size bed, offers unspoilt countryside views over rolling fields towards the village of Stockland. Fresh linen and towels are provided, and there is ample storage space provided in the chest of drawers. The master bedroom also has a two seater sofa which is a fantastic option for sitting to gaze out over the expansive rural views in the morning. Additionally, bedside tables, lamps, a radio alarm and hairdryer are provided in the master bedroom. The second bedroom, overlooking a small private garden to the rear of the Log Cabin, has two single beds, a comfortable day chair, chest of drawers, bedside table, hairdryer and radio alarm clock. The ground floor comprises of a spacious kitchen/living area, with comfortable seating for 4 people. Heated by electric storage radiators and supplemented by a quaint Jøtul wood burning stove, providing a wonderfully cosy atmosphere for relaxing evenings. A fully equipped kitchen with electric oven/grill, ceramic hob, kettle, fridge, toaster, Nespresso pod based coffee machine, cafetiere and teapot, along with all the homeware, utensils and cutlery to make your stay a perfect home from home experience. The dining area offers a wooden table and chairs, spacious enough for 4 guests to enjoy a meal in the warm surroundings. A small, wall-mounted TV with Freeview sits opposite the sofa, and Wifi is available via a designated router for the Log Cabin. Additionally, the ground floor has a wet room with walk in electric shower, WC, sink and towel rail.To the exterior of the Log Cabin, there is a well proportioned veranda with table and chairs to allow guests to take coffee outside and enjoy the morning sunshine, with views over the gardens and surrounding countryside. There is a picnic table a few steps away for those who prefer to dine al fresco. Guests are encouraged to enjoy the grounds at their leisure. A wonderful space with wide-ranging views over the surrounding rural landscape. The gardens are punctuated by a number of idyllic seating areas to enjoy the tranquility. A haven for wildlife, with established Devon hedges, a wide variety of trees and shrubs, an attractive lake where you may glimpse the moorhens, visiting ducks and, on occasions, the heron waiting patiently to feast on the small fish. Those who are most fortunate may even spot a flash of electric blue as the kingfisher darts across the lake. There are numerous flowerbeds and borders providing a lush, varied habitat for a bounty of insects, birds and animals alike. It is not uncommon for deer, badgers, foxes, rabbits and wide selection of birds to be seen in the gardens. It is perfect setting for a retreat to the country. Guest access The Log Cabin is accessed via a separate gravel driveway from the main entrance offering spacious and secure parking for two vehicles.
    The Log Cabin at Blue Ball Lodge is approximately five miles from the historic market town of Honiton, famed for its lace and antique shops, it is a short 10-15 minute drive from the accommodation and has a selection of independent retailers, in addition to supermarkets and other services. Axminster, a similar distance away in the opposite direction, is home to Hugh Fearnley Whittingstall’s ‘River Cottage’ (Kitchen and Deli). The small village of Dalwood boasts the closest pub, The Tuckers Arms, where food is available, alternatively The Sidmouth Arms at Upottery is only a short drive away. The Jurassic Coast of Dorset (UNESCO World Heritage Site) is close by and there are plenty of local beaches to choose from, Lyme Regis, Charmouth, Sidmouth and Seaton are all within easy reach. There are basic food prepartion facilities - microwave, fridge, kettle and toaster - but there is only a small bathroom sink for washing up. PLEASE NOTE THERE ARE NO LAUNDRY FACILITIES.

The Annexe has been recently renovated, and is lovely and light, decorated in a bright, seaside style. The Annexe has double patio doors, opening out onto a private patio with table and chairs for your alfresco breakfast or evening barbecue, overlooking our peaceful garden. Alternatively, there is room inside the Annexe to eat your breakfast indoors at a bistro-style table and chairs. A microwave is also provided. Just let us know if there is anything you need to borrow- beach chairs, rugs, picnic basket etc.
    Kilmington is a friendly village located just off the A35 which provides good transport links to Exeter in the west and Dorchester in the east. There are 2 pubs within walking distance both serving traditional pub style meals and great local beers and ciders. Also within walking distance is Khushi Kitchen, where you can select home cooked Indian food which can be reheated in the microwave. The village also has an excellent farm shop and cafe selling local produce and continental delicacies . The small town of Axminster is just the other side of the main road with a wider selection of shops, cafes and restaurants. The towns and villages of the Jurassic coast and many wonderful country pubs are a short drive away.

    The annexe studio flat has everything you need for a short self-catering break. There's a comfortable king-size bed with quality pure cotton linens, a sofa and a flat-screen Smart TV with Freeview Play and surround sound system. Internet is also available. There is a kitchenette with a dining table for two, double hotplate hob, a microwave combi-grill, kettle, toaster and mini fridge. Crockery and cooking utensils are provided, along with basic storecupboard essentials. The en-suite bathroom has a roomy shower, underfloor heating and Egyptian cotton towels.
    Our farm is in the Blackdown Hills AONB with expansive views over the Devon countryside. Scenic walks around quiet lanes, fields and woods are right on your doorstep. The nearest towns, Honiton and Axminster are a 10 minute drive away. These charming old market towns have lots to offer in the way of shops, cafes and restaurants. Honiton is famous for its many interesting antique shops and Axminster has recently become a foodie destination thanks to the River Cottage Canteen. The seaside is only a 20 minute drive away, with beautiful Lyme Bay and the Jurassic Coast to explore. The popular seaside resorts of Lyme Regis and Sidmouth are a 30 minute drive.

A short 10 minute drive takes you to the bustling market town of Honiton famous for its antique shops. The cathedral city of Exeter is only 25 minutes away and you can get to the Jurassic coast in half an hour. The fishing village of Beer being a favourite of ours, the coastal path from here to Branscombe is stunning.

    Driveway: Please can all guests acknowledge that the shared driveway is in particularly poor condition, it is used everyday by people in ordinary cars, but there is potential for damage to low cars if its not navigated properly please accept and acknowledge that you must be extra careful. Repairs are currently limited as it is a shared driveway and not the sole responsibility of this house.
  • Hidden gem doesn’t begin to describe this place: if you’re headed to Devon, this is where you want to stay. Homey, full of extra little touches; sparkling clean, fully stocked; so comfortable and in a beautiful spot. I didn’t get a chance to explore as I was down for a specific purpose but there were loads of suggestions on what’s around locally, plus access to the pool (which was also very clean and I had allotted times all to myself!) was a wonderful bonus. Excellent communication including directions (read them thoroughly because they are spot on!); my only regret is I only booked one night! If I’m ever back in Devon in the future, this is where I will stay - though I half expect it will be booked till 2050 once people realise how brilliant it is!

The small touches made it even more special - loads of hot drinks including normal tea, coffee, fruit teas (pretty much any you can think of!) and hot chocolate. Outside the front door was an umbrella, a torch and dog poo bags which came in really handy and a lovely touch for a dog friendly stay. Both the check in and out were so easy too. The outside seating area was a lovely touch and very picturesque. Would highly recommend staying here and we would love to come back soon. Thank you Tess and Ray.

    Horseshoe Cottage is a tastefully converted 17th Century Barn whose oak beams and quaint features delight those who visit. Recently renovated with a new kitchen and bathroom, this cottages oozes old world charm with modern functionality and has stunning countryside views. Upstairs the en-suite bedroom boasts a super-king size bed that can be split into two singles (please request prior to arrival) with mattress topper and 100% cotton sheets for your comfort. Downstairs the open plan living area has a well equipped kitchen and dining table with two chairs. Relax on the leather two seater sofa and enjoy our 42inch Smart tv or settle down and watch a dvd. Outside you may choose to relax in the seating area and enjoy the garden or guests can wander around our fields and can feed the chickens and collect their eggs if you so wish.
    Our Cottages are available for long weekends (Fri-Mon), midweek (Mon-Fri) and weekly bookings only. Changeover days are Friday and Monday. Check in from 4pm, please check out by 10am. During school holidays we book full week stays only. Please ask for late availability dates as we can often be flexible. We don't accept dogs during July/August, but if you have a well behaved furry friend who doesn't chew or jump on furniture, and you are responsible owners who can keep their best friend on a lead and clean up the inevitable, your dog is welcome. A fee of £20 a week is charged - payable to owner's on arrival. (Please read our full terms and conditions available on your agents site, on our website or on enquiry) Please do not leave your dog unattended and please prevent your pet from producing excessive noise at a level that disturbs neighbours. Crate trained dogs may be left for a few hours by arrangement. Nutriment complete raw dog food and natural treats are available to purchase on site With the above in mind, if you like what you see, come and visit... after a day relaxing/having fun you can leave your car keys behind and enjoy the fabulous walks from the cottage in our beautiful countryside and woods, or take a wander to either of Killington's quaint thatched pubs, where great food is served. If you prefer, you can visit the locally renowned Millers Farm shop for delicious local fayre and enjoy a comfortable great night in.

    We offer you a serene country single story cottage on a working farm, overlooking the picturesque Otter valley in the Blackdown Hills. Comprises of a fully equipped kitchen with washing machine, microwave etc and also linen and towels. Olde worlde features incuding beams and woodburner in the centre of the living room. Having one single and one double bedroom with the use of folding bed Pollywagtails can sleep up to four people as there is plenty of space.
    Pollywagtails was created from a barn on our working dairy farm. One of our grazing fields is overlooked by the balcony where you could watch our cows lolling in the sunshine. A folding bed can be added if required. (additional charge). Wifi is available in the property but due to our rural location cannot always be guaranteed or relied upon.
    Churchinford is our nearest villiage which is 1.5 miles away and offers a village shop and pub which is brilliant for food and atmosphere - The York Inn, Churchinford. Upottery is the next closest village at 4 miles and also has a great pub renowned for food - The Sidmouth Arms, Upottery. We are close to market towns of Honiton - known for antique shops and many other lovely independent shops and Taunton which has many high street chains. The coastal towns of Lyme Regis, Sidmouth and Seaton are all within a 30-45 minute drive.

    Attached to my own home and set in large grounds within a peaceful, rural haven, this cottage is perfect for a couple or small family and provides an ideal base for enjoying country walks along the lanes, woods and riverside in this beautiful part of Devon. The coast is only a twenty minute drive from this cottage and there are several resorts worth visiting, including Lyme Regis, Beer and Sidmouth. The City of Exeter and Market Town of Taunton are also both easily accessible. Little Greenhayes has two lovely bedrooms, 1 double and 1 single, with a folding single guest bed available on request. There is a shower room with shower, basin and WC. The kitchen is fully fitted with electric oven and hob, microwave, washing machine and fridge with freezer compartment. The cosy and comfortable living space offers spectacular countryside views and is the perfect place to enjoy a meal, relax and rewind after a day out. If you prefer, it is only a short walk from Little Greenhayes to the nearest village pub, an old thatched inn which serves excellent food.   • It was a nice surprise to discover this superb independent accommodation on two floors in the countryside, in new condition, furnished and fully equipped, everything is clean and impeccable. The house is located in the heart of the beautiful bocage of Devon, very exotic even for us who are rural, absolute calm prevails day and night. We had a pleasant stay near the beautiful south coast of England, a wild area between cliffs and pastures. We would have stayed longer in this accommodation. We recommend renting it without fear.

We will continue to monitor the situation and review as necessary. We would love to welcome you to come and stay in the future when we have all come out the other side of this crisis. In the meantime, stay safe; stay well and look after each other.
    Otter Rise is the perfect escape for couples for a romantic break or for families with children. Well behaved dogs are very welcome, but please keep them on a lead or under close control as we are surrounded by sheep. We are happy to provide a travel cot with bedding and a high chair for the small people for no extra charge. The accommodation has 4 steps up to the front door, but once inside everything is all on one level and easily accessible for those with mobility issues. Guests have sole use of the mostly level, lawned garden area which is enclosed by hedging and a low wall.
    Many of our friends have called Otter Rise a 'little piece of heaven' and everyone who comes to stay loves on the peace and tranquility of the area. Anne's family have lived here for over 40 years and we absolutely love the friendliness of the people, the beautiful walks along the river, through the woods or exploring the ancient, hidden lanes; we love a visit to the nearby beaches and fossil hunting along thr Jurassic Coast. Seatown is a particular favourite, which may have something to do with the pub that is right on the beach and serves excellent food, and what can beat buying the freshest fish straight from the boats on the slipway at Beer? We have our own favourite restaurants and pubs nearby, most of which welcome dogs. A list of these is in the cottage, please feel free to add your favourites too. When you've had enough of all this fresh air and country goodness, 30 minutes to an hour will see you in the heart of the big towns and cities of Plymouth, Exeter, Taunton or Yeovil with plenty of bright lights, shops, theatres and cinemas or, closer to home are numerous small towns with unique, quirky shops to explore.

  • Arrived after getting slightly lost, it is a bit secluded but when arrived welcomed very warmly with home made cakes - delicious. Honeysuckle cottage is perfect for 2 people, set apart from the main house, with its own hot tub which we used every evening. Kept superbly clean, was lovely. Views are stunning and at night the sky is so clear it’s perfect for sitting out. There is absolutely everything that you need for your stay. Would recommend that you do a shop before you arrive as the nearest Lidl, Aldi, Tesco is back in Honiton and thats a good 20 min at most drive to get to. There is a small “ honesty” shop in the games room, with some food that will tide you over until you can get to the shops. Very handy. The games room is great, Air Hockey, darts, loads of games, books to read, table tennis plus a tiny spa. All lovely and clean, whole area is lovely and well looked after. All in all, a lovely place to stay if all you want to do is chill out and relax, but also with plenty of bridle paths if you like to walk. If you like birds then you will love this place. Bird feeder right outside balcony, mainly sparrows, tits, a couple of robins, and on 2 days, woodpecker and a Kestrel. Perfect.

This bespoke built cabin with a vast star gazing window above the sumptuous king size bed is a hideaway not to be missed. The off-grid cabin is fully equipped with everything you need to enjoy a warm, luxurious stay in exquisite surroundings. Enjoy breath taking views and spectacular sunsets, as well as a fantastically clear view of the stars from both within the cabin and from the spacious private deck.
    New for 2020 and ready for guests from 1 May, this is one of only two uniquely designed and hand built cabins, nestled in a 5 acre field at Royal Oak Farm in the Blackdown Hills, a short drive away from the world famous Jurassic Coast. The cabin has a large kitchenette with hot running water, a fridge box, and a gas hob, grill and oven. The sumptuous king sized bed beneath a vast skylight window (fitted with blackout blinds) makes the most of every opportunity to catch sight of a shooting star. The large en-suite shower room is fitted with a walk-in shower and vanity unit with a sink. A compost loo is accessed through a sealed door from the shower. A small wood burning stove will keep you toasty in the cooler months and on chilly nights. The living-eating space has a large comfortable sofa positioned to take in the view across a wild flower meadow from the French windows which open out on to a spacious raised private deck. On the deck you’ll find everything you need for alfresco cooking and dining along with ample seating to relax and to watch the stars or take in the view in your own little haven. Telescopes and star maps can be borrowed and the cabin has plenty of cosy, warm blankets to keep you warm after dark. The cabin lighting is powered entirely from solar energy, with LPG gas for cooking and hot water, making your experience completely 'off-grid'. Your fridge box is highly efficient and cooled with an ice pack that will last for several days but can be replaced at any time if needed. You will receive a fully charged power bank to charge any devices that you may need during your stay. The site does have 4G on most mobile networks but Wifi is not available in the cabins. We invite guests to make the most of being able to switch off and unwind away from the bustle of daily live. However, if you do require access to the internet during your stay you are more than welcome to login to our Guest Wifi which is available in reception. Royal Oak Farm is a small farm of 15 acres, guests are welcome to explore at their leisure and to take in the views and spectacular sunsets. The farm has PYO soft fruit tunnels with abundant strawberries and raspberries between May and August, PYO Pumpkins are available in October and a seasonal tearoom serving delicious home made afternoon teas served in vintage china in the traditional English tea garden.
    Located in the AONB in the Blackdown Hills, Royal Oak Farm has a quiet and rural setting without being isolated. There are plenty of places to eat, drink and explore within a short distance. The Jurassic Coast is a short drive away with a vast range of natural attractions, beaches and the coastal towns of Lyme Regis, Charmouth, Seaton and Sidmouth.   • Old Rose Shepherd hut is more than just a ‘hut’, it’s a warm, luxurious and cosy place which is literally in the middle of nowhere. Although it’s on the same land as the main house, it’s well away, up a track and through some woods so it’s very secluded. Jon and Lynn were very welcoming, having prepared the hot tub ready for our arrival. There were some lovely touches, including a card, wine and choccies for my birthday :) The hut is spacious and airy, it had all the amenities you need- microwave, coffee machine, radio, wood burner. And extra touches such as robes, slippers, breakfast bits. The whole place has been built really well and it’s fresh and clean. The bed is so comfy and the shower lovely and hot. We had storm Ciara during the Saturday night and despite the high winds and rain the hut was still warm and cosy! We recommend a walk around Otterhead lakes- just a ten min drive away, but bring wellies! We will definitely recommend staying here and will be back again!

  • My partner and I loved Lynn's place. She provided lots of little touches to make it special as we were celebrating a birthday. The Shepherd's Hut felt super spacious (even fitted our labrador comfortably!) Loads of dog walks and dog friendly pubs near by too. Although we didn't manage to make much use of the hot tub in the freezing weather, we would love to return in summer. Lynn is a great host, thank you for a lovely stay.
