Here are key features of our guest suite: - Newly renovated - minimalist and modern decor with bright and airy feel - One bedroom suite allows for maximum comfort and space during your stay - Private entrance so you can come and go as you please - Counter Bar with microwave/ mini fridge with small freezer section / Keurig coffee maker with complimentary coffee or tea. - Cooking is not allowed. - Location: Suburban feeling but quick commute to most places. - Parking: free street parking so optionally guests can park and enjoy taking public transportation - Neighborhood stores are 2 blocks away: Starbucks, Mollie Stone's supermarket, CVS. Multiple restaurants, bakeries, and local bars create a community feel. - Self check in and check out with lockbox and keypad access. - Security camera on-premise outside the unit for guest's safety. Camera locations: outside above garage door, outside AirBnb front entrance on stairway, outside backyard door. REMARK: We live upstairs and have young kids. The available space is for indoor one bedroom suite only. Outdoor deck is not part of the guest access. NO ACCESS ON: Backyard Laundry Grill We want to make sure you are enjoying your stay. If you have any problems or concerns, we are just upstairs. My husband grew up in San Francisco, so if you need any recommendations, we've got plenty. We are always just a phone call, text or email away. This Miraloma Park neighborhood offers Twin Peak views, with Mount Davidson and Glen Canyon Park trails for trekking. A supermarket, Muni, and BART are within easy reach. The location is a hidden secret yielding suburban residential vibe yet is conveniently located providing fast trip to most attractions in the city. Ask the hosts, who've lived in the city for decades, for inside information on attractions. Transportation: - Buses: 36, 44, 43 buses are within walking distance (either across the street or 1 block away) - Lightrail (Muni): The Forest Hill Muni Station is a 15 minute walk or 8 minute bus ride. Muni will get you most places including downtown, the Castro, Embarcadero, Civic Center (Symphony, Jazz, Opera, Asian Art Museum, and many more), Exploratorium, Pier 39, and the Ferry Building. - BART (Subway): Glen Park BART Station (30 minutes walk / less than 10 minutes by bus) will let you go to most places in the Bay Area including San Francisco airport, or the east bay. Note: The 44 bus will also take you to the Richmond area through Golden Gate Park (where Botanical Garden, Japanese Tea Garden, California Academy of Science and De Young Museum are located). The 43 bus will take you north to Marina area for an upscale neighborhood stroll. UBER or LYFT can be a good way to get around as well. Noise disclosures: We have a 2 younger children and we live on the top floor. If you are sensitive to noise in your sleep or when you are awake, this is not a right place for you. There will be noise in the early morning and around dinner to night time on school days and throughout the day on weekends. We also do our cleaning on Mondays between 12pm-4pm. There will be some noise during the cleaning (washer/dryer/vacuum cleaner). We have a 6 year old and a 3 year old and we live on the top floor. If you are sensitive to noise in your sleep or when you are awake, this is not a right place for you. There will be noise in the early morning and around dinner to night time on school days and throughout the day on weekends.

Cheerful Private Garden Studio

Open the French doors to the patio and linger over a sunny breakfast in this rare peaceful, quiet setting in the middle of the city. Private room with comfortable queen bed and bathroom with a separate entrance in a 1906 Victorian Single Family Home. Your entire space is independent from the main house with a patio and sitting area in our beautiful garden - an excellent place to enjoy a cup of coffee or a glass of wine. * Please note: There is no kitchen. ***NO SMOKING. Anything. Not even on front steps and back garden. No vaping If that is a problem, this may not be a good fit. Only guests who are part of the booking may spend the night. We offer: wifi, coffee maker, electric kettle, microwave, mini-fridge, dishes & glasses (I wash the dishes). Use of washing machine, dryer, iron, and steamer -just ask. Guests are welcome to sit outside on the patio and in the garden. We have lived in San Francisco for many years and are available to offer suggestions and directions. We respect your privacy, but are available for you. We look forward to meeting you! The suite sits in a residential neighborhood on the north side of the Panhandle, close to Golden Gate Park and with easy access to other parts of the city. The area features a mix of Victorian homes, small apartment buildings, and local restaurants. Transportation: 1/2 block to #21 Hayes bus -goes downtown; 1.5 blocks to #5 Fulton goes downtown and out to the beach #33 Stanyan crosstown to Castro & Mission areas, 4 Blocks to #43 Masonic-goes crosstown. Easily accessible to BART - just take the 21 Hayes to Civic Center station. Most of our guests travel around the city on public transportation. *Uber and Lyft come quickly when you call. Recommended for late night and going to and from the airport. You can also call taxis. *Parking: There is street parking available for no charge. During the night and weekends there are no time restrictions. During weekdays, there is a 2 hour time restriction on many blocks in SF. I can advise. Nearby there are a few streets without time restrictions. Guests who have had a car have managed well. Parking can be challenging in any city. We have a dog, but he does not go in the room, and he doesn't interact with guests unless they would like. He is 20 pounds Cavapoo (King Charles Cavalier Spaniel & Poodle) with hair, not fur, so hypo-allergenic. No Smoking of anything or vaping. Not even on the patio or front stairs. Only guests who are part of the booking may spend the night. We offer: wifi, coffee maker, electric kettle, microwave, mini-fridge, dishes & glasses (I wash the dishes). Iron and ironing board The suite sits in a residential neighborhood on the north side of the Panhandle, close to Golden Gate Park and with easy access to other parts of the city. The area features a mix of Victorian homes, small apartment buildings, and local restaurants. One block to GG Park. Public transportation nearby; Uber, Lyft, and taxis. Totally remodeled comfortable private Cosy Studio with private entrance. There are 8 steps downstairs. 1/2 block from University of San Francisco. Located in Queen bed, gas fire, desk and comfortable wingback chairs. Tastefully decorated heated walk in shower. The kitchenette area has a toaster, coffee maker, microwave, kettle, fridge, cups, plates, utensils . There is not a stove or oven for cooking meals. So you can prepare Breakfast to get your day started and go explore! Sorry no pets!
