The Cottage is part of a property owned by the Bernocchi family, which was already on maps of the area in the 1500s and is located right on an ancient Roman road that crossed the Calvana Mountains. About 9 km from Prato and 20 km from Florence. The Cottage, open on three sides, is situated in a panoramic position surrounded by a private park, ideal for walking and sports. A real home fitted with kitchen, living room, bedroom and bathroom. Large outdoor spaces, garden, and botanical garden.

Surrounded by nature and friendly animals such as cows, donkeys, peacocks, dogs and cats, it offers direct access to hiking trails (2km Via degli Dei) and mountain biking. A gated common courtyard with an automatic gate offers a safe area of parking and play.

Completely independent, it is located in a renovated 15th-century village, in the Tuscan-Emilian Apennines, in the locality of Marzabotto-Luminasio. The village is 2 sq km (uphill) from Marzabotto and about 20 sq km from Bologna. Marzabotto can be reached from Bologna by train or bus. But to get to the village you need to have a car because there is no public transport from Marzabotto to Luminasio.
