There is no way to accurately describe the views of the Tuscany countryside from this wonderful villa. The updating of the house left nothing to be desired. Indoor and outdoor amenities are perfect for a large group or family. It's a great home base, as it's centrally located. We took day trips to Assisi, Montepulciano, Montalcino, Monticchhiello, Pienza, Siena, and Orvieto. And so close to the hidden gem of Bagno Vignoni - don't skip it. Kathleen was one of the best hosts we have ever had. From recommendations and directions to introductions to chefs and wine tour guides. She was quickly responsive to all of our questions throughout the process. You will love everything about this place. We would definitely go back.

first I love his neighbors who checked us in. Cinzia was amazing. She not only showed us our place but took our kids to show us her farm. she also makes her own olive oil and gifted us with some! Wonderful Italian neighbors!! I contacted Rocky in advance and he provided me with specific recommendations for where we should go during a long drive we took. we went where he suggested and was not disappointed! Amazing quiet location with great near by wineries. would 100% recommend to everyone!

Our family of 4 adults spent the past week at Frederica’s place in San Giovanni d’Assi. It was a fantastic stay and we can only say great things about the house and the hosts. The house is absolutely beautiful, better than pictured. Much character (old wooden ceilings, brick supports, beautiful floors, very light and well equipped). Lots of room for 4 and would have been for 6. Each bedroom (very nicely furnished) has its own bath and the furnishings are all top rate but not over-the-top, just very comfortable. It was too cold to use the pool but it was immaculately kept. Beautiful grounds with plenty of places to sit and read and several outdoor eating areas. The location is fantastic, within reasonable driving range of Montalcino, Pienza, Montepulciano, etc. Great views from the property also. We highly recommend a meal cooked by Grazia (recommended by the hosts). It was superb! The hosts (mother and son) are gracious and very responsive. The house is highly reccommended.

Great location to visit the Val d 'Orcia and its villages. Quiet place, courtesy and punctuality from Silvia and the other Silvia who welcomed us:)) House matching the description , clean and well furnished.
