Excellent fast wifi, workspace, Sky channels, sea views, outside patio space overlooking the garden, dog friendly, easily accessible public transport less than a 5 minute walk, quick transport links by road to A27, A23, central Brighton & seafront. Ideal for work, study or a well earned rest to explore the South Downs and Brighton.

Hot Tub: There is an extra fee of £125 per booking if you would like to use the hot tub. Enjoy a luxurious and peaceful stay in our modern penthouse apartment. You will be overlooking the iconic Brighton coastline in both directions, and with easy access to central Brighton and the surrounding countryside, it’s the perfect place to base yourself for a relaxing getaway. The apartment offers spectacular sea views from each of the three generously sized double bedrooms as well as the living area.

Caburn Cabin is in Firle Village in the South Downs national park. Our spacious timber cabin sleeps up to four people. It has a warm rustic charm whilst being fully equipped with modern facilities. There is a rear private deck with seating. Ideal for romantic escapes or active holidays. Enjoy the outdoors by foot & bike direct from the cabin. The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

Romantic lake cabin for two, floating on our peaceful one-acre lake in ancient woodland. Relax by the cosy log burner, cook in the fully fitted kitchen, and wake to magical lake views from every room. In spring, enjoy the woodland with bluebells and delicate flowers; summer brings long golden evenings over the lake, and autumn paints the trees in rich, vibrant colours. Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

The Green Room

Welcome to the Green Room Nestled on the edge of Brighton amidst the picturesque South Downs, the Green Room has stunning views of the South Downs National Park. It is just a 20 minute bus ride or cycle into Vibrant Brighton and its glorious seafront. The Annex has its own entrance and is fully equipped with everything you’ll need The Annex is part of our family home and although it’s a private space, you will be able to hear kids and dogs playing in the garden below your decking at times

Beacon View Annex

Set at the foot of the South Downs national park this tiny but perfectly formed annex is an ideal base for walking and cycling. Explore the quiet country lanes or walk the South Downs way. After an energetic day sit on the patio and watch the sun set. Or relax around the wood burner. In addition historic Ditchling with it’s gastro pubs and museum is a short walk. Alternatively there is Lewes to explore, an easy drive away or vibrant Brighton with its variety of amenities and attractions.

The Granary Loft One bedroom, sleeps 2 people.

Discover the essence of comfort in our self contained one bedroomed retreat. Accommodates 2 guests, one 5ft bed. Attached to our charming barn conversion with your very own entrance. Inside a cozy kitchenette and modern shower room provide the essentials for a comfortable stay. Stunning 1 bedroom, self catering holiday cottage. Located on a working farm in the South Downs, we are situated just outside Lewes and a few miles from Brighton. The Hovel is an excellent base from which to explore the beautiful South Downs, with easy access by car, bus or bike. There are amazing walks on the doorstep along the South Downs Way, the coast is a short drive away and all the attractions of Lewes and Brighton are a short journey by pedal, bus or car.

The Granary, Organic Vineyard stay with Pool.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
