With six bedrooms for up to 12 guests, daily chef service, rooftop lounge, private pool, and a stretch of beach at your doorstep, it’s designed for families and groups seeking a fully serviced stay that combines architectural charm with the comfort of modern amenities.

The space
The master bedroom is like a private penthouse, with panoramic ocean views and its own rooftop terrace. The other five suites are spacious and designed to offer comfort and privacy to families and groups. The villa accommodates up to 12 people in an elegant and serene setting.

• Sueño del Mar is located in the private community of Soliman Bay, just 15 minutes north of downtown Tulum. Guests appreciate the balance of privacy, tranquility and proximity to Tulum's vibrant energy.

• Your dedicated concierge is available to enhance your stay—whether it's filling the fridge, finding groceries, or organizing personalized meals and experiences.

• Chef service is included daily from 8 a.m. to 6:30 p.m. Groceries are charged at cost plus 35% service fee. Allow about $30-40 per day per person for three meals.

• Travel with peace of mind with reliable private transportation for all groups, available upon request and arranged by your concierge.

• The community has 24/7 security, ensuring peace of mind throughout your stay.

• Your concierge will greet you upon arrival and will be available to organize every detail of your stay.

• All bedrooms come equipped with air conditioning, ceiling fans and personal safes.

• Pets may be allowed upon prior request and with the consent of the owner (pet beds available).

• Discover the richness of the bay with kayaks, paddles and snorkeling equipment available.

Guests have exclusive access to the entire villa, including all 6 bedrooms, the private pool, beachfront, rooftop terrace, and all indoor/outdoor living spaces.

Other things to note
→ Sargassum Seaweed (Seasonal): Due to seasonal changes and ocean currents, sargassum seaweed may occasionally wash ashore. Our staff performs daily beach cleaning to maintain a clean environment, but accumulation may vary during your stay.

→ Security Cameras: For safety and property protection: Two cameras positioned at the entrances with views of the parking area, one camera monitoring the garden entrance and one camera located in the beach area. These are used strictly for security purposes and can be deactivated upon request (not recommended for guest safety).

→ Maximum Guest Capacity: The villa accommodates a maximum of 12 guests. Any request to exceed this number must be submitted in advance and is subject to management approval and an additional fee of $85 USD per person, per night.

→ Noise Policy: Quiet hours are strictly enforced from 10:00 PM to 8:00 AM. Music is allowed outdoors between 10:00 AM and 10:00 PM only, using the provided SONOS system. External speakers are not allowed.

→ Events Policy: Events, gatherings, or celebrations are not allowed unless explicitly approved by management prior to your reservation.
- All event requests must include full details (nature of the event, number of attendees, vendor involvement). Approval is at the discretion of management and may involve additional fees.
- Non-registered guests will occur an additional fee.
- Outside vendors—including private chefs, spa professionals, musicians, decorators, photographers, or those contracted through third-party agencies—are only permitted with prior written approval and may be subject to vendor fees.
- Quiet hours are from 10:00 PM to 8:00 AM. Please avoid loud music outside or disruptive noise during these times.
