Holiday rentals with outdoor seating in Mullet Bay Beach

"Life is good" is a secluded villa with a very interesting set up. it has two separate bedrooms with in suite bathrooms on the top level with a separate kitchen and living room as well as a reasonable size infinity pool on a lower level. This would work well for either two couples or parents with preteens/teens of the same sex. The view is to die for. Indigo bay is a heavily developing neighborhood but this villa stands on the opposite side of the bay from the new hotel construction so it is not affected by it at all. There is a short drive to Indigo Bay beach (small and feels private) and another 5 min drive to a nearby grocery store. It is only 10min away from Simpson bay and 15 min from Marigot. it was easy to communicate with the owner of this villa and their local management company who gave us a warm welcome. we definitely plan to come back and spend more time in this lovely place.

Great place to stay, very spacious, super equipped, the roof terrace is beautiful, especially I like the surroundings, safe, quiet and within 20 minutes walk from the airport. I was now at a Paul's place for the second time and can 100% recommend this apartment. Price / performance.

Private location with a gorgeous pool that kept shade till 1pm - our kids were in it by 7am every day. Accommodation was pristine with perfect bedrooms. We were able to open the house up all morning then close the doors and turn on AC and control each bedroom for personal preference individually. Our host met us at the house, were very responsive throughout our stay and provided assistance quickly (for example a blender that malfunctioned was quickly replaced). M-F housekeeping was also a very nice touch. Overall very happy with the experience, and would book again.

I had an amazing stay in Saint Martin. The property was spotless, well-maintained, and exactly as described. The view from the pool was absolutely perfect for relaxing and soaking in the beauty of the island. Jerome was incredibly responsive and helpful throughout the entire stay, making everything smooth and stress-free. I couldn’t have asked for a better experience and will definitely be booking again.

The host was very pleasant and made herself available to answer any questions. The home was beautiful, clean and had everything we needed to enjoy our trip. The view was amazing and the pics did it no justice. I will be booking again on my next trip to Saint Marteen♥️

They were very accommodating when we needed to adjust our guest count, which we really appreciated. Everything we could possibly need was provided, making our stay comfortable and stress-free. We were warmly greeted at the entrance by the amazing Enzo from The Lux Villa Concierge. He gave us a thorough and welcoming tour of the apartment, which was not only spotless and spacious but also beautifully designed with a fresh, contemporary feel. The entire space smelled fantastic and felt like home from the very first moment. The apartment was fully stocked with everything you could possibly need for day-to-day living — from kitchen essentials to thoughtful touches throughout. Enzo went above and beyond, ensuring we had everything we needed and even sent us curated links to local restaurants and entertainment options around the island. He checked in with us throughout our stay to make sure everything was perfect — and it was. This place truly exceeded all expectations. It was a 10 out of 10 experience and we highly recommend it to anyone visiting the area. We can’t wait to return!

Book this place!! you will not regret it. It is amazing. Clementine’s place is very well located with the pool and the sea just a few steps away from the terrace. Across the road you will find a small grocery store, pharmacy, petrol station, restaurants and bakery. We are already planning our trip back and if Black Pearl is available we will stay there without a doubt.

My friends and I had such an amazing stay here. I can’t say enough about this air bnb! Tibo and his father were extremely accommodating about arrival and check out times. The place is even more beautiful than the photos and simultaneously private and peaceful but in the middle of town. Grand Case is a really vibrant and welcoming area with a great food and dance/music culture. We hope to stay here in the future!

Our stay at Ricardo's was absolutely amazing. The location is unbeatable, just steps away from the famous Maho Beach where you can watch planes land up close ✈️, and also super close to the airport and all the local hotspots, restaurants, shops. The apartment was spotless, beautifully maintained, and smelled amazing the moment we walked in. The bedding was extremely comfortable, the kitchen was well stocked and every detail was thoughtfully arranged for a relaxing and enjoyable stay. Although the standard arrival time was after 4:00 pm, we were generously offered an earlier slot at 1:00 pm. The self check-in process was a breeeze. Everything went smoothly, and departure was just as easy. A lovely bonus was the complimentary bottled water in the fridge, which was much appreciated. Whether you’re looking to explore the island or unwind in a clean, cozy, and well-located home base, this spot is perfect. 👏 We highly recommend this five stars listing! The place was beautiful especially the view! My only suggestion would be that a tv should be place in the bedroom, instructions on what the occupants need to do before checkout (trash removal, dirty linens, ect) and English instructions on how to use the 2 in 1 washer/dryer. Grounds were absolutely beautiful and the young lady that checked us in was a sweetheart🤎

Just an awesome place to spend time in Simpson bay. The penthouse was awesome and would love to come back in the future. The kids had so much fun in the water. Simona went out of her way to ensure we had everything to enjoy our trip.

IT'S ONLY ONE THING THAT I RECOMMEND FOR THIS PROPERTY AND THAT'S A SOFTER MATTRESS FOR THE MAIN BEDROOM. OTHER THAN THAT EVERYTHING WAS PERFECT AND WHAT I WANTED IN THE AIR BNB. HOST WAS DEFINITELY ATTENTIVE FOR ALL NEEDS. WHEN I RETURN I WOULD WANT EXACT SAME PLACE.WELL WORTH THE MONEY.

We had a lovely stay at Lionel’s charming little villa- Luna made us feel right at home- the dryer was not working so we were unable to wash clothes which would have been nice before we headed to Anguilla and back home, the AC in the master closest to pool seemed to struggle to stay cold but not worth complaining about - just to note maybe needing some maintenance- thank you for a lovely time- highly recommend! Beautiful view- private oasis, just lovely, I never saw or met Lionel but my husband did. Thanks again-

awesome location, 3 steps to beach. corals nearby with great snorkeling place right behind the house. clean and convenient, close to all action, with dedicated parking and all amenities you would ever need.

A very modern, beautiful, air bnb. The hosts are very responsive! I could not find the plug adapters, and she was there to help, within a couple of minutes! I asked about a float for the BEAUTIFUL pool; She brought them right over!! The views are breathtaking. It's a perfect spot, VERY reasonably priced! We had a car rental, so we visited so many different beaches, and ate at many wonderful restaurants. Our favorite being Grand Case Beach and eating breakfast AND dinner at Rainbow Cafe. Everything around the island is fairly close and convenient. If we visit St Martin again, we will definitely choose this air bnb! Thank you!

We spent three amazing days in this beautiful Airbnb! As soon as we arrived, we were amazed by the view of the beach and planes landing. The view is just spectacular. The condo was exactly as pictured, and we really didn’t have any issues during our stay. The condo has a beautiful view of Simpson Bay Beach. The balcony is very large, and we spent a lot of time hanging out there while we were at the unit. Every detail is thoughtfully thought out, making the place special. The pool was perfect for relaxing and the view from the terrace is so beautiful. Perfect for viewing arriving and departing aircraft. It was worth the money spent. It was close to everything including the airport and within walking distance to Maho Beach and the casino and restaurants. We look forward to staying again! We enjoyed our stay and everything was as detailed in the description. Kevin was extremely accommodating in allowing us a late check out that was very much appreciated. The pools and beach were amazing, and the beach couldn't have been more private or any better. There were several restaurants that were very close, and we liked every one we tried.

This was my second trip to SXM, first time staying at the airbnb & I must say, I’d stay here over an all inclusive resort any day! The privacy and peace atmosphere is top tier! The bed & the rest of the furniture was super comfortable! The water pressure was great & the terrace was the icing on the cake. Being a little further out from the main strip was a plus imo. The beach was a quick 5min walk. I hope to visit SXM & will be sure to stay here again.
