You’ll love my place because of the wonderful views across open countryside, the spiral staircase and the tree growing through the balcony. It's as close as you can get to a treehouse with all the comforts of home. My place is good for couples, solo adventurers, and business travelers.
Gorgeously romantic detached annex with stunning views across an area of outstanding natural beauty. Generously proportioned studio room with French doors to large private balcony with large tree growing through it. Spiral staircase to downstairs kitchenette and shower room. Access to beautiful shared garden which backs onto open fields. Sleeps 2 very comfortably. Self catering. It's on a tiny little lane with trees meeting over the road in places. There are lots of public footpaths including one that goes through next door's land and down through fields to the woods. Treetops is an ideal retreat or lovenest - it's wonderful space for getting away from it all and right into the countryside; to relax and enjoy the beauty of nature; to heal, create music or art or to study. It's very much a cosy country property rather than a stylish hotel setting but it's nicely and very comfortably furnished in rustic style. Horses clop along the lane outside and birdsong fills the air. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at weekends. There's a deck with a shared hot tub and a patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Treetops has undergone major renovations recently, including a new balcony made of local Sussex oak by local craftsmen in the traditional Sussex style. The bathroom now has a new white suite with much bigger shower and a heated towel rail. Upstairs it has new carpet, curtains, rug, cushions, TV, mattress, pillows, linen, blinds, a power socket with USB points, a little dressing table with a mirror and hairdryer and a more romantic light above the bed. The kitchen has new quarry tiles on the floor, new worktops, sink, an integrated oven and glass hob and the washing machine, which has only been used 3 times in as many years, has been replaced with a dishwasher, which will hopefully get more use and make guests feel properly off-duty and relaxed! Speaking of additions to the garden to help people relax, the new hot tub spa is a wonderful place to wind down and de-stress. It's on a deck in the middle of the garden overlooking the fields and hills beyond for miles and it really is blissful. However, having read the instructions it's not suitable for children under 8 (for safety and hygiene reasons) and two new Shepherd Huts (Meadowsweet and Heartsease) have been built at the bottom of the garden for couples. To avoid disappointing people, especially children, and to ensure the shared facilities are not over-populated, the maximum number of guests allowed in Treetops is now 2 and they need to be adults. If you would like to book for a larger group of adults it is now possible to book Treetops, Heartsease and Meadowsweet at the same time. The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child. Reiki treatments can be arranged during your visit and other therapists can visit to offer Aromatherapy massage and Reflexology sessions. (Please note that prior notice is needed and that sometimes staff are not available due to other commitments). Although smoking is not allowed inside, it is permitted on the balcony.
Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, pottery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

  • We had a lovely time staying here!! Despite storm Dennis making an appearance we still made the most of our time. Sam was an extremely helpful host and we didn’t feel like anything was too much trouble. We really enjoyed all the VHS tapes which kept us entertained during the storm and the hot tub was an added bonus! We are home feeling very relaxed (the bed is incredibly comfy) and would definitely stay again!

    Dream easily in a bespoke 4-poster bed, and there's a second pretty bedroom. Come morning, wake to a peaceful hideaway brimming with character, art, and beautiful objects in this historic village. Pick a good book to take to the flower-filled garden, and in the winter light the log burner. Plenty to discover in the village and surrounding area, enjoy some of the best walking in the country. All within a couple of hours of London. Close to the Seven Sisters Country Park and the glorious coast and beaches. All this, and we're nestled within the South Downs National Park. Heaven!
    This bright and airy house is ideal for a relaxing break. The area has everything you need for a great walking or cycling holiday or just mooching about. You can just stroll around and enjoy all the lovely pubs and tea houses in the village. Alfriston has one of the best independent bookshops in the country - Much Ado Books. Badgers Tea House is just across the road - a wonderful place to relax (a 10% discount is offered to my guests). Well behaved dogs are welcome (not on the furniture or upstairs please) and they're welcomed in most places around the village. In the winter there is a log burner (initial basket of logs supplied). My house has many times been described as light and "cosy", and is filled with art and interesting things - this is where I live in between bookings so is very much a HOME and not a holiday let.
    The house is in a beautiful medieval village nestling in the heart of the South Downs National Park. The South Downs Way is steps away, while rolling hills, Friston Forest, Cuckmere Haven, and the world-famous Seven Sisters cliffs are not far off. With a wealth of different terrains, you can enjoy every type of walk, from a stroll along the river to a challenging all day yomp!. Walk along the Seven Sisters Heritage Coast or over the Downs. Or just mooch around the village shops and tearooms.

  • When we arrived, the village was partially flooded and the main road into the village was impassable. The back road was totally clogged with people picking up their children from school and we had to drive for about 30 minutes to access Jilly’s place from the other side of town. For a while, we didn’t think we would actually be able to get to the house and when we finally parked, we were confronted with another flood that made us think we’d never get to our destination. In steps Jilly, walking her dog and randomly bumping into us in our moment of need! (We were walking in the wrong direction, despite her brilliant instructions!). Jilly showed us to the house and saw us in. She is super friendly and helpful as had even arranged flowers and fizz to be in the house because we were celebrating my wife’s birthday. The TV in the house is tiny and the shelves are packed with books. This says everything about the place in terms of how relaxing it is. We lit the log burner each night, put on music, read and chilled out. A tv free weekend that did us the world of good. On Saturday we wanted to plan a walk that avoided the flooding. Jilly stepped in again, after having messaged her, she popped by and gave us some great suggestions as to where we might go. We took her advice and had a brilliant walk on the Downs. I don’t want to make out that the house was without it’s comforts. It had everything we needed and more. The art was fun, the kitchen fully stocked - the dishwasher was perfect! We had breakfast in The Singing Kettle on Saturday and the village shop is amazing (proper quality local produce and amazing friendly service). The fact that the village was cut off by floods and water works meant it was super quiet and we found it to be completely calming the minute we arrived. Thank You Jilly.

An easy 15 minutes walk or a 5 minute cab ride from the train station Carl and Kevin offer a charming double room with a great view right across the town in their ground floor Victorian villa apartment which has it's own separate private entrance. Located 3 minutes from the seafront in the picturesque Upper Meads area you can easily walk along the promenade to the town centre where on your way you will find Eastbourne’s famous bandstand, the pier, theatres, the Towner Gallery, restaurants, cafes and bars and of course the shopping centre. For the walkers amongst you the start of the South Downs Way up to Beachy Head is 10 minutes in the opposite direction. You will have exclusive use of your own private bathroom with jacuzzi bath and walk in shower which is down the hall from your recently redecorated bedroom and use of the sitting/dining room where a delicious continental breakfast is served each morning. Whether here for a conference, business or simply pleasure we aim to make your stay with us as enjoyable as possible. At the moment we are only able to offer stays of up to four nights on the instant book facility, if you would like to stay longer please contact us.     Meads, where we are located, is a charming conservation area by the sea at the foot of the South Downs national park.   • I look back on a very nice three day stay in Eastbourne. Carl is a most attentive and yet discrete host and I felt very welcome in his tasteful flat. As a solo traveller, it was important to me to have a little conversation every day and still have my own space and privacy. Carl gave me precious tips for exploring the city and its surroundings. I very much appreciated that a breakfast was included. This was fantastic! In short: Carl's offer corresponds in the best sense to the original idea of Airbnb. If I should be in the area again, I would always want to stay in his place.

Jackson's cabin has been a honey farm and a stable, situated in the garden of our house in Milton Street, a quiet rural location just half a mile from the A27, 2 miles from Berwick station and 4 miles from Polegate. It has its own parking space, ramped access for wheelchairs and a private south facing terrace, part-covered with an oak and glass canopy, facing on to fields and the Long Man of Wilmington, an ancient chalk figure carved into the slope of the South Downs. There are three rooms plus a utility lobby: Kitchen/living room with wood stove plus electric heater, table and chairs, comfortable seating, freesat TV. Open plan kitchen area has electric oven and hob, fridge and is well-equipped for home cooking. There is also a microwave. Bedroom with double or twin beds (6ft 6in long), high quality cotton sheets and towels provided, electric heater; Accessible wet room/WC with underfloor heating and wash basin. The cabin has been carefully converted to provide a comfortable, cosy and beautiful space. Perfectly situated for walkers, cyclists or horse riders, we are on the Weald Way and close to the South Downs Way and Vanguard Way. We have a field to accommodate your horse if you are riding. Jackson's Cabin is 8 miles (16 minutes drive) from Glyndebourne, and within half an hour of Eastbourne, Lewes and Brighton. Charleston Farmhouse and Berwick Church, adorned by Bloomsbury artists, are within a few minutes drive. The historic village of Alfriston with its post office, shops, pubs and restaurants is 1 mile away, and the excellent Sussex Ox pub with its good food and beer is 5 minutes walk along a lane where starry skies are unspoilt by street lights. Guests have their own off-road parking space 30 metres from the cabin, accessed by a path. They have sole use of the three rooms of the cabin plus its utility lobby, the covered terrace and outdoor sitting area. Most of our garden is not for guests' use. The cabin is detached and a few metres from the main house. Hosts and guests may see each other come and go, but the cabin's door, terrace and principal windows face south on to a field with uninterrupted views of the Downs and guests enjoy privacy. We will be on hand or available by telephone to answer questions or attend to any problems, and can provide the use of a washing machine if required. We may not always be at home during guests' stay. A combination lock entry system is in operation. We are in the middle of one of the most beautiful spots in the South-East and enjoy easy access to the Downs, the sea and many picturesque villages without using the car. It's possible to cycle to the beach at Cuckmere Haven in half an hour (or drive there in 10 minutes) and enjoy miles of quiet lanes in every direction without using the A27. As keen walkers we are privileged to live within a network of excellent footpaths and national trails. We are close to the A27 which is linked to the A23/M23 and the national motorway network. Gatwick airport is one hour away by car. If you are using public transport, we are 2 miles from Berwick station and 4 miles from Polegate. Buses serve nearby villages, weekly rather than daily. Included: Linen and towels, toilet paper and soap, logs and kindling for the wood stove. Tea, coffee, milk, muesli and snacks to get you started.
    We are in the middle of one of the most beautiful spots in the South-East and enjoy easy access to the Downs, the sea and many picturesque villages without using the car. We cycle to the beach at Cuckmere Haven in half an hour (or drive there in 10 minutes) and enjoy miles of quiet lanes in every direction without using the A27. As keen walkers we are privileged to live within a network of excellent footpaths and national trails.

  • Jackson’s Cabin is an absolute gem! Alison & Charlie’s hospitality is amazing, the cabin is the perfect escape for a weekend away from busy life. The flowers, homemade marmalade & extra touches were lovely, and we loved sitting by the fire after a long day walking. The walk down to the coast is beautiful, with great stops along the way in villages like Litlington. The Sussex Ox around the corner from the house is great for Sunday lunch and there are lots of local walks too! Thanks again, we’ll be back!

We wouldn’t hesitate to come back, it’s definitely one of the nicest Airbnb’s we’ve stayed at, and Alice was a fantastic host. Would recommend for a peaceful weekend escape in the country.

    The perfect Seaside escape! The house is on a busy thoroughfare to the beach in the heart of Eastbourne's tourist area. Once you step off the street into the house it's a quiet, peaceful retreat yet with everything you need on the doorstep. Comfort is a priority with top quality mattresses, feather and down duvets, and bedlinen that is freshly home laundered.
    Everything is nearby within easy walking distance. Just park the car and enjoy all that Eastbourne has to offer. The great thing about our area is convenience - great pubs, restaurants, beach cafes are all on our doorstep and of course the beach itself is just at the end of the road. It's a clean pebble beach with miles of sand at low tide - ideal for an early morning walk and for families (other rooms available on request).

Great location and parking was easy and within walking distance, also the town is very close by with many restaurants and shops! We was doing a one night stay for our mini spontaneous road trip and it was the perfect location to stay in Eastbourne. Room was clean and so homely, we loved it!     This elegant self-contained Edwardian wing of the main house is particularly suitable for families. It features a large fireplace with wood-burning stove, large comfortable sofas and a private garden. The accommodation includes a double bedroom featuring 2 beds together which can be pulled apart, a double let-down bed in a corner of the large living room and 2 single divans to one side of the dining area.     Pekes Wing is part of our 'Distinctly Different' Pekes private estate, centred on its ancient Tudor Manor House, and including other picturesque buildings like the old double-Oast House. Guests in the Wing can enjoy facilities such as the heated indoor Swimming Pool and Tennis Court, and stroll around and enjoy the extensive gardens and parkland. The Pekes estate, well away from any road, is set deeply into the very quiet and peaceful Sussex Weald farm lands (organic - no sprays), and has beautiful views across ancient unspoiled countryside. Beyond that there is the stunning coastline, the seaside towns, historic places like Battle and great houses and gardens. For children there are two nearby exciting adventure venues, as well as farms to visit, etc. East Sussex has great charm, and Pekes is very much part of that. The Wing adjoins but is separate from the Manor house; if both houses are taken the connecting door can be opened. It is very peaceful and snug, and has a charming 'column garden' to sit out in.
    The immediate neighborhood of Pekes is the Sussex Weald with its numerous footpaths and lanes running through ancient farmland and many little woods. Just a few miles away is the South Downs National Park, incorporating the stunning Seven Sisters chalk cliffs, wonderful sheep-grazed downland, lovely natural beaches, charming villages and some lovely houses - all of which has inspired artists and writers for nearly 200 years. The seaside towns of Eastbourne and Brighton are not far off, and it's a short drive to historic Battle, and the fateful events of 1066.

  • Having just returned from a weekend with a couple of girls friends in The Wing we are in awe of what a fabulous place Pekes is. The perfect place to unwind and get away from it all, leaving the stresses of family life and work behind. We loved the fabulous architecture, period furniture and artefacts that filled our home-from-home. As we sat in the hot-tub and then swam in the pool surrounded by lush foliage and mosaics we had to keep pinching ourselves to check it was real. Next time we'll be sure to make use of the sauna too. The Wing contained everything we needed for the weekend - milk was in the fridge on arrival and there were enough logs in basket to enable us to have a roaring fire on the first night. Kildare checked in on us the next morning to see if everything was alright and brought us more logs for a reasonable cost. Pekes really is a hidden gem of a place. We promise to return as soon as the opportunity arises.

  • Our family really enjoyed the week we spent in the Wing at Pekes. It was very spacious for the five of us. It was a bit cold, but we turned the heating up and the beds and duves were very warm and comfy so we weren’t cold at night at all. The kids loved the heated pool. The location was perfect for us, quick drive away from the seaside. Also we went for walks in the local area and had very nice Sunday lunch in the local pub, The Gun . We had a great holiday all together.

  • The Pekes is a gem of a place in the Sussex countryside, and the grounds are absolutely beautiful, especially the swimming pool nestled inside a magical greenhouse. We had some confusion with guests staying in the main house next door to the Wing, which wasn't great, but Kildare and his team were very responsive, and his staff even gave us a lift to the station the following morning rather than letting us book a taxi. The team was keen to know that we were comfortable and happy, and that makes us want to return.

    My place is close to great views, the beach, family-friendly activities, and restaurants and dining. You’ll love my place because of the views and the ambience. My place is good for singles or couples wanting to get away, or a small family with one or two children, as a base for getting out and about around the beautiful Eastbourne area.
    The downstairs guest room with high ceilings and velux windows has it's own French doors opening onto the lovely back garden. The toilet and shower are not en-suite but are just a door away.
    Ours is a lovely quiet neighbourhood a mile from the station and just a little over that to the seafront. The South Downs are a short bus drive away or start at our own Downs just a short walk across the way.

  • The host and her roommate are two fantastic ladies, but the house could use a good deep cleaning. Keep in mind I was here for an entire month. I would book her private suite and not an actual bedroom for any stay. And if you’re planning on staying more than a few days please only book the suite. Trust me by the end of your first week you’ll be wanting the “no stairs” life for starters. When she put stairs on her listing, she means it folks. Do not book this particular room unless you’re absolutely sure you can hike the 4 flights of stairs. And I mean, if you’re about to head out the door and you forget your phone hike abilities. Once you get to the bottom, you’ll be having one heck of a personal debate on whether you climb that mountain of stairs and go get your phone, or say nope and walk out the door without it.

    One of five beautifully refurbished seafront apartments. Perfectly located opposite the beach and just a short stroll along the promenade to Eastbourne's famous pier, theatres and town centre. All apartments are ensuite, have a private kitchen, comfortable living area, flat-screen TV, DVD player, DAB radio and there is excellent WiFi too. Beds are fully made up using professionally laundered, crisp white bed linen, sumptuous mattress toppers, cosy duvets and guests have a choice of pillows.
    Beachside 3 is a beautiful seafront apartment where you can lie in bed and listen to the waves and curl up on the sofa to take in the amazing panoramic views of the sea and the East Sussex coastline. The kitchen-diner has a balcony where you can have breakfast overlooking the beach and the stylish, double bedded sitting room, with its high ceiling and large stained-glass bay window, is the perfect place to relax and unwind. The kitchen has an oven, grill, hob, microwave, fridge-freezer, toaster, kettle and all the pots, pans and crockery that you will need. The living area has a 32” flat-screen TV with DVD player and there is a free DVD library should you wish to have a cosy night-in and watch a movie. The bed is a double with a good quality mattress, sumptuous mattress topper, a cosy duvet and a choice of pillows. Our apartments are the perfect choice for seaside getaways, family holidays and for anyone working or studying away from home. They have all been designed to comfortably accommodate two people but children and additional adults are very welcome to stay as well. For a small charge we can prepare a Jay-Be fold-away bed, with extra linen and towels, for a third person.
    What can we say, we love Eastbourne and that’s coming from two born and bred Londoners. You just need to step outside our front door and you are presented with a panoramic view of the East Sussex coastline. But there is far more to Eastbourne than just its wonderful beach, famous pier, tennis tournament and air show. The Towner Gallery, five theatres (and a bandstand) means there is always something on and throughout the year Eastbourne hosts contemporary art exhibitions, West End musicals, plays, ballet, comedy acts and live bands. For the more adventurous, we are nestled on the edge of the South Downs National Park and Beachy Head, so there are plenty of coastal walks, country rambling and cycling routes to discover and something for all ages and abilities. With so many visitors, Eastbourne has lots of great restaurants and bars that cater for all budgets and tastes. Do come and speak to us as we are always happy to share ‘local knowledge’ on where to find the finest curry, the best cocktail, or even the fish and chip shop that we locals use; and no, it is not Harry Ramsdens on the seafront!! When you do want to cook, there is a local Sainsburys just around the corner, a huge Tesco Extra supermarket less than a mile away and every other major supermarket within a 2-3 mile radius, all of whom can deliver to our address if required. Eastbourne also holds a weekly farmers market, continental markets along the sea front, and there are some excellent farm shops on the outskirts of town.

    A beautiful, recently extended & renovated property with ample shared space, hot-tub (which runs in winter months) and secure out-building which can be used for bikes and walking gear. Located within 4 miles of South Downs Way and Eastbourne sea front. I've set bookings to enquiry first as I work from home and like to be here to greet you when you arrive. I tend to reply immediately if I'm at my desk or within an hour or two if not. I am very quiet but equally happy to chat and be sociable.
    The room includes a king-sized bed with a memory foam topper mattress, Smart TV, chest of drawers, hanging space, lamps and black-out curtains and blinds. The bathroom is immediately next door, and will be shared with our very clean and tidy housemate but it will be spotlessly clean for your visit. There are tea making facilities in the room, but you are welcome to come downstairs to the kitchen instead if you prefer. You're welcome to eat downstairs in the dining room too. If you're booking for longer stays, I'm happy to share cooking and food etc... we're very flexible here! ;-) Depending on your requirements, we can add breakfast / dinner for an additional fee as well as local pick-ups.     There are plenty of shops locally, or we're 4 miles from the seafront of Eastbourne and there are loads of walking and cycling routes everywhere, including the 'locally famous' Cuckoo Trail. I'm happy to recommend other things to do during your visit if you're here socially.

  • Wonderful hotel, with a beautiful view! The breakfast is from 8-9am even on Sundays, so I didn't go, but that was fine, I went elsewhere instead, there are lots of opportunities. The windows are very old so the wind comes in but there were two heaters in my room I didn't get cold. Very nice hosts, tried to give me the best room available, answered all my questions. Checkout until 11am was easy and fast, too. I would definitely recommend this place!

  • The room was at the back of the building with no sea view. Actually, I liked it being at the back because it was very quiet but a shame about having no sea view. The cleaning was OK, and the towels and sheets were replaced ,but the carpet was not hoovered, as far as I know. To be frank the cleaning could have been a bit more thorough. The bathroom was modern with nice new tiles although I would say the standard of finish left a little to be desired. For example a large smudge of grout was left on the tiles near the sink-entirely unnecessary and it could easily have been wiped off when the work was done. Small splashes/spots of white paint are visible on the door because it was not covered when the room was painted. Minor gripes, of course, but entirely avoidable for no extra cost. There was no soap holder or grip in the shower, which made it necessary to leave the shampoo and soap on the floor of the shower. Again, for very little expense a soap dish and a grab handle could be fitted in the shower, making it safer and more convenient. There was no bedside table or cabinet, although there was room for one. This made it difficult to put things at the side of the bed and again for minimal expenditure a small cabinet could have been put there. The room was fairly small with a double bed but was really suitable for one person only. I think the total floor space, including the shower room and internal cupboard was about 150 square feet, or about 12 by 12 feet. There was one armchair only, with no other chair. One small table was there for the kettle and sachets of coffee and tea. All in all, it was OK for the price, although perhaps a little expensive for what it was. The service at the hotel was friendly and helpful . The decoration and carpets of most of the communal areas was rather tired, with some worn areas of carpet-not dangerous at all, but rather threadbare in places. I would stay there again, but I think I'd shop around a bit first, as I think for a little more money a better deal can probably be had.

    This stylish seaside home is situated on the beach at Pevensey Bay, with its quiet, shingle beach, it is ideal for sailing, swimming, or fishing. Just a short drive from the property, is the village of Pevensey Bay with a range of pubs and restaurants, its striking castle, now an English Heritage site and the Sovereign Harbour Marina. A set of wide steps with handrail lead you to the front of the property where you enter into a welcoming open-plan lounge/kitchen/diner.
    The kitchen area is well-equipped for family entertaining with an electric oven and hob, fridge with ice compartment, wine cooler, dishwasher, microwave, coffee machine and washing machine. Relax at the breakfast bar or move to the lounge area which offers the perfect place to snug in on the comfy corner sofa (which can be made into a sofa bed on request) and catch up on your favourite TV programmes or Netflix on the Smart tv, listen to the DAB radio or play one of the board games. The dining table with seating for six overlooks the rear beach garden and the wonderful views beyond. There are two bedrooms with TV's, a double with an en-suite shower and WC and a super-king-size zip-and-link (which can be made into a twin on request). The property is completed with a bathroom that has a shower over bath and WC. In the garden that leads directly onto the beach is a dining table with 6 chairs and sun umbrella, bar b q, fire pit, swinging chair and reclining chairs. There is also a storage shed with body boards, buckets and spades and ball games for use on the beach.

  • If this amazing beech front property comes up on your search and is still available do not let it pass you by. Ivan and I had a fantastic 3 night stay for our mini moon. We needed true time out walks and fresh air. Ivan loves photography so he was out and and about and I had walks and just really chilled out. We took our dog Oreo who loved the beech front access to freedom and running meeting and playing with the other dogs. Jo and Joe are amazing hosts the property is better than the photos and when we arrived the additional special touches to welcome this newly married couple will be in our memories for life.     A cosy artist's studio on the edge of the Old Town area of Eastbourne below the South Downs and two miles from the sea. The studio has its own entrance, ensuite bathroom (shower and toilet), built-in wardrobe, tea/coffee, use of microwave and mini-fridge and tiny patio. It's a fifteen-minute walk to beautiful medieval pubs, church and restaurants of Old Town and a 10-minute drive to the seafront, shops and town centre. 10 minutes in the other direction takes you to the South Downs National Park.
    It is a unique studio, with a cosy double bed, bespoke wooden shutters, two ante-rooms (one the bathroom, the other a utility room for the sink/microwave/mini-fridge washing machine). The studio can be accessed through a gate at the side of the main house with its own lockable back door. There is also a small private outdoor area with a cafe table and chairs. Plenty of room for cycles and other gear. Whether you are here to explore the sea or the Downs, or just to relax (and perhaps even paint yourself), you will love the Artist's studio.
    The Old Town area of Eastbourne is special. Most of the housing is late Victorian and Edwardian and the pubs are much older (the Lamb Inn and St Mary's Church both date from the 11th century). We will recommend our favourite coffee shops and restaurants. You can walk, cycle or drive up onto the Downs (including Beachy Head, Friston Forest and the Cuckmere Haven) and we can point you in the direction of beautiful Sussex villages. Eastbourne seafront is famous for keeping its Victorian grandeur. The beach is popular from June-September. Eastbourne hosts an international tennis tournament in June, Airbourne in August as well a range of conferences, language schools and retreats. Many people choose the Eastbourne area for weddings. We are a 10-minute walk from Eastbourne District Hospital (handy for short stays for medical staff).

  • Fionas studio is lovely and as depicted on the pictures. It’s very well equipped and nicely done up with some welcomed artistic touches. It’s a little out of Eastbourne, 15/20mn to the old town and 30mn downhill to the seafront so having a car helps. It’s ideal to use as a base for exploring the beautiful south down NP! Would stay again for sure!

    Very large, comfortable, bright apartment in one of the most sought after streets in Eastbourne. Great access to seafront, South Downs and the town centre. Bedroom 2 can be configured as a twin bedroom or a double (kingsize).
    Guests have access to large lounge , bathroom ( separate shower and bath), toilet, fully equipped kitchen( with breakfast bar) and two bedrooms.
    The neighbourhood is very quiet and pleasant. There is a local pub and a whole variety of restaurants and bars in the town, just a short walk away. We recommend Cru for a good evening out, whether for dinner or drinks, but you will need to book ahead! We are very close to both the South Downs for those that enjoy walking and the beach. There is a friendly watersports centre called Buzz Active for those who fancy trying their hand at dinghy sailing, windsurfing or paddleboarding.

Parking was a tricky affair, often spaces all taken but not really too difficult as adjacent streets were free. Busy road so quite noisy from early hours plus seagulls in abundance squawking nonstop from 4am until late evening. If your a light sleeper you may want to take these external elements into consideration prior to booking. Loads of drawers and wardrobes for couples. 10 minute walk into town and seafront. Great location really. Book!!

  • It's a great centrally located basement flat, very nicely setup and suited the two of us. The rooms are comfortable, and although the kitchen is compact you could cook most meals OK. Parking is best done by using the Residents Visitors Parking Permits for a £1 a day that Nick can supply, as car spaces are at a premium. Its location meant that we left the car parked for 3 days whilst we thoroughly explore Eastbourne on foot. Nick is a good host and very helpful. Overall a very good experience.

    Beautiful barn, perfect for walkers, with a breakfast to set you up for the day. Also great as a comfortable, spacious base to explore the local countryside and cultural attractions including Glyndebourne, and the local Bloomsbury heritage. This spacious artist's home is located right on the South Downs Way, and only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.
    Lovely secluded spot, giving directly onto the South Downs Way, as a welcome haven for walkers, close to the picturesque medieval village of Alfriston, with its numerous pubs and tea rooms, and a short walk from the popular rated Sussex Ox pub. It makes a great base for a longer stay as there are loads of local activities and days out to be had in the area, and enough space to just hang out and enjoy the garden.
    Right on the South Downs way, and a good walk from the coast, there is also good access (30 mins) to Brighton, and close to Lewes and Eastbourne. The magnificent Birling Gap is a short drive, as is Charleston Manor, home to cultural icons, the Bloomsbury set,Glyndebourne is also a short drive away. Foodies can get delicious organic and local produce at Middle Farm which also provides great entertainment for children. Also Drusilla's Park is extremely close, an unforgettable day out for children with loads of activities and one of the best outdoor playgrounds I have ever seen.

  • A lovely warm cosy annex on a working farm. The horses were our neighbours! Great weekend getaway for my husband and I. Sue was very helpful and a lovely host. The kitchenette has the essentials but no cafetière if you prefer ground coffee to instant. There is also no sharp knife or scissors. There are glasses but no wine glasses. There is also a velux window with no blind so the light comes in early which can be a lovely way to wake up but if you are sensitive to light and hoping for a lie in good to be aware of that. Overall a great escape to the country and excellent value!

    St Patrick's Garden Apartment is a fully refurbished, private boutique apartment, with a comfortable bedroom/living room, kitchen, shower room and use of our secluded garden. Free and fast Wifi. We are only 20 metres from the beach and Pevensey Bay has good road, rail and bus connections. There is easy parking in our private road. The apartment has 24 hour hot water, a fully equipped kitchen with oven, fridge, microwave, toaster and kettle. We also provide tea, coffee, sugar, milk.
    As you can see from the photos, we are lucky enough to live on the beach. The apartment has a bedroom/lounge with a small but well equipped kitchen. The apartment has underfloor heating. There is a small convex heater if the bedroom gets chilly and also a fan if it gets too warm! Please feel free to use our pretty walled garden, to enjoy a glass of wine or sit and watch the birds. There is a Samsung Smart TV, with Freeview, Netflix etc. The internet connection is good, usually 20Mps. In the kitchen you will find a map 'The McGuinness Guide to your stay in Pevensey Bay', it shows all the local amenities, attractions, sightseeing, travel, restaurants and anything else we could of think of that might be of interest.
    If you don't want to cook, there are some great places to eat nearby. Pevensey Bay itself has a small selection of shops in the village, a short walk away, but there is an Asda 5 minutes drive from the house. All the major supermarkets deliver to our address. This area is a 'foodies' paradise and there are a number of very good farm shops nearby. Although we are located on the beach, to the rear of the house is a lovely half hour walk through fields to historic Pevensey Castle. Pevensey Bay and Pevensey itself have a number of pubs which serve food and have live music on a regular basis. At the end of our road there is one of the best curry houses in Sussex - The Raipur. Advisable to book a table in advance at the weekends, they also do take away. Eastbourne has it's famous seafront and pier, the Towner Gallery, three theatres and a newly modernised town centre. If you're looking for something a bit more cosmopolitan, Brighton offers the famous lanes, Royal Pavillion and many other attractions. Bexill has the De La Warre Pavillion and Hastings the historic fisherman's wharf. There are stunning walks along the South Downs for all walking abilities, and Beachy Head speaks for itself. Royal Sovereign Harbour is about half an hour's walk away and has a variety of restaurants and shops. Living on the beach, we are lucky to experience the sea in all its forms, from extremely low tides, to very high storms! It is an ideal location for windsurfers, kite surfers and paddle-boarders. There are also a couple of fishing charter boats that run out of the harbour or a spot of gentle fishing off the beach is very relaxing. During the summer months there are regular evening concerts at the Bandstand on Eastbourne seafront and also a Pevensey Bay carboot sale on a Sunday, ten minutes walk from the house and regular farmers markets in both Eastbourne and Bexhill.

The property is right on the beach and also easy access to shops and eateries, also very close to the bus stop with easy access to Eastbourne. Sarah checked us in and gave us information for our stay and also recommendations for places to eat. We had the most comfortable and peaceful stay and we would definitely recommend and stay again ourselves!

  • this is a little gem of a place. even in the cold windy chill of end of Oct I still sat in their beautifully flowered garden with the sun on my face and drank my tea. the little personal touches here just make your stay so much more welcoming. the apartment has everything you could possible require and more. the bed was really comfy I loved the little tea lights of an evening giving an even more relaxing feeling. being a stones throw from the beach was lovely enjoying some long peaceful walks. the access was so simple and you could come and go. there are plenty of facilities walking distance from the apartment if you wanted a meal out or a takeaway. quiet little village. beautiful little apartment, wonderful hosts 10/10 for me. cant wait to stay again

  • Thank you Jadwiga, it has been a very pleasant stay. Right from the outset, communication was good, while she was abroad. The room was immaculate and so was the entire property. Although in downtown Eastbourne, it is a 5 minute walk into town and the Train station with many shops around, should you need anything. The property is situated on a very quiet street. I had to make some amendments and Jadwiga was very accommodating, with extending my stay. Thanks again for being so helpful and I highly recommend staying here

    The Annexe, Priory Barn has magnificent views of the Long Man of Wilmington and along the scarp face of the downs to Firle Beacon in the Southdowns National Park. The Annexe is located in the shadow of the XI century, Benedictine Wilmington Priorry. Ideally suited for walking the Southdowns Way or exploring the delightful Cuckmere Valley. A small but cosy first floor double room with low sloping ceilings, there is a small double bed, a little desk/dressing table, TV and Big views!
    Once an old cart shed 'The Annexe' has been converted into a self-contained two-bed house. The small double bedroom has a stunning view of the Long Man of Wilmington and long views across the Cuckmere valley. It is furnished with a comfortable small double bed. There is a TV (reception can be intermittent) and free wi-fi. It has a narrow spiral staircase up to your room and private shower room, which includes your own private loo. There is also a fully equipped family bathroom on the ground floor. It's a magical space in a unique setting at the foot of the South Downs and the perfect spot for serious walkers and lovers of the great outdoors.
    Only 14” drive from Glyndebourne Opera House. 5” from Alfriston, 18” from Lewes and Eastbourne, 11” from Exceat and the Seven Sisters National Park. There are plenty of pubs in the area that serve good food several are within walking distance. There is the Giant's Rest in Wilmington; The Sussex Ox in Milton Street; The Plough and Harrow in Litlington; the Cricketers Arms in Berwick; The George Inn, Wingrove House, The Star, Ye Olde Smugglers Inne in Alfriston. We would recommend making a reservation in advance as they can get very busy, especially in high season.
  • Elena and Gavin’s house is lovely and we really felt at home. The bedroom and bathroom were cute and sparkling clean. The breakfast (Gavin made homemade bread!) and view were amazing. Gavin gave us some great local tips for walking as we didn’t have a car - there is a lovely pub 20 mins walk from the house. Thanks again!

  • My wife & I enjoyed a couple of days staying here. We had a warm welcome and happy in conversation with our hosts who provided excellent local knowledge ( and maps!) as well as freshly baked bread for us to enjoy with our breakfast before heading out. The location is wonderful and provided some much need respite from city living! We enjoyed walks along the severn sisters as well as food in the nearby towns. Hopefully we will return in the not too distant future!

    Very quiet cul-de-sac that backs onto the beach. Very quiet, often empty beach as all the tourists are 3 miles away on Eastbourne beach. Your bright, airy bedroom has 2 wide windows and is on top floor (3 floor property) on opposite side of house to the lounge (middle floor) so it really IS quiet.

I had the best sleep ever, as don’t sleep well normally & our son who is 14 and Autistic really enjoyed his stay. The two cats are absolutely adorable & Lady Elsa took to us straight away. Having Films on Now TV was a plus too, (much to my partners dismay as I got to watch ‘The Meg’ which I’ve been wanting to see for quite a while 😁.   • Johannes picked me up at the station because I had bad feet and sent me to the station on the day of checkout. The room is on the 3rd floor, but it was very spacious and comfortable. The TV in the room was the best to watch Netflix and movies freely. It is a bit far from the city of Eastbourne, but the bus stop is very close. Bus number 5 arrives every hour. It costs £ 2.90 each way. Eastbourne city is about 30 minutes away. There is a large shopping mall about a 10-minute walk away. If you don't have a car you need transportation, but there was no problem. I recommend it.

    The Dene is perfect to escape with family or friends to beautiful Alfriston in the South Downs National Park, 2 miles from East Sussex coast. Private walled garden, lovely conservatory, wood burner with logs supplied, 6'6" beds, comfort and peace!
    The Times described The Dene as a "comfortable Grade II listed house that sleeps 12" and the Daily Telegraph as "the ultimate festive house party". There are 7 bedrooms (5 doubles and 2 attic rooms, one with a double and one with two single beds), 3 bathrooms, a lovely open plan kitchen and dining room, perfect for families and friends cooking and eating together. There's a beautiful walled garden and conservatory to relax in good weather.
    Alfriston is a historic village, set in the lovely South Downs, granted a Royal Charter as a market town in 1406. It has interesting, independent shops (Much Ado Books, Steamer Trading cookshop), a lovely church ("the Cathedral of the South Downs"), The Clergy House (the first house bought by the National Trust, for £10!), two hotels, two pubs, a restaurant and several tea shops, so you are never short of eating opportunities! The Village Stores are open every day with excellent deli and basic provisions. Nearby are Drusilla's Zoo, Glyndebourne Opera House, Charleston Farmhouse, and of course the glorious walks in the South Downs and the fantastic chalk cliffs of the Sussex coast. Walk from the house to see the murals in Berwick Church (45 mins), the "smallest church" in Lullington (20 mins), the Long Man of Wilmington (45 mins), or just to one the many pubs in walking distance.

  • The Dene is a beautiful house. It's beautifully decorated and every bedroom feels very luxurious. There were lovely touches too like chocolates on pillows and a large chocolate flapjack left in the kitchen for us to enjoy! Micheal had left out a folder full of useful information and everything was easy to figure out. I was impressed with the kitchen. It was extremely well supplied, which for a property of this size is too be expected, but there were plenty of glasses and crockery and two dishwashers! We had a wonderful stay at the Dene and would highly recommend it to large groups.

    Located within Glyndley Manor, the cottage is in an extremely quiet and tranquil location. There are 17 acres of beautiful grounds which you can enjoy walking through and a lovely lake and sunken gardens for you to enjoy. Between April and September there is a beUtiful outside swimming pool for you to enjoy and with a license you can fish in the lake" there are llamas wandering through the grounds as well.
    Please inquire before booking if you have a dog. We allow 1 well behaved dog but I am sorry, we do not allow cats.
    The cottage is set in the grounds of Glyndley Manor House which is a retreat.
