  • Simple, clean and cosy! We stopped overnight and enjoyed our brief stay. The beds are comfy and low to the floor (which is necessary to avoid bumping heads on the sloping roof!), the view is relaxing, the heaters are warm (much needed on the cold night we were there!) and the bathroom is spotless. While there's no breakfast, there is tea and coffee, a kettle, microwave, crockery and cutlery if you bring your own snacks. You might even get to meet a cute puppy!

I see number of additions from last time - like iron and iron board, water facility, tea making, another mirror in bathroom, heater in bathroom etc. Stuart and Nicole are continuously improving this facility. But its privacy is what I like the most. I would definitely recommend this place.

  • Awesome place and hosts. It’s really beautiful Annexe, and is part of a really nice and huge property. At least 50 feet away from main house and gives complete privacy. Beds were really comfortable and I had best sleep in long time on some of the days. Bedsheets, duvet covers, pillow covers for both beds and towels were all quite new and clean. It seems to be recently renovated and has a brand new look and feel. Just outside door you will see large green fields and natural beauty. Stuart provided me with a small fridge, microwave, kettle, tea bags, a water bottle, plates, mugs, cutlery and it was sufficient for me to survive for a week. Place was warm with three heaters. Bathroom was separate and looked like all new. Stuart and Nicole were quite helpful and welcoming hosts. communication was great. I wouldn’t hesitate to book it again. In fact I did already.

    Located in a quiet cul de sac, near the central parade in Hook with cafe's, Post Office, chemist, shops and restaurants all within 2mins of walking.

    Accommodation consists of 4 bedrooms in total (1 double en-suite, 1 double, 1 twin and 1 single), within a recently refurbished charming annexe. For enquiries regarding the whole annexe please contact me. Home Farm is also home to the Yoga Barn – sessions are available to guests. Inside, there is a shared modern kitchen, living room and bathroom. Outside there is a garden with views over surrounding fields. Breakfast (bread, cereals, etc) is provided along with tea and coffee.
    Home Farm is a converted working farm, with plenty of character. The surrounding countryside provides plenty of walking and cycling routes, with excellent local pubs in very close proximity, and Tylney Hall Hotel with its extensive grounds opposite.
    The surrounding area is beautiful, and if you don’t see them then you will certainly hear lots of the local wildlife! The excellent nearby pubs (Old House at Home, Coach and Horses, Falcon and Leather Bottle) are fantastic places to enjoy locally sourced produce, or a pleasant drink. The area provides an abundance of country walking and cycling routes. Tylney Hall Hotel opposite has a spa with indoor/outdoor pools, and beautiful gardens with ponds, streams and a fairy trail.

    Our self-contained, roomy and comfortable, open plan apartment is set in the hayloft of our barn. Located in the beautiful countryside of North Hampshire, close to our lively local village with great pubs and shops, with easy and quick access to the M3, M4, Reading and Basingstoke. Whether you're looking for a rural hideaway, perfect for a couple - or a quiet and comfortable place when you're away on business - the Hayloft provides a lovely setting.
    Roomy, comfortable, quiet and self-contained - our apartment has a double bed with a high quality Silentnight mattress to help you sleep well. All bed linen and towelling are provided. A large sofa, dining table, broadband wifi, 42"TV with Satellite channels, and DAB radio are provided. The Hayloft doesn't have a separate kitchen but it does have a microwave, fridge, coffee machine, kettle, toaster, crockery and cutlery. Fresh milk, tea and light breakfast ingredients are also provided. A cot for babies and toddlers can be supplied at no extra charge. The bathroom has a shower, toilet and washbasin. We don't charge an additional cleaning fee as we feel guests should see what they will pay us transparently, and just to confirm we have no control over the fee that Airbnb charges you. Guests are welcome to use the riverside garden at breakfast time or in the evening up to 10pm. The Hayloft studio apartment occupies the entire upper floor of our barn. It is accessed by wide external stairs and is therefore not suitable for individuals with limited mobility. Parking is right next to The Hayloft.
    The local village has good pubs and a well stocked shop with fresh bread and produce. We are a ten minute walk away from the village.

    This is a large private house which is convenient for the nearby business parks and local leisure facilities in Hook village. The kitchen is refitted last year - the living room will shortly have a large TV screen making an ideal setting for watching a favourite on Catch up TV. Note that it is a shared house and you are expected to share facilities as well as cover cleaning once a week and when you leave.
    This is a single room in a house with other short term and AirBNB guests. You have a lock and key and full use of the kitchen.
    It is close to the community centre.

    Welcome to our en-suite guest suite! The space is a private, large room at the edge of our house. Although attached to the house, it feels like your own accommodation. There's a separate entrance so you will be free to come and go as you wish. There is also parking. The guest suite overlooks a field and offers privacy from the main house. You have your own terrace to enjoy a complimentary coffee with a view. The suite has its own bathroom which includes a shower and also a jacuzzi bath!
    The guest suite is located in Hound Green, an 8 minute drive from Hook and also close to Reading and Basingstoke for food and shopping. There are some lovely pubs nearby (for example the Leather Bottle) and lovely walks.
    The area is quiet, scenic and relaxing.
  • Second week it was better than first week. Ash and his partner are welcoming and respond quickly. There were chocolates, petit fours and water bottles in the fridge. It has open field or garden on three sides and has absolute privacy. There were cutlery, plates , lots of towels, soaps etc. Enough storage place with wardrobe and chest of drawers. Wifi was fast. I really enjoyed my stay there.

  • This is one fantastic annexe. I really enjoyed my stay there. I liked it so much that I booked it for next week as well. Price was quite reasonable. It is better than in pictures. Ash arranged for microwave and fridge for me which helped me survive the week. Bed and duvet were quite comfy. There is Netflix , amazon prime video available on TV. Bathroom has a nice shower and bathtub with jacuzzi. Place was clean and neat. I would love to stay there again.

    Relax in comfort and privacy at this award winning retreat. Situated in farmland between the picturesque villages of Old Basing and Newnham. Easy access to M3 & M4. 2 railway stations within 9 minute drive. Great location for visiting Winchester, Guildford, Farnham, Windsor and Basingstoke. Own front door in oak porch leads to a suite of 3 rooms. Comfortable king size bedroom, luxury shower room and vaulted sitting room with log burning stove. Good choice of pubs and restaurants nearby.
    Surrounded by fields on a quiet country lane 'Fox Pightle' was a winner in the 2019 Daily Telegraph Home Building and Renovating awards and has been featured in several publications. This newly built, oak framed cottage is beautifully and comfortably furnished and has delightful views on all sides. From the french windows in the sitting room you will frequently see pheasants, roe deer, hare, and sometimes the fox . A magnificent barn owl is often a regular visitor in the spring and early summer. There are many wild birds in the garden tempted by several feeders. A mini fridge, Nespresso machine, kettle and toaster are provided and a simple breakfast of tea, coffee, choice of cereals, milk, bread, croissants, butter and preserves. There is an electrics egg boiler so you can to sample the fresh, home laid eggs that are usually available if you wish. Though there are no kitchen facilities provided, there are plenty of good local pubs, restaurants and farm shops in the area. I provide crockery, cutlery etc if you wish to bring your own cold provisions and there is more fridge space if required in the open garage. The sitting room contains 2 squishy linen sofas, a small dining table and chairs and a cosy log burner . The wifi is good and there is a television and Amazon firestick which you can access on your own account or join free for one month. The bathroom has a good shower with plenty of hot water and simple toiletries provided. In the bedroom there is a comfortable king sized bed with quality linen and textiles and plenty of cupboard and drawer space. WHERE TO EAT There are many choices of pubs, restaurants, farm shops, garden centres etc within easy driving distance. The ‘Old House at Home' in Newnham Green, is just a 4 mins drive away. This is a genuine, country pub which serves interesting ,quality food and is highly rated by most of my guests. It is not large so booking is recommended particularly at weekends . They have a good value steak night on Wednesdays ( £12.00)and pie night on Mondays ( £10.00) and always have vegetarian options. Old Basing, ( 2 mins ) Mapledurwell ( 5 mins ) Rotherwick (9 mins ) , Upton Grey ( 15 mins ) all have characterful pubs . Odiham ( 10 mins ) and Hartley Wintney (12 mins ), both charming Georgian villages, have a good choice of restaurants, pubs and coffee shops in all price ranges. There is a small friendly crossbreed dog living in the owners wing, a three-legged cat and hens in the enclosure in the owners garden. A lift to and from a local pub may be available on request depending on the hosts availability.
    The beautiful villages of Rotherwick and Odiham are nearby, and the historic village of Old Basing is just one mile away. The old part of the village has three pubs and is home to the historic Basing House and gardens . On this site are the ruins of a major Tudor palace destroyed by Oliver Cromwell during the English Civil War. The area, including a beautiful Tithe barn, is open to the public (see online for opening times) and many events are held here. There are plenty of good walks in the area on public footpaths and Heritage Trails. Both the River Lyde and the River Loddon are close by with riverside paths. Slightly further afield and two of my favourite visits are -A beautiful drive over the Candover Valley ( 35 mins ) taking you to the lovely market town of Alresford, home of the famous Watercress line and full of interesting shops and eateries. Stockbridge in the Test Valley (30 mins ) is equally picturesque and has wonderful galleries and interesting sights and is surrounded by stunning countryside. The picturesque village of Chawton is 20 minutes away where the Jane Austin Museum is situated in the house where she did much of her writing. Selbourne , the home of Gilbert White , is very nearby. Highclere Castle ( of Downton Abbey fame ) is half an hours drive and The National Trust has several interesting properties in the immediate area including The Vyne and West Green House within 10 miles of the cottage.

    Delightful Garden House, set in pretty garden and offering self contained accommodation, in a quiet location. An upstairs double bedroom and ground floor Kitchenett reflect the garden theme. The toilet and wet room shower are also on ground floor . The house is newly built and finished to a very high standard.
    Peaceful location, beautifully designed, comfortable accommodation. Sleep well on a memory foam mattress, with black out blinds and only the sound of bird song to wake you in the morning!
    Hook is in Jane Austen country, guests can visit her house and see some of the best loved English villages that inspired her novels.
  • Holly Cottage is a haven of tranquility tucked away behind the owners house. We stayed one night for a friend's Wedding locally and Alison was really helpful recommending taxi's and sorting us out with anything we needed. The cottage has everything you could want and to have a choice of three breakfast's the next morning, delivered to the door was the icing on the cake. As previous guests have said - "you will not be disappointed staying here"!

The design and facilities are of great credit to the hosts and the special touches are too many to quantify, suffice it to say that Alison is a very talented designer. The accommodation also benefits from a high quality insulation system that meant on a blistering hot weekend we were able to sleep in a cool space, much to our benefit. The hosts are charming and very caring. We were extremely well looked after and would recommend a stay here as exceptional.

  • This was the first time we have stayed in an Air B&B, but if Alison's lovely place is anything to go by it certainly won't be the last. The accommodation is stylish and comfortable, and Alison is a wonderful host. We arrived by motorcycle, cold and wet, and she insisted on making us some very welcome hot soup to warm us. This stay came at the end of a 10 day tour of France and Spain staying in 3 and 4 star hotels.... I can honestly say that, both in terms of facilities and service, our stay here was equal to, and in most cases better, than the other accommodation we had during our trip.

  • Alison and Fabio couldn't have been more welcoming and helpful. I was staying in the area for work and arrived pretty late in the evening but this wasn't an issue for them at all. The space is perfect and really homely, it was beautifully furnished and there were so many lovely touches. They provided breakfast the following morning and brought it over to the annex, it was delicious and the Italian coffee set me up for the day! If you are in the area, couldn't recommend this place more! Fantastic location, lovely hosts and idyllic setting!

    Lots of good country pubs around and plenty of wildlife, there are sheep in the field opposite the property, lots of rabbits, dear and pheasants. A woodpecker is a regular in the garden, there are a large variety of birds. The red kites come down to feed.

  • What a wonderful property and hosts. Debra and Steve took care of us above and beyond the requests. The cabin was cute and very comfortable. A quiet oasis just a short trip from Reading, Basingstoke, or Hook. There is a bus stop at the end of the road (5 min walk) and the buses come Monday through Saturday. It is set in the country so there are not close shops to go to but Debra and Steve offered to pick up anything we needed or give us a lift into town. There are beautiful walks from the property where you can see wild rabbits, deer and many other beautiful parts of nature. Steve and Debra put a lot of work into providing a beautiful setting and accommodations. From the interior to the exterior, everything makes you feel like you are living in a beautiful country inn. Whatever came up, they were willing to help and provide us with a worry-free stay. My wife and I are moving to England and this stay was a stop on our way to our own place but I feel we made long friends with our gracious and awesome hosts.

    Award winning fish and chip shop/restaurant close by, as is pub,local coop, and garden centre with cafe.no houses near woodland ,slight noise from motorway but hardly noticeable.

    Our quaint single storey cottage is situated in the private grounds of our house, down its own independent driveway and with plenty of safe parking. Newnham Green Farm Cottage is warm and cozy in a contemporary style. We have equipped it with all essential amenities for cooking laundry washing etc. Situated at the end of the drive is our lovely newly refurbished pub which is a great welcome for any visitor (though reservation in advance recommended!)
    We modernised the property 3 years ago and have a new bathroom, shower and kitchen apppliances.
    The village is 2 miles from Hook, and is quiet and ideally located for lovely walks and enjoying the countryside. If you come out of the drive and turn left there are nice country walks and you can get to Tylney Hall Hotel or walk on through the hotel to the picturesque village of Rotherwick.

    Borough Court is a listed property and one of the oldest houses in Hampshire with records going back as far as 1333. At one time it was believed to be a monastic property. It is surrounded by approximately 90 acres of grazing pasture and woodland. Borough Court offers three bedrooms on a B&B basis. Two large double rooms and one connecting twin which can also be made up as a large double - each room has its own separate listing so please check for availability if you require further rooms.
    Only four families have lived here since 1480 so the house celebrated its 500th birthday in 1980. The core of the house is a medieval five bay timber framed house, which has been added to since, exampling a range of different periods. The high chimneys are late Elizabethan and were added soon after 1561 when the house was enlarged and then sold on by John Dale to John Fielder and his wife Alice Fielder. You can see engraved on the chinese bedroom fireplace the initials AF/JF. It is believed John Fielder added the chimneys, either by removing them from one property brick by brick and having them put back exactly the same way at Borough Court, or having exact replicas made, as they are not typical of the area and are very ornate. He was a wealthy man who it was thought added the chimneys as he wanted to make the house grander looking. In 1699 John Fielder’s grandson sold Borough Court to Michael Tylney of Rotherwick; and then in 1870 Tylney Hall Estate which included Borough Court was bought by Charles Harris St John. In 1919 Borough Court was left to Major Wilfred Harris St John (Charles’s son) and in 1930 the house became the sole property of his wife Hilda Harris St John who lived there with their daughter Vera St John. In 1987 Vera died leaving the property to her cousin Michael Bullen and his wife Sally. Michael is the son of Anne Bullen (nee St John) and great nephew of Wilfred Harris St John. The Bullen family are descendants of Anne Boleyn (King Henry VIII’s second wife). On a more recent note Michael’s mother Anne Bullen was a prominent artist of her time and there are many examples of her work around the house. Michael himself was an Olympic event rider, representing Great Britain five times, during which time The Princess Royal was also in the team. They became friends and she has been to Borough Court many times, having dinner in the wonderful dining room which contains one of the fireplaces below the enormous chimneys. Guest breakfast is served in this dining room every morning. Michael had three children Lucinda, Edward and Henry and the house is now owned and lived in by his eldest son Edward, and his wife Sophie. They have five children.
    Borough Court is based within approx 90 acres of farmland which belongs to the Bullen family. Ed’s mother breeds event horses and has a small holding of sheep, and there is woodland to walk through which has some lovely bluebells in the Spring.

  • This is an absolutely lovely historic building but Sophie’s approach to hosting couldn’t be more modern. Beside the classic country decor, we found the coziest bed, the most luxuriant towels and the breakfast was superb. It’s well worth the trek down the winding country road to find yourself at Borough Court. We plan to return. The ease of the drive to Heathrow was a plus too

  • We had a wonderful stay in a very atmospheric and comfortable bed and breakfast. Sophie and Edward were exceptionally good hosts and the little comforts provided were the icing on the cake. I loved having a bath in the bedroom - hubby was fast asleep by the time I had finished soaking!

  • Sophie was very quick and responsive with communications. We rented 2 separate rooms. They are both lovely and spacious with their own well equipped bathrooms. The breakfast was delicious. Sophie, Ed and and their family live in an old beautiful historic, home and full of character and set in beautiful grounds. It is about an hour's drive to either Gatwick or Heathrow, for those travelling, but also a wonderful place for a quiet, peaceful weekend in the country. Thank you so much Sophie and Ed!

    This is a lovely large room with full sized wardrobes, chest of drawers and a great en suite. The house is a professional house share with residents having local employment in the business park. The area is a quiet residential area in Hook very handy as just 10 mins walk to the Centre with direct rail service to London and Tesco store.
    It’s near the local tennis courts and outdoor gym.
