Was looking for a nice and relaxing getaway and this place delivered! It was clean and I was impressed that the kitchen had everything stocked. Check-in was easy and the hosts were communicative.

Very nice house and very clean. Only 2 of us stayed but can definitely accommodate more people. Walking distance to the beach, restaurants, etc..

This was a great place to stay for a girl's weekend. We each had plenty of space, beds and bathrooms. The pictures don't quite do this place justice. The views of the water are so peaceful. We enjoyed the screened porch for coffee and happy hour. The kitchen is fully stocked and the decor and furnishings are just so cute! Leonardtown is a short drive for boutique shopping and cute cafes. There wasn't really a great place to swim and lounge by the water, but we still really enjoyed our stay. Would highly recommend!!

it was an amazing place to say the least. Very elegant and homey at the same time. lots to do without ever leaving the house, but not far from the beach so there was so much to do. Highly recommend these folks.

Beautiful Home which provided for a great week of relaxing for me and my family. Access to water was amazing.

We had a wonderful vacation here. Although it rained during our stay, we found the treehouse to be a great place just for listening the rain drops and having some inner peace.

Absolutely beautiful stay! The cabin has the cutest theme and the proximity to the water was great and a gorgeous view. Abby and family was so kind, responsive, and great hosts. Would highly recommend this getaway!

Our stay was great. The location was perfect for us with the beach and shops just a short walk from the house. The rooftop patio was really nice in the evenings. Several of our guests enjoyed the pool area as well. We would definitely stay at this house in the future.

Andrea was so responsive from day 1 when I had questions about the house! We had 10 people in town for a wedding and her house was only 3 miles from the venue which was ideal! The house was clean and had nice little extra touches; the bottom floor was surprisingly spacious and perfect for hanging out! And the hot tub was a nice add also! Overall, it was a great experience!

My family and I just took our first blended family vacation here! And it was everything and more than the pictures really show! This is a perfect vacation home for a family to get away! You want quite you got it! You want fun in the sun, you got it! You want endless hours of entertainment for the children, you definitely got it! Our kids didn’t think about an electronic once! My 12 year old nephew who is a Roblox lover, handed me is phone for the entire vacation! It was just truly amazing. And Tony! Is just an amazing host, from me personally God sent because our booking took faith! He had it and want to say we didn’t disappoint! As we packed up to head out our family decided that this house will be our family vacation home that we will visit! We loved the house and the accommodations and we love the host! We created a pivotal memory here! And we are forever grateful to God for Tony for allowing us to stay in his home for our first vacation ❤️

We loved our stay here! It had everything we needed for the beach and some toys for our toddler. The house is well kept and it even has a small wired fenced yard that was perfect for our two dogs. The beach was smaller than I realized but super relaxing and ended up being a good size for us. Pool access was also appreciated. Would definitely consider coming back!

My family and I frequent Colonial Beach, but this is the first time we have stayed closer in to town. This was a great decision since Roland's place is smack dab in the middle of everything. Walking distance to the beach, restaurants and shops was a bonus. That my granddaughter could enjoy the playground and pool just outside the back door made her and her parents happy. The inside has all the amenities you could think of and was in spectacular shape. Roland was very responsive, though we needed for little. We will be booking again at this property for sure!

First off check in was a breeze. The house and amenities were just as Frank described even better! The house was stocked well enough with plenty of towels for the beach and bathrooms and blankets. The kitchen was stocked with basic products to start the week off which was a huge help! The house itself has more than enough space for a large family to spread out. The large family sunroom and dinning area was a great gathering point and having 2 living rooms with tvs made sure the kids had their own space as well. The loved the 90’s Nintendo system! The mattresses in the master and the full in 2nd bedroom are extremely comfortable! Frank makes sure that there is more the enough outdoor toys like kayaks, SUP’s and life vests. We used them all week long! Montross crabs were fantastic. Our favorite part about franks place is being able to bring our dogs with us. Weather can change quick in the area but made for a great memory being able to see a tornado/water spout over the river!

Most of the rooms were very large, plenty of room for air mattresses for the kiddos. Short walk to the water, quiet neighborhood. We spent a lot of time playing games, working on puzzles, and taking walks. The house is so well decorated, we seemed to see something new every day that we hadn't noticed the day before. Huge kitchen well stocked with dishes/utensils/pans/small appliances, two dining tables. Great place for a family vacation!!

From the moment we opened the door, it felt like home. The neighborhood was quiet. The house was clean and well equipped to handle all our needs. Seeing the sun over the water first thing in the morning was absolutely breath taking. My only regret was that we couldn’t stay longer. We’re looking forward to returning. Amazing. Just amazing.

We enjoyed our second visit to this property and look forward to more visits. The view is exceptional as the house is on a bluff overlooking a wide river view. We sighted bald eagles, osprey, hummingbirds, cardinals and so many other birds while drinking coffee and enjoying slow mornings on the covered patio. We used the kayaks and canoe for trips to Sharktooth Island where we found many shark teeth, stingray teeth and beach glass. We enjoyed time around the outside fire pit making hot dogs, mountain pies and smores. The gas grill was useful to make cheeseburgers for dinner. The property is very secluded and private and is well suited for a family retreat. The house is equipped with everything you need for cooking meals, playing games, reading books or watching movies. Additionally, the owner supplies linens (sheets, blankets, towels), paper products (toilet paper, napkins, paper towels), cleaning supplies and shower products. We definitely recommend this property!

My family and I really enjoyed our stay at this home. The house had just about everything we needed. I liked that there were towels and soaps to use. The beds were pretty comfortable. The home is a lot bigger than what it seems in the pictures. There was also firewood to use in the fire pit. This home is located in a HOA neighborhood and there is security that drives around checking parking passes. We enjoyed Lake Independence and Shark Tooth Beach which are located in the neighborhood and is only for owners and guests. My family and I will definitely be back for sure!

The place was so sweet. Decorated with some of the homeowners art made it even more precious. The kitchen was fully equipped, the bed mattress and linens were dreamy. And, the primary tub… yes, I soaked! :) The back yard was perfect for our pups. We would have used the fire pit but we got several rainy days. We loved every minute of our stay! Absolutely would stay here again! Hands down, one of our favorite places for comfort and local activities. Thank you for letting us use your little slice of heaven!

We loved Kathy's place! It's a very short walk to the beach, the playground, and all the shops and restaurants including the Pink Poodle for ice cream, which our daughter really enjoyed. Kathy's communication was great before and during our stay, and her house was very easy to find and access because of her clear directions. We also really appreciated the fact that there were pack n plays and plenty of kids toys, colored chalk, etc. to keep the little ones occupied. The only thing missing was a bathtub for the kiddos, but we made do with a plastic tote from the general store. Aside from that, 10 out of 10, would definitely recommend Kathy's place for any other families with young children. Thanks!

This is a neat little cottage! Very well furnished! Very quiet neighborhood! It was easy to communicate with Scott! For six people this would be very cramped! It’s a long way from the street to the front door so elderly people with mobility problems will find this difficult!
