In the heart of Winnie the Pooh country, it is a perfect base for exploring the many pubs, beautiful walks, vineyards, heritage railway, and National Trust properties in the area. Close to the South Downs and the coast, as well as nearby Tunbridge Wells with its historic old town and weekly summer jazz nights. It is the ideal country getaway; private, quiet, and with everything you need for a break.

A charming six bedroom country house set in 9 acres of gardens, fields and woodland in the beautiful county of Sussex. The property has a tennis court, indoor heated swimming pool and snooker room. The property has three double bedrooms, a twin bedded room and two further bedrooms which can be configured as twin or double as required. There is a large lawn area as well as three large fields and woodland, in which you are free to amble around and appreciate the beautiful countryside.

Located in a rural area away from main roads and adjacent woodland but also within a few miles of Forest Row and East Grinstead. For those wanting a more active break there are countryside walks straight from the door, use of a shared fitness room and tennis court. Alternatively, the area has several National Trust houses, beautiful gardens and the Ashdown Forest to explore. A car is essential! The cottage is well equipped and furnished to a good standard, as seen in the photos.

Country lovers studio with separate access
Hindleap studio is a ground floor bed sitting room with en-suite shower room and kitchenette. Private off-street parking. Located in an Area of Outstanding Natural Beauty, the quiet setting is a short stroll to our local pub which serves great food. With plenty of local walks and visitor attractions nearby such as steam railways, vineyards, national trust properties and quaint villages. Own transport is needed, although the local bus connects to Haywards Heath and East Grinstead.

The Old Stables, Dovecote Farm
The Old Stables is a self contained two bedroom, detached annexe with direct access to the Ashdown Forest. A perfect place to stay while discovering the Forest and all its' walks, including Pooh Sticks Bridge, Friends Clump and all the other locations in the Winnie the Pooh books. The Old Stables is self catering, with a small kitchenette with microwave, two pan hob, fridge and coffee machine. If required we are able to provide a welcome pack of essentials at an extra cost.

Bull Cottage, Sheffield Park
A beautiful, 16th century cottage in an area of outstanding natural beauty close to the village of Fletching in East Sussex. Very much a home from home, you can step into a little bit of history with its numerous period features including oak beams, wattle and daub walls and an inglenook fireplace. Cosy in winter and cool in the summer months, it is a great place to unwind and get away from it all, whilst also being on the doorstep of many local walks, pubs and attractions.

Perfectly presented picture postcard cottage, on the edge of the Ashdown Forest, the inspiration for the Winnie-The-Pooh books and 3 minutes drive to the historic village of Hartfield for the village store, Pooh Corner tea rooms, pubs and farm shop. This is a great location to explore the Kent & Sussex countryside. The spa town of Royal Tunbridge Wells is a 20 minute drive and only 45 minutes to the South Coast. We are family friendly.

Self-contained studio close to Pooh Bridge
Lovely light 1st floor studio flat. Totally self contained with off road parking. Very comfortable king size bed, large living space, kitchen (with fridge & cooker, kettle, toaster), shower/loo and TV. About 500m from both Pooh Bridge as well as an excellent pub. Tea, coffee etc plus welcome pack of cereals, bread, milk and butter will be awaiting your arrival. Use of garden area. Friendly host with equally friendly spaniel.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
