Great private villa to enjoy beautiful garden and pool. The villa has perfect facilities to enjoy holidays with big rooms. My 9-year-old kid really enjoyed days in this villa. I really liked beautiful flowers in the garden around the pool. Hans, the host, and his team coordinated perfectly to accommodate us to grasp what we needed and to troubleshoot even minor issues. Their response were always super quick and accurate. Perfect location to enjoy holidays in Pattaya. I recommend everyone coming to Pattaya stay this villa to enjoy holidays with friends or family. A very modern villa, located in Pattaya city, surrounded by convenient living, opposite is 79 show, the villa has ktv private room, we spent a wonderful day here, and the enthusiastic landlord answered us a lot of travel-related questions, thank you very much!

Nice place, good location, nice host.

We stayed for a month (low season – May). The villa is well maintained, with a warm pool, bright living spaces, and all the amenities you need. The host was welcoming, and the housekeeper kindly handled our laundry for a few hundred bahts. Fast and mostly stable Wi-Fi. Fully equipped kitchen (even though we didn’t cook). Very few insects or mosquitoes. Quiet and safe neighborhood, some light visibility to neighbors but the area was mostly empty. Shower pressure was a bit low. Having a scooter or car is ideal, but Grab and Bolt work well from the villa.

Staying here was just perfect! The host was great and staying in touch and the villa was perfect - it was everything in the description. Cleaners came everyday to clean and replenish stocks of coffee and water which was wonderful. Private and in a quiet, well kept road, it is a perfect place to relax. It's only a 3 minute walk to the beach, which has some local restaurants and bars on it, whilst if you want more choice, it's a short taxi ride to Pattaya. Would recommend it highly.

Quiet location, well away from the beach road which gets busy and noisy at weekends and holidays. Very responsive host, quick to sort out minor issues. Comfortable beds, good a/c's and fast Internet made for a relaxing stay. Renting transport to get to local shops is strongly recommended.

Thank you Paul, Kak, and Art and sister for being amazing hosts, your home is very clean,spacious, and well laid out for a large family, with kitchen, bathroom and two family rooms with TV's downstairs, and a further bathroom and three bedrooms upstairs, one of which also has the ensuite with jacuzzi (which our children loved!) and we were thankful for the shampoo, conditioner and body wash provided. Thank you for the towel for each guest, which was very much appreciated. We enjoyed the use of the community pool which was very refreshing after busy mornings sight-seeing! Your home is in a quiet complex about 15 mins away from Pattaya centre and beach so it was lovely to have peace on our return each day. The main road is only 100 yards away which gives access to lots of bars, restaurants and a foodmarket which we enjoyed exploring! All in all, we loved that you took the time to ensure we had everything we needed during our holiday including booking our transfer to Bangkok on our last

Fantastic time at Jan's house. It was perfect for my family, very spacious and ticked all the boxes for us. Very peaceful and private, staff very helpful and amenities very good. We regularly used the gym and pool. Jan was a great host, very responsive and thoughtful with the way the house was presented. I would recommend own transport if you stay here, we had a car so it was no issue for us. Bang Sare is 10 min drive and Sattahip around 15 mins, both are great for food, drink and relaxation. Jans place is definitely recommended.👍🏻

Poor soundproofing, everything else is perfect The little helper is also very cute and kind, the explanation and introduction are very complete, and the housekeeper and the landlord respond super promptly. I wanted to go to Pattaya, I didn't know the location and booked it, about 50km from Pattaya, but by chance it was a coincidence that we could go to the nearby beach and hi for a day. The beach here is better than Pattaya, because there are not so many tourists and I don't like the beach with so many people.There is a shopping mall around the house, there are many gas stations and 7-11 all the way, you need to prepare your own toiletries for check-in, I think this is correct, because it is environmentally friendly and hygienic.
