Chata je na okraji klidné chatové osady v lese nad přehradou, k vodě je to 150 m stezkou ze stráně, nebo terénním vozem či pěšky 400m po lesní cestě. K dispozici Hot-tube, gril, krb s udírnou i loď pro 5 osob. Ubytování je vhodné i pro celou rodinu včetně pejsků. Kozlanská pláž (400m), Koněšínská pláž (800m), přístaviště parníků. Für NÖ-Card Besitzer, aber auch ohne Card, liegen wir sehr zentral zu diversen Ausflugszielen wie Sonnentor, Arche Noah, Kittenberger Erlebnisgärten uvm.. Wintersperre von 7.1. bis Februar. Februar bis Osterferien eingeschränkter Betrieb. Das Haus lebt, daher sind Geräusche (zb Holzwurm) und Tierbesuch (zB Marienkäfer)möglich.

Stavba (loft) s užitnou plochou cca 50m2. Jedná se o místnost s otevřeným patrem s postelí, pod kterou se nachází koupelna. V místnosti je 2x rozkládací gauč, kuchyň a jídelní stůl. Koupelna je vybavena sprchovým koutem, WC, umyvadlem a pračkou. K dispozici je dále WIFI, HIFI, dětská a cestovní postýlka. Stavba dispozičně odpovídá 1+kk a je proto ideální pro pár, či ubytování na služební cestě. Rádi využívají ubytování také větší skupinky, kterým nevadí spát na gaučích.

Dole dva rozkládací gauče, nahoře jedno dvoulůžko a dvě postele, z toho jedna v prodloužené velikosti. Do podkroví je vstup po žebříku, nevhodné pro osoby s omezením pohybu.
