Lovely little gem. We stayed 2 nights and it was perfect. Very clean, good location and very good communication with the host Gavin. I would highly recommend.

A beautiful property in tranquil surroundings. Little Foxes is a very special place. It is immaculate, comfortable and very well equipped. Peter was a great host, good with communication and gave excellent instructions for self check-in. It was lovely to find items for breakfast, tea, coffee & biscuits waiting for us. The location was perfect for the open air Thorington Theatre and for the Suffolk coast. We had a fabulous stay and would fully recommend.

I had a wonderful stay at Lodge 5 at Lytton Tree Lodge. The check-in process was seamless thanks to the clear instructions provided by Gavin. The lodge was clean, cosy, and well-equipped—perfect for a peaceful getaway. It’s in a great location too, just a beautiful 20-minute walk to Southwold and only 5 minutes from the nearest bus stop, which made getting around really easy. The surroundings are quiet and relaxing, and the communication from the host was warm and helpful throughout. Highly recommend and would gladly stay again!

Lovely peaceful location nice stroll to the town and beach. The most comfy bed slept like a log. Ran out of milk (we drink a lot of tea) brought replacements straight round. Have recommended to friends.

We stayed at The Loft for three nights over the weekend while I was live illustrating at a wedding at Oxnead Hall—and it couldn't have been more perfect! The location is fantastic: peaceful, beautifully presented, and just a short walk to the sea with scenic trails nearby. The accommodation itself is stunning—every detail has been thoughtfully considered, making it feel like a true home away from home. It was spotlessly clean, stylish, and incredibly comfortable. The lovely welcome treats were such a kind touch and really appreciated after a long day. If you're thinking about booking, don't hesitate. This place is an absolute gem—we loved every minute!

We only needed a one nighter as had business at Southwold, at the boatyard. The Lodge was spotless, very thoughtfully equipped and with nice outdoor space. Great size room, nice to have a sofa and such a large cupboard/hanging space. Have recommended it already to the boatyard as they have regular overnight visitors. Didn’t meet Gavin but prompt, friendly phone/message responses. Would stay there again 🙂

I took my two kids to stay at Moat Island for a couple of nights during Half Term whilst we visited relatives nearby. It was the perfect mid-point location, but also felt like a special and memorable site. The bell tents are cosy and warm, and the composting toilet next to ours was the nicest I’ve ever used. I found myself going to it repeatedly when I only needed to walk about 20m more to get to the plumbed indoor ones! We enjoyed having a communal kitchen area, as it allowed us to chat to a few our ‘neighbours’. The outdoor pond/pool was utterly freezing, but worth a dip. And thankfully the nearby showers were gloriously warm.

Beautiful home with gorgeous surroundings. Clear instructions, responsive host, and everything had been thought of. So much care has gone into making this place a sanctuary for people to enjoy, with an appreciate for the outdoors and nature at its heart. We had such a peaceful stay here. Thank you so much.

Beautiful house with everything we could’ve needed! The bedding smelt lovely and everywhere was clean! We really loved the finer details such as chocolates and wine on arrival, coffee, cafetière, personalised stickers on toilet paper, themed playing cards, complimentary toiletries. The hosts have thought of everything!! Great stay and will definitely be returning

A beautiful, spacious and quirky house. Many historic features kept in the renovations but nothing too precious so the children (aged 9-12) were able to play inside & out. The huge kitchen/dinner/lounge made a great family space to eat or chill out with plenty of furniture for all ten of us. We all enjoyed pottering about in the river behind the house in the little boat & Toby lent us a bigger boat & kayaks for a longer trip in a better part of the river. We toasted marshmallows over the fire pit, cooked pizza in the pizza oven & watched bats flying over the water in the evenings. Good beaches & a cinema are only half an hour drive away and the Emmaus charity shop & cafe (10min in the car, 45min walk) is well worth a visit. Good biscuits in the kitchen when we arrived was a nice touch.

Paul's place was a great base for our few days exploring Norfolk and the surroundings areas. The house is very private with three good sized bedrooms. Lots of hot water and the small kitchen was perfect for us because we didn't plan to eat at the house other than breakfast.

Amazing stay, highly recommend it, Agnes went above and beyond during our stay to make it enjoyable and comfortable.

Beautifully presented. Well equipped. Flexible for people with dogs, loads of space for them to move around. Yet it was very clean throughout and all bedrooms comfortable and cosy. Garden was perfect. Children’s area, hot tub, BBQ and importantly for us, peace and quiet. The views are outstanding and I would certainly recommend and come back. Thank you for having us

We were lucky enough to spend our 50th Wedding celebration with our family at Well Cottage. This was absolutely wonderful and we have created some special memories. The cottage is stunning and very well equipped. James and Mary left us a delicious 50th celebratory Carrot cake, a basketful of essential and luxury goodies and James baked us some scones on our 2nd day providing both jam and clotted cream. The garden, football pitch and children's playground were a great hit for our grandchildren. I cannot praise James and Mary and their beautiful cottage enough, they went above and beyond to make our trip special.I will be recommending to friends and family and hopefully returning as soon as we have the opportunity .

We have just come back from staying here for a mini break with elderly parents. The property was well equipped and in a great location. Lovely hamper on arrival. Met a friendly neighbour who gave us ideas on where to go. Weather was perfect! The only one issue (not a complaint, just might be helpful for others) was no en-suite downstairs and my father in his eighties, found the stairs too steep so was not able to have the benefit of full washing facilities. There was plenty of room for all the family including our two dogs. Thanks Orla we made some lovely memories at your beautiful house😊
