Regional regulations

The Regional Government of Valencia has specific regulations for tourist accommodations. Valencia’s Tourism law defines a “tourist accommodation” as an entire property regardless of their type, which, having obtained a favorable municipal report stating urban compatibility of such use, is offered in exchange for a price, under conditions of immediate availability, on a regular basis and for tourism purposes, for a period less than or equal to ten (10) days. Tourism purposes will be presumed when (1) the rental of property is managed by a third party; (2) the owner or title-holder provides hospitality services, regardless of the rental duration; (3) the property is offered through tourism channels.

According to the regional Decree on the matter, tourist accommodations in the Community of Valencia, must be offered as an entire place (single unit). Tourist rental of rooms is expressly prohibited.

All accommodations rented out for more than eleven (11) consecutive days to the same person would not be considered tourist accommodation and, therefore, would be excluded from the obligations and requirements foreseen in the regulation mentioned above.

Regional registration requirements

In the Community of Valencia, you need to register any accommodation that you plan to offer as a tourist accommodation within the Tourism Register of Valencia. As part of the process, you will first need to submit a statement of responsibility to the General Directory of Tourism that declares compliance with current regulations and any other requirements foreseen at regional and local levels.

After you successfully complete the registration process, a registration number will be assigned to your tourist accommodation (Example: CV-VUT-00000000-CS).

National registration requirements

In order to host in Spain, you may have an obligation to obtain a national registration number within the Property Registry and display it when listing your properties on Airbnb.

Advertising requirements

The Community of Valencia requires you to display your registration number and the property’s exact location on any form of advertisement for your tourist accommodation, including Airbnb. There’s a field that you can use to include your registration number in the Listing details section.
