Great location! 2 blocks to any and everything. The place looks better in person, one downside is it's on the third floor with no elevator, it wouldn't be good for elderly or disabled people. The rooftop view is amazing!!! JUST BOOK IT! it's well worth the money. We plan on staying again.

Very nice apartment, with everything you need, is in a complex with several amenities, beach, a giant pool, jacuzzi, has restaurants. Very good communication and response from the hosts. Both at the entrance and exit were very punctual. The apartment is clean and working well everything we used. Highly recommended 👌

We had a great time at this property, accessible at all times Paulina. The facilities correspond to the images. The beach from my point of view if you carry a car would be better, if it is a little removed and the access is by the beach club.

We love staying on 38th, it is so quaint and so many options for dining and drinks. So close to the beach and 5th AVE. We would stay here again in a heartbeat. The pool and the view from the roof was worth every penny. It was very clean, unlike some of the rooftop pools where we have stayed before.

Firstly, Belen and Feranado are amazing people. They are friendly and very responsive when you have a concern, a question, or whatever you need. The location is great; close to all amenities and the beaches. WIFI worked seamlessly everywhere, the rooftop, and the unit.

Gustavo's place was just what we needed. Don't expect 5-star service, rather authentic Mexican living in an amazing place with 5 different outdoor locations to chill. There are leaves (it's a jungle paradise), and be careful for occasional branch that may fall. It's beautiful, serene, peaceful. There were also some bugs in the back (but it's a jungle paradise and we were there in May); one of the many terraces has a bug curtain that helps manage that. It's shady in the back, full sun on the shared rooftop (we didn't see anyone else up there). It's not a tourist neighborhood FYI! I've been to Playa del Carmen 4 different times, and this place was the best! Also the best local food close-by. So relaxing, and so many birds that sing all day! We spent most of the time in the casa. Pool has to be skimmed (the yard's greenery is spectacular -> leaves), but Gustavo is very responsive and helped run the filter mid-week as well. Gustavo speaks Spanish, use Google Translate if you need it.

We couldn’t have asked for a better place to stay in Cancun. Every moment was unforgettable, and I truly felt pampered throughout my entire visit. I highly recommend Villa Maya to anyone looking for a serene and luxurious getaway—this place is truly a gem, and I can’t wait to return!

As often happens the map under "directions" was off by many km. so follow her message, but to make it more clear: coming south from cancun use the RETORNO at Valntin IMperial, and go back north on the carretera, the very next dirt road to the right, you can't see a guard shack from the road. Then the beach isn't at the end of the driveway, it is at the left turn. it seems locked, stick your hand through the gate. Path through some brush to a nice spot no one seems to use except you. the place is great, no one uses the pool except you. lovely patio. HOst will help with little details promptly.

This house is perfect. It’s huge. Close to the beach and amazing. Don’t hesitate to book it.

Roomy place with great balconies. Excellent location. Great for a family or group (but no one with walking/mobility issues). Great water pressure. The snorkeling and beach gear was a great addition. There was a lot of noisy construction that happened during the day but what can you do. We were gone during most of the days so only one day by the pool felt less than peaceful .

I was really surprised by the level of service and cleanliness. Milko was always attentive to our needs and his property is really well-kept and clean. My family and I appreciate each and every one of the details that made for a beautiful and peaceful weekend. We hope to be able to return soon :)

Great place, super cozy clean. Definitely recommend this to anyone traveling to playa. Super convenient as there is things open late all around at really close walking distance…anything you need is less then a 5 minute walk! Daily housekeeping was nice and pool was right in front. Amazing time thanks to Jaret for everything. Would definitely reuse for future trips

Excellent locations, host, concierge, and place! All around I have enjoyed staying here before the second floor upgrade and now post upgrade it’s was amazing before and amazing now!!! Highly recommend!
