This is all one area with a private bathroom. Bathroom has full size shower, kitchen area a microwave, fridge, coffee maker and inside grill. Tea, coffee, water provided. BBQ on the front porch. Fantastic A-Frame on Sandy Pond, an inlet with direct access to Lake Ontario. Although not waterfront, The Groove A Frame sits a stone's throw from the shore of Sandy Pond and a deeded boat launch. Enjoy world class fishing in the pond, lake, and nearby Salmon River. Located on a NYS established snowmobile trail. Up to 2 dogs allowed with paid pet fee. The Groove A Frame is a cannabis friendly rental. Enjoy smoking cannabis anywhere indoor or outside, but NO INDOOR TOBACCO SMOKING!

Welcome to our house. We offer 2 bedrooms both with queen size beds. The property is located within 5 miles of two marinas, along with The Elms Golf Club and is located on Lindsey Creek, that has access to North and South Sandy Pond, as well as Lake Ontario via canoe or kayak. Amenities include: washer, dryer , fully equipped kitchen, bedding, towels, wood . A great multi season property. We offer a one canoe for use. We also have wi fi and tv.
