The villa, grounds and hosts were fabulous! The views were amazing, the villa extremely clean and well appointed, the pool absolutely delightful, and the surrounding towns and wineries fantastic to explore. Supermarket very close.

Andrea’s place was absolutely beautiful! As soon as you step into the house you felt like it was your home away from home. The wrap around porch was amazing to sit out with a glass of wine and enjoy the view. Andrea sent a wonderful PDF with great information and he was very responsive. The house is a short walk from the cute and quaint medieval town. There is a bus that can take you into the newer part of the town, but we never saw the bus. So you might to double check the schedule. I would highly recommend this place and can’t wait to visit it again for a longer period of time. Thank you for letting my family and I stay in your home.

The villa was peaceful and spacious. We felt very comfortable there for our month’s stay. It had wonderful views of Orvieto and the surrounding hills. Pia, Alessandro and Theresa were also great and very helpful.

Ilaria’s villa is a comfortable and stylish base from which to explore all the wonders that Maremma has to offer. We are a family of four, and after a couple of weeks in Italy, the kids were craving home-cooked meals, so we spent several hours in the kitchen and dining areas. It was delightful to cook while listening to the kids having fun in the pool. The beds were very comfortable and inviting. The villa is conveniently located near the old town center and several supermarkets. Since we were keen to visit Porto Ercole, Alberese, and Saturnia, we didn’t dedicate as much time to Grosseto as we should have. The old center has a very mellow vibe, and everyone we met was very friendly and welcoming. We wished we could have stayed longer. Finally, I want to say a big thank you to Ilaria for being so accommodating and kind. We are already looking forward to returning to your place.

Perfect spot for a Tuscany experience. Nicely located between two friendly villages with fantastic restaurants and any supplies that you may need. The swimming pool was well maintained by Luciano and was used by us multiple times a day, for our group it was a highlight of the property. We all came away very happy with our stay and would totally recommend staying at this property.

The farmhouse is surrounded by greenery, not far from the town of Proceno, where we met Lorenzo who accompanied us to our destination. The road to get to the farmhouse is not paved only in the last part, but it is still well maintained and easily accessible by car. The location enjoys ample privacy and a refreshing view of the valley below. Inside the spaces are very large with a very cozy living area and suitable for hosting many guests! We took advantage of both the outdoor oven, the barbecue, and the indoor fireplace: all perfectly functional! We couldn't enjoy the pool because we stayed in winter! Lorenzo proved to be extremely friendly and helpful, running to our rescue when needed! Nearby there are many towns, easily accessible, for day trips (Torre Alfina, Pitigliano, Sorano, etc.) I highly recommend the location especially for nature and animal lovers!

Family weekends that turned out to be extraordinary. The farmhouse is equipped with all the necessities. Wide indoor and outdoor spaces. We'll definitely be back!

Ludovica’s place is amazing and I would recommend everyone to stay here. It is super picturesque and Ludovica is such a warm and responsive host. She also has an animal shelter that guests can go to(: Home was clean and suitable for our large group of 11. Highly recommend!

Simply perfect experience. Home exactly as in the photos with a fantastic pool and breathtaking views of the sea. The owners Corrado and Beatrice are impeccable, always available and attentive to every need. Highly recommended!!

The villa is wonderful, plenty of space in addition to the large bedrooms, the view is extraordinary, and the pool is very nice. Nicolas and his parents were very friendly and helpful, we had no problems. The only small minus is that there's a train line below, so a few noisy train passes. But it's really a detail because the rest is perfect!

11 of us recently stayed here for my birthday. It was everything we wanted and more! Peaceful and private. With an amazing restaurant and some of the most delicious wine! Luana and everyone else were so kind, friendly and helpful. Would highly recommend to anyone and would love to come back again.

Villa San Giuseppe is a true gem where you can relax and unwind very well. In the villa it has almost everything one needs for a stay. The rooms are very well equipped and the whole area around the villa is very large and very nice. The pool is gigantically large and very nicely located with a foresight. There should be more umbrellas and loungers for the sun loungers. The WIFI would have to be even better developed and the water when showering is not really hot but rather cold. The barbecue area is also very well located and there is enough wood to grill something fine every day. In the exterior dining area, a lounge would be very good as an addition, as most people are located outside. The arrival through the many cypress trees is also a highlight every time and the road is easily accessible from gravel. Overall, however, highly recommended, which appreciates tranquility and yet the proximity to the city of Follonica about 15 minutes drive.

Was a great getaway. Love the house , the beautiful backyard, the kitchen area is really nice. Was a short trip for my birthday but we had a good time. It’s 1 hour from more popular towns like Pienza but the city pieve also has its own charm. And I do enjoy the tranquility. Love the feature that this house has an annex side house with two twin beds. I hired a driver and photographer it’s good that they can rest and hang out in a separate space. It’s self check in and check out but there is no issue with communication at all. I enjoyed the house a lot.

This was a fantastic home away from home! We were warmly welcomed and treated to delicious breakfast. The hosts were always available to answer our questions and were very helpful with our requests. We have a family of four adults and three kids (ages 2, 3, and 4), and we all had a wonderful time. I highly recommend this home to anyone looking for a comfortable and enjoyable stay.

Our stay in Paciano exceeded our expectations. The place is perfect, quiet and offers beautiful views of the valley and lake. The house is fully equipped, nothing to plan and our hosts were super available and provided good advice (thanks for the recipes). Amenities and shops 15 min drive. Ideally located between Rome, Florence, Pisa and Siena. No complaints, it was a very nice surprise, thanks to Maria Pia and Dante.

I cannot recommend Villa Collombroso enough. We had such a wonderful 3+ week stay here with our two kids and family friends. Everyone was comfortable and at ease. We felt relaxed on the property and loved walking to see chickens. Everything was truly lovely and Taira and Gina made our experience excellent. We had a private meal cooked by Taira and did pizza making which were some of the best experiences! We enjoyed having a rental car and the access to drive into Orvieto easily but also quick day trips to Siena, Perugia, Assisi, Bolsena, and Lago Trasimeno. We used the train to get easily into Rome, Florence, and Venice. Thank you for such a wonderful stay!

An Unforgettable Stay with the Best Host Ever! Flaminia is truly the best host we’ve ever had the pleasure of meeting. From the moment we arrived, she made us feel completely at home. She’s incredibly helpful—always available and willing to assist with anything we needed, no questions asked. Her warm, down-to-earth personality made our stay not only comfortable but genuinely special. What made the experience even more memorable was her recommendation to try her father’s amazing Roman cuisine, perfectly paired with local wines. It was an unforgettable meal and a true highlight of our trip. The farmhouse itself is beautifully located in the heart of Tuscany. It’s the perfect base for exploring nearby cities and the stunning countryside. Thanks to the central location, we were able to easily travel around and soak in all the beauty Tuscany has to offer. A beautiful little house with a fantastic view of the sea. Bedroom, kitchen and bathroom are small but nicely furnished and you have everything you need. The terrace is very large with plenty of seating and beautiful tables. From there you have a wonderful view of the sea. The area consists of a few other vacation homes and is very quiet. There is a swimming pool that you can use and at the end of a long staircase an access to the sea (no beach but rocky but still great for swimming). Around the cottage is a small garden and many beautiful trees. Giovanni's father Eduardo welcomed us, showed us everything and was very friendly. If we had a question, we got an answer quickly. For shopping, you drive about 10-15 minutes by car to the next town. In summary: a very nice quiet place with perfect views with friendly people. We will be happy to come back.

What an amazing location with a sensational view. We were looking for a restful location in picturesque surroundings where we could relax and unwind; this was definitely that place. After a day at the beach (7 min walk - downhill way there and quite a steap climb back if you decided not to drive) this had all the (immaculately landscaped) outdoor living spaces you need to relax into the evening and look out to sea as the day ends....views you could even enjoy from the brilliant outdoor shower! The accomodation was perfect for our group (3 adult couples) and on the warmer days it was nice to have the air conditioning. Both the owner and the host were helpful and responsive throughout. The only noteworthy things are that the drive into the location was along some tight and twisty cliff roads (I would not like to drive it in the dark) and the local beach is rocky so I would highly recommend swimming shoes. Overall we felt this was a magical place and had an amazing stay!

Franca and Giulio were great hosts and took care of our well-being. The house is idyllically situated in a quiet environment in an elevated location, ideal for relaxing. The kitchen is excellently equipped, we didn't miss anything. Particularly noteworthy is the beautiful pool, which perfectly rounded off our time there. Overall it was a relaxing and unforgettable stay – we will be happy to come back!

In order to make the experience even more enjoyable, remember to leave absorbent papers and/or Napkins and also a linen to clean the table and kitchen counter needed. Coffee capsules would be a plus. Even if there's a bar, for early risers it would be nice. But the space was spotless, everything was clean, the beds comfortable and we really liked the large terrace. A peaceful harbor.

From the very first inquiry about the property Ken was so responsive and helpful in our decision making. He answered my millions of questions quite patiently, understanding that we were making the decision for an entire family with one holiday a year! We made the right decision without a doubt. Ken’s home and property is much more beautiful than even the pictures can describe. The view from the patio/pool is fabulous with lake Trasimeno in the distance. The olive groves, the grape vines, the landscape was incredible. The setting and the privacy cant be beat. Our group up of 11 loved it. The kids loved exploring the flora and fauna and spent a lot of time in the natural surroundings and the fabulous pool The huge table on the patio was so much fun to sit around with candlelight and wine feeling so blessed to be there. There is a large family table inside as well. It had everything we needed, the casetta was amazing as well. It was perfect and idyllic. We will be back soon!!
