A charming cottage situated on popular Brownston Street in the heart of Modbury. With lovely period features the open plan lounge and kitchen is fully equipped and perfect for home cooking and relaxing in the evenings. Two double bedrooms and a newly renovated bathroom make this cottage perfect for couples, families and friends a like. A sunny courtyard garden completes this property making it an ideal residence for your relaxing stay in South Devon. Dogs are welcome by prior approval.
Light and airy throughout the cottage, downstairs is an open plan lounge and kitchen space. Fully equipped for home cooking with a dishwasher and large fridge/freezer, the space also boasts a 50" SMART TV with unlimited WIFI access and complimentary NETFLIX included. A kitchen island with stools provides a quirky eating area, with a smoothie maker and Tassimo coffee machine for your daily fix. A washing machine, iron and ironing board, airer and outside washing line are also available for your use. Situated on the first floor is an open plan bedroom with king size bed, wardrobe and chest of drawers. It has direct access to the bathroom. The bathroom boasts a bath with shower mixer taps as well as a separate shower, toilet and sink. Guest towels, essential toiletries and a hairdryer are provided for your use. Up a further flight of narrow but quirky wooden steps is the second double bedroom located in the eaves of the loft conversion. Period beams and sky windows make this space a treat to stay in. Bedside tables and an end of bed bench provide storage for your stay. Please note there are no electrical sockets in the loft room and there are some height restrictions in the eaves. Please note access to the bathroom and loft room is via the open plan bedroom on the first floor. There is a courtyard garden to the rear of the property with an outside hose pipe and washing line. There are gates separating it from a property at the rear and next doors garden. There is flexibility with check-in and check-out times thanks to a key safe system installed. Well behaved dogs are welcome for a small extra charge. £10 per dog for entire length of stay. Maximum of 2 dogs. Please inform us upon booking if you will be bringing your four legged friend! Please note both sets of stairs are wooden and can be difficult to navigate for the elderly or guests with mobility difficulties. Children are welcome, infants also welcome but please bear in mind there are no stair gates or cots provided. There is no allocated parking space, instead on the street parking is on a first come first served basis and runs along the length of Brownston Street. The property is situated in the middle of Brownston Street. A public pay and display car park is available in Modbury centre and is reasonably priced.
The Georgian market town of Modbury is situated in an Area of Outstanding Natural Beauty surrounded by the rugged splendour of Dartmoor and the sandy dunes of the South Devon beaches less than 5 miles away. The town is well equipped with many independent food, art and gift shops along with warm inviting inns and restaurants. A well stocked Co-Op food shop is just a short stroll away, open 7 days a week from early until 10pm. Situated in the South Hams, the South Devon coastline offers many unspoilt beaches and fabulous coastal walks, with the stunning golden sands of Wonwell, Mothecombe, Bigbury on Sea, Bantham and Salcombe only a short drive away.

The house it’s self was incredibly comfortable and stylish. Couldn’t have wished for a better stay.

    Simple , clean spacious accommodation. The location is great for walking on Dartmoor. Lovely beaches are 30 minuets drive away. Good pubs and restaurants in close by.
    Suitable for a couple . There is space for a baby or young child. A cot could be provided on request
    Easy access to Dartmoor and many beautiful Devon beaches are 25 minuets away. 3 good restaurants within 3 miles of us .

    A superior modern and beautifully presented new home. Tastefully furnished to a high standard mixing modern pieces with Chinese antiques. Only a few minutes walk away from the market town of Modbury which is home to a collection of individual shops, bistro and restaurants. Surrounded by countryside with the beautiful sandy beaches of Bigbury on Sea, Wonnell and Mothecombe nearby. 25 minute drive to Plymouth, 15 minutes to Totnes and around 25 minutes to Salcombe.
    This is a very comfortable and attractive living space and would suit a professional person looking for a room that is a home away from home. It is in the heart of the beautiful South Hams and offers stylish contemporary living in the desirable town of Modbury. Small South facing garden with sunny rooms and safe and secure. Parking available, including locked garage if needed. Modbury has its own Fair which will run from 5th to 13th May with a whole week of activities. This house can also accommodate a couple as the bedroom is a double room with large wardrobe. There is a private bathroom with bath and shower. All facilities available including washing machine, tumble drier, dish washer, ironing facilities, towels and bedding.
    The neighbourhood is largely professional. It is quiet in the evenings and at weekends and it is a quick ten minute walk into the heart of Modbury town where there are 3 thriving pubs, an Indian and Chinese restaurant, bistro, post office, GP surgery, pharmacist, barber shop and hairdresser. There are also individual specialist shops plus a small Co-op store. There is also a thriving church.

  • Tilly gave me a very warm welcome to her beautiful home. The rooms were sparkling clean and I had everything I needed. The house itself was peaceful and quiet and the road also, but it was also easy walking distance into the lovely small town of Modbury. The bedroom was very comfortable and the private bathroom next door was perfect. I didn’t feel I was intruding on Tilly’s privacy as I had the middle floor to myself. We shared the kitchen but I didn’t use it for more than a cup of tea as I was eating with my sister locally for all meals, but had I needed to it was very clean and Tilly had said I could use it if I wanted to. There was a TV in the lounge which I could also use if I had wanted to. WiFi was also available. All in all, Tilly’s place was perfect for my circumstances and I would happily stay again if I needed to.

  • Tilly's house is on a new estate in the attractive little Georgian town of Modbury. The Development where the house is located is very pretty with some great views out towards Dartmoor. This is a relatively new housing complex and the facilities within Tilly's lovely town house are exceptional. She couldn't have done more to make me feel relaxed and at ease. Nothing was too much trouble and I felt at home almost as soon as I'd arrived. The house was spotlessly clean and I cannot think how anything could be improved upon. Staying with Tilly has been a wonderful experience and I cannot recommend her home and hospitality highly enough.

  • I really enjoyed my stay at this completely out of the way haven of peace! Stayed on a wet blustery night but the room was warm, cosy and had a lovely modern bathroom with a lush shower. The main house is extremely old and has loads of character and appears to be part of a farm, I didn't get the chance to meet the hosts but Charlotte communicated extremely quickly to any queries. Would stay again!

  • This is a great place, the accommodation is amazing. You get lots of living spare, with a high quality finish. I’d recommend it to all my friends, who’s looking to stay near the moors. Within the guild Michelle has put together for the area. We found some great places to eat. If you need a hearty meal, I would recommend the Ship Inn. It offers a very friendly atmosphere, great staff and locals.

It was really clean, comfortable, with everything you need for a fantastic break (Sky TV was a nice bonus for when we got in knackered after a long daytrip out!). The kitchen was well-stocked, so it was easy to have meals in. The real standout is definitely the location! Situated right on the edge of Dartmoor and a short drive from the beautiful South Devon coast, it was lovely to get immediately out into beautiful scenery. There were also plenty of shops and restaurants only a short drive away towards Ivybridge/Plymouth. The hosts were quick to respond and helpful throughout, and we briefly met Jim who came over after we'd checked in to check we had everything we needed, which was nice. All in all, a great place to stay!

    From your own, private terrace you can enjoy the fabulous views of the South Hams countryside and Dartmoor. Watch the most extraordinarily beautiful sunsets followed by an explosion of colour across the sky. As the night sets in, enjoy a glass of wine whilst wrapped up in a fleece throw provided and simply stargaze to the sound of owls hooting. Our pretty timber cabin is situated in a private location surrounded by fields but only a stone's throw from the heritage market town of Modbury.
    The cabin has two cosy bedrooms each with a standard double bed furnished with crisp cotton bed linen and with thick, fluffy white towels. One bedroom has an en suite shower and wc and there is a separate bathroom. The light and airy living room has comfortable sofas and is equipped with free Wi-Fi, TV/DVD player, Roberts digital radio, board games, books and a selection of DVDs for you to enjoy. The well equipped kitchen has a washing machine, tumble dryer, double oven, hob and a fridge freezer. There is a kettle, toaster and Nespresso coffee machine for your use. Olive oil and a selection of herbs are provided and enough muesli, milk, coffee and tea to get you started. French windows open from the dining area and take you to the decked terrace which has table and chairs and a gas barbecue. The cabin has central heating making it perfect for use all year round. The Nest is on a farm property so there is plenty of parking available.
    The Nest at Little Sheepham, is perfectly situated equidistant between the fabulous South Devon coast and glorious Dartmoor so for those of you who find it difficult to decide whether to go for a country holiday or a coastal holiday, this is perfect; you can have both! Our pretty local town of Modbury has a Co-op, butchers and delicatessen and is a lovely place to wander and explore the interesting shops, galleries, cafes and pubs. Treat yourself to coffee and cake at one of the cafes or visit the ancient Exeter Inn for lunch. Spend time at our favourite beach ( 15 minutes away) at the entrance to the Erme Estuary, part of the Flete Estate where parts of the films Sense and Sensibility and International Velvet were filmed. Bantham and Bigbury Beaches are 20 minutes away. The beautiful coastal town of Dartmouth is only 25 minutes drive away. It is easy to spend at least a day looking around the eclectic collection of shops or taking a boat trip up the River Dart to Dittisham or as far as Totnes. Dartmouth has some great restaurants and pubs. The pretty harbour town of Salcombe is a mere 20 minutes drive. If the sun is shining, take the passenger ferry across to Mill bay beach. Totnes makes for an interesting day's shopping in particular on Fridays when there is a colourful market in the morning. There are some wonderful coastal walks locally, some in particular offer the opportunity for a circular walk with a lunch stop at a pub! Take a trip onto Dartmoor and enjoy the wilderness but drive carefully as the native ponies, sheep and cattle roam freely. There are some amazing walks on the moor for all abilities from a short gentle stroll to a decent day's hike. There are some lovely villages to visit on the moors and some great cafes, farm shops and pubs to grab refreshments. We are only 10 minutes from the A38, making us not only easy to get to but also making a day trip to Exeter or a lunch at Rick Stein's in Padstow, Cornwall a real possibility.

    Our brand new beautiful two bedroom safari tent is located on the edge of a pretty village. A stone's throw from Dartmoor National Park and a 20 min drive to the Coast. The tent is set in its own 1.5 acre field. There are two excellent pubs a short walk away. Dogs welcome for a £10 cleaning charge payable on arrival.
    The tent has two bedrooms and is equipped with a king size bed and bunk bed. A fold out camp bed or travel cot is available on request. The beds are made up for your arrival with duvets, sheets, warm blankets and pillows. Towels are included. The shower room is ensuite with a flushing loo. There is electric lighting and power points. There are: - Two leather sofas - Dining table - Fridge - Induction hob - Kettle - Toaster - BBQ - Fire Pit - Picnic Table - Crockery - Cutlery - Deck chairs - Hairdryer The field is accessed by narrow country lanes. The village school playing field is next door so you can hear children playing outside of the school holidays. Cars can be parked in the car park/hard standing approximately 40m from the tent. If there is a north wind blowing some road noise can be heard at night. It is a rural area so there will the sounds and sometimes smells of the farm. Church bells can be heard on the hour, Thursday evenings and for Sunday service.

  • I implore you - please stay here. You won’t regret it. We stayed for a long weekend and we are already planning our next trip. Very seriously. We didn’t want to leave. The pictures do not do the tent justice, it will exceed expectations. It is beautifully put together with wonderful finishing touches (for instance, we had hot water bottles for each person staying which just made those fresh nights super cosy) The honesty shop is thoughtful and expertly stocked, making your stay even more relaxing with all the essentials (and more) a short stroll away. It was my birthday on our stay and Alex and her family left me a card on welcome which was a really lovely addition. The setting overlooking beautiful Ugborough, together with those church bells, wildlife at night and the peaceful stirring of Devonshire life, will guarantee you leave feeling refreshed and relaxed.

  • We stumbled across this looking for somewhere to add onto a 3 day break in Woolacombe. How lucky we were too! We wanted something a little different and that is what we got. We stayed with two young boys and a 6 week old baby. It was immaculately clean, had everything you needed, the beds were extremely comfortable. It has been designed so well, positioned looking out at stunning views, surrounded with greenery and wildlife. We sat under the stairs in the evening as we were lucky to have a clear night, it was beautiful. Alex was extremely helpful, we took her advice and visited Wembury Beach so the boys could go rock pooling. Lovely clean beach. The honesty shop is a brilliant idea and we made use of it by getting locally made coal for the BBQ. We were going to eat out but decided to make use of the BBQ both nights we stayed because we didn’t want to leave, and wanted to make the most of our time there. The little trail to the den area was great and safe for the children to play.   • A beautiful hidden oasis. Ideal spot to step off grid and completely relax. Despite feeling like you are a million miles away from the stresses of life, it was actually well located for trips to River Dart and Dartmoor that were only a short drive away. Every touch was well thought out to make our stay perfect. Fantastic friendly host who made us feel very welcome. I could not recommend this venue enough and would definitely like a return visit in future.

  • This was a really lovely weekend away with the best of both worlds , home comforts and the great outdoors. Alex and family have been a pleasure to deal with, the safari tent was spotless and full of charm. Everything we needed was there and to a high quality. The honesty shop was a great idea where we could buy items like charcoal and marshmallows , wood for the log burner and fresh food could be ordered in too.   • Lovely base for us this weekend celebrating my birthday. My husband and I met in Devon 10 years ago and we used Carol and Marcs place to introduce our 3.5 month old son to the county! Carol was brilliant with communication before and during our stay and the cake was lovely! Very comfortable stay and close to our favourite restaurant the beach house!!     Our beautiful bell tent in the stunning Devon countryside is the perfect place to stay to get away from it all. As part of a working farm, the campsite sells fresh eggs and is dog friendly. 15 min drive to the coast and plenty of nearby walks, the rural charm of this campsite is not to be missed! The tent can be furnished with beds for up to six people. Our campsite hosts a shower and toilet block, fridge, kettle and electric sockets. (Please note towels are not included).
    Our beautiful campsite is situated in South Devon, surrounded by the picturesque English countryside. Our bell tents are equipped with airbeds, bedsheets, duvets, duvet covers, pillows and pillowcases. NB towels are not included. Blankets and camping lights are also available on request. The facilities block has two showers, two toilets, two plug sockets, four USB ports, a fridge, washing up sink, kettle and tea and coffee. The communal space has seating, a tripod bbq/fire pit and we’ll leave a bag of logs to start you off. Hot tubs can be hired in from external companies and we charge an extra £50 to cover the cost of electricity needed for this.

  • Dunwell farm is located in a gorgeous green field with a lovely view of the Devonshire countryside. The tent was immaculately clean and beautifully furnished with lots of room for a family of four. The beds were very comfortable and very cosy. The farm is situated near all South Hams beaches and we visited lots of great places over the weekend. The communication was excellent and we received a really lovely welcome upon arrival. I will be recommending Dunwell Farm to my friends and family.

Modbury itself is a quaint market town with three pubs to explore, all within walking distance of our front door. Includes breakfast.     Based on a quiet road a few turns off the high street, our home is within walking distance of everything Modbury has to offer. Our house is an upside-down house, with our guest rooms and private bathroom based on the ground floor, with our living space on the 1st and 2nd floor. Our main guest room (pictured) is a light, clean, roomy bedroom with a double bed. There is ample space to unpack, with a tall wardrobe and a chest of drawers. The window looks out onto our very quiet street and feels very private. In winter, you won't be cold, with central heating and extra blankets provided for your comfort if needed. If we are in during the evenings, you are welcome to join us enjoying our open fire in the living room. In the summer, we can provide a fan if sunny Devon gets too much for our guests! You may also feel free to take advantage of our 1st floor sun-trap terrace. Free parking is available on our street, with an often unused spot directly across from our house. In the rare occasion this is filled, you can find other free spaces on the nearby streets. As mentioned above, we are pet friendly and have our own Cocker Spaniel puppy. The dog is not allowed in the guest room and is kept separately upstairs, so interaction can be kept to a minimum if required. Included in your stay: - Free fast WiFi - Continental breakfast with fresh fruit (let us know if you have any dietary requirements and we will try to cater accordingly).     Modbury is a charming small market town, with a quirky edge (proudly claiming to be the first UK town to ban the use of plastic bags - since 2007!) With modern amenities such as pubs, takeaways, art galleries and cafes, Modbury is also steeped in history, the town itself having been recorded in the Doomsday book. Modbury means "meeting place" in Old English. Modbury is ideal to access everything that South Devon has to offer: A walkers paradise, with Dartmoor, the South West Coast Path, South Devon Area of Outstanding Natural Beauty, and a variety of heritage trail walks around the town itself. If it is the sea that draws you, you cannot beat Bantham, Bigbury on Sea and our personal favourite, Mothecome - all a short drive from Modbury.

The road down to the Cottage is very narrow and whilst there are only a few houses, be prepared to meet tractors, horses, cyclists etc. Lance was a fabulous host, responding to messages promptly. His chat through some of the local areas was very useful for us. We would highly recommend staying here.

  • This is a really lovely cottage, beautifully appointed with tonnes of kitchen kit and even some appliances which were very useful for us! There is also a full Sky package which was an unexpected bonus but very welcome for the cosy nights by the fire. The location is gorgeous and we enjoyed some lovely walks up through the vineyards. Although worth noting that it isn't walking distance to anywhere so you do need to drive if you want to pop into Modbury or surrounding villages. We loved our week here and wouldn't hesitate to recommend it.

  • We (me, my husband and two small children, aged almost 3 and almost 6) had a lovely stay in Whitsun week in Jenny’s place. It was well maintained, clean and exactly as advertised. Chris made the check-in pain-free and helpfully provided a bed guard for us to fit on one of the beds in the second bedroom for our youngest who is still in a cot at home. We didn’t need any further assistance during our stay but it was good to know he was there had we experienced any issues. The site facilities are excellent and we used the swimming pool on every evening of our visit, and mostly had it to ourselves or with a few others. The site was quiet, well maintained (lawn mowed during our visit) and very tidy. The location is great for anyone wanting a stay close to the sites and attractions of South Devon. We would definitely consider returning again in the future.

  • We had a fabulous three night stay here last weekend! Very easy and stress free, from checking in to checking out. The lodge was spacious, clean and comfortable and in a fabulous location, within easy reach of Modbury town and the coast. The beds were so comfy and the bedding was of a high standard. The hosts had left us Devon Scream Scones which were delicious, a lovely touch! Good quality tea, coffee and milk also provided. We had full use of the small gym, a large swimming pool, steam room and a sauna, which was a god send on our last day as the weather was horrendous ( nothing to do with the hosts) ! I would also recommend The White Hart Inn, in the village of Modbury which serves fantastic food and wine at very reasonable prices.     This is a quirky little apartment in a converted Victorian hospital. Small, but perfectly formed, with modern decor and everything you might need to make your visit to Dartmoor comfortable.
    The Nook is a self contained studio apartment. There is one main living space with small kitchenette and shower room with sink and toilet. Upstairs is a galleried mezzanine bedroom.
    The Nook is situated in a quiet family orientated village. There is fantastic community spirit and residents take pride in the environment. We are situated right on the edge of the moor and can walk up onto it straight from the village. From the top of the nearest beacon, you can look across Dartmoor to the north and east, south to the sea and west to Plymouth Sound. There is a village pub within walking distance, although it is all up hill on the way home. There are some lovely pubs locally to eat at, including the Michelin starred Treby Arms, which is a short drive away.
  • We had a great stay at The Nook. The space is well optimised and the hosts have made sure you have everything you need (my husband would like me to mention the top notch DVD collection in particular!). We enjoyed walking around the village and experiencing the peaceful countryside atmosphere. Having the town close by was convenient and being able to walk straight onto the moor for a bit of exploring. Our dog had a brilliant time! We would happily recommend a short break at The Nook for two.

    The house is set over 3 floors. The ground floor has a kitchen/dining room, games room, entrance hall and toilet. The games room with pool table, Xbox and dart board is an ideal escape room for the children or for fun with your family and friends. There is a courtyard garden to the rear of the property where you can enjoy sitting out around a firepit. The middle floor boasts a spacious sitting room with great views over the village square. In here you will find a TV, DVD player and a cupboard full of games. The family bathoom and master bed room with ensuite can also be found on this level. On the top floor there are more great views over the surrounding countryside. This level provides a further 3 bedooms 2 twin rooms and a kingsize double room.
    A traditional Devon village based around a village square which the house is on with the parish church at the top of the square. 2 fabulous pubs, the Ship and the Anchor are both only 1 minute walk from the house.     My place is close to Modbury, South Devon. You’ll love my place because of its peace, rural location and lovely views. Close to Kingsbridge, Salcombe and South Hams coastline walks.. My place is good for couples, solo adventurers, and business travellers.
    The apartment is a self contained wing of a devon longhouse, in a quiet setting one mile from Modbury; a lovely place to retreat , with books, open fire and TV available. Nights are quiet (apart from the occasional barn owl) and the lack of light pollution means you can see the myriad stars. Modbury has three pubs, all serving food, a bistro and two takeaways. It's a friendly, all year round community. The towns of the south hams (Kingsbridge, Salcombe, Totnes) are all within easy reach, and Dartmoor is fifteen minutes to the north.
    Beautiful devon countryside surrounds us. Our neighbours are south devon cattle on one side, and horses on the other. Modbury is an attractive Georgian town which was the first town in the UK to go 'plastic free', over five years ago.

  • We had a great weekend staying here. The barn is lovely and really big - it slept 11 of us comfortably. The upstairs room is huge and really lovely, it is even better than the photos. The downstairs is all underfloor heating so lovely and warm - we were a bit too warm at night but I imagine in winter this is very welcome! The location is great and easy parking. It was very quiet and peaceful. Communication was great. There were a small amount of logs provided but we picked up some more from the local garage. Kitchen was well equipped with lots of plates, glasses etc. All in all a great stay.

  • This spot is fantastic. We stayed there for my daughter’s wedding and it was the perfect venue. Plenty of space for the pre-wedding guests from around the world to pop in for a cuppa or a drink. Also a lovely setting for her to get dressed in and have some stunning photos taken with her Bride Tribe. We only had three nights there but would have loved to stay longer. Two or three families who popped in asked for details with a. Kew to staying there in the future. Would highly recommend.

  • Ten of us needed a place to stay for a friends wedding, and decided to travel down from London and make a long weekend out of it. The property is stunning, and had everything we could need and more! Fabulous evenings getting the BBQ going, long afternoon dips in the pool, a massive kitchen island for everyone to congregate around, and so much space that there was a risk of getting lost, and certainly no issues in finding a bit of peace and quiet when you wanted it. Lance was super helpful, and quick to answer any questions we had. There's a lovely beach (Bigbury) about 20 mins away. All around the property is just countryside, the views (and sunrise / sunsets) are stunning. It really feels like you've got away from it all. It was a great stay, and certainly beats a pokey hotel room without a doubt. It was a real bonus being able to cater for ourselves rather than depending on eating out. The weather was glorious, but the property is so spacious that I don't think you'd feel shut in if it turned a bit rainy. If you're thinking of booking this, my advice would be go for it!

Chain House dates back to the 17th century and is located in the heart of Modbury, in the beautiful South Hams area of South Devon. Whether you're visiting Modbury for a particular event, for a relaxing short break in a beautiful area, for a family holiday close to Devon's stunning beaches, or for a more energetic outdoor holiday, Chain House provides the perfect venue for your stay.
    Lou's family have lived in Chain House since 1960, and in recent years we have restored the house to make it both extremely comfortable and easy to live in, while at the same time retaining all of its original character, features and architectural integrity. At the back of the house, which dates back to Tudor times, we have created for our guests an entirely private and spacious self contained wing which overlooks, and is immediately adjacent to the lovely walled garden. - The guest wing is attached to the main body of the house but has its own entrance/front door from the garden side, it's own very well equipped kitchen/diner and an elegant and spacious drawing room. - There are three double bedrooms and altogether we can sleep up to eight people. On the top floor Bedroom One is a particularly gorgeous and huge room spanning the full length of the building. It has an ensuite bathroom, and a separate single bed as well as a king size bed, should it be needed for 'family' accommodation. Please note that due to architectural constraints this bedroom is not accessed via a conventional door, but has a heavy curtain at the bottom of its own staircase, separating it from the lower floor for privacy. Bedrooms Two and Three are on the first floor below. Bedroom Two is slightly larger with both a double and a single bed once again allowing for extra sleeping space. Bedroom Three has one double bed. These two bedrooms share a very well appointed bath/shower room. - TV, WiFi, Hairdryers, Tea/Coffee making facilities, are in all bedrooms. - Perfect for any guests - walkers, surfers, sailors, golfers, or just plain relaxing. Chain House offers space, warmth and comfort throughout the year, located in the heart of vibrant Modbury, yet providing a quiet haven of peace and tranquility. The surrounding countryside is stunning, designated an area of outstanding natural beauty, and the views from the house open across the rooftops to meadows beyond. It is perfect for small family gatherings, or groups of friends to relax and explore the area. MODBURY: Lying sandwiched in a hollow between the South Devon Coast and Dartmoor, rimmed by gently undulating hills and meadows, Modbury is a small and ancient market town. The area is particularly attractive for those who enjoy the outdoors, with a myriad of activities including sailing, surfing, riding, golf, and walking/hiking. Culture and history are incredibly rich and diverse in Devon. There are more National Trust properties than any other county, ranging from medieval cottages to the Lutyens' Castle Drogo, the last castle to be built in Britain. The South Hams has become a gastronomic destination in its own right, with local producers of cheeses, meat, fruit, vegetables and more recently wines as well, featuring prominently in our shops and restaurants. Visits to the Farmer's Market in Kingsbridge and the famous Markets in Totnes and Tavistock are a delight not to be missed.     Our beautiful bell tent in the stunning Devon countryside is the perfect place to stay if you want to get away from it all. As part of a working farm, the campsite sells fresh eggs and is dog friendly. 15 min drive to the coast and plenty of nearby walks, the rural charm of this campsite is not to be missed!     Explore all that South Devon has to offer from our doorstep in Modbury! Our base is ideally placed: a short drive to the coast, as well as 15 minutes to Ivybridge, the doorway to Dartmoor. Modbury itself is a quaint market town with three pubs to explore, all walking distance of our front door. Includes breakfast. We are pet-friendly and have our own Cocker Spaniel who lives upstairs with us. Interaction as guests prefer. We also rent 1 room out individually (see our other reviews!)
    Based on a quiet road a few turns off the high street, our home is within walking distance of everything Modbury has to offer. Our house is an upside-down house, with our two guest rooms and private bathroom based on the ground floor, with our living space on the 1st and 2nd floor. Our guest rooms are clean, roomy bedrooms with a double beds each. Room 1: There is ample space to unpack, with a tall wardrobe and a chest of drawers. The window looks out onto our very quiet street and feels very private. Room 2: With french windows out to our garden, our second bedroom is airy and light. In winter, you won't be cold, with central heating and extra blankets provided for your comfort if needed. In the summer, we can provide a fan if sunny Devon gets too much for our guests! You may also feel free to take advantage of our 1st floor sun-trap terrace. Free parking is available on our street, with an often unused spot directly across from our house. In the rare occasion this is filled, you can find other free spaces on the nearby streets. As mentioned above, we are pet friendly and have our own Cocker Spaniel puppy. The dog is not allowed in the guest room and is kept separately upstairs, so interaction can be kept to a minimum if required. Included in your stay: - Free fast WiFi - Continental breakfast with fresh fruit (let us know if you have any dietary requirements and we will try to cater accordingly). If the weather is warm enough, this can be served on our terrace over looking the hills. - Towels, including beach towels if required - Hair dryer - Access to iron/ironing board - Access to our courtyard garden & terrace - Use of washing machine/tumble dryer if required
    Modbury is a charming small market town, with a quirky edge (proudly claiming to be the first UK town to ban the use of plastic bags - since 2007!) With modern amenities such as pubs, takeaways, art galleries and cafes, Modbury is also steeped in history, the town itself having been recorded in the Doomsday book. Modbury means "meeting place" in Old English.

    Tuckers Brook House is a large modern detached house in a quiet part of the historic town of Modbury, just 2 minutes walk from the shops. The house was redecorated in 2019, and each room is stylish, modern and has been professionally designed by an interior designer. Please note that this is our main family home and it is available for rent while we are on holiday, so please take good care of it. Please look after our rabbits - 2 cute lionheads called Trixie and Leia!
    Ground Floor: - Entrance hall with cupboard under stairs for coats and shoes. - Garage with storage for bikes etc. You're welcome to use the running machine, weight bench, and borrow our 2 kayaks (with soft roof rack for your car) and body boards. - King sized bedroom with tea and coffee making facilities, plus en suite bathroom with shower (Bedroom 2). - Office with plenty of desk space and wi-fi printer. 1st Floor: - Large living room with L-shaped sofa, double sofa, armchair plus bench and footstool. Wall mounted TV with Sky+, Netflix and Amazon Prime Video. CD player. - Large kitchen diner with seating for up to 8 people, microwave, double range cooker with 5-burner hob, kettle and coffee machine. American-style fridge freezer. - Playroom with plenty of toys and games, plus single sofa bed with pocket sprung mattress. (Bedroom 5) - WC with toilet and sink. 2nd Floor: - Master bedroom with superking bed (2 singles which can zip together), with en suite bathroom with roll-top bath, toilet, sink, bidet and separate shower cubicle. (Bedroom 1) - Double bedroom. (Bedroom 3) - Single bedroom with desk. (Bedroom 4) - Family bathroom with toilet, sink, and bath with shower over. Outside: - Driveway to side of house, and plenty of parking outside. - Steps up to back garden, which is also accessible from the living room and kitchen. - Behind the house - Table and chairs for 6 people, brand new patio and sun deck, plus hot tub. Completely private and not overlooked by neighbours. The hot tub has seats for 4 adults, plus Steps up to upper levels of garden (which includes a secret passageway along the back of the entire garden, which children love!). - Side garden - the patio area leads to a side garden, which consists of lawn with beautiful flowerbeds and has a children's slide. Our rabbits Trixie and Leia live in this part of the garden, and we will provide information on how to look after them. - There is also a communal garden at the bottom of the street, with swings, a toddler slide and various toys in the shed. This is available for everyone in the street to use. Hot tub: - Jacuzzi 335 hot tub. - 4 seats for adults ( 1 lounger + 3 standard seats), plus 3 higher seats ideal for children or cooling down. - Waterfall neck massager. - Adjustable jets. - Adjustable temperature. - Remote controlled outdoor lighting - fabulous when using the hot tub after dark!
    We live in an incredibly quiet street with plenty of parking. There are lovely shops and cafes on Modbury high street 2 minutes walk away, plus 3 pubs. There's a shared play park at the bottom of the street with swings and a small slide, and the main playground is near the school at the top of the village, behind the Memorial Hall.
  • This is a lovely house, set in a quiet cul-de-sac that is barely 2 minutes walk from the centre of Modbury which is delightful. There's plenty of places to eat and the local deli and butcher had lots of good, locally sourced products. There are lots of lovely walks from the house around Modbury and the gorgeous countryside surrounding it. Salcombe, Bigbury and other great seaside towns provide great beaches, good eating and stunning coastal path walks only a few minutes drive away. The house was very well equipped and spotlessly clean. The beds were comfortable and there's plenty of amenity space. There's also good seating outside should the weather be fine. Communications with Katie were clear, warm and very prompt. Don't be put off by the need to cater for the rabbits, particularly if your party includes children. Ours loved Trixie and Leia, and it only took 5 mins to feed them each day. Highly recommended!

  • We highly recommend this venue - we've just had an amazing family get together for a 50th birthday - the setting is beautiful, the hosts were so helpful and the facilities were great - shower/kitchen block, BBQ/fire pit, clean and well presented tents with all the beds fully made up - all just perfect! We also had the place to ourselves and plenty of room for 15 of us in the 5 tents! On the hosts recommendation we also hired in a hot tub through Mr Hot Tubs which was great! All set up and warm for us when we got there! :-)
