  • Honestly it doesn’t get more magical than this. The house has a captivating view that can be appreciated from any level (the loft bed, the deck, or at the kitchen sink) and is well equipped for cooking simple meals and conveniently close to town for groceries. Highly recommend this spot to unplug and relax—it was the perfect size for two guests and the record player was a sweet touch.

To insure your health and safety, we sanitize all hard surfaces, steam clean all soft surfaces, and maintain rigorous cleanliness standards. Close to everything, far from everyone. Due to Covid-19, Town of Woodstock prohibits stays under 14 nights.
    Our little cabin is made and furnished with great care and attention to detail. The space is comfortable and homey, bright and flooded with fresh mountain air. Many of the pieces are hand made and those that are not were chosen for both their aesthetic and functionality. We offer high speed internet access, full service internet TV, Netflix, and a full kitchen with every utensil and pot/pan you need (we've been to a bunch of airbnb's and we hardly ever saw a decent sized spaghetti pot!) and hand crafted bathroom with shower. The views from every window are exquisite - from the front we have miles and miles of national park that change in appearance every day. Whether its covered in fog, changing leaves, bright sunshine or fresh snow Mount Guardian delivers a constantly changing and stunning landscape. Enjoy your morning cup from one of the hammock chairs, the couch, or with a newspaper at the kitchen table... At night , forego the tech and curl up in front of the fire with one of our books, or set up a board game with a glass of wine. The place is cozy warm in the coldest months, and although we have air conditioning, its rare that you'll need it. When you're ready - jump into our queen sized memory foam bed before deciding to get one for yourself (yes - its that good and we're happy to share the details). and gaze up through the skylight at the stars. If you're used to sleeping with constant light and noise you'll be amazed at how well rested you feel after just a couple nights on the mountain. Skiers- we can't guarantee the snow, but the cabin is 20 miles from Hunter, 31 miles to Windham, and 36 miles to Belleayre. Inquire about our mid-week skier specials (Sunday night through Friday morning). We are pet friendly, but only small and medium sized dogs (sorry, we can't allow cats). We charge a cash deposit on arrival, and return it to you at the end of your stay. If you would like to bring a dog, PLEASE SEND AN INQUIRY (DO NOT USE INSTANT BOOKING). We have some pet guidelines which you need to read and agree to first. Nothing huge or surprising, but due to some irresponsible pet owners, we like to be clear before you book. If you are planning to come by motorcycle, PLEASE send an inquiry (do not use instant booking). Special Events in the area: June: Taste of Country and Mountain Jam at Hunter Mountain (Both are great by the way!) June through October: Usually something just about every weekend. Check out what is going on at Levon Helm Studios, Bearsville Theatre, the Colony, Maverick Concerts. Many other music and theater venues a little farther off. Mid October: The view of the changing leaves is spectacular Mid October: Woodstock Film Festival. Book early. This brings big crowds to our little town. Late October: Woodstock Luthier Festival November: Halloween in Woodstock is an event not to be missed. Half for the kids, half for all the folks around here who haven't abandoned their 8 year old. A LOT of fun. Christmas: when Santa comes to Woodstock, most of the town turns out for the welcome party. Like no other.
    The cottage is set in the secluded woods of Mt. Guardian, four miles from the center of Woodstock. Explore artist workshops and colonies, excellent music venues, great restaurants, bars, and plenty of cool little shops. Hiking, skiing, swimming, and tubing are all nearby. Licensed massage therapist available next door or in cabin (please book in advance). It's beautiful up here every season- spring and fall are magical, summer swimming, tubing, exploring and winter skiing and times by the fire.
  • 10/10 would recommend to everyone I know. Can’t wait to come back to this lovely little getaway! Loved everything from grinding the host’s fresh roasted coffee and enjoying a cup each morning and evening on the porch, to easy-to-assemble fires thanks to the well thought out guidebook. Open the door and lounge on the Eames chair and listen to the symphony of birds. Harvey was very friendly, welcoming and easy to communicate with. We appreciated his hospitality so very much.

Please note that the owners live next door, who are very nice and welcoming, also live next door, so if you're looking for something complete complete privacy, this isn't the place. Still, it's clean, well done and styled, and a nice stay overall.

  • What a top notch cabin! My wife and I stayed here to celebrate her birthday weekend. Harvey and Linda made us feel right at home. The cabin was beautiful and spotless. They were extremely accommodating and gave us plenty of ideas for things to do, places to eat, etc. We also really appreciated the welcome book and guide that was provided at the cabin. It made our stay as easy as possible. We loved our stay here and we would absolutely recommend it for anyone looking to enjoy a quality stay in the mountains.

    Welcome to Catskill Getaways in Phoenicia! Your fabulous getaway starts with a scenic drive to the Catskills and a stop at one of the farm stands for provisions. Take a break from the city without having to travel far. It’s just 1 hour and 50 minutes from the George Washington Bridge to our quaint and cool hamlet of Phoenicia. Once you breathe in this glorious mountain air and see the Esopus Creek (really a river) you'll agree -- the living is easy! You have the best of all worlds. Catskill Getaways is a former half-acre bungalow property at the base of Woodland Valley, almost a mile from Phoenicia. The Esopus Cottage has been thoughtfully renovated and features a nicely stocked modern kitchen, a luxurious marble bathroom with large shower and radiant heat, a separate bedroom with a queen sized-bed and quality linens. There is also a sleeping loft with a full size futon mattress which we can make ready at your request. If you've never experienced a gas fireplace, it radiates the same heat as a fireplace without the work. There is also a private open porch and a seasonal flower / organic veggie-herb garden in the back. There's strong wireless access. We use high quality, non-toxic cleaning products to ease our footprint on the environment and to help guests with chemical sensitivities. No need to compromise. It’s all good … crisp, fresh and clean lodgings, impeccable attention to your needs, a perfect location and competitively priced. Booking Information: While booking please remember that we have a 3-day minimum for holidays. Our rates are based on a 2 person occupancy, and we have weekday / weekend / holiday rates. There is a per night fee for each person over 12 years; there is no charge for children under 12. Please let us know if you are bringing children and provide their ages to make sure we can accommodate everyone comfortably and safely.     The Esopus Cottage is located on quiet, safe, historic, residential neighborhood at the foot of Woodland Valley, near the best hiking and skiing in the Catskills.   • Alma & James’ home was exactly what we needed for a low key weekend getaway! We truly felt like we were at home at this beautiful cottage. The loft is very sweet and romantic and the home feels spacious even though it looks small from the outside. I only wish we could have been here during the summer so we could enjoy the outside tiki bar!

I particularly enjoyed the book of information and recommendations that they left which I found very helpful.   • We enjoyed our short stay at the cottage! The space was perfect for a couple and it kept nice and warm with the lovely fireplace. We were able to cook our meals in the home but there are definitely food options nearby. We would recommend for couples or even larger parties as they have a few other homes on the property and they all share a backyard. Thanks for a great stay!

    The studio is located in Willow, one of the hamlets of Woodstock, on a scenic road with very little traffic. Take a stroll at sunset down our street and enjoy some of the most beautiful mountain views around. It’s a short drive to Phoenicia.

The design was lovely, sitting by the gas fire place curled up with one of their many extra soft blankets, and watching the sun setting over the beautiful mountains was absolutely amazing. The studio is detached from the main house, but above a garage or working studio, so you’ll hear the hosts when they are in that area, but otherwise it’s completely quiet. I love that it’s so near Woodstock and all the amazing food and shipping there. I would definitely book again!

  • This place was exactly what my boyfriend and I needed and more! We were looking to find a cute place in Catskill Mountains to get away from all the chaos in the city and this was definitely what we got. Chase included so many nice touches such as having an abundance amount of toiletries, fresh towels, so many options for body soap and even shampoo. All we had to do was just bring ourselves, some clothes and head down here literally! The decor of the studio was seriously to die for and don’t even get me started with the fireplace (OH MY)... this fireplace was the highlight of our mini weekend getaway because we had the luxury of enjoy a wine bottle and watching some Netflix during the night! The shower area was my most favorite because it had an open concept layout and was just the coolest thing ever. The location even was amazing with beautiful scenery and it was close to a downtown area called Woodstock! We were able to venture out to Woodstock and have a walk and even came by a liquor store that offers wine tastings on Saturdays (major plus!!!) My boyfriend and I were truly obsessed with this Airbnb and we hope to come back very soon! Thank you Chase for providing such great service and for sharing this beautiful spot with us!

  • Warm, cozy, bright, and cheerful. This was the perfect quick getaway from the city. The space was exactly as pictured and was perfect for a relaxing mini retreat. The space being heated by a gas stove made to look like a wood stove was super cute and cozy, the shower area was unique and artful (creates from reclaimed wood and such) and situated in an interesting location in the space. The creek right outside was a perfect view with so many windows looking out towards the trees and mountains. I definitely plan to return!

Our cozy and romantic cottage with outdoor hot tub and fire pit offers the feeling of complete seclusion but only a couple of minutes walk from Phoenicia's Main Street. Completely fenced off from neighbors . you won't see a soul. Hike the mountains from our backyard on the beautiful Tanbark Trail.
    Due to the coronavirus, we’re taking extra care to disinfect frequently touched surfaces between reservations. We're leaving at least four days between any reservations. Luxurious spacious cottage with private entrance and large outdoor hot tub in its own fenced in courtyard. Feels secluded, but only 2 minutes walk from little town of Phoenicia (population 300)- recently voted one of the six coolest small towns in the US by Budget Travel Magazine! Spend a weekend or week here in the quiet of the Catskills countryside, surrounded by mountains and pristine nature. Some days you'll hardly see another soul. Our cottage is architect designed with attention to detail- beautiful cedar lofted ceiling with skylights, bamboo floors and glass doors overlooking a lovely secluded bluestone courtyard . Super comfortable memory foam Queen size bed and fold out futon. Beautiful hand crafted bathroom with river stone shower, Italian tiles and skylights. Wi fi and free Netflix movies via Roku . You'll love the private hot tub (exclusively for your use) offering uninterrupted views of the stars and unrivaled relaxation and muscle soothing after a day's hiking or skiing and marshmallow roasting opportunities in our outdoor fire pit Perfect for couples seeking a quiet romantic getaway. Our cottage has a little kitchenette with sink, hotplates, microwave, fridge, coffee maker and basic utensils- great for preparing breakfast and small meals . There is a little charcoal grill in the courtyard for tasty barbecues or roast marshmallows on our firepit. Visit the Phoenicia Supermarket in town (open until 11pm) for basic and not so basic supplies. Trailways bus direct from the Port Authority in NYC will land you within a couple of minutes walk from our cottage. Miles of pristine hiking trails await, easily accessible from behind the cottage on Phoenicia's historic Tanbark Trail. You'll enjoy amazing views of Phoenicia and surrounding mountains as well as hike through untouched woodlands and see little waterfalls and streams along the way. Dining options are abundant and close at hand. Brios has great wood fired pizzas. Tavern 214 has the classier cuisine. The Phoenicia Diner on Route 28 is amazing for farm to table brunch and was just written up in Vogue Magazine. The new "Pines" is definitely worth a visit- just 5 minutes away in Mt Tremper. Drive 10 minutes to dinner at The Peekamoose for locally sourced produce cooked with love and flair in a beautiful setting. The world class Emerson resort and Spa is three minutes away and boasts a wonderful cafe for healthy lunches and coffee as well as offering an array of spa treatments. Find something surprising at The Mystery Spot or visit our friend Dave at the Tenderland Home for some wonderful gift ideas. Monthly art openings at the Arts Upstairs are a blast and classic movies and home grown theater take center stage at the Shandaken Theatrical Society Theater. Swimming is just across the street in the Esopus Creek . Ask Kerry about "secret " swimming holes close by. Woodland Valley just around the corner offers a beautiful and quiet six mile road perfect for cycling. A haven for lovers, writers, artists, musicians, and outdoor enthusiasts alike. Well behaved dogs welcome for additional $25 per night per pet (please contact Kerry before making a booking if you are a pet owner). The courtyard is fenced off so it may be possible to let dogs outside off leash. The Parish Field out the back of our properties is perfect for dog (and human) walking- it accesses the clearly marked Tanbark Trail which takes you up into the mountains and offers wonderful views of Phoenicia and surrounding mountains. Plase advise Kerry if you wish us to make up the fold out futon - there is an extra charge of $25 . Our cottage consists of one large and beautiful studio space with bed, couches, cafe table, kitchenette etc all in one space- the bathroom is accessed from a door from the studio space.
    Phoenicia is Old World Americana- a hidden gem of a town on the verge of rediscovery. Nestled between the foothills of Mt Tremper and the Esopus Creek, this little town is something special!

  • Kerry’s home was simply amazing! My boyfriend and I went out to Hunter Mountain and received an amazing experience. Kerry was very prompt with messaging. She gave us great advice on which mountain to go to and what activities were around. It’s a very small town but everything is local. There’s a diner/pizzeria up the street (walking distance) which had the most delicious dessert and food! Kelly’s cozy cabin style home was very clean and comfortable. We enjoyed everything from the stoned shower, starting a fire, and the hot tube. I would definitely return!

    Our cottage is a renovated 1920’s fishing cottage. The wood floors and river rock fireplace are original. But everything else has been updated to ensure comfort and convenience. Prepare delicious meals on the gas stove and granite countertops or outdoor gas grill. Make use of ample counter space and cooking appliances. Keurig coffee maker, toaster oven and blender are all available for use. Take a step out the double French doors to a private space and follow the forest trail down to the river. Or take a walk down our quiet street to the bridge that spans the Esopus creek. Watch the tubers, grab your fishing poles, or just enjoy the water. Built with love in 2015, the Zen Cottage is tucked in the corner of a half acre property. It features an open floor plan, stocked modern kitchen, a luminous living room, a comfortable spa-like bath with radiant heat, a light-filled bedroom with a queen sized-bed and quality linens, an your own porch. If you've never experienced a gas heat stove with a viewing window, it heats and looks like a wood stove without having to feed the fire. There is strong wireless access, cable TV. A seasonal flower / organic veggie and herb garden is outside your door. We use high quality, non-toxic cleaning products to ease our footprint on the environment and to help guests with chemical sensitivities. It’s all good … crisp, fresh and clean lodgings, impeccable attention to your needs, a perfect location and competitively priced.     The bungalow has two floors. Upstairs you will find two queen sized bedrooms along with a full bathroom. The back bedroom has a quaint Juliette balcony for looking longingly at the mountains or star gazing in the evening. Downstairs is a spacious living room with a 43” 4K TV (Apple TV with Netflix, Hulu, Prime etc). Sofa bed can sleep an extra guest. A separate sunroom/den with sofa bed in the back provides a cozy oasis to curl up with a good book and/or a 3rd bedroom for another guest. A large kitchen has a gas stove, full-sized refrigerator, pots & pans, dishes and all the comforts of home. Spices, coffee, oils, coffeemaker, teas, basic pantry items and all the necessities to cook with are also provided. Off of the kitchen are large sliding doors that open on to a wood deck that has a gas grill and the most amazing honeysuckle vine that attracts hummingbirds every day! Beyond the deck, there's a lovely private yard for a game of croquet or sunbathing or relaxing around the fire pit. Downstairs there is another full bath with an antique claw foot tub. Soak in the tub after a long day of hiking and exploring- epsom and bubble bath provided! Washer/dryer for your use in this bathroom as well. Out front is an old time porch with a couple of restored antique rockers to sit back and enjoy the moment. Additionally there is fast Internet, a selection of books, dvds & board games, yoga mats, tent, chairs to bring to the lake, croquet set and two bicycles. Crickets, fireflies and peace & quiet -no extra charge! All guest are provided with our hand drawn map of all our favorite points of interests in the area! We can make arrangements for up to 6 guests utilizing sofa beds in the sunroom and living room. Please message us if you have more than 4 guests.

  • My family of four loved staying at Bungalow Beauty! The location was fabulous and we enjoyed skiing three out of the four local mountains while there, all five days! We loved hitting up the Phoenician Diner in the mornings before heading up to ski. We also recommend going to The Pines restaurant for dinner...yum! Normally we stay in very cramped quarters on ski trips so it was so nice to have a roomy place where we can enjoy the cozy living space and cooking in the kitchen! The house is super stylish and bright with many cute touches. We especially enjoyed all the comfy blankets, smart tv, and blasting the furnace as the notebook suggests for just a short time when we returned from skiing. The house uses baseboard heating and the temperature is set just right. We did not want to leave! Our only complaint was that the beds were not as comfy as we'd like them to be and we hope Emily will consider an upgrade to the mattresses, but overall we loved our stay and would definitely return next year!

  • I chose Emily’s place to celebrate my fiancé’s birthday and it was perfect! My fiancé and the couple that we stayed with absolutely loved the space. It was so warm and welcoming with thoughtful touches. The entire space was very comfortable for the 4 of us, and the beds were perfectly comfortable. Everything we needed was available, from hair dryers to contact solution and toothpaste, and the full kitchen was perfect for dinner and breakfast at home. Every pot and pan we needed was there for us, along with spices. We also loved the tub and the fact that we could relax at home with some TV after hitting Hunter Mountain for some snowboarding! The location was lovely as well. We easily were able to head to Phoenicia Diner, Peekamoose Restaurant and Jessie’s Harvest House for breakfast and dinner. Overall a wonderful stay! We’d love to be back and I would highly highly recommend to anyone looking for a weekend away!!

    Booking March - November! Enjoy falling to sleep to the sound of a mountain stream in this tranquil cottage surrounded by Catskill Park woodlands. Spacious two story cottage with creative space for writing. Across from the Esopus stream & one mile to Phoenicia.
    We affectionately refer to our guest cottage as "Phoebe Cottage" due to the nesting Phoebe's that return every year and take up residence under the eaves of the entrance. Depending on the time you stay with us you may get to see the little fledglings take their first flight. This cottage is definitely an escape. It is nestled up the mountain about 150 yards from the road (either referred to as Old Route 28, or Old Plank Road to the locals, or Mt. Tremper-Phoenicia Road, by new mapping software) which winds by the Esopus Stream. It is surrounded by Catskill Park wild land. You can go out your door and stroll up the mountain, or there are many trail-heads in the area you can take advantage of. The only other home you will see is our home across the drive-way. You will have your privacy but also the security of someone nearby to answer any questions. Your views will be of woodlands, streams, mountains (in early spring and fall before the foliage fills in), and the gardens we have cultivated. The downstairs of the two story cottage features a comfortable living space with roomy day bed that sits in front of a large picture window. The day bed also doubles as a very comfortable twin bed for a third guest. The drop leaf dining table seats two to four people and is positioned in front of a lovely propane soapstone stove to warm up the room should you be staying with us during the cooler months. The kitchen is well appointed to accommodate your needs, including toaster oven, microwave, electric tea kettle, small refrigerator, French press and a drip coffee maker, double electric hot plate, blender, crock pot, fondue pot, etc. Please note there is NOT a traditional stove top oven...there is a decent size toaster oven and two burner electric hot plate. Upstairs is one large great room with a queen size bed, dresser, night tables, rocker, and antique desk. There is a closet and a large farm table that spans the width of the room. When sitting at the table you are looking out onto the tree tops and mountains. It is perfect place to write with plenty of room to stretch out your papers and books, or work on an art project. And in-between the bedroom and the table is a nice size open space with a high chapel ceiling. A perfect place to stretch out a yoga mat. Outside the cottage there is comfortable lounge seating and a charcoal grill available for your use (you will need to provide the charcoal/lighter fluid). Please note: The cottage does NOT have AC, but we do have multiple fans for your use in the summer months. The cottage is decorated with eclectic vintage furniture and art. Much of the textile items (pillows, curtains, cushions etc) were created by your host, who has her own cottage business, Goats Hill Studio. There is a book shelf filled with a wide variety of weekend reading material and board games. There is high-speed wireless internet service (30 Mbps down, 5 Mbps up). The Cellular towers do not reach to our location (depending on your phone carrier and phone you should be able to make calls through the wifi.) Down in the village, Verizon customers will find some pockets of connectivity if they need it. Our house phone can be made available to you for local calls or in case of any emergency. There is no TV, but you can stream shows and movies on your laptops or other connected devices and there is a smart phone dock/speaker system so you can play music and such from your phone/tablet. We have tried to provide all the necessities for preparing meals in a vacation rental. During the summer months we are happy to share our herb garden with you. And if you are a fan of hot-sauce be sure to ask Wayne about his home made varieties...he is always happy to share. If you enjoy nature this is a great place to stay. It is not uncommon to see a family of turkeys walk through the yard, red and gray squirrels, chipmunks, bunnies, deer, occasionally a nocturnal porcupine, fox, bears (rarely and usually across the ravine) and whole host of birds including, Phoebes, Humming Birds, Blue Jays, Tufted Titmouses, Assorted Woodpeckers, Hawks, Eagles, Chickadees, Gold Finches, Cardinals and Robins.
    "Once in a while, you discover a town that has everything - great coffee, food with character, shop owners with purpose." That's how Budget Travel described Phoenicia when they voted us one of the "Coolest Small Towns in America" in 2011. The town of Phoenicia offers several restaurants including The Phoenicia Diner for wonderful breakfasts and lunches. Brios for outdoor seating and brick oven pizza. The Sportsman is the local watering hole. Evening dining can be found at The Pines, The Phoenician and The Sportman. There is also an eclectic array of shops and galleries, and a sweet little theatre that has a variety of weekend shows. And Phoenicia is home to the Phoenicia International Festival of the Voice and Mount Tremper Arts. Phoenicia is located in the center of the Catskill State Park, with 700,000 acres of natural beauty, half of which has been designated as “forever wild”. There are numerous hiking trails, of all lengths and for all levels of hikers. And Phoenicia is known for “tubing” on the Esopus. You can rent your tubes and gear in the center of town at Town Tinker Tube. For a nominal fee you can obtain a fishing license in town and fish for trout in the Esopus.   • My girlfriend and I had a lovely time at Christa's place. We were looking for a cozy place that would both be comfortable to spend some time in away from the City, and also conveniently located to the main strip of Phoenicia and other amenities in the area. The lofted bedroom upstairs was incredibly comfortable and charming, and the large writing desk made doing some work feel inspiring. Christa was also great about giving us hiking tips, and let us know about a local show happening at the Playhouse that we were so happy to get to experience. We definitely hope and plan to go back sometime!

Located just 2 hours and half hour from NYC through beautiful mountain route 28. Phoenicia is known for its charm, and many shops and restaurants nearby. Also close to many other interesting towns such as Woodstock if you’re staying for a longer weekend and want to explore other towns. Close to all the ski/snowboard areas by car (winter): Hunter Mountain (20mins), Belleyre Mountain (15 mins) and Windham Mountain Ski Resort (40mins). For the adventurous (Spring, Summer & Fall): hiking trails (walking distant and driving distant) throughout the area including Tanbark Trail, Tremper Mountain Trail Kaaterskill Falls; as well as tubing at Tinker Town and fishing at North South Lake. Winter hiking is beautiful as well, but need snow shoes. In the summer swimming in the Esopus and Stony Clove creeks, for kids there is a lake/beach at Belleayre, swimming holes at Katterskill Falls, Otter Falls and The Deep in Woodstock

Peekamouse – go roast a marshmallow and sip on a hot chocolate milk at the outdoor fire. I prefer the bar section. Tavern 214 – run by husband and wife, great food and atmosphere. Lobster Mac’ & Chees, yum! I don't need to mention that you are in nature area, it's country living ;) Listed on New York Times Top 52 places to go in the world.

    Private mountain retreat on 2.5 acres. Walkable to town, large secluded lawn great for kids and groups.
    We are close to town, but very private and quiet. Huge fenced yard with a screened in porch, fire pit and bbq grill and hammock (in the summer months). We're on a dead end street, so traffic is at a minimum. Up on a hill, very private, fenced yard. Short walk to town. The house is about a 10 minute walk from the Adirondack Trailways bus from NYC (Phoenicia stop is right in town). Plenty of privacy to be had with the 2 floors and 2 full baths. Two bedrooms upstairs (one with a queen bed, the other with two twin beds), another bedroom (queen bed), bathroom, and a second living room downstairs, with a very comfortable queen sofa bed in the living room. Great for a share or families with kids! The bedroom with two twin beds has a closet with toys, puzzles and games. Upstairs is a large open kitchen / living room with a big stone working fireplace. Sonos sound system. The kitchen is well stocked with pots/pans and small appliances. The pantry has most cooking basics and spices. Great BBQ grill (gas) on the deck. Downstairs second living room has a great sectional sofa for lounging, a big picture window. 60" flat screen TV connected to HBO, Netflix, Hulu and several other streaming services (but no network/cable tv). Also with Chromecast to stream from your own device. The house has 2 full baths, one up, one down. All linens, pillows and towels included with lots of extras. Pets are possible - happy to discuss. (note - check in and out times can be flexible depending on if other guests are checking in/out on the same day.) Local attractions!   • This loft is GORGEOUS! THE HOST: Kerry was an incredible host and was always available for any questions, concerns, or with the simple check-in/check-out instructions. THE SPACE/AREA: The fine touches are beautifully thought out (crystals, magazines, and books sprinkled around the loft) and the amenities are just magnificent (plates, cups, knives, coffee maker, etc.) I took myself on a week long silent retreat and booked this loft because of the luxurious bath tub, but found myself more enamored by the rainfall shower. The loft is right in the center of town, and perfect walking distance from small supermarkets, antique shops, and a deli (or a 20 min drive if you are looking for a larger supermarket) and the space is very private; during my week long stay I was not disturbed a single time. If you are looking for a sign THIS IS THAT SIGN, BOOK THIS PLACE. I was there at the HEIGHT of winter and it was wonderful, so I cannot wait to return when the weather is just a little warmer! :) THANK YOU FOR A WONDERFUL STAY! :)

  • Amazing loft for your trip to mountains. A great view from the windows. The trails begin from the both sides of the house. The restaurants are in 3-7 minutes from the house. The loft is designed with wood panels that makes it stunning and relaxing. A good quality of mattress keep your body relaxing through the night. A big shower room and a bath tub are just a great addition for your cold winter break. Kerry was very helpful with any of our questions. Absolutely recommend this place for anyone who loves a nature and is looking for a harmony with himself.

    Charming light-filled guesthouse at edge of a wild forest--but close to town! Walk to prime hiking and fishing. 2 min drive to town restaurants, shops, other fun activities. NYC bus is walking distance. 20 minutes to major ski areas! All new custom full bath; and kitchen. Cozy king size loft bed sleeps 2 adults. Full size futon bed on ground level becomes a couch--with memory foam comfort. Wi-fi, landline phone; Verizon cell service only. Fire pit, grill. Gorgeous garden, brook, must see!
    Loft bed is cozy and fun, however we do not recommend it for kids under 6 due to the ladder. Adults enjoy sleeping there too-- be aware that there is limited headroom-- if this is a problem you may opt for the full size futon bed on the ground level. We love kids, but they must be supervised at all times. (They are not mountain goats!) Yard is not fenced and there are some steep areas and water. Please let us know if you are bringing children, and how old they are. Not appropriate for pets, please do not bring. Phoenicia does not have cell service, but we have a Verizon wireless extender so if you have a Verizon cell phone it will work at our house. We also have a landline phone which guests can use. Cell service works in Boiceville --a short drive away. We provide coffee and tea and fixings, and a K-cup brewer. Our well water is filtered and delicious! For longer stays, ask us if you need to use the washer/dryer in the main house. Full bathroom with all new fixtures, marble shower with awesome Oxygenics Curve rainfall shower head, and a heated bathroom floor! Fully equipped new kitchen for your use. Outdoor shower on the hill is fun on a hot day (cold water only!) Lots of seating nooks and picnic areas on site, guests are welcome to use the family areas also. We love company! Let us know how much privacy you want, and we will accommodate. Fire pit in front of the guesthouse, and fireplace up on the hill. Guests are welcome to use them--safely, of course, and wood is available. Propane grill is available for guests. Grocery and deli in town, mid-size supermarket in Boiceville a few miles away. Several terrific restaurants close by. Tubing rentals on Esopus Creek in town. Rail bike rides in Phoenicia, must book way in advance. Theater in town for plays. Charming little shops in Phoenicia, and a 20 minute drive to Woodstock for more shopping, restaurants, and music venues. Mt. Tremper hiking trail is just a short walk up the road, and the Tanbark trail is one mile away in Phoenicia (great views!) The Esopus Creek across the street is world-famous for trout fishing. The guesthouse is comfortable all year round, with a quiet mini-split heating/air conditioning system. Lots of windows, cool evening breeze down the mountain is refreshing in the summer! ( bring extra outdoor clothing for evenings) Well insulated in winter, short driveway, road is plowed. On-demand generator that kicks in automatically--no power outages! Park in the driveway and walk a short distance up to the guesthouse. Can accommodate 3 cars. No stairs to climb, walking paths are gravel and slate (so wheelchairs and walkers are possible but not easy). Stone and wood-chip walkways up on the hill with sturdy wood railings. We do not exclude anyone due to race, ethnicity, religion, or sexual orientation. All type humans are welcome! We only require that you be as considerate as you would wish your own guests to be.     A block from Main Street in cool Phoenicia, this 100-year-old American foursquare house has a large screened porch, hot tub and a chill, homey feel. You are steps away from great restaurants and antique shops and from the Esopus Creek (really a river) -- a premier fly-fishing stream and tubing destination. Get to the Phoenicia House by car or bus. Ideal for couples, friends, and family.
    If you are couple getting away for a few days, a family visiting, or a group of friends, this four bedroom house can accommodate you. The spacious kitchen has all you need to prepare and serve great meals and snacks for your group. The living room flows into the kitchen and dining room area making it an ideal hangout space. Cable TV, a wood stove (firewood is provided) makes it ideal to just chill after a day of hiking, skiing or exploring. And of course, a glass of wine or seltzer while soaking in the hot tub puts a great touch to any day. A strong wifi lets you stay connected. Dogs are welcome too. We have ample off street parking.
    Phoenica has great restaurants, a small grocery store, gas station, liquor store, deli, theatrical playhouse, and a variety of small shops and galleries for arts and crafts and clothing. The immediate area provides a wide range of activities year round and has a in town trailhead, the Tanbark Trail. The Zen Monastery and Menla Institute are within five miles of Phoenicia.

  • There aren't enoigh wonderful things to say. The space is big and bright. The amenities are great for intimate getaways or group hang outs. There is a hot tub, wood burning stove, fire pit, bbq set up, a huge yard, a closed in porch. My regret is we went in the winter, it was too cold to enjoy star gazing by the fire pit. James was very attentive and responsive during our communications.

  • What a wonderful house. We were 4 adults and one young child. The gas fireplace, the wall of books and the guitar made our stay incredibly cozy. (All of us agree it was the best collection of books we’d ever seen in a rental house—children’s books included!) The kitchen is also well-equipped and the high chair and children’s utensils made our stay infinitely easier. Communication with Lindsey was smooth and easy. She was always available to answer any questions. And Phoenicia is beautiful any time of year!

  • We had a great stay at Lindsey's cottage. The house itself is super cosy and has lots of space to hang out and relax. We loved the kitchen and the morning rabbits running across the backyard. The location is ideal, it's very quiet and it got us easily to our hiking trails, but you can also find all kinds of shops and restaurants if you walk around; Phoenicia is a lovely town with very helpful people when we were trying to find shoe spikes!

    **Self-check in and fully sanitized between each stay** This cozy cabin is located in the heart of the Catskill Mountains. It was designed for people looking to get away in a mountainous region with the option to be completely on or offline (there is no service in the cabin, but there is WiFi if you need to be online). Sounds of the rushing Esopus Creek can be heard in and out of the cabin. Inside there is a gas fireplace and multiple spots for relaxing after a day in the fresh air.
    Everything in the cabin is yours to enjoy and utilize during your stay. The cabin is one of three homes on the property. There is another guest cabin to the left (can also be rented out on airbnb) which may be occupied by other renters as well as a main house about 50 yards from the cabins in which the owners may be staying.  Aside from otherwise needed, we do not interfere with our guests' stay. However, we may be outside in the yard or by the stream with our dog.
    3 minute drive to: Downtown Phoenicia, The Phoenicia Diner and Woodstock Brewing! This location cannot be beat in the Catskills. There are 2 ski mountains within 15-20 minutes. There are multiple boutique restaurants within 5-10 minute drives around the Phoenicia area.

It enabled us to get in touch with nature and enjoy one another’s company, yet giving the opportunity to touch base with reality if wanted. The place was sparkling clean and came with many thoughtful touches, with a beautiful modern vintage theme throughout. The sounds of the creek put us immediately at peace and the lounge chairs next to the firepit were the cherry on top. You pull into the long driveway all the way into the back of the property, and then you step out of your car to hear the sounds of the stream, it’s Incredible and so peaceful!   • I booked this cabin for a ski weekend with my boyfriend and we absolutely loved it! The location was perfect, just 10 minutes from Belleayre and 20 minutes from Hunter Mountain. We loved the coziness of the cabin, especially the gas fireplace. It was sparkling clean with amazing decor and well equipped for us to stay in and relax. Added bonuses were the comfortable bed and waking up to the sound of the stream which is in close proximity. Pat & Kelley were great hosts, with clear instructions, who made our experience wonderful. We also met their adorable puppy while hanging out by the stream. We will definitely be back!

I was looking to get away by myself for the weekend and this place was perfect. The inside of the cabin was super welcoming and cozy and the location to hiking trails, breweries and restaurants was extremely convenient. The proximity to the creek was amazing - it was easy to get lost in the view and sounds. Although there was some car noise in the front of the cabin (didn’t bother me personally), it was non existent inside the cabin and by the creek. The whole experience felt completely serene. They left a bottle of wine and some snacks for me which was perfect because I arrived much later than expected. The cabin is beautifully decorated and the bed and couch were super comfortable. The check-in process with keyless entry was very easy. The location is near my favorite brewery (Woodstock Brewery) as well as many other restaurants. What I loved the most was the private access to the largest creek in Catskills and the sound of the stream that can be heard from everywhere is like nothing I have experienced. I highly recommend this place and would certainly return for another stay!

  • When the description said “cozy” it lived up to the expectations! This location is perfectly placed away from civilization but still close enough of a drive to Phoenicia and Woodstock for local restaurants and shopping and local hikes. Plus the sound of the river near the house was very peaceful. My girlfriend and I stayed in February so there was still snow all around, which made it look great, plus the central heating helped. Perfect romantic getaway cottage for 2, with full kitchen, we cooked a lot, comfortable couch to watch some movies and relax. The bedroom was also very comfortable and the bathroom clean and tidy. I definitely would love to come back again in the spring and summer and winter again! I’ve already recommended this place to friends in nyc! We were in communication with Esme who helps manage the cottage, and the response time and hospitality was A++! Very professional and respectful and attentive to every question and concern I had.   • My partner and I had a wonderful experience at Ragnhild's place! It was beyond our expectations. The decor was creative and warm. We were welcomed with a lovely fire in the fireplace. After a romantic homemade dinner surrounded by candles, we relaxed in the jacuzzi as it lightly snowed around us. We made a couple of smores, drank wine, and watched the sunset. The location was absolutely perfect for viewing the stars. Early in the morning, I was able to accomplish some homework in her peaceful office area as my partner did laundry in the other room. She even allowed us to sleep in longer and check out later. It was a pleasure speaking to her and it's such a great deal! We enjoyed the Phoenicia dinner and later spent the day at hunter mountain (about 25 mins away). We had such a lovely intimate time at her home and highly recommend it to couples who just want to getaway! Among the many airbnb locations I've stayed at, this home and hospitality stood out

Located on one acre of land, the house built in 1917 sits above the Esopus river with direct views of the mountains and Esopus from most rooms in the house. It is only a 5-minute walk to great restaurants and shops in the village of Phoenicia (Sweet Sue's, Brio's, Table 214). Also close to Hunter Mountain and Woodstock.
    The house is ideal for two families to share or a girls weekend. There are beds for 11 people (3 queens, 2 fulls, two twins). You will find a large, well equipped kitchen for cooking and socializing, separate dining room with seating for 10 (plus a kitchen table that seats 6), dishwasher, washer/dryer, tons of toys and games for kids, two televisions, and a large yard for running around or throwing a football around. We also have a full size Weber BBQ, outdoor dining for 10+, a hammock, two trees swings, and fire pit for campfires. The house is directly on the NYC bus route making it easy for people to come up or leave without a car.
    Phoencia is the perfect place to enjoy the outdoors with tubing, trout fishing, hiking, biking, and swimming holes. The Phoenicia Diner and Woodstock Brewery are a quick 5 minute drive or a 35 minute walk home if you don't have a car or don't want to drive.

    Rustic one bedroom cabin with stream right in the backyard! (It pretty much IS the backyard!) The 700 square ft cabin has most of its original charming details preserved and sits on one acre. It features a woodstove, full size bed in bedroom, living room couch is a futon (sleeps 2) and an study off living room for an additional guest (daybed). Kitchen has full size stove and refrigerator, microwave, and utensils. Natural beautiful wood floors complete the invitingly warm ambiance of our cabin. I spent happy summer days here as a child with my family! My dad loved to go trout fishing, and Mom liked to sit by the water and read a book while we put our feet in the stream. Cabin is located in scenic Mt. Tremper NY, close to hiking, swimming, skiing, restaurants (within a mile), and fishing. Woodstock NY is 15 min away, Phoenica 7 minutes. Hunter Mtn or Belleayre ski centers both less than 20 minutes. Picnic table by the stream with fire pit and charcoal grill for outdoor cooking. great high speed Wifi internet.     This is a standalone corner property along the Esopus Creek on Woodland Valley Road with multiple river and mountain views. The property is private but there are seasonal anglers, swimmers and tubers that share the Esopus Creek in the summer months. There is very light car traffic on Woodland Valley Road with a maybe an occasional walker, cyclist or jogger. The property is located on quiet and safe historic area, across the street from the first downhill ski slope in New York State that was in operation until the late 70's. The general area is comprised of full-time residents, weekend residents, second homeowners, seasonal guests and short-term vacation rental guests. We are located less than a mile from Main Street Phoenicia.

    A WORD ON C0-VID19. There’s a good chance that the Corona Virus is playing a role in your decision making. As a Homeowner I have made adjustments as well. Effective March 22nd a minimum stay in the Heart of Phoenicia was set for 2 weeks and that policy remains in place except under special arrangement. Please read my reviews and note the high marks for cleanliness. As a champion of social distancing I personally have cleaned and disinfected my home after the most recent guests and will do it again prior to your arrival. Mine is a quiet retreat on a very quiet road with everything one needs for a longer stay, including strong Wi-Fi for those working from the home during these times. Let’s all be smart and stay safe. The living room is a quiet, gentle hangout with a smart TV, fab vintage stereo and healthy stock of Vinyl and books to choose from. And the layout is set up so you can stay in touch with others in the fully stocked, roomy Kitchen. Upstairs slumber will come quick thanks to a comfy memory foam queen size bed in the main bedroom and a full size traditional bed in the guest room. Both rooms are especially quiet, but a couple of Tivoli Radios are up there that you can hook your phone to and the strong wifi signal will get you Spotify or whatever streaming you like. You’ve got full use of the dressers for your stuff and a large closet to toss your luggage in. The large bathroom beckons you with a refreshing, high-pressure rain shower and the calming scent of imported jasmine oil. And our lush towels don’t disappoint! In the morning have home brewed complimentary coffee on the back steps with our local assortment of entertaining Squirrels, whimsical Butterflies, cute Sparrows and an assortment of other feathered friends as you plan your day.
    The Heart of Phoenicia is located in a very quiet residential neighborhood. Chirping Crickets at night. Birds in the morning. The occasional lawnmower by day and a nostalgic noontime fire whistle are what you'll hear aside from the bells that chime in the centuries old church steeple down the lane.

The house is definitely a little on the older side, but that's a part of the character! Nice back yard too and a fire pit. Walking distance into the town of Phoenicia so great to walk to any of the restaurants. Close to the local ski mountains as well. Had all the necessary amenities!

We went snowboarding at Hunter about half an hour away and the town of Phoenicia has shops and markets just a few blocks away on the main street. We loved our stay and hope to be back.

We (My husband, his cousin and I) made the reservation one day before the stay, it is amazing that everything goes very smoothly, as Jay always has a quick response and he is very friendly and communicative; check in is also easy and quick. We also got very useful travel/ski tips from Jay, who is very familiar with this area. The rooms are cozy, warm, cute and has cool decoration! It is also great to explore things in Phoenicia and nearby. They have great restaurants and it is also close to the Hunter Mountain! We felt like at home and be the local, and had a great time staying in the house. We left some stuff in the house but realized too late. Jay is very helpful to mail the things back to us! That is really amazing. There are some other things, like cool chairs, nice Christmas trees, coffee, great magazines, big TV, Vinyl records, a lot of books to read...and etc. which are good for single, couples, family, friends and etc! A lot of thought was put into the midcentury furnishings, and everything is very clean. There is one heating unit downstairs that heats the whole house, and given that the November weather was a little chilly, we were glad to have the space heaters that Jay provided in the upstairs bedrooms. We recommend making dinner reservations for the Peekamoose restaurant, about a 15-minute drive away. As other reviewers have mentioned, the cell reception in the area is spotty, so it's a good idea to download Google Maps and other important information in advance. That said, once you're in the house, the wifi is very fast and reliable.

    Located just a short drive north of NYC, nestled between Phonecia and Woodstock is a little cottage waiting to be discovered by you and your guests. Many have asked if this is a stand alone home, or part of another house on the property. You get this entire private oasis to yourself and your guests plus the 4 acres that come along with it for you to enjoy!
    Perfectly appointed for one guest or 6, Magnolia is the perfect base camp for discovering all the hudson valley and the Catskills have to offer. Hiking, biking, swimming, skiing, snow shoeing, snow tubing, ziplining and of course eating are always pillars of any good adventure and this location is no exception offering all those and more! Enjoy the peace and quiet of the woods with the convenience and proximity of both Phonecia, Woodstock and Kingston. Wake up early and walk along the quiet road to the bakery, Bread Alone, which is just on the other side of our property lines or go have an amazing breakfast at the famous Phonecia Diner. Spend the afternoon shopping in one of the nearby quaint towns or be adventurous and explore the Ashkon Rail Trail or hike Overlook Mountain. The flea market on the weekends in Woodstock are amazing and you can find everything from vintage furniture to clothing and jewelry. If you want to turn up the volume on relaxation; Emerson Resort Is down the road touting a wonderful full service spa and Grill restuarant. While we are talking about food, surrounding towns are filled with 5 star eateries and cocktail spots. In the evening you can enjoy a glass of wine and cool breeze without the pests on the screened in porch, or if its winter, in front of a roaring fire. Dine out or cook at home and grill out with the well appointed kitchen.
    This house is breathtakingly adorable when you drive up to it. I still get a huge smile on my face. The energy in this home is calming and restorative and I always head back to NYC feeling refreshed!
  • I spent several days in March 2020 at Mark’s cottage in the Hudson Valley. The place was very cozy and is even better in person. Plenty of space for a family or small group of friends to relax. The location worked well for me, within a half hour’s drive of some great hiking options and very close to a few restaurants and a grocery store. Would definitely recommend!

Mark is a thoughtful and communicative host, and all his info and instructions were easy to follow and spot on. The cottage is stylish and comfy- better than the pics, and spotlessly clean. The beds were super comfy and with nice linens. The kitchen is cosy, and very well equipped and we appreciated everything being clearly labeled. The house is located close to the Ashokan Reservoir and the new Ashokan Rail Trail - a real must - and is an easy drive to Woodstock and Phoenicia. Mark is a very responsive host.

    This quaint cottage sits among flowering gardens in summer, incredible fall foliage in autumn, & a wonderland in winter. We are across the road from a lovely stream & 2 miles from Phoenicia in the hamlet of Chichester. The cottage is filled with lovely artwork inspired by our travels and every corner is a pleasure!
    Welcome! We have lovingly designed and renovated the cottage inspired by our travels and our love of nature. It was an old barn which we transformed into a private cottage in the spring of 2016. We have continued to add stone patios and gardens, hand made cabinetry & artistic touches. We love the cottage and think it is a beautiful addition to our hand crafted home! Antique lighting and many Balinese touches including wood carvings & batik art adorn this tranquil space. The cottage is an excellent space for two people , or really close friends/family who feel comfortable sharing small open areas. There is a queen size therapeutic mattress in the sleeping loft overlooking the living area. (Please note that access to the loft requires a climb up!) The loft has minimal head room but a delightful coziness! There is a sofa bed down stairs with a very comfy memory foam topper which provides for two additional guests. The total cottage area is approx 400 square feet. The cottage has eating area with a coffee maker, microwave, toaster oven, sink and mini fridge and is equipped with dishes and all of the other basics you may need. Gourmet coffees and teas are stocked. (Please note that the cottage does not have an oven). The sweet dining area looks out over the gardens filled with beautiful birds and flowers. Our gardens are yours to enjoy and there are fresh organic vegetables which we are happy to share! There is a stone patio just outside, with a BBQ and a fire pit, at the base of a lovely wooded area where you can star gaze in the big open sky, roast marshmallows, and relax in nature. Hiking trails into the mountains and to the incredible waterfalls are near by. The bathroom has a beautiful hand tiled & stone shower looking out into the woods. We supply locally made luxurious soaps and lotions and our bathroom is a mini spa! Perennial flower gardens, a delightful gold fish pond, stone patios, and vegetable gardens surround the cottage and each window looks out to a lovely view! Your eyes will be pleased here! The cottage is in a separate building from our main house, about 20 steps away, connected to our woodworking shop. There is plenty of privacy, and many of our guests come here to have solitude and respite from the busy world. We are always available and happy to be here. There is also a large back yard for the cottage, facing the woods. We are in the middle of the beautiful Catskill Forest Preserve, there are many state trails nearby, some short easy hikes and some all day hikes. We adore children but we are not child proof! The loft is very tempting but not ideal for really little ones. Please let us know if you have children so we can talk about details. We have a gorgeous cat named Ruby who lives in our private home and spends her days outside greeting guests and chasing butterflies. Ruby does not go in the cottage so no worries for those allergic! We are 15 minutes drive from Hunter Ski Slope, and Belleayre Mountain, and the incredible Kaaterskill falls. We have wonderful places to eat nearby, including the famous Phoenicia Diner, Sweet Sues for incredible pancakes, Brio's for wood fired pizza, and Tavern 214 for delicious farm to table gourmet. Lots of fun shopping, terrific hiking trails, mountain streams and lakes, and live music are all very close by. We are so happy that so many enthusiastic fun loving people are coming to our area, some moving here and starting great little business, and others just enjoying the natural beauty of the Catskill Mountains.
    We are 2 miles outside of Phoenicia, in the beautiful Catskill Mountains of New York. We are 15 minutes drive from Hunter Ski Slope, and Belleayre Mountain, and 30 minutes from Windham. There are incredible hiking trails with choices of easy walks to a full days hike. We have many maps of state trails available. There are also gorgeous streams and waterfalls, some hidden gems we can share with you. You will need a car unless you are a very strong bike rider! It's a very steep hill we live on! There are fantastic restaurants all around us, and a ton of great things to do. Woodstock is just 20 minutes from us. Great music, festivals, arts, and wonderful restaurants. Nature abounds!

Dave even helped me with a small project in his shop the morning before we left! We loved their space, which reflects their travels internationally especially in Bali. I loved that the space is a way to share other cultures and support craftspeople from around the world in objects. We stayed one cozy winter night and would love to come back in the warmer months when we could enjoy the garden and sit around the campfire. Fully recommend!

The perfect place for a relaxing gateway that will absolutely rejuvenate you! Walking distance from town, yet in the middle of nature, Esopus Creek in the front, stream in the back. Sip a glass of wine by the fireplace or outside in great company or enjoy the best conversations in our 67 jets Hottub under the stars!
    3 Bedrooms, Fireplace, Jacuzzi--sleeps 8! A beautiful balance between nature and culture! Romantic, charming, very comfortable house with 3 bedrooms (sleeps 8), large hot tub (for 5 and which really works perfectly ! one past guest might indicates in her review that it does not but they had switch the fuse box out !!) , gas fireplace, & all amenities (dishwasher, washer/dryer, hi-speed wireless internet, TV w/ 200 channels, DVD player, hair dryer.. which also works if no one press on the reset button!! & more). Lots of natural light, river in front of house, and stream behind. The incredible location has it all: alpine ski during the winter but during Spring and Summer all outdoors activities you can imagine, and the phenomenal Phoenicia International Festival of the Voice ( check the website) with more than 30 events in 5 days ranging from opera to Broadway with international stars!! close by mountains are Hunter, Belleayre.. lots of forest (our backyard is a national forest!), and you're just a walk across a quaint bridge from the center of Phoenicia, mentioned in the NY Times' 'Havens' column. Great variety of restaurants, Sweet sue and her incredible pancakes, Tavern 214, Brios, Phoenicia Diner,Ricciardella etc.., shops, and NYC buses that bring you there from Port Authority in just over two hours! Perfect for couples with/without children, family/friend reunions, or solitary retreats from the city. Let us know if you are celebrating something special, and expect a few "extra" surprises! if you bring your pet with you, we will ask for an extra $20/night/pet. we usually do not ask you if it is a dog or a chimpanzee ( we never had a chimpanzee yet!), same for all furry or less furry friends. oh, and lastly! no, no! no one will be renting the next door attached studio during your stay!! :) OFFER A WEEKEND GATEWAY!!   • Maria was a great host and the house was really nice and cozy. If you are planning to cook, there are enough cookware, plates and glasses already. If you wanted to cook holiday dinner, they have enough things to do that! You just have to purchase food in advance. We did bought food from the city. Also Maria sends a great list of places to eat so, you will be good with food! Bed was very comfortable but sofa bed was little squeaky. There is only one bathroom and we had 6 people stayed. So, you will need to arrange shower time if you are going in a group. Otherwise, it is a super cozy country looking place! A 20min drive to hunter mountain which is not far and nice drive as well!

  • We had a great time in Phoenicia! Stayed with a small group of friends. We especially enjoyed the fireplace and hot tub, both of which were in great condition. There is a substantial list of rules that go along with the house, but easy enough to understand and follow if you take the time to read them. We got great local restaurant recommendations from Maria! The house is well stocked in terms of amenities and comfy beds. Overall, we had a great winter break here and would certainly recommend it!

  • Had a most enjoyable and cozy holiday with my family at Maria's lovely house and it could not have been a better stay. Location is great, you feel secluded but are minutes away from sweet little Phonecia. Highly reccomend a bite to eat at the Phonecia Diner. It's a reasonably quick drive to both Kingston and Woodstock, both such lovely towns to visit. The house interior is very cozy and cute, especially the bedrooms upstairs! The downstairs is a great layout for hanging out, playing games or watching a movie by the fireplace (somewhat tricky to figure out how to light, haha, Maria left v detailed instructions but its finicky!), and someone can be cooking in the kitchen and still participating in the fun. The outside area was also great with an enjoyable hot-tub and a pretty backyard with a stream and firepit. One thing I didnt realize before booking is how close it is to my favorite place to go tubing! The only downside was that it was winter during my stay, I can't wait until the weather warms and I can book another stay where I will spend all of my time floating on the river and chillin in he backyard by the stream!

    Come relax in one of the prettiest places in the Catskills. Enjoy views of the Stony Clove, while sipping coffee on the wrap-around deck. The location is private and quiet, yet convenient to all the region's many attractions - hiking, skiing, antiquing, eating. When you are done exploring, enjoy a dip in one of the largest, deepest swimming holes in the area. Perfect for small families and couples.
    The cottage has everything you could possibly need - stocked efficiency kitchen, grill, hammock, outdoor shower. There is a comfy king-size bed and a twin day bed that also serves as sitting area. The space is tastefully decorated with antiques, books and games. Hours can be spent sitting on the wrap-around deck staring off into the woods and watching the creek for eagles and other wildlife, listening to the gentle sound of running water. A flight of steps takes you down to the creek where you can swim and explore all the wonders of the Stony Clove. Though the cottage is completely private, the semi-fenced in yard is shared with the neighboring main house. My family is often there on the weekends. We won't bother you unless you have a need or a question, but we may you may see us in the yard. Well-behaved pets are allowed for a $50 deposit.
    Located just under two miles north of Main Street, Phoenicia, the cottage offers seclusion and convenience - a short drive to shopping in town, Brio's, Sweet Sue's, the Phoenicia Diner and the Woodstock Brewery. The cottage is within walking distance of the village of Chichester, with its wonderful Catskills Yoga House and farm-fresh eggs. Many hiking trails are located nearby. We are happy to recommend some! You'll also be 20 minutes from skiing at Hunter or Belleayre. Windham and Plattekill are just a bit further. Woodstock is also just a 20 minute drive.
  • ABSOLUTELY AMAZING. Amazing location, beautiful house, very quiet and really well stocked with anything and everything we needed. All the stores are close and have everything you may need. The back yard was a hit with our pup. The little creek in the back yard was a perfect place for our pup to explore and take some awesome pictures. I couldn’t stop raving about how cozy and comfortable I felt. Chloe was a wonderful host and we will certainly be returning very soon. PS, the book collection is fantastic, and the parks in the area are great for some fresh air and exploring.

    My home is close to Hiking, skiing, fishing, shopping and now rail biking! You’ll love it here as it is a small farm...chicken, ducks, turkeys, horse, goats,dogs,cats birds. Come and experience our animals, refresh yourself by the peaceful creek! Enjoy our simple farm life....and then go out to experience all the Catskills have to offer.... Lots of farm to table eateries, walk our many trails or visit our small towns! So much to do....stay a few days.
    There is a simple clean bedroom for sleeping and a bathroom across hall to cover those necessities.. share our living space and relax! Walk outside and check out the farm animals. Feed, collect eggs, brush horse and donkey, .....experience the simplicity of our lives and then .......on to skiing...hiking....shopping.....biking! Whatever it is that you came to the Catskills for...its out there waiting for you!
    We are located 2.5 miles off state rt. 28. Always plowed out quickly in the winter! Drive 10 minutes and reach Belleayre Ski Resort...or the bellearyre beach....or 20 minutes will take you to Hunter Mountain. Lots of hiking and fishing being located in the Catskills.....a visit to Woodstock, Phoenicia or Margaretville for shopping....Good restaurants nearby!

  • Tina's place is a great getaway in the Catskills. She's happy to share and educate you on everything going on at her farm. It snowed on our way up there, but her roads are plowed consistently. We went skiing for a day at Belleayre which was a 10 minute drive up the road and super convenient to get to. Be sure that you are comfortable with cats and dogs as many live in her house, but they are all very friendly!

  • This place is great! Perfectly located for any outdoor activities in the Catskills. Tina is such a great host and was really willing to go above and beyond what you would expect from a typical host. She offered to even give me a ride to the top of a mountain so I could hike down. She had coffee ready for me right when I got up every morning and shared her delicious homemade cheese. She also gave me a whole bunch of local recommendations. She has a small farm in her backyard with goats, turkeys, and donkeys. She also is a professional craftsman working with fibers. She was very willing to teach and let you get involved as she has a studio in her home. The bedroom is also comfortable and very clean. Thank you Tina!

  • Staying at Tina's place was great! She has a ton of cute animals; turkeys, chickens, bunnies, horse, donkey cats, dogs, and a bird so it is definitely an adventure. The Air BnB bedroom or bathroom is kept very clean and the animals aren't allowed in there, so no dog/cat hair worries. Overall it was great. Tina was very helpful with recommendations and knew a-lot of good hikes in the area.
