Beautiful, newly renovated, contemporary studio on a quiet, remote, 23 acre hillside overlooking the Catskill Mountains. Airy, amazing light, views, peace, solitude. Nature at your doorstep. 8 minutes from Table on Ten. WE ARE NOW DOING MINIMUM WEEK-LONG RESERVATIONS.
Main living area: floor-to-ceiling windows facing west and north. Beautiful sunsets through a forest clearing with two doors - one to the driveway, the other to private rambling meadows shaded by wild apple and maple trees. Uninterrupted views across a classic Catskills valley. Wood-burning stove, farmhouse table, rolling barn door into: Master bedroom: handmade queen bed with new memory foam mattress, Muji sheets, high window, inset shelves. Full kitchen with on-demand hot water, dishwasher, fridge, stove and rolling chopping table. Stairs to loft bedroom overlooking the main living area with beautiful morning light. Queen bed, new memory foam mattress, Muji sheets. Bathroom with antique cast-iron claw-foot tub and shower, on-demand hot water and vintage porcelain sink. Satellite internet. Tivoli audio radio/iPod dock. Ceiling fan. Covered outdoor dining area adjoining the kitchen, with hand-made picnic table and plentiful seasoned hardwood for the interior wood stove. Walk out of the back door directly into 23 acres of private meadows, fields and woodland. Fire pit, open skies, stars, fireflies. Parking for two cars at the end of a long, private driveway on a quiet road. 8 minutes from Bloomville and the renowned café Table on Ten, featured in Condé Nast Traveler, Bon Appétit, Travel + Leisure, The New York Times, Remodelista, designtripper and Wilder Quarterly. The Studio on the Hill offers a more remote option to the rooms above the café itself, private and rural, but inheriting Table on Ten's style and aesthetic - clean, simple, open, friendly. By staying with us, you become a de facto member of the community that congregates in Bloomville; venture into the village and enjoy the food (gathered from local farms, dairies and producers), join in a workshop, browse around the microshop, or just sit, drink coffee, read or work at your laptop. Then retreat to the isolated privacy of the studio whenever you wish. Come over for pizza from the wood fired oven on Friday & Saturday evenings, participate in workshops, other events. Or just lie back and take it easy. Check out our Table on Ten Guidebook for area recommendations (link above the map). Taking into account potential allergies, the absence of fencing, livestock on adjoining farms and the cheerful variety of woodland creatures sniffing about, we cannot accept pets. In winter snow season when it all gets a bit Robert Frost dark-deep-promises-to-keep, access to the studio can be slippery. The driveway is plowed, compacted snow. Whilst 4wd is recommended, the studio is also accessible by parking and walking on the rare occasions 2wd isn't doing the job. For a general overview of stuff to do nearby, go to the AROUND section of our website. Relaxing or deep-muscle bodywork is available at Table on Ten from Victoria Lundell, at reasonable rates, in our own designated room. Bookable through Table on Ten in advance. Vicky also offers private yoga at the studio, as well as forest yoga on site during the summer months. Easy access to Table on Ten during its working hours facilitates you being able to enjoy breakfast and lunch designated days; pizza on Friday & Saturday evenings. Cafe hours: Thursday-Sunday 9am till 2pm (brunch) Friday & Saturday 5pm till 9pm (wood-oven pizza) Closed Monday-Wednesday Great area for hiking, bicycling, visiting antique stores, yard sales, skiing and snowshoeing in winter, horseback riding, the Book Village of Hobart, Bovina, Delhi, Andes, Meredith, Cooperstown and many other undiscovered villages nearby. We can point you to trails, swimming holes, pack you a picnic, recommend farm-stands, other places to eat, walk, ride. Or you can just stay close and enjoy life on the hill, as well as in and around Table on Ten and its friends.
  • The space and location is absolutely beautiful. Very clean, modern but cozy. Even The wood stove was super clean which made it easy to use! Berkey Water filter was a nice touch!

  • Stylish, comfy & clean. The perfect winter getaway!

  • Loved our stay at the Studio over Presidents' Day Weekend. The space was cozy, beautifully decorated and clean. The surrounding area was really peaceful and allowed for a true getaway from the city. Pizza at Table on Ten is a must! We also booked bodywork with Vicky who was great. Highly recommend!

  • This place was quiet, beautiful and cosy. A perfect city escape. The hosts were generous and thoughtful. I lit a fire and enjoyed the views. Then walked and cooked. It was perfect!

  • This is a great spot. Clean, beautiful space with an exquisite view. The studio is well appointed and comfortable. Communication was excellent. Some smaller logs, or an axe to split logs would really help in fire-making. Also, for guest with kids, you should be aware that the second bedroom is in a lofted space above the kitchen/living room. If you have a child that naps/goes to be earlier than you do, this isn't the rental for you. We didn't realize this and so we spend all of our "adult" time in near silence with the lights dimmed. Otherwise, wonderful place.

    Rachel2020-02-09T00:00:00Z
  • We feel so lucky to have spent a couple days in the studio. It was a retreat to nature that allowed us to relax, talk to each other, read to each other, and restore. Table on 10 was incredible. Do not miss it. The spicy honey and fennel sausage pizzas were out of this world. We woke up to snow on the branches and it could not have been more beautiful looking out the large windows at the valley covered in snow. 10/10.

    Willis2020-01-26T00:00:00Z
  • The space is beautiful, and cozy. We loved our stay. Parking near the space during a snow storm was very helpful so we didn’t have to walk much. Inez responded quickly to any question we had. It is far from most things we were doing during our weekend but that’s what you get when you stay in a rural place so we didn’t mind. The wood burning stove really heated the space so we were cozy all night long. Definitely suggest folks check out Hudson, it’s worth the drive.

  • Inez and Valerie were great hosts and provided great recommendations to make our trip a memorable one!

  • If you're looking for a relaxing time and easy access to a number of spots in Upstate, I highly recommend staying at Table on Ten. The food was delicious, and the attic space was really great. The books and records are a nice touch, and there were definitely a few in there I took the liberty of listening to and reading. Thanks again for the nice weekend, hope to come back soon!

    Michael2020-03-08T00:00:00Z
  • We had a blast! This was our second visit to the Attic. The bed is heavenly and you can’t beat running downstairs for incredible pizza and wine.

    Astrid2020-03-01T00:00:00Z
  • This place is amazing and very much worth the trip. Amazing food, incredibly cool room, and in a beautiful pocket of the Catskills. Order the mushroom pie for dinner, and the white eggs skillet for breakfast. Don't forget the pie and the cookies!

    Jack2020-02-24T00:00:00Z
  • Amazing stay upstate. The room is beautiful - records, puzzles and spacious vibe made it a super relaxing getaway. Go during the weekend to try to amazing pizza and brunch downstairs!

    Karen2020-02-17T00:00:00Z
  • A beautiful space. Very clean and stylish, and with delightful food just a floor away! Feels even more spacious than the pictures look.

    Christian2020-02-15T00:00:00Z
  • Our weekend in the attic was nothing short of magical. We were looking for a romantic getaway where we could relax and enjoy each other’s company, and this was the perfect place to do it. Inez and Val were incredible hosts and checked in with us on our way in because it had begun snowing and they wanted to make sure the restaurant didn’t close before we arrived so we could eat. The food and wine at the table was delicious and body work sessions with Vicky left both of us feeling open, aligned and deeply calm. Definitely look at the guide that Inez provides - we went to Blue Bee, Hollow and Brushland Eating House, each of them phenomenal. Pro tip: bring bubble bath for the luxurious bath tub. You won’t regret. We can’t wait to return!

    Dan2020-02-09T00:00:00Z
  • The Attic is absolutely stunning. This is our third visit and it is always fantastic.

This is 1 of 4 rooms (see other listings). it is 12x16 and very charming. As with all of our rooms we offer the most spectacular view of the Catskills. This, coupled with our farm fresh breakfast and modern amenities provide our guests with an extraordinary stay that the best memories are made of. We border on the Plattekill State Forest, so enjoy hiking, biking, sight seeing, skiing, hunting or fishing right off the property. We now have an outside hot tub and pool for your enjoyment as well.
The Cottage room is a self-contained completely private room with the most spectacular view of The Catskill Mountains you will ever find. This is our smallest room that can accommodate 2 people comfortably. The room includes its own private entrance, bath, TV, & AC. We also offer complete dinner plates for those who do not want to leave their room (Saturday Night only). Please notify us in advance if you are interested and & for the current menu & pricing. You also have free use of the outside hot tub and pool.
-Our property is located right on the Plattekill State Forest with dirt access roads & high on an end mountain. As a result, (in winter) we recommend a All wheel or 4 wheel drive vehicle to ensure you can climb our driveway. It's not required as we will pick you up if needed. Please keep in mind. -For you winter types, WE ARE ONLY 25 MINUTES from both Belleayre Mountain ski Center and Plattekill Mountain. Also, our hill is 1 of the best to do some sledding on and the surrounding mountains offer world-class snowshoeing & cross country skiing. -Also, please note that cell service here in the mountains gets 'spotty', so please print our directions to our B&B prior to departure. We love to recommend super hikes, swimming, biking, antiquing, skiing, boating and touring in this very special area. All of these activities are surrounded by the bucolic landscape of the local dairy farms.
  • Patty and Leam are so nice and gracious, it is like staying with family friends. The best parts of our stay: - 24/7 hot tub: it is outside, and always on; star-gazing in the hot tub at midnight is a memorable experience we will never forget - The view: from the hot tub, pool, and guest rooms, you can see a gorgeous view of the mountains along with farm animals like goats - Delicious breakfast: they are not kidding about farm-fresh; there is bacon, eggs, french toast, and homemade maple syrup with an abundance of hot sauces and orange juice/coffee (you can also buy some of their maple syrup to take home!) - Easy check-in: does not require host interaction so we were able to check-in with no problems despite a late arrival - Abundance of toiletries: our room was stocked with varieties of shampoos, conditioners, body wash, etc. - Cottage/cabin feel: the room definitely has character, you almost feel as though you are rooming in a wood cabin in the state park We only wished that there could have been a coat rack or more shelf space in the room as we didn't have anywhere to put our coats/bags, but this is minuscule and did not diminish our wonderful experience at all. Highly recommended stay for nature and animal lovers alike!

    Xu2019-11-17T00:00:00Z
  • Patty and Leam were wonderful hosts and so lovely to be around. Their home is great and the cottage room is exactly as advertised. The hot tub is a great touch, as are their two adorable and welcoming dogs. The location is in the mountains, so be prepared for a true escape. It was nice to have no cell service (for miles, including even in town), but wifi at their home in case I needed anything :) Thanks again Patty Leam!

    Casey2019-11-03T00:00:00Z
  • Patty and Leam are exceptional hosts with a lovely, bucolic space. I highly recommend staying in one of their completely private rooms.

    Ben2019-10-27T00:00:00Z
  • Cozy and warm place. Kindest hosts. Our second visit and looking forward to coming back.

    Veronica2019-10-26T00:00:00Z
  • This was such a great place to stay! The room is cozy and clean, the hosts are welcoming, the property is amazing, and the dogs are so friendly. We'd go back here whenever possible. Note that the numbered address does not work in Maps and will send you the wrong way on Thompson Hollow Rd, but using "Highlanders View Bed and Breakfast" should work instead. Also note that this is the Cottage Room and you should look for that placard outside the room.

    Christina2019-10-12T00:00:00Z
  • Great place and great hosts! The room is completely private with its own entrance, everything is new and works well. The outdoor hot tub is outstanding! Patty and Leam are very friendly and include great breakfast with the stay!

Charming bedroom with a private bathroom located just across the hall from the room. Located on the 2nd floor of The Bull & Garland, a traditional English pub housed in an historic 1830's inn, located in the picturesque book village of Hobart, NY. Features large windows, exposed beams, original details, handmade queen-size bed and family heirloom furniture. The pub is open Thurs-Sat but the inn is open for guests seven days a week. Housekeeping fees included in room rates. (photos: Peter Crosby)
  • Beautiful room, loved our stay there!! The hosts are extraordinarily helpful and friendly, and if you stay when the pub is open you must eat and drink there. It's a special place.

    Christina2020-02-18T00:00:00Z
  • The Bull & Garland’s was the perfect place to stay in the Catskills after a day of skiing. Will definitely stay again when back in the area.

    Guillaume2020-01-26T00:00:00Z
  • If you’re going to Hobart stay here. Authentic inn feel that is both cozy/comfortable and clean. Host was extremely attentive and had great recommendations for nearby attractions.

    Jonah2020-01-20T00:00:00Z
  • Lovely place, it was nice to have the bar/restaurant downstairs. Bathroom was private but not within the room, it wasn’t really a problem for us.

    Ariella2020-01-19T00:00:00Z
  • Great cozy place for get away weekend. Our room was pretty and unique. We also love the bar and restuarant downstairs. Can’t wait to come back soon!

    Karl2019-12-01T00:00:00Z
  • Such a perfect place to stay on a quintessential Catskill fall weekend! We were captivated by how warm and comfortable our entire experience was from the moment we arrived. Excellent, beautiful location and a great meal as well! Our only complaint is that the weekend went by way too quickly! Would love to stay again the next time we’re in the area.

    Brittanie2019-10-06T00:00:00Z
  • Clean, pleasant and private.

    Yolanda2019-09-08T00:00:00Z
  • We had a wonderful time at The Bull & Garland's inn. We visited during the weekend to bike the Catskill Scenic Trail and enjoy the local bookstores. The inn is located in the heart of town and a block from the trail. The room was lovely, extremely clean, and very nicely decorated. The food was delicious. The hosts, Melissa and her husband, were very responsive and helpful. We highly recommend staying at the inn and hope to return in the future.

  • An amazing experience in every way.

    Brian2019-11-30T00:00:00Z
  • This home is clean and very close to Maple Shade Farm. Fantastic host, would stay here again!

    Joe2019-10-06T00:00:00Z
  • This place was brilliant! Cozy inside and simply perfect outside. It was plenty spacious for 2 people and, with the outdoor area, I think 4 would be fine. It’s not fancy, but it fits perfectly with the vibe of the area. You can see the majestic Catskill Mountains from the backyard and there are horses on the property, so you can spend a sunny afternoon watching them graze in their field. You are surrounded by nature without it being too intense. I am always afraid of getting ticks, but I was able to enjoy the outdoors from the pebble covered back area without having to worry about bugs almost at all. South Kortright is perfect for getting away from the city. There are numerous farm stands on the neighboring roads where we got fresh eggs, raw cheese, raw milk, fruits, veggies, and the best sweet corn I’ve ever had within a 5 min drive. There’s also a farm sanctuary across the street that does tours on Saturdays! A 12 min drive to Stamford gets you to a Tops grocery store, Stewart’s gas station, a liquor store, and Solinsky’s humanely raised meats! (note: Solinsky’s is only open on the weekends) It was beautiful out while we were there, so we spent most of our time in the back area where we grilled our veggies and humanly raised burgers, drank our morning coffee, watched the horses, and roasted marshmallows in the beautiful fire pit. There were even instruction on how to build a campfire, cardboard ripped to just the right size, and fire starters to help! There are lots of board games in the living room, anything you might ever need in the bathroom, and all of the kitchen utensils you could want. They even had measuring cups, which I often need and never see in Airbnb’s! The hosts are wonderful and so helpful! Sabrina contacted me as soon as I booked to send me a list of recommendations and answer any questions I had. The property was more private than I expected, too. Sabrina and Ray live about 100 feet down the hill, so they’re there if you need anything, but you still feel like you’re in your own house. It was a perfect romantic getaway in the mountains. I would absolutely recommend this place to anyone who wants to get away from the hustle and bustle for a spell. Come out here to reconnect to nature, eat food fresh off the farm, and let yourself breathe.

We offer an impeccably clean home, with everything you have in yours. We are close to all the ski resorts and the baseball hall of fame. We are nestled in the heart of the Catskills. Only minutes from Delhi and Stamford. Oneonta isn't too far for some shopping either.

  • We arrived at Sabrina's place and were pleasantly surprised by how spacious the house is! The one fire alarm was chirping so we let Sabrina know and her husband came over within minutes to fix it for us. Everything was very clean and we enjoyed the pool table! It was a great weekend and perfect location for us to hang out with our friends and go skiing at Platekill. Thank you again!

    Yidiany2020-01-20T00:00:00Z
  • Amazing place to stay in the winter. I can't wait to stay there during the summer. I would ask Sabrina directly for directions as Google maps and other navigations take you through a shorter route but very narrow and skiddish road. Four wheel drive recommended.

    Margarita2019-12-08T00:00:00Z
  • We had a great stay at Sabrina’s place. The home is welcoming and a great location in the calm countryside. Highly recommend

    Ariane2019-12-01T00:00:00Z
  • Everything was great for our stay. Loved the space and comfort! Kitchen and bathrooms were very clean and had extra amenities that were appreciated. View was spectacular once we got past the rain! Pool table was a plus! Beds were very comfortable. No master bedroom closet though.

    Ellen2019-10-20T00:00:00Z
  • Very clean

    Yolanda2019-10-13T00:00:00Z
  • This place is so quaint and cozy in nestled in the heart of a horse/farm community. I stayed there because the location was close to Plattekill Mountain (the venue for a friends wedding) but this place would be ideal for skiers, snowboarders, and leaf peepers alike. Open airy timber frame space from 1890, just renovated with beautiful details. On Scotch Valley Ranch, a 200 acre farm with pool, ponds, forests, and gorgeous natural setting. It is a working farm so there are the busy activities of farming.
The entire house is offered with full usage. Grounds are many many acres of walks, with stunning views and nature all around.
We are close to Hobart, Delhi, Andes, Bovina, and all the beautiful northern Catskills towns, parks, walks, and sites. Also a hop, skip, and a jump to Cooperstown in case the baseball scene books up all the rooms there.
  • We had a wonderful stay!

  • We had an amazing stay at the farmhouse and we would definitely go back! It’s such a beautiful place, the view on the farm is so pretty and it’s so quiet, perfect to relax from New York City craziness. Beds are super comfy as well as the two living room couches. The open kitchen is super nice too. John’s designed furnitures are beautiful and give a lot of charm to the space. This area of the Catskills is gorgeous, you can drive to the villages around (Hobart / Stamford) and go on a walk in the State forest near the farm.

  • Great retreat into the countryside. The house is beautifully laid out with a great view of the surrounding hills and valley. John is an excellent host. We would love to come back!

  • This is a fantastic spot. Gorgeous setting, lovely, quirky house, and wonderful hospitality. We could not have asked for more.

  • This place was the perfect spot to get away from the hustle and bustle of the city. With the bright autumn leaves, rolling hills, and picturesque landscapes, you couldn’t help but feel like you stepped into a storybook. John is a great host and the space was beautiful. The main living area is thoughtfully decorated, catches great morning light, and has the kitchen of my dreams. There’s plenty to see and do; these were some highlights from our weekend. Food & Drinks: Bull & Garland, Scrumpy Ewe Cider House, Phoenicia Diner Sights: Pakatakan Farmers Market, Hobart Book Village, Terrace Mountain Orchard

  • Kate's farmhouse was such a special place to stay. The house was located along a scenic, quiet country road and the siting near the river was fantastic. Our kids had an amazing time exploring outside and the interior was spacious and comfortable, equipped with everything we needed. Kate was super quick to respond and such a gracious host. A great experience!

  • Kate's place was so beautiful!!! The home has beautiful touches, it is so chic, clean and spacious. The beds and linens are top notch. The view from the house and the creek add extra excitement! Kate is such a generous host! She provided great recommendations and was so fast to answer any question we had! We felt so comfortable that we just didn't want to leave!!! We can't wait to come back!

    Anat2019-10-14T00:00:00Z
  • Stayed the weekend at Kate’s farmhouse and was a perfect place for a getaway. The house is exactly as described - very spacious, private, and comfortable. Kate was fantastic with communication and checking in. She gave a ton of suggestions on places to eat and visit. I mentioned to her I haven’t seen stars that plentiful and clear in nearly a decade. If you are looking to stay, I hope you have some clear nights as the night sky is truly spectacular. Highly recommend!

  • Kate’s farmhouse was charming but updated in all the right places! The mattresses and bedding were amazing!

    Megan2019-09-22T00:00:00Z
  • From the moment we walked into this sweet farm house we felt as if we were home away from home. Every space is simply lovely. The beds are like sleeping on clouds. The living room is a cozy place to curl up and watch a movie. We cooked a yummy meal in the kitchen and enjoyed the dining room on our last evening. Soooo nice!

    Tamara2019-09-04T00:00:00Z
  • I rented Kate’s house for some friends who traveled in for my wedding. They raced and said it was just perfect. Kate was an excellent and super responsive host and all were happy. Perfect!

    Beth2019-09-01T00:00:00Z
  • Kate's farmhouse is such a special spot, and is nestled right in the heart of the Catskills. The house itself is charming and cozy, but updated with stylish, modern touches. We were only 2 guests, but the house can comfortably fit 2-3 couples. Kate also gave great recommendations for restaurants and things to do in the area. We loved staying here!

  • Hosts like Fabricia is the reason why I airbnb. She is warm, kind and real - I said it was our anniversary weekend and she even had a tea picked out just for us! Her place has character and provides the peace & calm one would hope for a weekend getaway. The estate itself stretches uphill for a perfect morning walk/hike. Will be coming back soon!

    Natalie2020-02-16T00:00:00Z
  • We absolutely enjoyed our stay at The Old Farm House. The tranquil atmosphere and meditative views were exactly what we needed. The accommodations were cheerful and radiantly clean-- and breakfast was delicious. Thanks to Fabricia's guidance and helpful tips, we discovered some true gems in the local area. It was the perfect easy-to-reach escape from city stress. The drive itself-- taking us through the Catskills Park with pine trees and mountains and then rolling farmland-- was definitely part of the journey. We felt like we were in a different world--- one of trails to wander, open fields and rustic beauty. Adventuring to the nearby Catskills towns to window shop and graze some of our main activities. We LOVED our meal at Brushland Eating House in nearby Bovina. It's funny that we talk about how this trip was to to escape NYC....and end up dining under the roof of the husband and wife team of Brooklyn transplants who can roast a chicken of dreams. And no wonder, since they hailed from Frankie's on Court Street and Prime Meats (RIP! We miss it so....) -- two of our favorite places in Cobble Hill. Simplicity is so difficult, but can be perfection. That is how this entire weekend seemed to us--- accommodations, natural beauty, local tastes and all. We are coming back!

  • We had an amazing stay at this cottage. It is perched on a hill in the Catskills, and with wall-to-wall windows on the first floor, we were actually a bit taken aback at how beautiful and sweeping the view is when you walk inside. All the rooms were clean, comfortable, and well decorated. Bob was extremely kind, informative, and responsive to us in the lead up to our stay and he made himself available by text for any questions we had while we were there. Our only ‘complaint’ is that it is tough for us to sleep on a full size bed— but the mattress/beds were quite comfortable and we rested very well while there. We definitely would revisit this airbnb again, as it offered the perfect weekend getaway.

    Matthew2019-10-27T00:00:00Z
  • Everything was perfect. The view is amazing. Highly recommended!

    David2019-09-22T00:00:00Z
  • Bob’s lovely home is wonderful. So perfectly clean and he has thought out everything that we could possible need. The view is spectacular, the kitchen so clean and stylish. The bathrooms were great too. The two bedrooms upstairs were lovely and well appointed. It took us 6 hours to drive there as we live in East Hampton, NY but it was well worth the drive. We were there for a wedding at the Blenheim Hill Farm and it was a perfect location for our stay. I highly recommend this lovely home. Also, Bob was always available to “speak” to via email and text with any and all questions we had. Everything was perfect. Stay there!

    Lillian2019-09-08T00:00:00Z
  • The town of Hobart is adorable, the house was clean & cozy, but the view is indescribable! We were attending a wedding at Blenheim Hill Farm & the house was perfectly located & exceeded all our expectation! Thanks for a great weekend!

  • Great weekend retreat!Lovely, comfy home with beautiful views of the Catskills mountains. The home was clean and stocked with whatever you might need. Robert and Tracey were very accommodating and made sure we got all the info to check in. We loved the cozy fireplace!

    Hillary2018-11-25T00:00:00Z
  • The place has a big beautiful view, inside everything is clean, and in sum the place feels truly tranquil. Perfect for a retreat from the city. You can walk to the town or drive, go on hikes or jogs or walk along the nearby creek. Bob is responsive and welcoming, and didn't even mind when I set off the smoke alarm!

    Michael2018-09-04T00:00:00Z
  • Bob’s place is awesome. I stayed with my fiancee on the days leading up to our wedding weekend. The house was clean, cozy, and secluded. Check-in was a total breeze. The house gave us the space we needed to prepare a few last minute favors and to allow us some respite before the craziness began. The house is well connected to the surrounding area being only 10 minutes to Stamford and easy access to Rte 18 and Rte 10. Would definitely stay at Bob’s place again.

    James2018-09-02T00:00:00Z

The Chalet is about as cozy as one can get, nestled in a very secluded area of the beautiful Catskill Mountains! The first floor has two comfortable bedrooms with log walls, a wonderful log lined bathroom and a partial log sitting room with a Franklin fireplace. The second floor features a fantastic kitchen, breakfast/game area, larger dining area, half bath, library, and a living room/tv area. An amazing feature of the second floor is the soaring vaulted ceiling of logs and a tree top porch.
Our Catskills Chalet is truly unique. It is a two story chalet style post and beam house built with a combination of conventional construction along with some of the most amazing logs you've ever seen! Some are 24" in diameter that soar into the vault of the room. On the first floor entering the house, there is a sitting room with a Franklin wood stove. Just off this room are the two bedrooms and the main bathroom which also features log walls (including right in the shower!) Both bedrooms also have log walls with beautiful wood plank ceilings and floors. Up the slate and cherry wood stairway you enter the living quarters of the house with a wonderful and very well equipped kitchen -- our daughter is a chef, so we have everything, including a Robot Coupe and a Sous Vide! The kitchen counter separates the breakfast table, which is actually a poker table that was once owned by Al Capone and came from one of his "hideouts" in Northern Wisconsin. The door to the outside covered porch separates the table area from the living room. The living room is very comfy with a corduroy sofa and a beautiful Stickley wood wing back upholstered chair and ottoman. Also a nice wooden rocker and a juror's chair. There is a flat screen TV and we have a wide selection of movie DVDs as well as an HTML cable to connect your computer for Netflix, etc... The adjoining library features many wonderful books, games, puzzles, movie DVDs, and loads of CDs from most genres. Around the bend from the library is the dining area where we have a table that will seat 8 to 10. Next to the dining area is what we call the study cove. It's just a nice corner of the house with some jurors' chairs, a secretary that stores our glassware, and a china cabinet. This is a fun cozy area because the chairs are in front of some stained glass windows. Next, on your way back to the kitchen is a half bath. You may have noticed that this route seems to be circular. It is! All of these rooms are open and wrapped around an open "atrium" in the center that houses the stairway and a view into the lower entry/sitting room. It is also something of an art gallery featuring a couple of beautiful paintings by Cornealious Zwaan, a Dutch/American painter from the turn of the 20th Century. As you look at the photos, you'll notice a funny looking structure in the back of our home. We call it the Hobbit Hut. It's actually an entry room into our basement. Look to the right of the Hut and you'll see some beautiful windows, so you can tell this isn't just a "normal" basement. The room with the windows actually features a very nice slate pool table which you are free to use. While it's a works in progress, the remainder of that lower level will soon include a media room and has a fantastic and large bathroom with a walk in shower.
A terrific feature of this Chalet is the adjacency to many wonderful activities and venues. We were drawn to the area because it is close to Woodstock, and during Jim's youth, he spent a particularly wet but wonderful four days mired in the mud listening to such amazing musical talent. Well, yes, that concert was actually closer to Bethel, NY, but Woodstock has always been something of a touchstone. We are also very close to Cooperstown, NY and the Baseball Hall Of Fame! Skiing is everywhere out here and some great venues like Plattekill Mountain, Belleayre, Windham and Hunter Mountains are all within a pretty easy drive of the Chalet. The Kortright Centre for Conservation is just down the road and is the kick off point for some wonderful trails that provide great biking, walking and running, and some great Nordic skiing in the winter. If you're interested in fishing, we do have our own "Casey's Creek" right on our property. We've been told that it's some great trout fishing, but we just haven't had a chance to prove that point yet. Our area also has amazing river fishing along the very close Western Branch of the Delaware River and great Trout Fishing in all of these mountain streams.
  • Jim & Cindie were so helpful and kind, and have a cozy place that reminded me of a Tardis: it's bigger on the inside. Plan on staying for a minimum of a couple of days–you won't regret it when you find out just how magical it is. If visiting in winter, take heed of Jim’s suggestion to rent a 4-wheel vehicle; country/farm roads can be slippery to drive up on :)

    Brie2020-01-19T00:00:00Z
  • Tucked away in a tranquil spot surrounded by trees with the sound of the stream from the garden, the chalet is a delight in every way and full of Jim and Cindi’s thoughtful touches. If you do make it outside, a store and many of the area’s attractions are a short ride away. Particular highlights for us included preparing dinner in the amazingly appointed kitchen; relaxing with all the CDs, books and games under the soaring log roof, playing pool and sitting by the fire pit under the stars. Communication with the hosts was perfect throughout and their warm welcome and gracious hospitality made it even more special for us. We would love to visit again and see the place in snow!

    Michael2019-10-20T00:00:00Z
  • We wanted to see the fall colors and bike the Scenic Catskill Trail, and Jim and Cindie’s cabin home was centrally located between the two towns we wanted to bike to! We flew in from California and met family from New York and Pennsylvania. Jim suggested taking the train from JFK and renting a car in Poughkeepsie because the train goes along the Hudson River! We also enjoyed The Taste of The Catskills at the beautiful Maple Farm. But the cabin was difficult to leave! We found ourselves sipping coffee on the covered deck and listening to the leaves flutter in the breeze, and playing board games into the wee hours of the morning on Al Capones poker table! We also took a few walks to the creek in the back, relishing in the solitude and beauty of the property. Every amenity you could hope for in the kitchen and bathrooms and super comfy beds made for an incredible stay and experience. We definitely recommend and would love to return!!

    Nicki2019-10-14T00:00:00Z
  • The Catskill Chalet is a very special place. Couldn't have been happier with our three night stay here. The house is beautifully decorated, extremely clean, all the conveniences, even pet friendly. Jim and Cindie are wonderful hosts who responded to all questions and gave us helpful suggestions about local eateries.

    Marti2019-09-23T00:00:00Z
  • Jim and Cindie's place is a special spot. Everything is well thought out and clean. We really enjoyed having a great kitchen and how spacious and comfortable the place is. Plenty of amenities and supplies including a pool table which were really enjoyed. Very secluded and quiet and a great getaway overall!

  • Exceptional and unique cabin.

    Cathleen2019-06-15T00:00:00Z
  • Jim and Cindie’s place is a wonderful escape. We did it all! Made fires, cooked, grilled, enjoyed the art gallery, read on the porch to the sound of the stream, and enjoyed all the goings on in the area. Love it.

    Seth2019-05-27T00:00:00Z
  • Jim and Cindie’s place was definitely one of the best homes I’ve ever visited. There was something for practically any need you might have! The kitchen was fully stocked with everything you’d need to make a nice meal- and there were more than enough blankets and board games to have a cozy night in by the fire. The pool table in the basement was a great bonus as well! Thank you so much!

  • Had a terrific time at Rosemary Farm. Gracious hosts and beautiful scenery all around.

  • Staying at Rosemary's Farm was absolutely amazing. We got to spend a lot of time with Dawn, who shared really special stories about her horses. We loved strolling around the property and just enjoying the meditative experience of the sanctuary. Not having any cell phone service or WiFi was absolutely phenomenal - my advice is to really lean into that experience!

    Chloe2019-07-07T00:00:00Z
  • Views. Horses during the day and a beautiful sky show at night! Great view of the heavens with no light pollution! Amazing. Dawn is such a calming presence and knows each and every equine by name and current issues. She talks to them constantly as she dresses a wound or puts a rain sheet on them for turnout. There’s so much to see and do in the area. You’ve probably not experienced such peace and quiet in a very long time, if ever. I loved it! My nephew enjoyed his chores at the farm the last day. I don’t think he wanted to leave! Such a wonderful place! You’ll love it!

  • Rosemary Farm guest house was a great place to stay. We had plenty of room, the location and surrounding gas were beautiful. Anna was exceptional I. Helping arrange our stay. Dawn's passion and compassion for her horses and her mission and vision for Rosemary Farms is truly commendable!

    Peter2018-10-11T00:00:00Z
  • Rosemary Farm is a very special place and it was a privilege to get to meet all of the horses and see them living life as horses were meant to! Dawn has built an amazing sanctuary and is making such a difference for those in her care.

    Stacy2018-09-26T00:00:00Z
  • Lovely stay at Rosemary Farm! The house was fully equipped; it's 'country-style'-homey, and as stated, totally 'disconnected' but has a landline phone. I rather loved playing LP's on the turntable in the morning & at night. Gorgeous views of the land, mountains & sky and yes, the horses are in close proximity of the house. Made for a lovely sight in the morning & late afternoons, along with sunrises & sunsets. A short drive to a restaurant was perfect. The highlight was the opportunity to tour the sanctuary itself, see the horses and be up close & personal. The one-on-one private horse visit that came along with the package was special, Dawn was very kind & direct with leading me along with that experience. I chipped in for farm chore duties-Ashley is the best! I was glad to lend a wee hand as it is tremendous work running the farm daily. Anna, superb communications before & during my arrival. Dawn? an encyclopedia host of knowledge who has so much love & pride when sharing all about the farm & each of the horses. Why would a solo traveler spend so much money for an airbnb in the Catskills? For the chance to be at Rosemary Farm & witness the horses they care for & allow 'to be horses', & of course, the serenity. An extraordinary place & inspirational experience.

  • Staying at Rosemary Farm is a magical experience. Waking up to the sounds of horses in the meadow behind the house was so amazing. If you need a place to completely unplug and unwind, this is your spot. We volunteered with farm chores and met the rescues of Rosemary Farm. Be sure to waIk to the top of the meadow behind the house to watch the sunrise. We can’t wait to come back.

Colonial style farmhouse on 16 acres of woods and fields. Close to hiking, skiing, bike trails, ponds, reservoirs, and the very quaint towns of Bovina and Andes. Internet, cable, microwave, cappuccino machine, washer/dryer. Antique/contemporary mix interior with art from friends, kitchen is original with 60's metal cabinets, some new track lights, good new professional gas stove and old but functional fridge. Bathroom has tub/shower, nice sink, new toilet, terra cotta floor and new wainscoting. Upstairs there are two bedrooms with a queen-sized bed and furnished with a grandfather clock and antique dresser. The other upstairs bedroom has children's toys, books, games, and one futon queen sized bed. Downstairs is another nice bedroom with twin closets and nice morning light. Downstairs living room has a fireplace, DirecTV , and a victorian sofa. There's a patio with a large new Weber grill and rustic table and chairs. Skylit studio with good light for artists or writers. Nice place to get some work done in peace or just relax. Very quiet, beautiful valley views. There are about 70 mature blueberry bushes in front, that come ripe in mid to late July, and are incredible. Next door is a gorgeous, classic barn that is nice to contemplate when drinking martinis in the evening while sitting on the stone steps. Spectacular view of the night sky from the fire pit up the hill is also wonderful, especially when there are comets and owls and coyotes out.
  • My family and I had a very good time at this beautiful house. The surroundings are astonishing, it feels very secluded. It was snowy and cold outside, but heating worked well so we stayed very comfortable. We also enjoyed hiking and exploring the nearby towns, which have surprisingly good food options.

  • This was our fourth time returning to Eric's beautiful home. There is nothing like that view, whatever the weather or time of year, it is a perfect place to unwind. Well stocked for cooking good meals and enjoying the fire. A special place to be!

  • Eric's house in the country is as perfect a getaway from the city as you can imagine. The location in Delaware county is very peaceful - the view exceptional - we enjoyed the autumn colors in their full majesty right from the property. There are several areas to sit in the sun and take in the nature right on site. Eric's tips about local hiking were also very helpful. The house has a old time feel to it - spacious common areas and a fully stocked kitchen.

  • We had a wonderful stay at Eric's farmhouse, which was spacious and well laid-out. Internet worked great. Grounds & landscaping were gorgeous, and the sunset views from the top were truly stunning! A great, rustic space with lots of room and nice lighting touches.

Our farmhouse is located just outside Hobart, NY, very near the Catskill Scenic Trail. For your group of 6 or less, we are the perfect place for a family getaway, a girl's weekend, wedding accommodations, or just time spent enjoying the country.
Our house is located right alongside the Catskill Scenic Trail near the small village of Hobart, NY. We offer a fully equipped home with room for six guests. In the kitchen we have a modern gas stove, as well as a wood Glenwood Cookstove. The house is cozy and comfortable with laundry facilities and two bathrooms (1 full/1half). You can explore our farm, go for a walk or a bike ride on the trail, or check out some of the area's used bookstores. We're about 45 minutes from Cooperstown, Windham and Hunter. Plattekill Ski area in Roxbury is about 30 minutes away, over the hill. We offer wireless internet and satellite TV. Dogs are ok, for a small extra charge; sorry but we don't allow cats or other pets. Some bikes are available for guests (bring your own helmet).
The house is located on our family farm complex. It is not in an isolated location.
  • We had a great weekend at the farmhouse. Very quite, comfortable and clean house . Barbara made us feel very welcome.

    Julie2020-02-23T00:00:00Z
  • My family just loved our stay at this cozy, clean, and comfortable farmhouse! Unlike some rental homes that are just remote income properties for the owners, this farmhouse has been in the owners' family for years, and so it feels loved and well cared for. It has such a long and interesting history, as you'll see from the pictures on the walls and the binder full of photos and stories. We would ski at Plattekill during the day (about a 25-minute drive on beautiful back roads), then come back to this cozy home, light a fire in the Glenwood stove, and enjoy a homecooked dinner before collapsing into the comfy beds at night (it is so dark and quiet---perfect for sleeping!). The house is stocked with everything we could have possibly wanted, and we were delighted to find a dozen fresh eggs from their farm awaiting us in the refrigerator. We also had the pleasure of meeting Barbara's sister Eleanor who lives next door. The setting of the farmhouse is so picturesque, with the Catskills Scenic Trail running directly behind the house for miles in each direction and farms all around. Our kids didn't want to leave after our long weekend, and we would very happily stay here again. Thanks for sharing your family's home with us, Barbara!

  • Barbara's house was a magical place to stay. The location is ideal- just minutes from the quaint little book town of Hobart but with the feel of a quiet rural retreat. The fall foliage was just stunning on our weekend, and the view over the expansive hills and meadows raked in autumn light took everyone's breath away. The house and farm are located right next to the Rail Trail for peaceful and scenic hiking, and there is a ton of information in the house on the history of the farm and the area. Barbara was so quick to respond to all of our questions and so accommodating, and the place was incredible cozy, with everything we needed at our fingertips. Perfect spot for a weekend getaway!

    Bret2019-09-30T00:00:00Z

  • Our stay with Sarah and Jason was absolutely amazing. Despite delays from our side, they took the time to show us around at night and make sure we’re comfortable. In the morning they made us super delicious breakfast, we got to meet their sweet children and they even allowed us to do awesome activities such as collecting eggs (which we could even take home!) and riding one of their horses. The breathtaking environment (best place for stargazing by the way!) was just an extra bonus to the already perfect experience! Thank you so much for your hospitality, we will definitely come back!

  • Our stay at Weathered Hill farm surpassed our expectations. It was truly a great experience. We learned about life on the farm, made new farm animal friends, and got to help out with some daily chores. The camp site was perfect. Sarah was friendly and provided us with some great advice about the local area, including the perfect hiking spot. The views were spectacular, sunsets that take your breath away and the perfect stargazing spot!

  • If you have a tent, you're good. If not, you can stay in the barn like I did! I got together some hay along with my sleeping pad and sleeping bag. It worked just fine. They offered me breakfast, but I left at 5am to go hiking. Sarah and Jason were both very kind and I would absolutely stay again!

    Karl2019-05-27T00:00:00Z
  • My kids, age 6, 9 and 11 considered a one day stay on this farm their "best vacation ever". Our very authentic experience included sleeping in the hay, wonderful farmhouse breakfast in the morning and a day-long close interaction with a wide range of farm animals including learning many facts about them and helping with the related chores. The view from the property is truly amazing. Hosts Sarah and Jason are very friendly and helpful.

Unwind at the idyllic spring-fed swimming pond and enjoy the majestic panoramic mountain views. There is plenty of room for the whole family with 5 large bedrooms and 2 baths. Moon Shine Farm is a 200-acre former dairy farm and secluded haven nestled in the Catskill Mountains. The property sits in a valley and offers a grand view of the surrounding mountains. This 5-bedroom, 2-bath vacation rental house for 12 is the perfect getaway to rest the soul and relax the mind! In the winter of 1945, federal agents encamped at the home of Ralph Rose. They spent two weeks watching the comings and goings on Roses Brook Road. Believing they had enough evidence of a bootlegging operation, the agents raided the farmhouse of Angelo Melucci. Fifteen federal agents, troopers and a sheriff forcibly entered the homestead in the early morning of February 16th. Their diligence was rewarded, they found a still and over twelve hundred gallons of liquor, sugar and mash, in violation of the Prohibition laws in force at that time. The agents compensated the Rose Family for their weeks of room and board with the sugar they confiscated during the raid. A rare commodity and welcome gift during wartime rationing! While bootlegging is no longer one of the activities on Roses Brook Road, you’re welcome to enjoy wide, clear skies and a fantastic view of the moon shining off of the pond. • This house is fantastic! The living room with the fire place is actually huge and the couch can easily handle 8-10 people to hang, play board games or watch movies. The rooms are warm and cosy. The kitchen may look small but is fully equipped, and we managed to pull several huge meals out of it, serving 10 people for thanksgiving. And the location is just awesome, extremely quiet and very beautiful. The estate is huge and perfect for long walks. We all had an amazing time and will recommend this listing without hesitation!

  • You’ll get to step into another world of the farmhouse—friendly, warm and welcoming. Diane was so thoughtful in how she treated me as a guest. I was attending a local women’s writers festival and she made sure to check in with me about breakfast times. Her care is reflected in the beautiful decor and small touches in the bathroom and bedroom. A peaceful yet creative getaway where you can learn about local culture. And eat delicious breakfasts! .

  • Great value, great place, great hosts. The animals on the farm were very quiet and very friendly if you want to meet them. If not, it is still a beautiful and wonderful place to stay. The animals are out of the way if your not an animal lover. But I do highly recommended metting the two former race horses. Wounderful people who will brighten your day. Nice clean place for any type of trip. I would go back just for the amazing farm and the great hospitality. I can't think anything negative to say. I would recomend this place for even those who don't love animals. 5 stars in my book 100%.

  • Diane and Larry are wonderful hosts; thoughtful, gracious, friendly and helpful. Diane is an incredible cook and her breakfasts were delicious. She used fresh farmed eggs, homemade yogurt and natural vegetables in her omelettes. The farm is wonderful and comfortable and the countryside is beautiful. I highly recommend it as a great place to stay.

  • This is a working farm; you're staying with working farmers...it's a great experience. Diane and Larry are the best kind of people: kind, gentle, smart and accomplished in their own rights. They are connected in the Catskills and will point you in whatever direction you want to go. The farm is charming, the breakfast is delicious and, if you're lucky, you'll have a piece of chocolate cake tucked into your rucksack on your way out the door.

    Fred2019-02-18T00:00:00Z
  • Diane and Larry were the perfect hosts and provided an excellent experience for my weekend trip to the Catskills. They were extremely helpful with suggestions and recommendations on activities and places to eat in the local area. Every morning a fresh (used ingredients off her own farm and other local farms), delicious home cooked breakfast was provided (her pumpkin pancakes were spectacular). Diane and Larry were very accommodating and welcoming to their farm and had great knowledge and history to share about the farm itself. 10/10 experience and would definitely recommend staying at La Basse Cour; I'm definitely recommending this place to friends.

  • Diane and Larry were both amazing! They made our stay truly special. The farm has so many wonderful animals and they both took the time to talk to us and explain to our group how everything worked.Diane’s cooking was delicious and she made sure that we had everything we needed. We truly enjoyed our time there and would definitely reccomend It to anybody! Thank you both!

  • Diane was an incredibly hospitable and gracious host! My friends and I only stayed one night to attend a wedding at Blenheim Hill Farm but we would've gladly stayed longer. Though we booked the lower suite, we were given access to the upper suite as well, and had a great night's rest in the comfortable beds. After a delicious breakfast (with some delicious pumpkin pancakes!) we got a wonderful tour of La Basse Cour and learned about all the sustainable practices that Diane and Larry are involved in at their farm and in the Catskills. We loved meeting all the animals - the sheep, goats and pony before we headed back to NYC with some orange and cranberry bread and farm fresh eggs. I can't recommend this place enough!

    Stephanie2018-05-21T00:00:00Z
  • Excellent hosts at this Farm. We enjoyed meeting the animals, and the local tips for where to eat.

Total bliss. Off the Grid. This hand built cabin is totally secluded set on 22 acres. Composting toilet. No running water (water bags and jugs will be supplied for washing up and there is an outdoor shower spot). 3 burner propane cook top. Woodstove. Bonfire spot.
It was built in 2007. I've lived here on and off for the past 10 years. It was wired for solar power but it's currently not working. It's an amazing spot to get away from it all. Perfect for couples, small families (I have a seven year old son who loves it and grew up here) or just getting some time away for yourself. The queen size bed looks out at the fields and mountains with a deck off the bedroom. The couch is perfect for sleeping by the fire. The entrance deck is going to be worked on but currently there is a deck off the living room with a table and chairs for eating outside. There is a solar powered phone charger and your cell phone will most probably get service here.
  • Wow! Truly a piece of heaven in the center of New York! We came out to Bovina center for my girlfriends birthday to get away from the city life for the weekend and this place blew our expectations out of the water. A lovely piece of land with so much love and happiness flowing through it that you cannot help but let go and immerse yourself in it. Not only were the grounds and cabin absolutely lovely but all the small touches were really what made us feel at home. Thank you so much Taylor! We will definitely be back!

    Ari2019-09-29T00:00:00Z
  • Magic, good vibes and beautiful nature abound in this special spot. Be good to it folks. Be respectful. Vibe with it. And relax into yourself. This is the spot to do it.

  • I couldn’t have asked for a better cabin retreat for my quiet zen weekend away from my it all. The cabin is adorable. Packed with beautiful things to appreciate. It’s off the grid sensibility is fully functional and well orchestrated. They aren’t joking when they say to arrive before dark. I arrived at sunset and was glad i did both to enjoy the sky and to help navigate. Also, 4 wheel drive is best to get into the property. Slept like a baby in the most comfortable bed. Found everything I needed and the instructions were clear. Great time! Thank you!

    Jill2019-08-18T00:00:00Z
  • This cabin is a special little spot in a beautiful, quiet location. It’s definitely set up to make folks feel welcome and at home. Everything you need is there. And if folks aren’t used to off grid spaces, this cabin makes it really comfortable and easy.

  • Taylor’s cabin is incredibly charming and served as a great getaway from the city. The cabin was so comfortable and thoughtfully curated. The property was beautiful!!! The space is private, quiet, relaxing and refreshing! Taylor was super helpful in coordinating. We cannot thank her or recommend her home enough!

  • This is a magical place! So beautiful, private and special. We will hurry back!

    Bruce2019-07-05T00:00:00Z
  • The cabin is absolutely charming. Taylor was a pleasure and provided us with many tips for our stay. We enjoyed walking to the farm stand, exploring the property and the quiet nights watching the amazing dance of the fireflies! Looking forward to stay here again very soon.

  • We had the absolute best weekend at the dairy farm. Trevor taught us how to milk a cow & even offered to wake us up in case of a birth!! Table on Ten is a warm & cozy restaurant to hang at and it’s just around the bend. 10/10 Airbnb with incredible views!

    Zoe2019-10-20T00:00:00Z
  • Lovely cabin with beautiful views. Great for a remote weekend in the countryside. Cabin was clean and tidy and included lots of thoughtful additions e.g. firewood for first night fire etc. Would definitely recommend!

  • A wonderful spot to relax and just take in nature.

    Vanessa2019-08-25T00:00:00Z
  • This place is great! This was our second stay. The place is off the grid so plan on no cell service. Views are beautiful, the river is nice and peaceful. We saw bald eagles both years and this year we saw several herons. The kids had a great time fishing and playing outside. It is the perfect getaway for a relaxing trip! There is a small camping stove which we never used but is is available. There is a nice fire pit and picnic table. Plenty of water for hand and dish washing. The beds are clean with fresh bedding and it is very nice inside! We plan on coming a third time! 5 stars!

    Melissa2019-08-05T00:00:00Z
  • It is an amazing cabin just off the river. You can hear the water as you sleep. Very relaxing. The hosts, Terri and Nicole, go out of their way to ensure your stay is pleasant. We were there with our two dogs and 5 month old daughter and it was a perfect place to unwind. One of the highlights was a tour of their dairy farm. Such a special place and wonderful family!

    Rebecca2019-07-07T00:00:00Z
  • This is a serene setting right on a babbling brook, very relaxing to sit outside and build a fire at night. The cabin has just the basics but it is clean and comfortable and the sleeping is incredible. You can hike and bike and have a great time, it's a beautiful rustic spot and an adventure.

    Charles2019-05-27T00:00:00Z
  • One of my favorite Airbnb spots. The view and setting is unmatched. Prime Catskills. Nicole and Co. are wonderful hosts. Thanks again!

    Jess2018-09-10T00:00:00Z
  • Our family had a lovely weekend getaway at this charming riverside cabin. The setting is bucolic, and the surrounding area is beyond beautiful. Nicole and her family are warm, friendly and welcoming. We had everything we needed, and enjoyed milking the cows and learning about the workings of a small, upstate dairy farm. Dinner at Table on Ten, a mile down the road, was an unexpected treat: farm-to-table salads and pizza to rival the five boroughs’ best, served under the stars.

This is 1 of 4 rooms we offer (see other listings).
The Tavern room is a self-contained completely private room with the most spectacular view of The Catskill Mountains you will ever find. This is the medium sized space of our super cozy rooms that can accommodate a family of 4 easily. The room includes its own private entrance, bath, deck, large TV, AC & gas fireplace.
  • Loved being in the hot tub while watching the sunset and the sky get dark. Great get away location in the mountains and good privacy.

  • Patty and Leam were excellent hosts: kind, accommodating, helpful, and respectful of privacy. Also, KILLER French toast makers! Highly recommend this place for a weekend in the sticks with a great view.

    Samuel2020-03-02T00:00:00Z
  • Patty and Leam are amazing hosts, and our visit was exactly the thing we needed to decompress from the city. The views were honestly amazing, and sitting in the hot tub at night in the dead of 15 degree whether staring at the stars and the mountains was honestly a memory I’ll carry with me forever. Thank you so much for our stay.

  • Another wonderful stay on top of the mountain!

    Rebecca2020-02-03T00:00:00Z
  • The Highlanders View is a great place to stay! Patty & Leam were extremely hospitable; from the delicious breakfast to creating the quintessential cabin experience. Leam was very kind to pick me up from his private entrance as my SUV had gotten stuck in the snow & ice. The cabin itself is extremely cozy and offers picturesque views. The food was very tasty and the location is very convenient to Plattekill Mt. Highly recommend staying here for any type of winter activities. 11/10

    Aj2020-02-02T00:00:00Z
  • WOWWWW!!!! This has been one of my favorite places I’ve ever stayed at. First, Patty & Leam were so sweet and hospitable! They really know how to make their visitors feel welcome, comfortable and right at home. As soon as we got there, Leam was there to greet us and show us to our room which was so cute and cozy...Netflix included!!!! There is a heater in the room with also a spare space heater if needed, so do not worry you can make your room as nice & toasty as you want!! The room, beds, showers, everything was super clean & spacious! As if the first night couldn’t have been better, we woke up the next day in a true winter wonderland. It had snowed over night which made for the most absolutely breathtaking, serene, picturesque views I’ve ever seen - we literally didn’t want to even leave because of this and skipped a half day of skiing for it 😁 When we woke up there was coffee with all the fixins & a delicious, warm fresh homemade breakfast waiting for us. After breakfast we explored the farm - they have some of the last Soay sheep left in world! How cool!?! Made for a very unique Instagram/Facebook post if that’s any brownie points too...seriously everyone couldn’t get over all the videos and pictures of their place that I posted I wish I could post them here! Also, we screenshotted the directions prior to driving to their places which made the drive up there a breeze - do this!!!! We drove a Jeep Cherokee which was perfect (there was some snow on the ground and towards the end of the drive it turns into a bit of a bumpy dirt road so we highly recommend driving a car with 4 wheel drive too!) They also had a hot tub overlooking the gorgeous mountain views which I’m still so sad we didn’t get to use. The hot tub was all ready to go for us but my sister and I were too tired when we got in and had plans to ski again the next day. (We skied at Plattekill mountain which was a convenient 30 min drive away.) That’s okay though because we’ll definitely be returning in the future! Thank you Patty and Leam again for such a wonderful stay! Already looking forward to our next stay! 😊

"Melkhuis” is a green building with southern exposure taking advantage of the sun's energy for warmth during winter months, yet cool in the summer. Due to altitude, weather in the summer is pleasant not humid. Floor to ceiling windows bring nature into the house. There are 6 acres of private land to roam around with stream, tree house and fire pit. Close to Plattekill and Bellleayre Mountain ski resorts. 10-15 minute drive from restaurants, supermarket, antiques and swimming pool.
One of the first commercial prefabs available has floor to ceiling windows in every room inviting nature in, amazing light. Open well equipped kitchen: cookware, stemware, dishes, bakeware, toaster, Breville Juicer, food processor, hand mixer, Bosch 5 burner gas cooktop, Bosch double oven, dishwasher, Fisher and Pykel refrigerator, and 2 sinks; one is a farm style sink and the other smaller one on the island for added prep area. The dinning room sits right in front of the kitchen with a wonderful view of the mountains. Hardwood floors thru out the house. The living room has a Bodart & Gonay “Optifire” fire place, a projector that can be connected to a computer thru HDMI and Bose in ceiling speakers. The house has dimmers in every room to suit your mood. Radiant floor heat throughout the house for extra comfort. DSL internet and land line. Cell phone do not have reception here. We consider that a plus. The master bedroom has a king size Beautyrest, private bathroom with oversize Philipp Stark tub and toilet, hand shower and double sinks. A circular window incapsulates the outdoors while you soak in the tub. Fun yellow honeycomb tile floors. The second bedroom has 2 twin Beautyrest Beds. Across from the bedroom is the second bathroom with Vigo glass shower and Starck toilet. The house offers plenty of ventilation and given the altitude we hardly ever experience humidity or excessive heat in the summer. For breakfast al fresco or outdoor dining there is a hand made wooden table, benches and parasol. A concrete blocks BBQ with stainless steel grill. A fire pit with stone sitting outdoor area for making smores or just contemplating the fire and stars. A tree house with a view that hosts up to 4 adults can also be a great place to get some seclusion and read a book or just enjoy the landscape. A hammock. • We absolutely loved staying at Ula’s place. It was such a beautiful spot and the location was the perfect place to take in the fall foliage. Our favorite part was the hiking - it was literally as easy as walking out the front door. The road the house is located on provides direct access to the pastoral landscape we escape to the Catskills for. If you are like us and are seeking a peaceful respite from the bustle of NYC, you won’t regret your stay here. Thanks again!

  • Ula is a great host! The house is absolutely beautiful, and we loved staying there. Will go back for sure!

  • Ula was a great host, she left us with many great recommendations for restaurants and stores. The house is remote and quiet - it was great spending lots of time at the house soaking in all of the views and sunlight. Would recommend.

    Juli2018-09-30T00:00:00Z
  • Ula’s place is exactly as advertised - stylish, private without being too remote, tons of lovely touches and clearly well loved and well-maintained. The location is gorgeous - whether wondering the property, exploring the surrounding towns or just chilling with the Sunday Times you will be happy. Ula very responsive when I had a quick question. Definitely hope to rent again.

  • This home is stunning and gorgeous, better than what you see in the photos. It's located directly in the center of a perfect triangle of Delhi, Andes, and Bovina. Close to everything you'd want to do - Table on Ten, Brushland Eating House, the stores in Delhi, farm stands, hiking trails, the town of Andes and all it's charms. The house is super modern and it's hard to imagine now staying in a country home not this gorgeous ever again, it may spoil you seriously for a while.

    Phil2018-07-18T00:00:00Z
  • This house is exactly as described. The multiple windows and beautiful land was very peaceful. We loved waking up to all of the trees and green. The house was very tastefully decorated and uncluttered. I would recommend this to friends for sure.

A balance of the old and the new......you may have to walk sideways up those 19th-c narrow stairs, but you’ll do it while watching “Boardwalk Empire” on a huge flat-screen fire stick TV. Ie, enjoy everything. Robert left us some local breads, a very thoughtful touch. Highly recommended!

  • Bob's schoolhouse is perfect for a weekend getaway with a small group or family. The house itself is adorable—they did a great job refreshing the property while still maintaining the original details of the building. The house was sparking clean and had everything we needed. The kitchen is brand new and perfect for making farm-fresh eggs for breakfast, and the beds were very comfortable. We will absolutely be returning!

  • My girlfriend and I had an amazing stay. Would deff rent the school again. Bob was very responsive and helpful. If you’re looking for a quite getaway with a loved one in the Catskills ,this is the perfect spot.

  • Our stay was great. We have no complaints as the house is very cute and the garden space is nice. It is quite secluded and very peaceful. Woke up to birds singing outside!

This is 1 of 4 rooms we offer (see other listings).
The Suite is a self-contained completely private room with the most spectacular view of The Catskill Mountains you will ever find. The room includes in own private entrance, kitchenette, bath, hot tub, deck, large screen TV, AC, gas fireplace, sectional and farmers table.
  • Awesome awesome awesome !! We had an amazing time staying in the Suite. Leam and Patty are the best hosts. Super helpful and welcoming! We stayed on a Saturday evening and had dinner. It was delicious! The suite itself is super spacious with a large private hot tub. We had a great view of the mountains and enough space for the 6 of us. This little remote getaway is the perfect place to relax and unwind. But if you need internet access, the WiFI here is stellar. Just keep in mind the drive up here you will lose service! so download and off line map and follow the directions Leam and Patty provide! With that said, our stay was nothing short of extraordinary. Highly highly recommend a stay here!

  • We really enjoyed our stay here; this place is a true gem. The location and views are beautiful, and our dog had a great time playing with their dogs. Breakfast and dinner were amazing as well. The suite is very cozy, with a lovely balcony with absolutely incredible views, and the WiFi was extremely fast (worth noting in an area this rural, keeping in mind there is _no_ cell service). We would definitely stay here again.

  • We had a great time staying at Leam and Patty’s B and B. The location and setting was beautiful. We had a great breakfast with Leam and loved learning more about the area.

  • Leam and Patty’s place is great and they make wonderful hosts. The room is very spacious and cozy, breakfast was great and Leam was an enormous help when our car got stuck on the icy hill leading to the house.

  • The Highlander's view is magical! The views are gorgeous, the rooms are cozy, and decor is adorable. Patty and Leam are incredible hosts, and this is a new favorite Catskill spot!

  • Patty and Leam are fantastic hosts: thoughtful & attentive but not overbearing. Their place, nestled at the top of a south-facing valley, is very private and has some of the most beautiful views around. We were very well accommodated in The Suite: comfy couch, big bed, solid internet, large TV, en suite hot tub & a small private deck. The fire kept us cozy & warm. The dogs and sheep were delightful. Can't wait to come back! :)

  • Leam and Patty were absolutely the best hosts we've met. They were very welcoming and prepared us a delicious anniversary meal which were able to enjoy in their beautiful garden room. It was the perfect setting! The place was sparkling clean with breathtaking views and not to forget the amazing stars at night. The hot tub was just a bonus to make our stay even more enjoyable 😊

  • If you want to unwind and be comfortable then this is the perfect stay. I don’t care about shi-shi, I care about thoughtfulness and comfort and this place has it all. The couch for lounging and watching Netflix on the large television provided with cable, Netflix, and Hulu was great! We snuggled watching a show with the the fire roaring after our private hot tub dunk. It was amazing to have your own private hot tub in the room and have a glass of wine while our music played. There’s a small area that has a microwave, coffee maker, and a small fridge. The bed was so comfortable and we had a private paid dinner on Saturday via our hosts. The dinner was delicious and exactly what we wanted. Overall, we had a spectacular anniversary weekend. There are lovely trails nearby, antiquarian book shops, antique stores, and restaurants in the area.

  • Patty & Leam are incredible hosts. The farm is unique and beautiful on the top of a valley providing an unbelievable view to wake up to.there dogs Harley and Maddy are the friendliest most charming dogs! the breakfast was amazing and the best parts were are conversions with Leam.

  • The hot tub under the night stars with freezing cold outside is a mind blowing experience. Would definitely go back! Leam and Patty were great hosts! As a major foodie and a vegetarian, the breakfast was average which was a bit of a bummer for me since we didn’t have access to a kitchen. Hopefully next time we go (and we will for sure!), Leam would have taken care of thus aspect. Everything else was amazing!!

  • Just the most beautiful, serene place to spend an evening. Patty & Leam are the easiest to communicate with. It's the perfect place to stay in the mountains.

  • Waking up from a peaceful night sleep with coffee ready to be brewed right inside our own room, with panoramic views of the Catskill mountains right in front of your face...that is how I want to spend every morning! That is what you can expect when staying at this one of a kind bed and breakfast with Leam and Patty! Thank you both for everything. We hope to be back in the fall to see the foliage :)

    Christina2020-01-19T00:00:00Z
  • Amazing hospitality and even better host!

    Coss2020-01-01T00:00:00Z
  • Lean & Patty’s Highlanders was picture perfect! As soon as my boyfriend d and I arrived their dogs greeted us. We walked around the property saw all the animals. The trappers room was so cozy with a small electric fireplace. It had everything we wanted a fridge, microwave, bathroom with a clean shower and a tv. The view was absolutely breath taking in the morning. We did enjoy the hot tub at night but was a cloudy night so we didn’t get to see the stars but that just means we have to make another trip. The breakfast the next morning was delicious we even purchased a bottle of their own maple syrup that Leam and patty made. I really enjoyed the Highlander’s and will be back for sure! Leam & patty if you do end up going to Manhattan make sure you visit artichoke pizza & Joes pizza. Thank you for an amazing stay!!

Beautiful, spacious room with private hall entrance and ensuite bathroom on the second floor of The Bull & Garland, a traditional English pub in an historic 1830's inn, located in the picturesque book village of Hobart, NY. Features exposed beams, period furniture, handmade king-size bed, sitting area and a record player with lp collection for guests use. The pub is open Thurs-Sat but the inn is open for guests seven days a week. Housekeeping fees included in room rates. (photos by Peter Crosby)
  • We loved our stay at The Bull & Garland! The place is cozy and roomy, from a fire burning downstairs and great dinner/drinks and dessert at the pub, to the record player upstairs in our room. We were thoroughly relaxed for a getaway from the city. Not to mention the cute bookstores and antique stores in Hobart and beyond. Would love to come back!

    Ashley2020-03-08T00:00:00Z
  • The Bull & Garland is wonderfully warm & charming in every way. We stayed in the King Suite for 2 nights and it was as beautiful in person as we found it to be online. Oliver greeted us immediately upon arrival and was so attentive throughout our visit. The pub was cozy and filled with the nicest folks. Our dinner was superb each night and we were quite impressed with the menu. Hobart is a special little town with the best bookstores to explore. We immensely enjoyed our time here and will definitely recommend to others.

    Celeste2020-03-01T00:00:00Z
  • The room is beautiful (as pictured) and the pub downstairs is great for dinner and drinks. The space heater, French press, and record player were all great touches to the room as well!

    Donju2020-02-23T00:00:00Z
  • This beautiful room was such a perfect place for us on our weekend getaway! Although we didn’t get to enjoy the pub downstairs, the room was kindly prepped for our arrival and Melissa greeted us when we got there. It is such a quaint place in a tucked away town with any needed amenities just a 6 minute drive away. The character of this room takes you back to a simpler time and we absolutely loved it! We would definitely stay again!

    Sarah2020-02-03T00:00:00Z
  • Lovely rooms and thoughtful touches such as Breakfast Tea and Coffee in the room, a record player with a really nice collection. Very comfortable stay and I would certainly return.

    Giovanni2020-01-26T00:00:00Z
  • Very quaint and quirky space! Good for folks who appreciate old houses and quirky, antique design. The restaurant downstairs is excellent.

    Christiana2020-01-20T00:00:00Z
  • Such an amazing space. We had the best time at the Bull and Garland and will be back! Definitely check out the restaurant if you have time - it’s so good!

    Anne2019-12-22T00:00:00Z
  • Had a lovely stay. The room was lovely, very stylish. The king size bed was extremely comfy and sheets were soft. We enjoyed being able to listen to the old vinyls and hanging out at the Bull & Garland. I would highly recommend for a weekend getaway!
