We had an amazing stay at Paolo’s villa in Santa Marinella! We were a family of 8—2 parents with 4 young kids from Canada, plus 2 grandparents from Europe—and the villa was perfect: spacious, clean, and very comfortable for all of us. The outdoor space was a huge bonus—lots of room for the kids to play and beautifully manicured landscaping that made it feel like a private oasis. The location is peaceful yet ideal, with everything within walking distance—shops, grocery stores, the beach, the train to Rome, and even a fantastic local tennis club. Santa Marinella is a beautiful town with lovely beaches, a relaxed pace, great climate, and rich history. Paolo was an outstanding host—responsive, kind, and full of great local tips. His attention to detail truly made our stay special. Thank you, Paolo, for a wonderful holiday—we hope to return and highly recommend your villa to any family visiting the Italian coast.

Such a fantastic place, big,clean, cozy and private. it had all we needed and more, very interesting use of colour too. we had a beautiful stay, wish we stayed more. we definitely recommend !

My family and I stayed at the villa for 4 days. Maria Laura welcomed us by showing us the house and recommending places to visit during the stay. She was welcoming and immediately available for any request. The house is beautiful, equipped with every comfort, clean and well heated. From the garden you can admire Monte Terminillo in all its glory. The area is well sheltered and quiet, ideal for a relaxing vacation. We felt right at home and hope to be back soon.

My parents wanted to stay in a peaceful countryside and this was the perfect place! Surrounded by nature, this very rustic and charming house is what made us feel like we were in the heart of Italy. The best part was how accommodating our hostess Maria was. She offered to pick us up from the train station as we got a bit lost, she also offered to show us around town on our first day there. She really made the area of Roca di pappa have a lasting impression. Thank you Maria, for being such a warm and generous host!

I spent a wonderful weekend with ten friends hosted by Ferdinando and Ludovica: the house is spacious, well maintained and with all the comforts (I would just add the TV in the living room), rooms up to par, large and well-kept garden, fantastic swimming pool, barbecue. All immersed in the tranquility of the Roman countryside but still five minutes from the town of Campagnano for every need. Friendly and discreet hosts. Highly recommended.

We were a group of 5 adults and 2 children (5, 7), stay 1 week. We were able to spontaneously check in earlier and check out later in the day. Giulia was always easily accessible. The place is spacious with beautiful views and sandy beach right outside the door! 🏖️ The residents of the upper half of the house were very friendly and unobtrusive. We only noticed each other at the beach. It didn't smell like smoke anywhere. We always found parking on the federal road for 2 cars. In one room, the federal road and the nightly train are very clearly audible. The window was always open due to the temperatures. The sea breeze usually ensured sufficient cooling with open windows even during the day. An existing lamp including extension cable for dinner on the beach is available. We were also allowed to use the catamaran and surfboard. A trip to Rome with train ride from S. Severa, online booking of the train tickets!, was very straightforward

The home is a charming mix of old world decor and modern amenities. Laura was the consummate host—very responsive, friendly and professional. The house is in a neighborhood, so you will hear barking dogs from time to time. There are two grocery stores a short walk away. And we found it quite easy to get wherever we needed to go from there in our rental car (for which secure parking was also available). Our only complaint was that the beds were too firm for our old bodies (all in our 70’s).

Our stay at Loredana's villa was fantastic. Upon arrival we were surprised with a generous welcome basket, with delicacies and delicious wines. Loredana's mother was there to host us in a very warm way, she is really a treasure. The house is very spacious and nicely decorated, with a beautiful kitchen that is fully equipped. In addition to various beautiful seating areas in the house, you have access to three large bedrooms and 2 neat bathrooms. The garden is very beautiful and well maintained by her father. You also have several seating areas in the garden where you can relax. The pool is wonderful, everything is very clean. You can relax here in the beautiful surroundings. Couldn’t fault host nor house! Perfect place and perfect host! Had full family of six (14, 17, 19, 24 years old) and plenty to do and see. Highly recommend Bracciano Castle, eating in Travignano, walking up to the national park behind the house, swimming in the lake…and more. We intended to go to Rome, but we were glad to not to have to drive….and left it to do on our last day. It wasn’t long enough, but we had a good day in Rome and the train is very easy from the airport. Giorgia and Bechara were great. Very clear with everything and very warm and welcoming. Would love to go back.

Beautiful location. Great pool. Gorgeous garden. Lots of outdoor space to enjoy. Easy home to spend time in. Host was thoughtful, kitchen was stocked with essentials like coffee and salt etc. washing machine and dishwasher were efficient. Host was responsive. The area is very restful. Small shops nearby to purchase essentials. WiFi connectivity was excellent. Not too far from Rome. We had a great stay.

the house was very nice, the only thing is that obviously when we go in winter those comforts that you could use the summer, you do not have them, it is there... however they were really kind. They did not give us an exact time to leave the house. They met us. The house is very large and there is a lot of space, we were 15 people and it seemed like very few people inside the house although it is large, 😊 we had a very good time.

We had a fantastic family stay at this villa! Mauricio was an excellent host, maintaining clear communication throughout our visit. His flexibility with our check-in was particularly appreciated; being able to settle in right after a 20-hour flight made a huge difference.

Robertos place was fantastic! He and his sons went ABOVE AND BEYOND to accommodate our family. (offered transportation pick up, early check in, showed us step by step every amenity in the house, helped carry ALL our Luggage up the stairs, personal recommendations, comped breakfast locally, proscecco in both refrigerators...) I would give 10 stars 🌟 for service and helpfulness! This made for an amazing welcome and stay in Rome. I highly recommend! Gratitude 🥹

I cannot say enough about how perfect the property was for our family. Spacious, homey, the pool was amazing, and the ping pong table was a great addition for our kids! There were games, books, cards all available for our use. They connected us with a chef for a cooking class at the house that was incredible. They were quick to respond and help throughout our time. I am so grateful for our time there and would 100% recommend and return!

Daniele is a fantastic host. He was very responsive to some issues we had in the first couple of days. He was also very helpful when we had an issue with some of our luggage. The garden and pool are fantastic. The interior of the villa is nice but slightly dated. I would recommend a car to visit other areas and for supermarket. You are only 10 minutes from the local train station with direct trains which get you into Rome within 20-30 minutes. The town is quiet in the week but very busy at the weekend and maybe due to visiting in April there was not much open on the beach itself. I’m sure that changes as you get into the season. Some great local restaurants and bakery’s which were all reasonably priced.

This house is a gem (and the photos don't capture it's brilliance). The location is perfect not only because it's in a secluded spot that ensures privacy, while also being close to small and larger towns worth visiting for dinner. Also thanks to it's (unexpected) elevation: the evenings are noticeably cooler than in the lowlands, so you can sleep really well in the middle of a hot summer. The house has been beautifully renovated, the pool is a wonderful addition, and Federico is very responsive and helpful. I highly recommend it to everyone and will definitely want to return with friends in the future.

Our weeklong stay at La Commenda was truly amazing! We thoroughly enjoyed the beautiful home with its separate suites for our group. We were traveling with our three adult children - two of whom are married (and one of those has 2 young children). The pool and outdoor area made us feel like we had our own private spa to enjoy - But the real treat was having Luigina with us in the home making incredible authentic Italian meals. We all got teary saying our goodbyes. Luigina is a beautiful person inside & out who creates such a beautiful atmosphere around her meals. If you choose to stay here; you shouldn’t miss the opportunity to include Luigina in your plans! Nathalie and Filippo were more than mere hosts - they were quick with helpful tips and links and recommendations of what to do (and eat!) in this gorgeous part of Italy.

The villa is a magical experience. It is a wonderful house in a gorgeous setting, near Cervetiri and a short distance to Rome. We really enjoyed the nearby necropolis and an afternoon in Rome seeing the sights from a golf buggy. The villa has many features and security is top of the list. The pool is wonderful: clean and salty instead of chlorine. The BBQ set up is second to none. We had a problem with air conditioning but Paolo immediately sent out a technician and fixed it. It is a real home with many unexpected treasures - table tennis, table football, a toy box with a big train set, fresh herbs, a nightly watering of the extensive lawns, an olive grove, extensive outdoor lighting, a jacuzzi, and much, much more. Paolo provided a lot of food basics. The security and lighting were a bit technical and the bins regime a bit daunting but we had a wonderful holiday - all too short and we will be back. The restaurant Coline Di Maria is a wonderful evening out.

Beautiful surroundings, very clean, plenty of sunbeds and shaded areas outside. Lovely pool. Utilised all outdoor faculties such as table tennis, table football and bbq. Anna the host was super helpful and helped us with taxis local events and attractions and even helped us get going when there were no taxis available. Grazie mille!!

A fantastic location. The view from the apartment is amazing. The space is great. The whole family loved it.

My family and I had a wonderful at Livia's beautiful Casale. It is gorgeous and the surroundings are so picturesque. The swimming pool was a highlight, and my sons spent hours in it. I look forward to returning and highly recommend Casale San Giovanni !

This villa was just perfect for us for a delightful late August week. The view from the pool never grew old, just breathtaking rolling Umbrian countryside. A lovely quiet location, with loads of great Agritourism eateries nearby, and the delightful town of Narni a short drive away. The local host was great at ensuring our stay was perfect, giving us some great local recommendations. Plenty of space, effective air conditioning and comfortable beds - always important for us.

We had a family holiday and all of us had a really magical time. We were very lucky to have had wonderful weather, and the views on a sunny day were breathtaking. We have two young kids and they slept very well indeed in the comfy beds. There was plenty of space for all of us, and we really enjoyed having easy access to the wine from the vineyard as it was delicious. Finally, Livia was an amazing host. She did everything she could to meet our needs, including helping us with some shopping on our first day as our flight came in a bit late. Thanks you so much for being so flexible! We will definitely be coming again

There are not enough positives to give for our stay at Giovanna’s. The villa was absolutely stunning, the photos are amazing but it’s even better in person, a large beautiful garden and lovely pool. The place was spotless and had everything you could need. The most standout feature was what incredible hosts Giovanna and Ricardo were, they went out of their way to help us and were so exceptionally kind and willing to help us with anything we needed. There was always communication to make sure everything was okay and nothing was too much for them, they were even very understanding and patient whilst I tried to use my beginners Italian! They are some of the kindest people we have ever met and the villa is beautiful not to mention Tivoli and the surrounding area itself. Couldn’t recommend more.
