We had a wonderful time at this house! The place offers a truly authentic Italian atmosphere – a huge, charming, and warm house with a beautiful garden, perfect for relaxing and enjoying the surrounding nature. The location is peaceful, providing ideal conditions for a getaway, though it's worth having a car to easily reach the beaches. The nearby beaches are absolutely stunning, clean, and – importantly – not overcrowded, so you can spend entire days there in peace. Additionally, the local restaurants serve delicious food, with local specialties at the forefront. Both the owner and the people taking care of the house were very helpful and always available. All in all, only positives, highly recommend!

Beautiful scenery and beautiful villa. Large pool. Ideal location for our neuro diverse grandson who loved it there and Nicoletta’s friendly dogs. You’ve got to go there to believe it

Aldo SUPERHOST!!! L'appartamento è nuovo, pulitissimo, dotato di tutti i confort (climatizzatori, lavatrice, lavastoviglie, phon, macchinetta per il caffè in capsule), parcheggio interno e giardino recintato per la massima privacy e la massima tranquillità. Io mi sono fermato solo un paio di giorni insieme alle mie figlie per un evento familiare, ma mi piacerebbe ritornare per una visita a Roma. Aldo è stato un ospite gentile e disponibile, ci ha dato qualche dritta per andare a cenare nella vicina Castel Gandolfo (abbiamo mangiato un panino con la porchetta ottimo!) con vista lago. E' stato così premuroso da farci trovare il necessario per una piccola colazione. Se volete andare a Roma, a 5 minuti di macchina c'è la stazione dei treni che in mezz'ora arriva a Termini o poco più distante si trova la fermata della metro di Anagnina. L'aeroporto di Ciampino non è distante. Insomma, superconsigliatissimo!!! Spero proprio di tornarci! Grazie Aldo!!!

Mirko was a great host and his place is amazing. The location is amazing and has all grocery stores (one right outside) and restaurants nearby. There is public transport right outside which takes you to the city center. Kids play areas nearby as well. Now coming to the villa- a huge garden and a trampoline and hammock to enjoy the outdoors. The inside has this old rustic charm that is an amazing experience. A parking right inside is a cherry on the top. Mirko was kind enough to leave a welcome gift as well. The communication was great. I would definitely recommend it to everyone and if you have kids they will surely enjoy this place. Totally worth it!

There are not enough positives to give for our stay at Giovanna’s. The villa was absolutely stunning, the photos are amazing but it’s even better in person, a large beautiful garden and lovely pool. The place was spotless and had everything you could need. The most standout feature was what incredible hosts Giovanna and Ricardo were, they went out of their way to help us and were so exceptionally kind and willing to help us with anything we needed. There was always communication to make sure everything was okay and nothing was too much for them, they were even very understanding and patient whilst I tried to use my beginners Italian! They are some of the kindest people we have ever met and the villa is beautiful not to mention Tivoli and the surrounding area itself. Couldn’t recommend more.

Wir waren 1 Woche in diesem wunderbaren Haus! Die Kommunikation klappte einwandfrei, sowohl im Vorfeld als auch während unseres Aufenthaltes; Elena war immer erreichbar, antwortete innerhalb kürzester Zeit. Der Check in klappte dank Schlüsselbox einwandfrei. Das Haus ist großartig ausgestattet, man fühlt sich sofort wie zu Hause. Ich habe noch nie in einem Apartment eine so gut ausgestattete Küche gesehen, es war alles vorhanden und im makellosen Zustand. Der Wasserdruck der Dusche ein Traum für mich, ich habe ziemlich lange dicke Haare und meistens im Urlaub Probleme, diese zu waschen, da meistens zu wenig Wasser aus den duschköpfen kommt ;) Das Doppelbett ist so bequem, die Matratze einwandfrei, nicht durchgelegen, wir haben super geschlafen. In jedem Zimmer ist eine Aircon die wir trotz Hitze nicht benutzt haben. Die Nähe zu Rom, der wunderschöne Strand per Fuß erreichbar, waren für uns die Argumente Diese Unterkunft zu buchen. We stayed on my for one night, before heading to the airport the next morning. I'm so sad we didn't stay longer! the house and garden are so so beautiful. The primary suite is incredible, luxurious, has private terrace. the kitchen is so well appointed. we cooked a beautiful meal with ingredients that were already there and ate outside in the garden, played music on the guitar and piano, enjoyed the garden, and different spaces. it was so pleasant and comfortable, perfect for our large group - 8 adults and 4 kids. rafaelle was so communicative and helpful, even brought snacks and things for us. He met our every need. I hope we can stay here again in the future for a few more days.

We had a fantastic family stay at this villa! Mauricio was an excellent host, maintaining clear communication throughout our visit. His flexibility with our check-in was particularly appreciated; being able to settle in right after a 20-hour flight made a huge difference.

It is an absolutely stunning place to be. The house is beautiful, the view amazing and the pool area an absolut dream! :-) We had the best weekend with friends there and everyone loved it. Felt like straight out of a Mamma Mia movie sitting there under the trees having breakfast or dinner. 10/10

Robertos place was fantastic! He and his sons went ABOVE AND BEYOND to accommodate our family. (offered transportation pick up, early check in, showed us step by step every amenity in the house, helped carry ALL our Luggage up the stairs, personal recommendations, comped breakfast locally, proscecco in both refrigerators...) I would give 10 stars 🌟 for service and helpfulness! This made for an amazing welcome and stay in Rome. I highly recommend! Gratitude 🥹

I cannot say enough about how perfect the property was for our family. Spacious, homey, the pool was amazing, and the ping pong table was a great addition for our kids! There were games, books, cards all available for our use. They connected us with a chef for a cooking class at the house that was incredible. They were quick to respond and help throughout our time. I am so grateful for our time there and would 100% recommend and return!

Daniele is a fantastic host. He was very responsive to some issues we had in the first couple of days. He was also very helpful when we had an issue with some of our luggage. The garden and pool are fantastic. The interior of the villa is nice but slightly dated. I would recommend a car to visit other areas and for supermarket. You are only 10 minutes from the local train station with direct trains which get you into Rome within 20-30 minutes. The town is quiet in the week but very busy at the weekend and maybe due to visiting in April there was not much open on the beach itself. I’m sure that changes as you get into the season. Some great local restaurants and bakery’s which were all reasonably priced.

This villa is a hidden gem. In the outskirts of Rome area known as "Castelli", a prime local tourism location with a lot of good food options and restaurants nearby. Outdoor hikes around lake Albano. Also a short drive to Rome city center for daily visit. Villa has many rooms, vintage but well kept. Outdoors is unmatched, spacious, incredible views, pool, soccer pitch, huge garden to relax or dine out. The host is super kind.

Nous avons passé 2 semaine excellente a Riano. Roberto a été a l’écoute de nos demandes et extrêmement réactif. La villa est parfaite, la piscine est encore plus grande que sur les photos, tres bien situé mais le déplacement en voiture est recommandé ! Des magasins sont à proximité pour faire les courses, des meme que certains petits restaurants. En espérant revenir au plus vite des que possible pour profiter du charme de l’Italie.

Ho trascorso uno splendido fine settimana con dieci amici ospitati da Ferdinando e Ludovica: la casa è spaziosa, ben tenuta e con tutti i conforts (aggiungerei giusto la tv nel salone), camere all'altezza, giardino ampio e ben curato, piscina fantastica, barbecue. Il tutto immersi nella tranquillità della campagna romana ma comunque a cinque minuti dal centro abitato di Campagnano per ogni esigenza. Hosts gentili e discreti. Caldamente consigliato.

Wow, Villa Maria Pia is simply amazing! What a beautiful little gem! My wife and I just spent five wonderful days here, and I have to say, the photos don’t do it justice—they're spot on! We absolutely adored the pool and the lovely outdoor furniture; it created such a romantic and peaceful atmosphere. Yes, planes passed by every 10-15 minutes, but honestly, it didn’t bother us at all. Ludovico, you were such a great host! Thank you for taking us to the shop and for everything you did to make our stay enjoyable. A huge shoutout to your friend Massi as well for driving us to the beach—we appreciated it! We had a fantastic time here and would happily recommend this place to anyone and everyone. Grazie Mille!!! 11 out of 10! X

Enrico war sehr zuvorkommend und nett und war stets erreichbar wenn wir Fragen hatten. Wir haben uns bei Ihm sehr wohl gefühlt. Die Umgebung war sehr ruhig (warscheinlich auch weil es außerhalb der Saison war). In der Wohnanlage ist alles etwas in die Jahre gekommen, das tut dem Wohlfühlfaktor aber keinen Abbruch. Es gibt viele Einkaufsmöglichkeiten die fußläufig erreichbar sind. Enricos Pizzaofen ist ein echtes Highlight. Das ist echtes italienisches Lebensgefühl. Für den Preis ist die Unterkunft sehr zu empfehlen. Eine Kleinigkeit hat uns schon etwas gestört. Außerhalb der Wohnanlage und insbesondere der Weg zum Strand und am Strand war es sehr dreckig.. überall lag Müll. Vielleicht lag es daran, dass wir außerhalb der italienischen Feriensaison dort waren. Die Innenstadt von Rom ist in einer Stunde mit dem Auto erreichbar und wenn man früh da ist, gibt es am Tiber entlang auch viele günstige Parkmöglichkeiten. Danke Enrico für die schönen entspannten zwei Wochen.

Siamo stati benissimo nella casa, tutto ciò di cui avevamo bisogno era a nostra disposizione ed era tutto in ordine, non potevamo chiedere di meglio.

we had a wonderful stay at the house- grea location with lots to see nearby including the etruscan tombs, Castle and lake. Very nice, characterful property with a lovely big loggia/veranda area. Really huge place- so many living areas and nice big bedrooms. My family of 5 had plenty of space to enjoy spending time together, and because it is April it was good to have plenty of indoor space to use. The kids did enjoy the play equipment outside too and we had lots of games of football and skittles on the grass. The host was very responsive and easy to communicate with, and because it was Easter they left some Easter eggs for my 3 kids which was a nice touch :)
