A Unique Garden House in the heart of the Kent Countryside with views across our 3 acre orchard. Included in your stay is your very own private garden, complete with hot tub & summerhouse to relax in. The property also has private parking plus a secret woodland hideaway. Within walking distance is both Sharsted Wood and Doddington Place Gardens which are great for exploring, plus our local pubs - The Black Lion and The Chequers Inn which are perfect for a spot of lunch or a dinner reservation.

Woodsmoke Arts Studio: Boho country retreat
Relax and unwind in this artist-run bohemian retreat. Tucked away in the village of Preston, surrounded by orchards, you'll enjoy a peaceful 'get-away' yet be in easy reach of local amenities and Kent's stunning coastline. The studio is blissfully quiet, set back from the cottage with its own entrance under a vine-covered pergola, with access to a large garden. Your host is happy to interact as much or as little as you like, and will gladly share the best experiences the area has to offer.

Blackthorn is a luxurious retreat for two. Attached to the owner's home, and situated on the edge of Icklesham village, the property lies halfway between the ancient towns of Rye and Hastings. There is a distant view of the sea, and the garden is surrounded by beautiful AONB countryside. The cottage has a private, south facing verandah, and guests are welcome to use the heated, indoor swimming pool and outdoor hot tub throughout their stay but exclusively between the hours of 8.00am and 8.00pm.

The Cabin - a little ranch house. A peaceful haven
Located in the High Weald area of Kent which is an AONB, The Cabin at Valley View Farm is set in its own space amongst 16 acres of wood and grazing. It used to be an old hop pickers mobile home but has been lovingly restored to a modern, well presented “mini” haven. A fully self-contained cabin with open plan lounge/dining/kitchen area, UK king size bed in bedroom and a shower room and toilet. Ideal for a couple or two singles as a Z-bed can be provided. Cowbeach Cottage is Grade II listed and has been lovingly restored to a high standard. It features a wealth of old oak beams and an inglenook fireplace with a cosy wood burning stove. It is tastefully decorated throughout to provide a relaxing space. The bespoke oak staircase leads to a beautiful vaulted bedroom with views across the Kent countryside. The cottage benefits from a private south facing garden and patio. It is ideally situated to explore the many National Trust properties close by.

Sit and enjoy the large private garden from the sunny south -facing terrace. This rustic home has an authentic feel, with a quirky calming country design, interspersed with antique furniture and botanical artwork throughout. There is a separate TV room and magical mezzanine play area with baskets of toys for children. There is a private, sunny, nature filled garden. The Snuggery is a converted outbuilding that has been set up for a cosy stay with a wood burning stove and lots of snuggly wraps to cuddle up in. The open plan interior, high vaulted ceilings and natural oak flooring create an interior which is fun, light and airy. Walking enthusiasts will enjoy walks from the back door straight on to the North Downs Way and there is a bench by the front door fitted with a heated element, perfect for warming up your walking boots. The Times featured us! Sappington Granary is a secluded, romantic hideaway in pretty Kent countryside. This 200yr-old wooden farm building has been updated, but retains its unusual charm. Delightfully & individually decorated, it is one of a kind. Inside it is snug & romantic. Perfect for little breaks, peacefully isolated but still close to Canterbury and beaches. Walk in nearby woods, the local valleys or even (if very energetic) to the pub, it is the perfect couples' break.

The Long Stable: Rural haven, spacious, fast Wifi
Stylishly fitted and eco-friendly, our detached, self-contained cottage is in a very rural location. There are no other holiday cottages on the farm. Situated in the High Weald Area of Outstanding Natural Beauty, on a sheep farm of 23 acres (which you are free to roam), this is a real get-away-from-it-all location. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

A warm and inviting bijou space, the property sleeps two but still feels roomy with a mix of rustic, modern and mid century furniture. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
