Architectural Masterpiece with Roof Deck

Watch the sunset from the rooftop deck of this modern, architectural gem. Relax beside a Zen waterfall in a flowing indoor-to-outdoor industrial design space with floor-to-ceiling glass patio doors, two fire pits, and colorful decor and art. Children 18 and under do not count in the posted occupancy limit so for example 8 adults plus several children would be allowable. There are four premium portable roll away beds not shown in photos that will fit in any of the spacious bedrooms, or in the living room, bringing the bed total to 9. URBAN LOFT is what the “living room” feels like . Perfect for large groups and events because the entire ground floor is one large open space (approx. 1,000 sq ft.) Half the space is open and can be set up with tables, yoga mats, seating. The oversized sofa and ottomans seat ten and face a large flat screen TV and gas fireplace. The huge sliding glass doors open to a large private patio, and features custom furniture that seats ten and surrounds a gas fire-pit! CHEF”S KITCHEN features a Viking 6 burner range and all the cooking equipment you might need, tableware for 12, with plenty of space for chefs and caterer. The dining table seats ten and there are two folding tables and chairs available to expand capacity by eight. Open the sliding glass doors and hear the soothing sounds of a Zen water wall! Two Weber 22” domed traditional charcoal barbecues provided for grilling. ENTERTAINMENT SYSTEMS: Large Flat screen TV’s are in the living room, master suite, and front guest bedroom , and include cable and premium content. Stream your own content, or play your Apple library via Apple TV in the living room system. For PowerPoint presentations, or any content played on your laptop, you may connect your laptop to the TV via HDMI cable (Bring your own). For music, the large Bose Sound Dock is in the living room. It plays your music through Bluetooth enabled devices. Music channels are also available on DirecTV. MASTER BEDROOM is large enough to be an apartment! It has an en-suite bathroom with soaking tub, private balcony, separate living area with tv and sofa, and hanging bubble chair (#instagram spot.) THE TWO GUEST BEDROOMS share a bathroom. Two queen beds are in one, King and twin beds in the other, Sleeping arrangements are flexible; move any of the four portable rollaway beds into any of the bedrooms, or even down to the living room. To be clear, there are three private bedrooms and the house works best for large groups who are flexible in their sleeping arrangements. Capacity numbers assume two people will be sharing the beds of queen and king size. . BABIES AND TODDLERS are welcome, and I have a portable crib and two high chairs. But, please note following section about stairs: STAIRS: The house is of modern construction and has long stairs made of concrete and steel connecting the living room to the upstairs bedroom level. These can be a concern for the elderly, or for very young or unruly kids. A safety gate is available for the top of the main stairs, which installed upon request. ROOFTOP DECK Is an utterly private deck on the third floor, with 270 degree views, a peek of the Hollywood sign, chaise lounges for four, sofa for ten all surrounding a gas fire-pit. It’s a great place to sun and hangout, watch the sunset, or drink cocktails by the fire. Due to noise restrictions, guest use not permitted after 10 pm. PARKING: Two cars will fit in the driveway. You also have exclusive use of two more parking spots in the street, parallel to the garage door . (Except Tuesday morning 8:30-10:30 am street sweeping) In general, this neighborhood has ample street parking, except during summer weekends, or warm winter ones. During those times, any cars in excess of four can park (even overnight) in the public parking lots nearby : #9 at 14031 Palawan Way, or #13 at 4601 Via Marina. , in Marina Del Rey. SELF CHECK-IN The house features an electronic lock on the front door. Two days prior to your arrival I will send you your code that unlocks it, and you may let yourself in any time after 4pm on your day of arrival (or 1:30 pm for luggage drop off). House instructions and wi fi passwords are posted in the kitchen. EARLY CHECK-IN and LATE DEPARTURE This is a frequent request, and since the house is rented out nearly 100%, usually impossible to accommodate. The house takes five hours to clean between 11 am checkout and 4 pm check in. However, if you don’t mind seeing a messy house you may drop off luggage after 1pm. Similarly, if you are checking out and have a late flight, you may leave luggage by the front door until 12:30 pm. MINIMUM STAY REQUIREMENT. I get many more rental requests than I can handle. I need to fill every night of the week, so I have some guidelines that determine which rental requests I accept. Following these will help get your request accepted: 1. Weekend reservations that includes a Saturday night must be for a minimum of three nights. (Exceptions may be made made if the reservation is less than two weeks away or if Friday night or Sunday night is already booked. In that case a two night stay is acceptable. 2. I almost always accept one or two night stays midweek, especially if it does not leave a gap to either the preceding or following reservation, or is unlikely to. Reservations that leave a one or two day gap are less likely to be accepted than those adjacent an existing reservation. The calendar is published with my Airbnb listing. I understand that most peoples travel plans are not flexible, so please ask and I will make every effort to accommodate you. But if I say no to your request for a Saturday night only stay, understand this is why. And if you really, really want to experience an amazing “baller” place in Venice, this is how! NOISE RESTRICTION HOURS This is a quiet family neighborhood, with working families in the houses surrounding. To allow my neighbors peace and quiet, we have a strict rule that our outdoor patio areas are closed between 10pm and 8am . Similarly, if you are playing music or watching TV, kindly do so with windows and sliding doors closed. FILM AND EVENT USE The house has been used successfully for feature films, commercials, video interviews, catalog shoots, music videos, lifestyle photos, Wedding; dinners, brunches, makeup, family, photos, ceremonies; strategy meetings, special interest seminars, yoga retreats, dinner parties and, employee off sites. I generally do not allow birthday parties, bachelor /bachelorette parties, music performances, or any gathering likely to create excessive noise or disturb the neighbors. For speciaI uses, charge the daily Airbnb rate for the number of guests actually sleeping over, plus an additional flat fee that is based on the specifics of your use. To request a quote, tell me the number of people sleeping over each evening, plus an estimate of the total number of additional visitors, employees, guests , employees or service providers who would be at the property each day. Please provide detailed information about your event, including hours (events past ten pm not permitted). Guests are responsible for trash removal in excess of one containers worth, and I can connect you with a service to remove yours. Please note that for any use that starts in the morning, it is required to also book the day preceding. Inspection of the property is available prior to renting. Entire house! and, front patio and upstairs deck. Garage is for owners use only. We do self check-ins. I will send you a key code that opens the front door two days before your arrival. I am available 24/7 vi text or phone to answer questions. It is a great Venice Beach location, 5 blocks from the beach and 15 minutes to LAX. Abbot Kinney, named the coolest street in America, is home to fabulous restaurants, super cool bars, trendy boutiques, and shops. Bus service one block away. Uber and Lyft, public bike rentals everywhere. Metro train station is 2.5 miles away in Santa Monica can take you all over LA. LAX is 8 miles away. House has parking for four cars, and public overnight parking is available public parking lots nearby : #9 at 14031 Palawan Way, or #13 at 4601 Via Marina. , in Marina Del Rey. This is a quiet, family neighborhood, and this is not a "party house". To preserve peace for my neighbors, outdoor areas may be used between 7:30 and 10 pm only. As mentioned in the copy, there are stairs between main floor and two floors above which are made of steel and concrete. (Safety gate available) The best Venice Beach location, family friendly, just 5 blocks to the beach and one block to the famous canals. You won't need your car; everything is walking distance! Nearby Abbot Kinney Street, named the coolest street in America, is home to fabulous restaurants, super cool bars, trendsetting boutiques, and unusual shops. It's the upscale part of Venice dubbed the “Silver Triangle, favored by celebs, producers and creatives of all types.
