  • This is a must stay place for anyone. The attention to detail is exemplary, sympathetically restored to an extremely high standard. The circular tweed walk (around 5 miles) is certainly worth doing as it's on easy flat terrain. Roaring log fires in both the lounge and kitchen make for cosy evenings in. Highly recommend and will definitely return.

  • Well, how to begin! Barns Tower is amazing! The history is well worth reading, as well. The place is exceptionally clean and tidy. What a wonderful experience to stay in such an old building with so much character. The personal touches - bread, milk, eggs, butter, cereal, and fruit were so nice to have. For us, the location was perfect as we hiked the Tweed Path and other areas in and around Peebles. A definite "must stay" when visiting the area. Even if you are not, it would be worth going out of your way to stay in this incredible place. Thank you, Lulu! We absolutely loved your place...

  • What an amazing find! A gorgeous ‘castle’ set on the grounds with other properties, we felt incredibly grand entering to stay. The gate and door were so much fun and the history of the castle was explained once inside. Impeccably clean and great cooking facilities, this cosy accommodation is a must stay and with the novelty of the spiral staircase, spacious rooms and considerate additions of food in the fridge, it was certainly hard to leave after our three nights.

    Three Bedrooms with three standard double beds. Large family bathroom with both shower and original (deep) bath. The kitchen has been modernised with large gas range cooker and granite worktops. A relaxing living room with wood burning stove, large sofa and beautiful elevated south facing views over the garden , patio and Teviot . The cottage is the perfect retreat, yet centrally located in the Scottish Borders, just over an hour from both Edinburgh and Newcastle.Free WIFI , bed linen, towels and firewood included in the price.Well behaved dogs and obediant children welcome!
  • Wow. This cottage is everything you need if you want to get away from city life. It is surrounded by nature and is a proper rural get away. There’s lots of walks, village pubs and beautiful countryside to enjoy. The property has everything you need and it was a pleasure to stay there.

  • Had a great stay at David's cottage! Well appointed with everything required for your stay. David was really quick to answer any queries and help sort a couple of issues. All the neighbours we met were very friendly (including a four legged 1 who tried to jump into our car boot!) The cottage serves as a good base for visiting around the Borders which has lots of pretty, picturesque wee towns. We ate at the Greenhouse Cafe in Melrose and Simply Scottish in Jedburgh and would recommend both. Good food and friendly staff. Would make 2 small suggestions for improvement: the shower base doesn't have any grip or mat so was a little slippy to walk on. And a long lighter would come in handy for starting the fire, especially if you run out of matches which we did! Neither of these things spoiled our stay though and all 3 of us would happily return.

  • This is a wonderful cottage - we were there in December and, despite the cold weather, felt very cosy thanks to the wood-burning stove and comfortable furnishings. We used all 3 double bedrooms - all the beds were very comfortable with the extra blankets and hot water bottles being a nice touch. The cottage is beautifully designed and renovated, and is very well appointed. It lies off a country lane about 10 mins south of St Boswell's where we visited with family. This is an excellent location for exploring this part of the Borders and the nearby towns like Melrose, Selkirk, and Peebles. The host, David, was very responsive and able to answer any questions promptly. All in all, our stay was a real treat!

  • Paul's place is in a central location, within walking distance of the Castle and all the major sights. There are plenty of restaurants, bars and a couple of supermarkets nearby too. The apartment was perfect for our long weekend in Edinburgh and just a 5 minute walk to Usher's Hall, which was ideal as we were going to see a gig there. The apartment was spotless, the overhead shower was powerful and had plenty of hot water and the bed was comfortable. Everything you could want for a city break in Edinburgh!

This romantic bolthole is spacious and inviting - it's somewhere you can slow down and retreat from busy lives. Soak in a deep bath or rainforest shower, enjoy Meraki spa products, warmth from the woodburning stove, drink good coffee, cook, bake, read, or simply relax in the space around you. Edinburgh is just 40 mins away; most of the Scottish Borders is within 20 mins.
    Dod Mill’s old, industrial water mill has undergone a thoroughly modern redesign as a rural escape for two. It’s unique and stylish interiors, thick stone walls, spacious living space and mezzanine bedroom with feature bath make this a wonderful place to retreat from day-to-day life. The Old Mill retains many original features including the stable-style door at the entrance. You’ll pass through the porch into the large and open living space on the ground floor. The kitchen and dining areas open out into a double-height living space with a huge woodburning stove as the focal point of the room. Decorated throughout in Farrow & Ball, the space is light yet cosy with soft grey painted floors (underfloor heating), interesting fabrics and handmade shutters. The living area has a large sofa-bed (add guests on request), a thick vintage Moroccan rug, and some interesting decorative touches like a French balloon mould and antique chapati rolling pins. You’ll find a TV with Freesat (all standard UK channels), a DVD player, board games and a selection of books and maps. WiFi is available throughout the property. The rich aubergine-coloured kitchen is equipped for relaxed, holiday cooking. It has a sociable kitchen island, fan oven, 2-ring hob, dishwasher, a large fridge-freezer, kettle, toaster and a Nespresso machine for those in need of their daily caffeine fix. You’ll find artisan-made mugs, crockery, cutlery and glassware, as well as a cake stand, wooden boards and a good selection of serving platters and dishes. The large oak-topped dining table seats 6 so there is plenty of space to spread out, or invite friends over from other properties at Dod Mill (or in the area). You can also ask for the table to be extended to 12 if you’d like to entertain a larger group while staying in the Old Mill. Head upstairs to the mill’s original mezzanine floor, now converted to a bedroom. The super-comfy bed is king size and is made-up with anti-allergy bedding and pure Egyptian cotton linens. Have a long soak in the bedroom’s roll top bath, with Meraki spa-style products. The bath’s big enough to share, or enjoy on your own with a good book and a glass of wine. The en-suite shower room has a rainforest-style shower, soft-scented Meraki soap, shampoo and conditioner plenty of soft, fluffy towels. There is an additional “downstairs loo”. Head out the door by the woodburning stove and you’ll find an outdoor table and chairs and a small woodland garden area.
    Old Mill sits within Dod Mill, a unique and interesting historic site in the Scottish Borders near Lauder. For over 300 years, this was home to an industrial water mill where wheat, barley and oats were milled. There is also a kiln house where the grain was dried before milling. Dod Mill is 4 miles from the Royal Burgh of Lauder - which has fantastic amenities for visitors. There is a gorgeous little deli, The Spotty Dog, a lovely fruit & veg shop, The Purple Plum, art gallery / coffee shop, pubs, bakery, post office, petrol station and small supermarket (Co-Op). Lauder is completed with its own fairytale castle (Thirlestane Castle). The Old Mill at Dod Mill is also very close to wonderful Scottish Borders towns and historic sites. Melrose, Kelso, St Boswells, Duns and Galashiels are all within 20 minutes and each have a rich history and you can enjoy lots of local festivals. Some of the grandest houses in Scotland - Floors Castle, Mellerstain House, Manderston House, Abbotsford (the home of Sir Walter Scott) and Thirlestane Castle - are between 5 and 20 minutes drive away. Melrose Abbey, Kelso Abbey and Dryburgh Abbey are also each within 20-25 minutes. Other places of real note include the home of tartan, Lochcarron Visitor Centre, and the Borders Distillery & Visitor Centre (whisky and craft gin). The Borders has a number of superb festivals and events over the year, including the acclaimed Borders Book Festival, the Borders Art Fair, Tour of the Borders (cycling), the Great British Food Festival (at Floors Castle) to name a few. The Scottish Borders is a fantastic place for walking, hill walking, cycling, horse riding, fishing, country pursuits, arts, crafts and culture. Edinburgh is just 40 minutes drive away, and has so much for visitors to see and do. It makes for an easy day trip or two during your stay.

  • Ruth and Jamie are lovley and caring hosts. They do everything to make their guests feel home and comfortable. We have spent a wonderful week at Dod Mill together with our dog. The area and grounds of Dod Mill have more than exceeded our expectations. The old mill is lovingly furnished and decorated and invites you to relax with every detail. All you need (Restaurants, Takeaway or Shops) is easily to reach by car. Dod Mill is always worth a trip for us and we fully recommend staying there!

  • Came with our little dog for a few nights away and The Mill exceeded our expectations. It was exactly what we wanted, nice local walks, peaceful area, cosy log fire, comfortable bed and large bath. Generous hamper on arrival and each bathroom had lovely soaps and fresh towels. We loved all the finishing touches and how homely the place felt, particularly in providing things like a cake stand and a Bluetooth speaker, which were in use throughout our stay. We were sad to leave and wished we could have stayed longer. Thanks Ruth for a wonderful stay.

  • Dod Mill is a location not to skip past. The hosts went above and beyond to make this a very enjoyable stay, to endless wood supplies for the woodburner to unexpected goodies on arrival which were very generous. The attention to detail from the design of the building to the spa/shampoo products, soft towels, immense bath and bath bombs, were second to none. I would go back here in a heart beat and would highly recommend you to also check it out!

  • We go away every year for our anniversary and this is the first Airbnb we have booked and first place where the owner lives on site, which we were a bit apprehensive about at first. However, Ruth is such a lovely person and left us to it after giving us excellent instructions on how various items within the property worked. She has in depth instructions in a folder for how everything works and is very easily contactable, as is plenty of other services, through the extensive list of contacts within the folder. The space is fantastic and Ruth and Jamie have paid excellent attention to detail in their decor and interiors. The location is lovely with some beautiful scenic walking routes close by. Would definitely recommend this stay to all! You are both fantastic hosts and I hope yous manage to get some time away together child free!

Skillfully designed, this is a bright captivating treasure. Central heating. Heated floors. Wood-burner. Free parking.
    This small stone cottage, that was once a home for pigeons, is self-contained. It is historically fascinating and architecturally intriguing with stone doorways, beautiful old wood beams and wooden steps. Within an extensive mature walled garden, a stone path leads under a rose-arch to the quaint 1600s cottage. A glass front door opens into an enchanting calm atmosphere. Beneath part of the floor, under sturdy glass, an ancient vaulted cavern can be glimpsed below. Above, in the tower, is a tiny loft bedroom with a double bed, Egyptian cotton sheets, and a window overlooking the private garden. Illuminated ancient nesting boxes line the walls. It is quiet. Next, on the ground floor, is a bright sitting/ dining room with original stone walls, a high ceiling and skylights. Beneath a small mezzanine is the neat bespoke L-shaped kitchen, rustic-style, with a fridge, 2-ring gas hob, microwave and convection oven, kettle and toaster. Counter-tops and the table are made from slabs of a cedar tree that once grew in the garden. The building is 2.4m wide. The wood-burning stove is opposite a pull-out sofa-bed (115cms wide mattress), and the whole ground floor has underfloor heating as well as gas central heating. The wood-lined bathroom, with a luxuriously large wet-room style shower, has a skylight with views of apple tree branches. A chunk of cedar wood, with the bark retained, contains the basin. Skilfully designed, this is a captivating little treasure. It is an extraordinary and rare delight that will enchant guests.
    Within 5mins walk of the upmarket lively areas of Bruntsfield and Morningside where there are supermarkets, shops, restaurants and cool cafes. 20mins walk through park to the city centre. One parking space for an ordinary sized car. Long or high vehicles will not fit because is a very sharp left turn at the entrance and overhanging branches.

  • Sarah's Dovecot is beautiful and also much more spacious than we first expected. The bedroom at the top of the Dovecot is perfectly cosy and if you leave the blinds open you can see the moonlight come in onto the sloping ceiling. The whole place feels very private even though it was a short walk into the city centre. The bathroom is warm and the underfloor heating very luxurious, especially since we stayed in February. There was a log burner but it was so cosy we didn't need to light this. I would recommend the Dovecot for anyone who wants to stay somewhere that feel special and unique. Sarah was very polite and helpful and a great host.

  • This is an absolutely stunning cottage in the heart of Edinburgh. Within walking distance of the Old and New Town, it is easy to get to everything you will need for a very enjoyable stay. And for those of you who are not as familiar with the area, the owner does an amazing job of providing information on restaurants, attractions, etc. From the spacious shower to the heated floors to the fireplace and the loft bed, everything has been meticulously thought and offered. It was quite windy and rainy during our visit, but we stayed snug and warm in the dovecot. An amazing place and highly recommended!

    Rowanside in Longformacus is a picturesque and homely country retreat, under an hour from Edinburgh and in the heart of the Lammermuirs. This beautiful 2 bedroomed cottage is perfectly situated for exploring the Scottish Borders and its rolling hills
    Rowanside in Longformacus is a picturesque and homely country retreat. Sleeping just four, plus a cot if required, the cottage consists of an open-plan sitting room (with log burner) kitchen and dining room, then two bedrooms (one double, one small twin) and a shower-room. Dogs, cats and children are welcome - but no pets on furniture or beds. Rowanside comes with WiFi and satellite TV. The kitchen is well equipped and logs are available for all guests. A small welcome basket is provided for all guests and the sheets have a 200 thread count. Books and games are on hand. Built to house workers from the local big house and is listed for its historical and architectural value. Rowanside is a perfect retreat with the wild Scottish borderlands on your doorstep. It is an unusual delight. The house website can be (EMAIL HIDDEN) Please note that the bedrooms are quite small so although there are chest of drawers, there is no wardrobe. Also the twin room is quite cozy for two adults - although me and my friends have used it many a time!
    An hour from Edinburgh and in the heart of the Lammermuirs, this beautiful 2 bedroomed cottage is great for walking the Southern Uplands Way. With the River Dye babbling past the front door, it is ideal for romantic breaks or anniversaries, or as the perfect location for a more active hol with family or friends. Relax in front of the fire after a day of exploring or adventuring on and around the Scottish Borders: walking, cycling, canoeing, fishing and many other activities are easily available.

  • We rented Ben's Place for a few days in January and weren't disappointed. Finding it was quite straightforward although, as Ben says, it is in a very small hamlet so make sure you have been shopping beforehand. I thought I might be cold at night but a wealth of little extras ensured I wasn't - hot water bottles, log burner and plenty of blankets. The double bed was one of the comfiest I'd slept in. Location is quite beautiful with a babbling stream to the front and lots of birds in the bushes behind. Didn't miss not having phone reception. If you drive to Edinburgh you have to travel across the Lammermuir Hills which are breathtaking by day but not for faint-hearted drivers, particularly at night!

  • Ben’s cottage is one of those Airbnb’s that make you feel so lucky to have stayed in as a guest. The space itself coupled with the area was really incredible. We had a fantastic time in Longformacus, there’s so much to do nearby either driving or walking. We found plenty of walks around nearby for the dog. Check in was simple, the property was impressively clean and warm when we arrived. The kitchen has everything you could need, we loved the space upstairs and the views of plants and birds from the windows. As other guests have mentioned, crumpets, butter and jam are left which is a really thoughtful touch, as well as hot water bottles, blankets and board games.

    A cosy bright apartment, centrally located in the heart of old historic Edinburgh beneath the castle. All the main tourist and festival attractions are within walking distance: the Castle, the Royal Mile, National Museum, National Gallery, Princes street and much more. Free wi-fi is available.
    The apartment is in a fabulous central location just up from the vibrant Grassmarket. There is no shortage of cafes, bars and restaurants nearby. The bedroom and kitchen have a wonderful view of the castle and as the flat is situated to the back of the building it is very peaceful. During the festival and Hogmanay you may hear the military tattoo and fireworks as well as see them! The apartment is accessed on street level through a secure gate with just a few steps up onto the balcony landing from where you gain entry. Perfect for 2 but can accommodate 4 with the double sofa bed in the lounge. There is also a single fold out bed. The apartment would be an ideal base for a city break, family fun or a romantic getaway as well as the business traveller. The lounge is bright and airy with a sofa bed and two armchairs, a small dining table and seating for four ( more fold away chairs are in a cupboard). There is a flat screen TV with freeview and built in DVD player as well as CD player. Free wi-fi. The bedroom has a comfy double bed, wardrobe space, a chest of drawers, hairdryer and radio alarm clock . The bathroom has a bath with shower over, toilet, wash handbasin and a heated towel rail. Linen and towels are provided with complimentary shampoo and shower gel. The kitchen is equipped with all you would need if you choose to eat in, with basic foodstuffs like salt and pepper and cooking oil supplied. Coffee, tea, sugar and milk is provided to help you settle in. There is a small supermarket just up the street which stocks a good variety of food and groceries and every Saturday there is a farmers market close by on Castle terrace where you can buy lovely Scottish produce from meats, seafood, fresh vegetables and fruit to delicious baked breads. Directly opposite the apartment there is a friendly breakfast cafe that also serves delicious lunches and teas. There is parking in metered pay bays close to the apartment and they are free from 18.30 each night until 08.30 in the morning and from 18.30 on Saturday night through to 08.00 Monday morning. During the day you can pay to park in these bays (free Sunday) or use the multi story car park nearby on Castle Terrace/King Stables Road. The Grassmarket is in the historic centre of Edinburgh and is home to numerous bistros, cafes, Scottish pubs and specialist shops selling antiques, books, cashmere, clothes and much more. Restaurants in the pedestrianised areas allow for al fresco eating and drinking within the proximity of the castle with festival and tourist venues all around. The area is steeped in history. Public hangings were held here and it was the haunting ground of the famous body snatchers Burke and Hare. During the summer the place comes alive with street performers, musicians and special events. A quick stroll will take you up to the Royal Mile and the Castle or along to Princes street through its lovely gardens.   • We spent a long weekend in Edinburgh and we couldn't have picked a better place to stay. It's a stone's throw (literally) from major bus routes and is 20 minutes max walk from the Old Town and New Town. Finding the place was really easy and once we were there Sandra was super welcoming, offering us tea/coffee/biscuits morning and evening. The room was comfortable, cosy and warm, and the rest of the flat was lovely and really well kept. Kiko the cat is very friendly and really sweet, winning us over instantly! Sandra is happy to give recommendations for places to eat/drink/visit but also understood when we just wanted to relax. If we come back to Edinburgh we will definitely be staying here again, because it's the perfect base for exploring the city. Thank you Sandra!

The fairy lights made it feel festive, and the view from the bedroom was spectacular! We slept with the door open as we were warm, and it was amazing to be able to look out and see the stars! The wine and chocolates upon arrival were hugely appreciated too! Our request for towels was quickly met by Archie, and we knew where the hosts were should we have needed anything else. I told Maggie that I was to propose on our stay, so when we arrived she had the fire roaring, 2 bunches of flowers and a bottle of cava on ice for us, which i did not expect at all. We spent the days visiting Smailholm Tower, floors castle and Scott’s View, and the evenings playing board games next to the fire. Couldn’t have asked for a more perfect cottage and location. Based in the heart of Peebles town which has a variety of independent shops, supermarket, restaurants and coffee shops all within a few minutes walk. Perfect for those participating in outdoor pursuits as near to Glentress forest, local swimming pool, the River Tweed and only a 35 minutes drive to Edinburgh. We can also now offer free WiFi.
    Your’ll have full and private use of this ground floor apartment which consists of a bedroom with a queen size bed, living room with tv, dining table and a fully equipped kitchen. There’s a bathroom with electric shower and free WiFi.
    Our apartment is based on the old Peebles high street which runs adjacent to the main high street which is only a minute walk to get to. There’s McColls across the road and Sainsbury’s is a 4 minute walk away. There’s plenty of cafes, restaurants and pubs in the high street and lots of independent shops along with some well known high street shops. Peebles is a thriving tourist town and has plenty of character and places to explore if you enjoy walking. There’s also Glentress a couple of miles away which is extremely popular for those who enjoy mountain biking.

    Meadshaw farmhouse "apartment" is set on the edge of the remote Meadshaw Forest, a short drive up a good forest track. Plenty of parking, walks from the door, Peaceful, starry skies, and a log stove to relax in front of. Private entrance.
    The guest suite is part of the main farmhouse, with its own entrance, garden, en-suite double bedroom, sitting room (with log burning stove), TV, DVD's, books and wi-fi. Logs are free of charge. We provide a simple selection of cereals, fresh fruit, milk and tea/coffee for you to help yourself. There are lovely well marked walks from your door, and we provide maps and directions if you want . There are uninterrupted views to the garden, river and hills from your windows. There are lots of books and board games for your use. A BBQ is provided in the summer months, but please note there is no kitchen or oven. The nearest pubs/restaurants are 8.5 miles and we are happy to make recommendations.
    The area is unique in that it is an undiscovered "gem".....you will have the place virtually to yourself. There are lots of walks and cycle paths to explore. This is also a haven for wildlife, including red squirrel, otter, deer, badger, woodpecker, nuthatch, curlew, siskin etc. The farmhouse looks out onto beautiful "wild" Scottish Borders hills, and is nestled on the edge of Meadshaw Forest. The farmhouse is very much off the beaten track - there is no mobile phone signal, no traffic/road noise and the stars are amazing on a clear night!

We're a 20 minute drive from the coast which has stunning cliff top walks and beautiful little bays and fishing villages.
    The cabin has a large sitting/dining room with a wood burning stove which is very easy to light and quickly warms up the whole place. A lot of the internal wood like the floor, shelves and fittings are from trees from my father's forests which are processed in our sawmill which is 3 minutes down the road. The kitchen is stocked with oil, salt, pepper, milk, sugar, tea, coffee etc. We can provide a simple breakfast on request of Muesli with dried fruit (from my mum's garden), home made bread with jam, butter, cheese etc for £5/per person. If it's the right time of year/available you'll be able to purchase fresh veg from my mum’s garden and local venison/pheasant/trout/eggs. The nearest supermarket is 7 miles away so please come with food if you're wanting to cook. There is also a BBQ set up outside. If you have a car there are plenty of pubs and restaurants in Duns and Berwick. We will be doing short term lets through the autumn/winter, so get in touch if you would like to stay for longer.   • Wow! What a wonderful little gem. It was absolutely beautiful and so cosy just what we needed to get away from everything. Cabin is very easy to find with Laures brilliant instructions. The stove was easy to use and warmed up the whole cabin. Kitchen was well stocked with herbs, tea and coffee, aswell has having great facilities. The bed was super comfy and we slept amazingly on all 3 nights. Thanks again Laure, we hope to be back soon.

Open access to the heather clad hills opposite the cottage offers miles of amazing walking with stunning views. Horse riding, golf, tennis, are all within a 8-12 mile radius. Supermarkets and restaurants are all within a 15 - 20 minute drive and some will deliver to your door. The area is quiet and peaceful with no road noise or light pollution.

    Situated at the bottom of a private drive in a quiet, picturesque and romantic location in the National Park under the darkest skies in Europe. The apartment boasts an incredible large open plan lounge, fully fitted kitchen and outstanding panoramic views. Double bedroom with a roll top bath and ensuite bathroom. Accessed via a separate entrance through a beautiful glass atrium with amazing views. Designed for pure relaxation and not suitable for party animals, children or pets.
    The apartment sits on the first floor of a very unique building, has wonderful high ceilings and a huge open plan lounge. The house is called ‘The Library’ as it was originally used to house a collection of books for the lady who owned the buildings. There are three remaining book cases which where fitted in the 1940’s and these are shown in some of the pictures. The apartment has its own entrance and is entirely self contained and not shared with anyone. There is a garden at the rear of the house and this can be shared with other guests in the Little Star apartment.
    We are in the National Park which is an area of outstanding beauty. It's tranquil, picturesque and there is no light pollution. The village pub called the Holly Bush is less than 10 minutes walk away. This is open every night from 4pm and and all day at the weekend. Food is served every night but please check the times as they vary with the seasons. Kielder observatory is 30 minutes away. There are wonderful walks straight from the door and terrific bike trails at Kielder. Hadrian’s wall, Rothbury, Alnwick and the coast are all accessible for day trips. Hexham and Corbridge are just 30 minutes drive. There are shops and a garage including a chemist and supermarket in Bellingham which is just a 10 minute drive.

    Peacefully set on a private, no-through road, this cosy cottage has good sized bedrooms, a modern kitchen and a bright living/dining room which opens onto a sunny patio. The property is perfectly placed for exploring the nearby towns of Melrose, Jedburgh and Kelso. Adjoining, we have converted an old farm building into a stunning sauna, outdoor spa bath and bbq area, peaceful and relaxing by day, magically lit up by night. With ponies and bicycles available, there is something for everyone!
    Try cycling on wonderfully quiet side roads or glorious walks on the Eildon Hills. The pretty village of Ancrum, 3 miles, has a shop and characterful pub serving local beer, whilst Harestanes Visitor Centre and Monteviot House are just nearby. We can guide you on walks, rides or cycles around our farm. If you like to swim we would love to show you the best spots for wild swimming! There is a private gym 15 minutes away with a fantastic personal trainer who dose one to one or you can attend her group classes. We have horse stables and a riding school which can be used by the guests by arrangement. Riding lessons are available from a 4* eventer and we have fantastic rides around our farm.

  • John's cottage was lovely - so many nice touches, such as flowers everywhere, home-made sausages, biscuits, and a welcome note from John and Dot. The cottage was much bigger than I thought it would be, and well-kept. The log fire was a definite bonus too, it kept the living room so toasty and warm. Storm Ciara meant that we only really used the outdoor tub and sauna on the first night - serves us right for booking a weekend in February! The location was nice and remote, making this property excellent for anyone wanting a peaceful break and privacy. It's well-located for anyone wanting to explore Jedburgh, Kelso or Melrose. We booked an alpaca trek at Beirhope Alpacas, which was about half an hour away, and I'd highly recommend it. The cottage has all mod-cons, including wifi and a TV with a firestick, the kitchen has all the equipment and utensils you'll need. Thanks again John - it was a shame I didn't get a chance to explore more of the area by foot, hopefully next time the weather will be a bit kinder.

Otterburn is situated on the edge of the Northumberland National Park on the A696, being a perfect overnight stop for those en-route to and from Scotland and for guests attending the various wedding venues at Woodhill Hall ( approximately 1 mile), Le Petit Chateau ( approximately 250 metres) and Otterburn Castle Hotel (approximately 300 metres). This charming two-storey cottage, comprises a one master bedroom with a king size bedroom and feature beams to the ceiling with an ensuite shower room to the first floor. To the ground floor living area there is a fully equipped solid oak kitchen with a spacious dining area, perfect for entertaining. Leading of the open plan kitchen there is a wood burner within the living area which is perfect for cosy country evenings in front of a roaring fire. The Arches forms part of the owners larger property ‘Sunnybrae’ but is completely self-contained providing an ideal base for those wishing to explore the unspoiled and historic landscapes of Northumbria. Although the Arches is a one bedroom cottage, it does however have the facilities to sleep more upon request. Well behaved pets are welcome! Please advise on booking. Accommodation Details Ground floor: Kitchen/dining room with oven, microwave, dishwasher and fridge freezer. Living room with wood burner, freeview TV with built in DVD player. Toilet. The neighbourhood is peaceful, the silence only broken by the sound of birds both wild and domesticated and the odd vocal sheep. The domesticated variety of bird are actually very well behaved. Ideally your own car is the best way to get around. There are buses that run to Jedburgh and Newcastle but are fairly infrequent. Otterburn does however provide a good base point for walkers and cyclists looking to explore the Northumberland countryside. Otterburn Castle and the Border Reiver village shop (which stocks virtually anything and everything) are easily accessed on foot from the property. We will provide one basket full of logs for the wood burner. We will also provide some essentials, such as tea, coffee and sugar. Please just ask us for further information prior to your stay as we will try to accommodate for all guests as best that we can.

    Billholm House is set on the River Esk in the heart of the Dumfriesshire Hills. The stunning 18th century country house sits in a wonderful private location with magnificent views. Attached to Billholm House is a luxury holiday let, set across 2 floors, newly renovated to a very high standard. The estate has 1/2 mile of private fishing rights on the River Esk one of the biggest salmon/trout rivers in Scotland. An ideal retreat for fishing enthusiasts. Fishing season 1st April to 31st October
    The holiday let has many original quirky features. As you enter through the stable door there is a porch for shoes and coats. To the left there is a shower room with WC, ideal if you’re muddy from the outdoors or if the upstairs bathroom is being used. The newly furnished kitchen has a range cooker, dishwasher, fridge, freezer, washer and dryer. Upstairs there is a comfortable living room with plenty space to relax in front of the log burner with fuel provided. A large bathroom with waterfall shower and slipper bath and WC. There is also a separate WC giving everyone extra space and that extra touch of luxury. There are 2 large double bedrooms with room to relax and unwind. One bedroom has a day bed to either use to relax or for an extra guest. Well behave dogs welcome at an additional £20 per dog.
    The neighbouring farm has cows and sheep, if you’re lucky you’ll catch a sight of them all running along the lane. The picturesque town of Langholm is 8 miles away which is also on bus route. There are art galleries, pubs, cafes, restaurants, groceries shops, a Co-op, fuel station and much more. 6 miles in the other direction sits the small village Eskdalemuir with a small shop and Bistro. The Samyeling Tibetan Buddhist monastery is a worldwide visiting tourist attraction with spectacular architecture and only 6 miles away. Lockerbie is 15 miles away, Gretna 23 miles.

    A cosy, rural cottage in East Lothian which is 1 mile from the village of Garvald and 3 miles from the village of Gifford (supermarket in this village). The location is on a farm at the foot of the Lammermuir Hills with lovely open views and lots of great nearby walks along the picturesque beaches, foothill paths & tracks. It's also a great area for cycling, the surrounding roads were used by Iron Man Triathlon in 2017 and 2018 as part of the cycling route! The cottage offers a truly relaxing stay in the quiet of the countryside although it is also only 40 minutes drive from Edinburgh and the local villages and towns are of course nearer. The cottage is very well equipped, details of facilities are below as well as under amenities. If you are unsure about whether something is provided or would just like to check something in particular please feel free to message me. The open plan sitting and dining room: A cosy, country sitting room on the ground floor with feature stone wall, wood burning stove, Smart TV and dining for 4 The Kitchen: Well equipped modern kitchen on the ground floor with wooden worktops for a country feel yet all the comforts of home with a Nespresso machine for coffee lovers and integrated appliances: electric oven, induction hob, microwave, fridge/freezer, washer/dryer, dishwasher. The Bedroom on the ground floor: This bedroom has a king size bed. We value a good nights sleep and the beds provided have this in mind, the frequent compliments about the beds gives us confidence we have got this correct. Deep pile sheepskin rugs either side of the bed add another sense of luxury. Other features include USB sockets both sides of the bed, wall mounted brass clothes hanging brackets, wall mounted smart TV, full length mirror and views out the front. The Bedroom upstairs: This bedroom can be prepared with either a super king size bed or 2 single beds. We value a good nights sleep and the beds provided have this in mind, the frequent compliments about the beds gives us confidence we have got this correct. There is a TV, chest of drawers, bedside tables, hanging space, mirrored dressing table area, USB sockets both sides of the bed, large velux windows with integrated black out blinds for a long, deep sleep and stunning views over the open countryside when you awake. The Bathroom: Spacious, luxurious bathroom with large double-ended bath, big enough for 2 and a fixed overhead shower. Wash hand basin and WC. Wicker-chat chair with soft sheepskin rug. Large velux window with stunning views over the countryside. Perfect space to relax and unwind with unlimited hot water, just add bubbles. The Downstairs Toilet: Toilet and washbasin on the ground floor just beside the back door. Complete with coat hooks above the radiator to dry out wet outdoor clothes. The Gardens and parking: There is an enclosed garden opposite the front door with parking spaces for 2 cars and a rear garden accessed from the back door.
    If country air and the sound of bird song is your thing then this is the right place for you. Many beautiful views can be found within easy walking distance. Recently installed walking tracks for the more seasoned walker can take you for many long hours of fresh air and fun! The Lammermuir Hills also offer many different walking routes. Bring the dogs and enjoy your break. The local village of Garvald offers a great little pub (also dog friendly) with good calibre meals prepared by the hosts Peter and Elaine. Nearest grocery shops, post office, cafe and 2 other pubs are 3 miles away in Gifford though.

James informed us that he had built them himself! A perfect place to escape to nature. I loved the hot tub and the fact you had to hit it by fire. The primitive instincts to maintain the fire definitely surfaced within my partner, he was in his element! Really good value for money, and we will be returning here for sure! With flexible accommodation – the zip and link beds can be configured as a superking bed or two twin beds as desired – the cottage is an idyllic setting for couples or friends to enjoy a relaxed, cosy break. A sofa bed in the sitting room provides additional accommodation for friends to stay. Outside the garden at the front of the house has an open view across fields to the Cheviot Hills beyond. The accommodation is all on one level: Kitchen with dining area incorporating fabulous, handmade, fully-equipped kitchen with 5 ring electric hob and double oven, microwave, fridge with ice box, washing machine and dishwasher. There is an adjoining lockable outhouse with freezer. Sitting room with exposed beams and wood burner (logs are provided), sofa and double sofa bed. A sideboard provides the option for extra guest storage. There is plenty of indoor entertainment provided including HD television with Freeview, DVD player, iDock and a selection of books and board games. Wi-Fi is also available here. Bedroom with 6' double bed or two 3' twin beds, dressing table and built-in wardrobe. Shower room with rainforest power shower, basin, heated towel rail and WC. Wi-Fi There is Wi-Fi throughout the cottage. Garden and grounds To the front of the property is a private graveled garden area with picnic table and charcoal kettle barbecue. This leads on to a lawn stretching round to the side of the property. The front aspect of the property looks out over fields and offers guests privacy. The rear of the house looks out onto the driveway (the access to the property) and further afield towards the farm itself.     The cottage sits just 3.5 miles from Cornhill-on-Tweed which has an excellent village shop selling a super selection of fresh local produce, including picnic hampers and scrummy home baking. It is also home to the highly regarded Collingwood Arms which has a pub as well as a superb restaurant for lingering lunches or fine evening dining. Alternatively, pop your wellies on and take a fifteen minute stroll over the field and woodland margins to the popular Bluebell Inn for a relaxing drink after supper. A more extensive range of shops, pubs and cafes can be found in the quaint market town of Coldstream (5 miles) where the shopping is small and friendly with a good mix of independent outlets running the length of the High Street, including a family butchers, fruit and veg shop, bakery and small Co-op supermarket for holiday provisions. The Coldstream Gallery is a lovely spot to browse art, ceramics and jewellery by local designers; or pop into Calico Interiors for lifestyle gifts and accessories before coffee and cake at the charmingly named ‘Mad Hatter’ nearby. A number of larger supermarkets, including a Marks & Spencers food outlet can be found in the historic town of Berwick-upon-Tweed (13 miles), or picturesque Kelso (14 miles) which has an excellent selection of independent shops set around a Flemish style market square. The cottage is located in the heart of North Northumberland and is exceptionally well placed for exploring the wider area. Seven miles in one direction will take you to the edge of the Northumberland National Park, a designated area of outstanding natural beauty with over 400 square miles of stunning landscapes, criss-crossed by over 700 miles of walking, biking and riding trails which follow the routes of ancient cattle drovers, taking in Iron Age stone fortifications and traces of Bronze Age hillforts amidst the tranquil and rugged landscape. Hop into your walking boots and you can join Northumberland Park Rangers for a guided walk from Wooler where you will learn much about the heritage and wildlife of the area, or follow sections of St. Cuthbert’s Way and enjoy some outstanding vistas along the route as it winds its way to the dune-fringed sands on the Holy Island of Lindisfarne. For cycling, you will find everything from gentle low-level meanders to big hill country treks, including long-distance routes such as the Pennine Cycleway or the cycle challenges of the Wooler Wheel Hub. We made trips to Lindisfarne, Berwick, a boat trip to the Farne Islands and to the battle site at Flodden Field.     A light and airy spacious timber cabin built 5 years ago. It is in a very quiet location amid the fields and woods of our farm, situated in the garden of my house, once the residence of the Head Gardener for the 1000 acre Whitmuir Estate. It is situated off a private road which leads only to the farm and cottages. Cooking facilities are microwave, mini-cooker with two rings, frig and sink. Beds will be made up as king size double unless two singles requested prior to arrival. Pets are welcome.
    The situation is good for those travelling on either of the two north-south main roads - A7 and A68, as the house is between these two main roads, and 5 - 10 minutes from each.The location of the Cabin is perfect for guests with pets, miles of dog walking country from the door. We have a private loch just 200m from here which is an SSSI. Golf course 2 miles away
    All the adjacent properties were once part of the family estate, but the Whitmuir hamlet now has a few new houses, and self-catering properties. Surrounded by woods and fields with a good variety of birds and wildlife it is very peaceful, yet only 5 minutes from Selkirk . Other nearby towns are Melrose, St Boswells, Galashiels Hawick, Kelso and Jedburgh - all within less than half an hour's drive.

  • We had a great stay at Cedar cabin. Cosy, bright and private. Even though owner just next door you don't see her house, only fields. You get the sun all day and the enclosed garden great for the dog. Would be nice to go in the summer so can sit outside - looks like it will be a lovely garden with lots of flowers. We were lucky enough to get the use of the field next door as no cows in. Dog loved romping around! Very generous breakfast provisions and a great shower! Hilary also kindly let us store our bikes in her wood shed. Overall a good base for exploring the borders.

    Short uphill walk of approximately 50 meters from allocated parking space.

Myself, partner and 7 month baby boy enjoyed our first ever family break (2 nights in July). Had everything you could want and was so exciting to stay in there.     Neidpath Cottage is beside a spectacular medieval castle, perched above the River Tweed, just minutes from the thriving town of Peebles. It is sunny and charming, with a real log fire and comfortable beds. Perfect for biking at Glentress. The Master Bedroom has a fabulous four poster bed, and and en-suite shower room. There is also a separate family bathroom.
    Neidpath Cottage, is all on one level, so very easy for children and less mobile people. The bunk-bed room has an extra pull out mattress for a third person. All the main rooms look out over the River Tweed.

  • TL;DR — Amazing. Lulu is a great host, the whole experience was way above our expectations. We arrived at an amazing cottage right by the castle walls to find a basket full of treats, a Christmas tree and a fire place ready to be started. The cottage is overlooking a beautiful meandering river Tweed, and a path along its banks. To call the location breathtaking would be an understatement. The cottage itself is very comfortable, ideal for 6 people (we were two couples and two kids). It feels remote and quiet, but is actually very easy to find and get to — just google Neidpath castle and follow corresponding sign on your way from Peebles, a lovely town just a couple of minutes away. The place is actually really easy to reach by taxi from Edinburgh. All the instructions Lulu left us were precise and the communication was perfect, nearly instantaneous.

The cottage was very clean and with modern tasteful finishings. The beds were very comfy !   • Wow, what an amazing standard of accommodation. The castle had caught my eye on a previous trip to the area so I was thrilled to be able to book the cottage. The accommodation is as a stylish, clean and comfortable as it gets (the inviting photos don't really do it justice), and Lulu's package of detailed advice pre-arrival was extremely easy to use and helpful. The kitchen was very well equipped, the bathrooms bang up to date and the bedrooms and sitting room elegant and supremely comfortable. I liked the privacy offered - bedrooms on opposite sides of the living accommodation - which wasn't an issue for two quiet middle aged ladies but could be for a family or larger group of friends. The area is magnificent. The Borders is the equal of the Highlands for dramatic scenery (and perhaps superior in quaint towns) and Peebles is a lovely community. There are plenty of local shops, not least the amazing Cocoa Black Chocolate Shop & Cafe. Navigating the B roads for a more scenic tour of the area meant for amazing vistas, and very relaxing motoring - both the B709 and B708 from Peebles to Selkirk and the B712 and A701 from Peebles to Moffat offer some of the most stunning scenery around.

    Nestled at the foot of the Pentland hills 'The Wee Hideaway' is the perfect choice for couples or the solo traveller. The purpose built cabin is tucked away on a secluded corner of our property near the beautiful conservation village of West Linton and only a 30 min drive from the historic city of Edinburgh.
    The spacious open plan lounge creates a relaxed and cosy feel containing a well appointed hand crafted kitchen. This includes a ceramic hob, oven and dishwasher The double bedroom overlooks the fields with a contemporary en-suite, a rain forest shower and egyptian cotton bedding and towels adding to the comfort. This modern log cabin has underfloor heating throughout and a gas stove, so it always feels cosy whatever the Scottish weather throws at you. For entertainment we have up cycled a 70’s TV and brought into the 21st century satellite TV with a flat screen,and DVD. There is a small library of DVD’s and collection of books and games. There is also WiFi (although not up to streaming Netflix it’s ok for surfing and picking up e-mails). The cabin boasts a south west aspect with a wrap around decking, perfect for enjoying the lovely tranquil views and plentiful wildlife. The beautiful conservation village of West Linton is only 4 miles away with a pub, restaurant and shops. You can walk for miles right from your doorstep or snuggle up with a glass of wine and let the peace and quiet float your stress away. We look forward to welcoming you to the "Wee Hideaway"

    The Little House on the Hill is a bijou part of this gorgeous stone-built house on a farm. It is the right hand wing of the house in the picture. A perfect place for chilling out, being outdoors, accessing Edinburgh, and moseying around Border towns. Cosy & modern, lovely open plan kitchen & lounge. The larger house next door is also available.
    Little House on the Hill is available for 2-4 guests on a self catering basis. The cottage forms part of Hillhouse farm in the Scottish Borders which is also home to a few thousand sheep. The Sutherland family have farmed here for over 80 years across 3 generations. It's a fantastic place - sitting high on the hills overlooking Lauderdale it really does have tremendous views. The Little House on the Hill is an old shepherd's house but it's been refurbished recently so now you'll find it to be modern & cosy. It has a lovely open plan kitchen / living room, two good sized bedrooms and a small shower room. The house next door, the House on the Hill, is also available - it has virtually the same facilities as the Little House on the Hill but is much larger with an extra bathroom and separate kitchen and lounge. There are interconnecting doors between the two houses which we unlock if both properties are being rented by one party. The House on the Hill can, of course, also be rented completely separately.
    Staying on a working sheep farm in the Lauderdale area is a 'best of all worlds' location: it's the perfect place for chilling out, being outdoors, accessing Edinburgh (including the Festival), and moseying around historic Border towns. There is so much to do, you just have to work out how much you want to pack in!

  • Prefect getaway! The photos do not give this place justice it’s so remote with lovely views, great local walks and everything you’ll need inside. The farm was so clean and tidy and they have 2 beautiful cats roaming about, meow. Inside the bus was bigger and had more than we thought, the larder was a great touch, which came in so handy! 10/10 would recommend and would come back :) Thank you guys for hosting!

The hot tub and garden space was perfect for a long evening of relaxing. Balfour was a fantastic host, he was on hand from checkout onwards.   • Our stay here was amazing! The views were fantastic and the bus was super clean and had everything we needed to enjoy our stay. There was even milk, tea, coffee and sugar which is amazing!! Bus 1 comes with a fully fitted kitchen with all the utensils you could possibly need. Also there is a chicken coop near the buses where you can go and pick freshly laid eggs. The hosts were helpful and we knew they were around if we were ever to need anything. The buses are so private and have bushes in between each one so you have lots of privacy. We will definitely be back :) Jade and Craig!

  • I booked a 2 night stay in the blue bus as a surprise for my boyfriends birthday. From booking communication with the hosts Balfour and Elaine was fantastic. We arrived and were shown around by Balfour and he explained everything we needed to know. He gave us some suggestions of things to do and places to go since we had never been to the area before. We did go on a couple of these walks and visited Gifford for food and had an afternoon in North Berwick so thank you for the suggestions! It was also lovely to just sit on the decking and enjoy the view. It really is a gem of a place! We thoroughly enjoyed our stay and you can really see the work that goes into everything from the wooden hot tubs and buses to the larder and chickens bus! I would love to come back again but I would stay for longer next time. I highly recommend a stay at the bus stop and I will be telling anyone I know that is looking for a cabin style get away.     An ideal spot for couples,solo adventurers,business travellers, families and furry friends. The cottage is situated in acres of stunning countryside with a stream running through the garden. It is equipped with a super king sized bed and extra sofa bed. Come and enjoy the countryside with the wildlife on your doorstep as well as the huge range of activities available nearby. Relax and unwind in front of the open fire.For the sightseers its only a 30 minute drive into the centre of Edinburgh!
    An easy spot to unwind but also a great base for walking, golfing, cycling, sightseeing in Edinburgh and the Borders, fishing and is close to the East Lothian beaches. The property is part of an old small holding farm which kept sheep up until recently. The cottage is next door to the main Keith Bridge House, a small 2 bedroom property where the tenants Jemima and Tim live and will welcome you and be available to help if there is anything that you need. Both properties date back to the 1850s with the cottage undergoing a recent renovation. Well known ornithologist George Waterston lived here for a number of years documenting the abundance of bird life found around the property. The stream has fish running through with herons, geese and ducks often patrolling up and down. Otters have been spotted but that is only if you are very lucky! We are pet friendly and have a large garden for dogs to safely run around in.
    The small village of Humbie is just over a mile up the road. There is a lovely cafe and general store called ‘The Humbie Hub’. The stunning Humbie church is just a short walk from the house as well as a busy Humbie village hall that often has events on in the village including film nights and coffee mornings. Just up the road the ‘Juniperlee’ is a well renowned eatery with good food. The quaint village of Gifford is around a 15 minute drive away where you can find two good pubs, the Goblin Ha and the Tyneside Tavern. For the golfers there is also the Gifford and Castle Park golf courses nearby as well as the many well renowned East Lothian courses. There are some lovely cycle routes around the quieter back roads of East Lothian that are easily accessed from the cottage. Closer to home enjoy lovely country walks around the Keith Marishal loop and Humbie Woods as well as plenty more. For the more adventurous the Lammermuir Hills are very close by to get some hill walks in! For the whisky lovers the well known Glenkinchie Whisky Distillery is only a five minute drive away or a 45 minute leisurely country walk...
