Charming Bolthole with Patio, & a Stroll from the Beach

Escape to the beach and explore the delights of the Devonshire south coast. This self-contained bolthole has its own entrance and patio. Bright orange prints lift an otherwise neutral palette with solid wood floors, wooden cladding in the bedroom, and natural upholstery. The Annexe has a well equipped open plan living/kitchen/dining area with combination oven/grill/microwave, Nespresso coffee machine, toaster, Dualit kettle, fridge freezer, double electric hob, kitchenware, and utensils. Large, comfortable sofa with SKY television, DVD player, Wii, bluetooth speaker, magazines, books and games. There is a small but stylish bedroom with standard 4'6" double bed chest of drawers and dressing table. The shower room has a large walk-in shower, basin unit, toilet and underfloor heating. Egyptian cotton bed linen, towels and hairdryer are provided. Free wifi and electric heating throughout. There is a small private courtyard for "The Annexe" with table & chairs so you can sit outside and enjoy the morning sunshine. The sofa in living area can be set up as a bed, charged at an extra £10 per night, including bed linen and towels. (please note it is not a "sofa bed" but a large sofa approximately the size of a standard single bed with the back cushions removed) Tea, coffee, milk and sugar are also provided. Guests come up a private driveway to the rear of our house, and in through our back garden gate, and then The Annexe is immeidately to the left. Guests are given access to a key safe in their own private courtyard and have their own separate entrance to The Annexe. There is an allocated private parking space for The Annexe about 20 yards away in a private car park (less than 1-minute walk) and cycle storage if required. "The Annexe" is a completely self-contained detached property but very close to our house, effectively in our garden, so although you are completely separate and left to enjoy your stay in privacy, we are usually not too far away should you have any questions, and are always happy to help if we can! Stoke Fleming is a friendly, peaceful Devon village close to beautiful Blackpool Sands (a short walk down the hill). It has a fantastic pub (The Green Dragon), a popular restaurant (Radius 7), a park, village shop & post office open daily, and a hotel (stoke Lodge) open to non-residents which has both an indoor and outdoor pool. A car is advisable in the South Hams, but there is a regular bus service (no.3) from the village to Dartmouth and along the coast road to Kingsbridge and onwards to Plymouth. The nearest train station is Totnes (approx 20-30 mins by car/taxi) and the fast train is 2 hours 47 mins to London Paddington and 3 hours to Birmingham New Street. There are lots of maps, guide books and visitor information provided. The bedroom of "The Annexe" backs onto our garden so in the warmer months we are likely to be out there in the day enjoying the sunshine (we hope!) or having an evening BBQ but we would try to keep noise to a minimum and would not be out there after 10pm. "The Annexe" is close to the village church (you look out onto it from the bedroom window) and the church bells do chime regularly on the quarter hour, so if you are a very light sleeper this may disturb you, and may not be the property for you. We will accept very well-behaved dogs but they are not allowed on the furniture or in the bedroom. They cannot be left unattended in "The Annexe" at any time. Stoke Fleming is a friendly, peaceful Devon village close to beautiful Blackpool Sands (a short walk down the hill). It has a fantastic pub (The Green Dragon), a popular, highly regarded bar & restaurant (Radius 7), a park, well stocked village shop & post office open daily, and a family run hotel (Stoke Lodge) open to non-residents which has both an indoor and outdoor pool.

The cottage is situated in the grounds of our own home. While it is entirely private we are on hand if you need anything and Mark can also provide private catering as a highly regarded chef sourcing the best local produce in Cornwall ! The cottage terrace opens out from the bedroom with direct access to the garden and a path which leads to an outdoor spa with wood fired hot tub, sauna, hammock, fire pit and summerhouse. We are located in the adjacent house should you need us for anything at all but offer our guests total privacy otherwise. The choice is yours ! The cottage is in a pretty rural hamlet surrounded by countryside near the market town of Launceston in the county of Cornwall. A car is needed. The cottage sleeps 2 adults in a King sized bed and up to 2 small children (under 12) on the sofa bed.
