Beach house holiday rentals in Tulum Municipality

The home was exactly as described and looked just like the photos—beautiful and welcoming. The only issue was an unpleasant odor coming from one of the bathrooms, which we discovered was due to the toilet brush. Once we identified the source, we placed the brush in the backyard, and the smell was no longer a problem. The home was clean, the instructions were clear, and the property itself was stunning—just steps away from the beach. I’d absolutely recommend this place to anyone looking for a peaceful and scenic getaway.

This was a fantastic place. My husband and I came down for a quick visit and had a wonderful time here. Everything was perfect down to the privacy, the outdoor seating, beachfront. I loved that I could open all the front doors and allow the constant ocean breeze to roll through the house. There were great restaurants and shops within walking distance from the beach. Our host very communicated with us from the time of booking till we left. He gave us suggestions for different places to eat and things to do. The staff was amazing! Every day the cleaning service would come by and tidy up the sand and the salt covered windows to keep a beautiful view all the time. Reed our host set up a Couples massage one evening at the villa that was so good. This was worth every penny, and so much better than being in the resorts.

This condo was the perfect stay for us! Beautiful, clean, and steps from the beach. We will be back!

We had a magical week at Adolfo’s place with our family of 5 adults and 2 kids. The location is spectacular and the kids loved being able to play on the beach and jump in the pool. Early risers will love the sunrise view from the beach. The location itself is an amazing jumping off point to enjoy Akumal (great taco spots in town!), Tulum, and local cenotes and eco parks. We were a bit anxious about not having AC in the main living area but the breeze was beautiful and it allowed us to really embrace indoor/outdoor living. The caretaking staff are wonderful and very helpful - they helped us arrange for massages at the house and kept the property meticulously clean. We also took advantage of Chef Carlos’s services and are so happy we did. The house itself is very comfortable. Showing its age in places but we appreciated it being un-fussy - especially with young kids. The kitchen is well-appointed with dishes but you’ll need to bring your own basic cooking supplies.

This was a dream vacation for me and my family. This luxury house is great for kids and close to so many things! I would highly recommend this property and will be returning. The personalized service is TOP NOTCH!! I don’t think it could have been a better and a more supportive experience.

I recently took my kids and grandkids on this once -in -a lifetime holiday. I was hoping that it would be a lovely house in a lovely location. It is awesome when something more than meets your expectations , and Casa Sunray certainly did. Gorgeous house, gorgeous location- and the beach!! spectacular turquoise water. Caretaker Jose also made us a beautiful supper. So thankful I found this place . My kiddos will remember it forever.. You won’t be disappointed .

I loved this place. The views from each floor were so beautiful. The hosts were also amazing. They helped us with transportation, renting golf carts, making appointments for massages, having a cleaning lady, and to reserve the chef. All of which I recommend you do. Definitely a luxury experience!

Maria Jose's place was exactly as described and it was lovely and clean. The neighbourhood was quiet and peaceful.

It was a very nice experience, it was my first time booking and everything went super well, the photos matched everything in the house, super clean and tidy. We never needed water or electricity, everything was fine. I would highly recommend it 🤩

I found the place great, cleanliness, order and location. Minimal details that can increase the experience is access control with surveillance and outside lighting in the evenings. Overall everything was great, the communication with the hosts was favorable and attentive.

Four of us stayed at Jessica’s place and had a great time. The villa looked exactly like the photos, though it felt a bit smaller in person. One thing to note: the beach isn’t directly behind the villa as one picture might suggest — you do need to drive there. The gym, pool table, and large pool are communal and located just a short walk away within the complex. The villa was clean and well-stocked with dishes, utensils, and everything needed for cooking. The only confusing part was that the address led us to a gas station, which is actually right in front of the villa. Also, in our unit, there were small gaps under the front and upstairs doors that let in a lot of flies — probably around a hundred during our stay. That said, Jessica was a fantastic host — super responsive and helpful. I’d definitely stay with her again.

Very comfortable place, an excellent location, with amenities around, they always responded to me at the first time, I only liked that the private pool was heated... although it seems that in Tulum no pool has. I highly recommend the place.

The setting was beautiful. Right on the beach. amazing sunrises, peaceful ocean breezes and sounds through the night. I was pleasantly surprised that the wifi was good. The refrigerator was larger than expected. I wish the kitchen had a large knife and a couple extra cutting boards for cutting fruits and veggies. My family is vegetarian. It would have been nice to have some tupperware for left overs. Overall a wonderful experience and great memories made. It was exactly what we were looking for in a quaint authentic beach experience. I had an absolutely amazing stay at Paola and Jose’s place! From the moment I arrived, everything exceeded my expectations. The space was spotless, beautifully designed, and incredibly comfortable, making it feel like a true home away from home. What really stood out, though, was how quick and attentive Paola and Jose were to handle any questions or concerns I had. Their communication was prompt and thoughtful, ensuring I felt supported throughout my stay. They truly went above and beyond to make sure everything was perfect. Michael was the best host I’ve ever had! He’s so kind, friendly and extremely responsive. If I needed anything at all, he’d respond to my messages within minutes. He truly goes above and beyond to ensure you have a great stay. The home was beautiful and clean. We cooked several meals throughout our stay and didn’t feel like anything was missing in the kitchen. The rooms were cozy, the bathrooms were very nice - the walk-out shower was a nice touch! The pool was the perfect temperature and very clean. The terrace is lovely as well, to sit in the sun or shade and relax. The location is very conveniently close to the beach - a quick drive if you have a car. There are shuttles that take you around the resorts, and they come around pretty frequently. The golf course is beautiful and so are the Bahía Príncipe resorts! We paid for a night pass once, and really enjoyed our time! 5 stars all around! Thank you Michael!

We recently stayed at Roberto’s villa in Tulum Country Club community and it was fantastic! The property is in a gated community with security and we never felt worried about anything. The listing pictures were exactly as what was there! We were a group of 8 people (4 adults, 4 kids under the age of 10) and the space fit us well. The villa is in walking distance to a local market to grab anything you may have missed to bring, as well as several restaurants and bars (Taco, Burger, Pizza, Steak House, Sports bar). Although with kids walking may be a bit far. We rented a golf cart from a local and made everything a breeze to get around. There are also free resort shuttles to take you to 1 of the 4 resorts on property if you purchase a day pass (get them from the Club house!!) Only complaint was that there was some electrical blips when power switched from Solar to the grid and there was no hair dryer as was listed. So really nothing crazy. Will definitely come back!!

The place is peaceful and so beautiful. There are coffee shops and restaurants around, in general great location.

My group and I really enjoyed our stay here. The rooms were comfortable and the location can’t be beat. The entire staff were very helpful.

Casa Azanik was perfect for a girls getaway. There were 5 large rooms )all with en-suite bathrooms) and there were many areas around the property to relax. Location was convenient to excursions. The star. Was beyond helpful during booking, planning and during our stay. The chefs were amazing. I hope to enjoy this home again.
